To establish the recommendations in each Best Pick Reports® publication, we calculate a star rating based on the past three years of a company’s customer reviews. We use our own survey platform, work with our sister research company GuildQuality to survey a company’s previous customers and, if needed, analyze Google reviews. • Signs of sunken concrete issues include uneven concrete steps or sidewalks; cracked, bumpy, and uneven driveways or patios; cracking and sinking sections of slabs; soil erosion under concrete slabs; and repeated cracking of concrete slabs.

• Uneven exterior concrete slabs and steps should be repaired for many reasons, including convenience and safety. An even, level surface is important if you plan to build on the slab or lay tile or flooring.

• The process for raising concrete is fairly straightforward. First, the crew drills holes into the concrete slab. Then, they pump a mortarbased material or polyurethane foam into the voids underneath the slab. As the voids are filled,

the concrete slab rises until it’s level with the surrounding surface. The crew uses a concrete mixture to patch the drill holes and complete the process. Polyurethane foam materials typically cure faster and require smaller injection holes than mortar-based materials.

• Once the repair work is done, stay on top of maintenance so the problem doesn’t happen again. Have your gutters cleaned at least twice per year. Make sure that your home has an adequate number of downspouts. The downspouts also need to be long enough to carry water away from your house, patio, or walkway. If you have recurring erosion issues around concrete slabs, your yard might need to be regraded. Having a drainage system installed can also help. Contact a drainage specialist for advice.

• If you have more concrete work done in the future, ask the contractor how they plan to prep the ground. The ground beneath concrete is made up of different layers of soil. Each of these layers has its own properties, like density and moisture content. When these layers settle over the years, the concrete slabs above them can settle and crack. Before a concrete slab is poured, the supporting soil must be compacted to prevent washout and erosion. This should be done with a mechanical tamping machine for best results.

• Common deck materials include wood, wood composite, and PVC. Popular wood species used for decks include cedar, redwood, tropical hardwoods like ipe and cumaru, southern yellow pine, and Douglas fir. Popular brands for wood composite or PVC deck products include Trex, AZEK, and Fiberon.

• Pressure-treated pine is a popular, cost-effective choice for new deck construction. It’s a lowmaintenance product that has been treated with preservatives to resist rot, but it isn’t maintenance-free. It should be sealed regularly to maintain its water resistance.

• Sealant waterproofs the deck wood, and stain provides color and UV protection. It’s best to apply sealant and stain separately. There are oil-, water-, and silicone-based sealants and waterand oil-based stains.

• Brand-new decks will need to cure before any wood treatment application. This usually equals about four to eight weeks of dry weather before the initial sealing. Many contractors will do this initial sealing. If yours doesn’t, set a reminder for yourself so you don’t forget.

• Bird droppings, fallen leaves, and mildew can all stain or discolor a wood deck. Deck cleaning will address preexisting stains. A sealed deck will resist staining better than unsealed wood.

• In most cases, a deck build requires a construction permit. A good deck contractor will know the specifics on the permitting process in your area. Most contractors will handle the process on your behalf. Some homeowners’ associations also require approval for exterior work. It’s a good idea to check with your association for information on its requirements to avoid legal issues.

At least 80 percent of a company’s customer responses through in-house surveying must be positive (on a scale of 1-5, a positive experience is a rating of 4 or 5). If Google reviews are referenced, the company must have an overall 4.0 or greater rating over the past three years. Only qualified companies are invited into the Best Pick program.

WHERE DID YOU GET MY INFO?

To send Best Pick Reports to the areas that our companies service, we obtain basic homeowner information like name and address from publicly available sources such as county records and property data providers, similar to how sites like whitepages. com or zillow.com obtain data. We

take your privacy very seriously and will never share or sell this data.

DO MANY COMPANIES NOT QUALIFY AS A BEST PICK?

The rigorous nature of our qualification process means that many companies do not qualify. Since all Best Pick companies must requalify each year, it is also possible for a company to lose its Best Pick status if it fails to meet our standards during our annual qualification cycle.

WHY ISN’T MY FAVORITE SERVICE PROVIDER LISTED?

A particular company may not be listed in Best Pick Reports for a variety of reasons. It is possible the company did not receive a good rating, does not conduct a considerable amount of business in the geographic area, does not have the required insurance and licenses, or chose not to participate in the Best Pick program. Additionally, we may not be familiar with every company in a market, in which case we’d be happy to consider a nomination.

HOW IS BEST PICK REPORTS FUNDED?

Companies that meet our requirements have the option of participating in the Best Pick program. Those that choose to participate receive the designation and authorize us to include their name in our semiannual publication and on our website.
