Discover our five points of quality

Five Star Rated is different from the average home services guide. We do the research for you and focus on the truly important things you need to feel confident in your selection. Each Five Star Rated company is measured against our five points of quality, and only those who meet our qualification standards earn the privilege of being listed in this guidebook.

Quality you can count on

Homeowners in your local area have consistently chosen the highly rated companies featured here as among the very best in their respective service categories.

1,000,000+

500+

Homeowners Served 17+ Years in Service

Certified Pros Nationwide

State Corporation Search

We confirm that all selected companies structured as S Corporations, C Corporations, or Limited Liability Companies have a current and active record in compliance with the state. The one exception would be sole proprietorships not required to register with the state.

Business Credit Reports

We generate a credit report on every new company considered for participation. We look for basic but critical company information including but not limited to bankruptcy history, liens or judgments history, a credit history score, and charting histories, which may indicate the level of operational stability of the company.

Professional Trade and/or State Licenses

We verify that each company listed is licensed per state requirements for the trade they are practicing business in. In some states, a license is not needed unless the contractor is working in two or more fields as defined by the state.

State-Required Insurance

All featured companies must carry General Liability and Workers’ Compensation Insurance as required by the state.

Customer Reviews

We quality-check every company’s performance with their customers by conducting in-house customer satisfaction surveying or analyzing their prior three years of Google reviews. Companies can use our survey feedback to learn about their performance.

Category

The state of Colorado does not issue or require a trade license for companies in this service category.

Top 5 Tips for Consumers:

1. The refrigerator temperature should be set between 35 to 37 degrees Fahrenheit and the freezer temperature should be set to 0 degrees Fahrenheit. Change refrigerator water filters per the manufacturer’s recommendations.

Common Services & Products Provided:

• Repair and installation of most common household appliances, including refrigerators; freezers; ice makers; gas and electric ranges, stoves, and ovens; induction cooktops; microwave ovens; dishwashers; garbage disposals; trash compactors; and clothes washers and dryers

• Factory-certified services

• Preventative maintenance

2. Hot water is essential for clean and dry dishes. Low water temperatures can be one reason dishes are not getting all the way clean. When you load the dishwasher, make sure no dishes or cutlery will prevent the spray arm from turning.

3. Turn on cold water and the disposal before putting food into it. Food should be completely ground up and flushed out before the disposal is turned off. Feeding the disposal a large amount of waste too fast can clog pipes, so feed large amounts slowly or throw it in the trash.

4. Oven breakdowns can occur during the cleaning cycle, so avoid using the self-clean function on an oven immediately prior to a big event.

5. Rubber-backed mats can cause unbalanced washing machine loads, and the rubber backing can break down and separate, clogging hoses, pumps, filters, and valves.

5 Reasons to Hire a Five Star Rated Member:

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

3. Companies cannot buy their way into the guidebooks; Five Star Rated is invite-only.

4. All Five Star Rated companies must carry general liability insurance as well as workers’ compensation insurance when required by their state.

5. Homeowners can register for the Five Star Guarantee to ensure a great experience.

Deck Design & Build Contractors

Category

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Deck design and build projects can take a few months, so plan ahead. You may not be able to use your backyard as you normally do during construction.

Common Services & Products Provided:

• Custom deck design

• Deck construction

• Screen porches

• Arbors

• Patio design, installation, and updating

• Gazebos

• Outdoor living spaces

• Exterior home remodeling and updating

2. Deck design types include multilevel, wraparound, cantilever, platform, and detached. If you’re not sure what deck design you want, ask your contractor to suggest different options for your space.

3. After a pressure-treated deck is constructed, you should wait about four to six months before having the deck sealed.

4. Sealant waterproofs the deck wood, and stain provides UV protection. It is best to apply sealant and stain separately. There are oil-, water-, and silicone-based sealants and water- and oil-based stains.

5. Common deck materials include wood, composite, and PVC. Wood species used for decks include cedar, redwood, or pressure-treated southern yellow pine and Douglas fir. Popular brands for composite or PVC deck products include Trex, AZEK, and Fiberon.

Licensing Requirements:

Companies are required to hold an Electrical Contractor License issued by the Colorado Division of Professions and Occupations.

Top 5 Tips for Consumers:

1. Always call a licensed and insured professional electrician to perform electrical repairs. Electrical work requires specialized knowledge and tools to avoid injury to yourself or damage to your home.

• Troubleshooting

• Maintenance

• Whole-house surge protection

• Generator installation

• Outlet, switch, and fan installation

• Lighting installation

• Electrical panel replacements and upgrades

• Safety inspections

5 Reasons to Hire a Five Star Rated Member:

3. If your breakers trip frequently, outlets emit a burning odor or strange noises, or lights flicker at random, call an electrician to take a look for underlying issues.

4. The US Fire Administration recommends testing your smoke detectors once a month, replacing the batteries once a year, and replacing smoke detector units every ten years or when they no longer function when tested.

5. Ask your electrical contractor about standby generators if you live in an area that commonly experiences storms or power outages or if someone in your home relies on medical equipment.

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

Foundation Repair & Basement Waterproofing

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Signs of foundation damage include vertical and horizontal cracks in foundation walls, drywall cracks near doors and windows, unlevel floors, windows or doors sticking, cracks in exterior brick veneer, settled or uneven basement floors, and cracks in garage slabs.

Common Services & Products Provided:

• Foundation repair

• Pier systems

• Wall anchor systems

• Basement waterproofing

• Crawl space repair and encapsulation

• Moisture control service

• Humidity control systems

• Foundation drainage systems

• Concrete lifting

5 Reasons to Hire a Five Star Rated Member:

2. The following conditions can cause foundations to settle, crack, and bow: extremely dry weather, which causes the soil to shrink and contract; and wet weather, which causes the soil to expand and create pressure.

3. All foundation repair, moisture, and waterproofing problems should be addressed before selling a home. If left unresolved, they can severely limit your ability to sell your home.

4. If you discover a water intrusion issue somewhere in your home, it should be addressed as soon as possible. Typically, the problem will not get better and most likely will get worse and more expensive over time.

5. Mold, mildew, and allergens are a concern in basements. Moisture and dampness issues must be fixed before remediation can begin.

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

3. Companies cannot buy their way into the guidebooks; Five Star Rated is invite-only.

Garage Door Repair & Services

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Garage door systems include either torsion or extension springs above the garage door. If a spring breaks, the door is no longer properly supported and can be difficult or impossible to lift. Working with garage door springs is very dangerous and should only be done by experts.

Common Services & Products Provided:

• Garage door installation, replacement, and repair

• Routine garage door maintenance

• Garage door opener installation, repair, replacement, and programming

• Repair and replacement of springs, rollers, and cables

• New garage door sales and installation

• Electric gates and openers

2. Garage door components and products can vary greatly. Learn about the performance differences of various options, and look for value rather than the lowest price.

3. If you hear grinding noises when using your garage door, you should stop the garage door opener or stop attempting to open or close it, if operating by hand. Call a professional garage door repair company to investigate.

4. Regular maintenance is key to a properly and safely operating garage door. On a regular basis, visually inspect the garage door system, including the springs, cables, pulleys, rollers, and hardware for signs of damage or wear.

5. Steel is one of the most popular materials for garage doors, but other options include wood, aluminum, fiberglass, and vinyl.

5 Reasons to Hire a Five Star Rated Member:

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

Common Services & Products Provided:

• Standby generator sales

• Standby generator installation, maintenance, repair, and replacement

• Generator switches and accessories

• Remote generator monitoring

Top 5 Tips for Consumers:

1. Before you buy a generator, think carefully about what you’ll need to power if your electricity goes out. That list of essential items and appliances will help you choose a generator that’s the right size for your needs.

2. A standby or whole-house generator typically uses either natural gas or propane to power the engine that creates electricity. Standby generators turn on automatically when the power goes out, even if you aren’t home during the outage.

3. Whole-house generators must be professionally installed. They rely on a transfer switch that transfers electricity from the public utility to your home and back again. If this switch is incorrectly installed, electricity can backfeed into the utility lines and electrocute a utility worker.

4. Generators must be installed and used well away from covered spaces where carbon monoxide could build up. A generator professional will know the safest place for your new generator.

5. Routine maintenance ensures that your generator works when you need it. Have your standby generator serviced every 6 to 12 months.

Expert Tip

Examine Past Work: Ask to see examples of projects similar to yours that the contractor has completed. This gives you a concrete idea of their workmanship and attention to detail.

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Common Services & Products Provided:

• Gutter installation and replacement

• Gutter cover installation

• Gutter guard installation

• Downspout installation and replacement

• Specialty accessories and product options, such as ice reduction systems for gutters, downspout extenders, rain chains, splash blocks, and extended gutter and downspout diameter options

Top 5 Tips for Consumers:

1. Gutters and downspouts direct water away from your home, protecting the soil, foundation, roof, and siding. Faulty, damaged, or improperly installed gutters can lead to basement water damage, foundation issues, soil erosion, roof leaks, fascia and soffit damage, and other problems.

2. When gutters are clogged, the rainwater runoff over the gutters can cause soil erosion around the foundation of the home and contribute to potential foundation and waterproofing problems.

3. Standard gutters that have no gutter cover system installed can sag or pull away from the roof due to the weight from clogs and debris buildup.

4. Don’t wait until you have overflowing gutters or water intrusion to have your gutters replaced or repaired or to have gutter covers installed. This can lead to expensive repairs, most notably wood rot repair, house foundation issues, and possible termite damage.

5. Gutters come in different shapes and sizes. K-style is the most common gutter shape, and box gutters and half-round gutters are also available. Typically, gutters come in five- and six-inch sizes.

5 Reasons to Hire a Five Star Rated Member:

1. We review dozens of companies in each market with our thorough vetting process.

Handyman Contractors

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Before reaching out to a handyman company, outline the details of your project, including what you want done and when it needs to be completed. Providing this information to the handyman company will help them create a more accurate estimate.

Common Services & Products Provided:

• Many small and medium home improvement jobs

• Carpentry, wood rot repair, drywall repair, and trim repair

• Painting

• Door and window installation and repair

• Weather stripping

• Lock sets

• Floor and wall tile installation and repair

• Caulking

• Grout installation and repair

• Fixture replacement and installation

• Aging-in-place and accessibility modifications

5 Reasons to Hire a Five Star Rated Member:

2. Ask handyman companies how their jobs are priced. Some handyman contractors charge jobs per hour, and some will quote a flat per-project price.

3. Discuss the materials needed to complete the work and make sure you know who is responsible for providing these materials. If the handyman contractor provides them for you, there may be an additional pick-up fee.

4. Are you planning to sell your house soon? Before you put your house on the market, a handyman company can likely take care of small updates recommended by your real estate agent.

5. If your home needs modifications for agingin-place purposes or to increase accessibility, a handyman company can take care of those updates.

Heating & Air Conditioning Contractors

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

Common Services & Products Provided:

• Heating and air conditioning services

• Equipment repair and replacement

• HVAC system and equipment installation

• Refrigerant recharging or refilling

• Maintenance agreements (typically for two maintenance calls per year, spring and fall)

• Thermostats

• Furnaces

• Humidifiers and dehumidifiers

1. Regular maintenance is key to ensuring that your system does not fail at a crucial time of year, when temperatures are very cold or hot. Ask if the company offers maintenance plans, and if so, find out what is included. Typically, an HVAC maintenance plan includes two maintenance appointments per year, one in the spring and one in the fall. There are often additional perks and services, such as discounts and priority service, offered as part of the plan as well.

2. Programmable thermostats can help you save money on your energy bill. If no one is home during the day, thermostats can be set to automatically adjust the temperature to use less energy while the house is empty.

3. The right HVAC system size is key to efficiently heating and cooling your home.

4. Inquire about how the company handles billing. Can you pay online, over the phone, or by check?

5. Ask for information regarding the warranties offered by the company on the services they offer, including both repair and installation work. Get all warranty information in writing.

5 Reasons to Hire a Five Star Rated Member:

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

Landscapes & Hardscapes

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

Common Services & Products Provided:

• Landscape design and installation

• Landscape lighting installation

• Patios and pool decks

• Arbors, pergolas, and gazebos

• Walkways and pavers

• Fire pits and fireplaces

• Outdoor kitchens and living areas

• Water features

• Retaining walls

• Irrigation and drainage

5 Reasons to Hire a Five Star Rated Member:

1. Landscaping projects typically follow this order: The landscaping plan is approved by you and your HOA, if needed; any necessary permits are acquired; and a utility search of the area is performed. Then, existing landscaped areas are removed, hardscaping and trees are installed, drainage and soil work takes place, irrigation is installed, shrubs and small plants are added, and sod and landscape lighting are installed last.

2. Drainage is crucial for any landscaping project. Drainage solutions include grading, French drains, dry wells, catch basins, swales, rain gardens, downspouts, rain barrels, and more.

3. Your professional landscaper can create a custom landscaping plan for your family, lifestyle, and budget. How you want to use your yard will determine the features included in the plan.

4. Work with your landscaping company to get to a fully detailed design before construction starts.

5. Be sure to sign a contract with the company before work begins, and make sure the scope of work included in the contract matches what is included in the design drawings.

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

Top 5 Tips for Consumers:

1. Caring for your lawn can be challenging. Nutrient deficiency, disease, insects, and weeds can threaten the health of your grass, but a lawn care professional can help. Before calling lawn care professionals for quotes, make a list of issues you’ve noticed and your desired outcome for lawn treatments.

Common Services & Products Provided:

• Lawn maintenance and treatments

• Fertilization, including custom blends

• Weed control

• Pre-emergent treatments

• Insect, mite, and disease control and treatments

• Tree and shrub pruning

• Seeding

• Aeration

• Overseeding

• Soil analysis

5 Reasons to Hire a Five Star Rated Member:

2. Early fall is generally a good time for seeding a lawn. Ensuring balanced pH levels in your soil will improve the chances that the grass seed will thrive.

3. Fertilization helps your lawn recover from environmental stress.

4. It’s a good idea to aerate your lawn each spring and fall. Methods for aeration include spiking, slicing, and core aeration. Core aeration, which removes plugs of soil to create openings for water and air, is generally considered to be the most effective method.

5. Proper mowing is key to a healthy lawn. Since different grass types should be cut to different heights, consult your lawn care pro about your grass type and its ideal mowing height.

1. We review dozens of companies in each market with our thorough vetting process.

Painting Contractors

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Make sure the job will include the proper prep work. Good prep work will result in a longer-lasting paint job. Primer and paint should be applied to clean, smooth surfaces.

Common Services & Products Provided:

• Interior and exterior painting

• Color consultations

• Carpentry and wood repair

• Drywall repair

• Cabinet painting

• Faux and decorative finishes

• Wallpaper installation and removal

• Popcorn ceiling removal

• Garage floor painting

• Fence and deck painting and staining

5 Reasons to Hire a Five Star Rated Member:

2. Make sure that the estimates you consider are in writing and include the same scope of work and materials so you can compare apples to apples. Check the quality of the paint included in the estimate and the number of coats proposed.

3. Choose a paint sheen that fits the space being painted. Shinier paint finishes have more durability and are easy to clean. High gloss is suitable for kitchens, window trim, and doors. Semigloss finishes are good for kitchens, trim, and bathrooms. Eggshell works well in dining and living spaces, and matte finishes are suitable for lowtraffic areas such as bedrooms.

4. If you are not sure what color or colors you want to use, ask for a color consultation. Your painting contractor will be able to help you choose a color or color scheme that suits your home decor.

5. Quality is key. Cheaper paints require more coats to get the same result as higher-quality paints.

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

Licensing Requirements:

Companies are required to hold a Plumbing Contractor License issued by the Colorado Division of Professions and Occupations.

Top 5 Tips for Consumers:

1. Locate your main water shutoff valve to the whole house. This is helpful to know so you can turn off the water supply completely in case of emergency situations such as in-home flooding or a major leak.

Common Services & Products Provided:

• General plumbing installation, replacement, maintenance, and repairs

• Plumbing remodeling services

• Water heaters

• Toilets, faucets, and fixtures

• Garbage disposals

• Drain cleaning

• Water and sewer line repair and replacement

• Septic services

• Sump pumps

5 Reasons to Hire a Five Star Rated Member:

2. Use cold water when the garbage disposal is operating. You can clean your disposal by grinding ice cubes. When your disposal needs a little freshening, grind some lemon peels in it.

3. Many types of clogs can be avoided by using common sense. Do not pour grease down the kitchen sink, and do not wash coffee grounds down the sink. Use chemical cleaners only when necessary. Do not flush larger items such as feminine hygiene products down the toilet.

4. Thousands of people are scalded by tap water every year. The Gas Appliance Manufacturers Association recommends that the highest hot water temperature at the faucet be set between 120 and 125 degrees Fahrenheit.

5. When it’s time to upgrade to new plumbing fixtures, look for ENERGY STAR-certified products that conserve water and energy consumption.

1. We review dozens of companies in each market with our thorough vetting process.

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Hire a roofing installation and repair company that uses high-quality materials from name-brand manufacturers that provide extended warranties on their products.

Common Services & Products Provided:

• Roof installation and replacement

• Roof repair and maintenance

• Fascia and soffit repair

• Roof inspections

• Storm damage assessments

• Asphalt shingle roofs

• Metal roofs

• Tile roofs

• Flat roofs

5 Reasons to Hire a Five Star Rated Member:

2. Weather is a factor when replacing your roof. Ask the contractor to explain their procedure if stormy weather were to approach in the middle of the removal or installation of your roof.

3. Roof ventilation is critical. Without proper roof ventilation, hot air will become trapped in your attic and cause your HVAC system to work overtime. Roof replacement is the perfect time to improve inadequate ventilation.

4. Most roof leaks are caused by flashing that has failed or been improperly installed around chimneys, vent pipes, and skylights.

5. To protect your roof, try to minimize roof traffic. Sometimes other contractors may damage roofs while working on them. For example, do not allow a cleaning contractor to use any type of bracing on pitched roofs where they might nail into your roof, therefore compromising your roof with a puncture through the protective roofing barrier.

1. We review dozens of companies in each market with our thorough vetting process.

2. Only the best of the best are allowed to become Five Star Rated, and guidebook inclusion is limited to five members per category.

• Cedar siding

• Exterior home remodeling and renovation

2. Before contacting a contractor to discuss your siding job, think about what type of siding product you would like for your home. For inspiration, look at the types and styles of siding traditionally used in your neighborhood or city. You can also visit home centers and look through the siding materials on display.

3. Find out if your homeowners’ association has restrictions on siding materials, styles, and colors. The homeowners’ association may also have guidelines about remodeling projects that you and the contractor will need to follow.

4. Hire a siding company that uses high-quality materials from name-brand manufacturers with extended warranties.

5. Siding installation involves hammering and nailing and can be a little disruptive. Before your siding project begins, take down art and wall hangings from interior walls and move furniture away from the walls.

Tree Services

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category. Cities in Colorado may require local licensing for specialty work.

Top 5 Tips for Consumers:

1. Never allow anyone to climb your trees with climbing spikes unless the tree is being completely removed. Climbing spikes create wounds that can expose the tree to fatal disease and insect attacks.

Common Services & Products Provided:

• Tree pruning and trimming

• Tree removal

• Cabling and bracing

• Root fertilization

• Stump grinding

• Insect and disease control

• Tree planting

• Tree care consultations

• Tree health and risk assessments

• Tree disease diagnosis and treatment plans

2. Consult a professional arborist prior to starting construction activities around trees. Grading work performed too close to a tree can cause problems. Most of a tree’s feeding roots are in the top six to eight inches of the soil and extend beyond the canopy spread.

3. Mulching over a tree’s root system conserves soil moisture. The mulch layer should be three to four inches thick. Excess mulch inhibits oxygen availability for the roots and can cause more harm than good.

4. Know your local tree ordinances before you remove a tree. This will help you avoid potentially costly fines. A reputable tree company will know the local ordinances before starting any project around your home.

5. Mushroom growth on or around your trees is a sign of trunk or root decay. Consult a professional arborist immediately.

Wildlife Removal & Management

Licensing Requirements:

The state of Colorado does not issue or require a trade license for companies in this service category.

Top 5 Tips for Consumers:

1. Wildlife removal can be dangerous, so don’t try to take care of the problem by yourself. Always call a professional to handle the issue. They have the knowledge, equipment, and protective gear to do the job safely.

Common Services & Products Provided:

• Animal control services

• Wildlife removal

• Wildlife management

• Exclusion services and repairs

• Removal and control of birds, rats, squirrels, snakes, bats, opossums, raccoons, skunks, coyotes, foxes, gophers, and more

• Dead animal removal

• Space deodorization

• Insulation removal and replacement

• General pest control

5 Reasons to Hire a Five Star Rated Member:

2. Be sure to find out what animals the company handles and ask if they provide emergency animal removal service.

3. Not all wildlife removal and pest control strategies involve chemicals; traps, exclusion repairs, and natural pesticides are more humane options used by many animal control companies.

4. Ask the wildlife control company what methods are used to remove or control animal issues and if they use eco-friendly or pet- and child-safe products.

5. Once the animal has been removed, it is important to seal the entry points they used so more pests do not enter the home. These exclusion repairs are essential to resolving the problem. Your technician should perform an inspection to determine the pest’s point of entry, identify other potential points of entry, and recommend methods to prevent reentry of other unwanted pests in the future.

1. We review dozens of companies in each market with our thorough vetting process.

Top 5 Tips for Consumers:

1. If you have a limited budget, consider replacing the windows on your upper floors first.

2. Ask your contractor about the differences between wood, vinyl, or aluminum cladding for your windows and doors.

Common Services & Products Provided:

• Door installation and replacement

• Window installation and replacement

• Energy-efficient windows and doors

• Impact or storm windows and doors

• Vinyl, fiberglass, steel, aluminum, wood, and engineered wood windows

• Sliding glass, patio, and French doors

• Entryway and interior doors

• Wood, insulated steel, and fiberglass doors

3. Adding weather stripping around windows and doors has a big impact on drafts and energy conservation. Caulking door thresholds and windows and adding plastic window film can save you money in the winter.

4. Windows and doors are the areas of greatest energy loss in a home. By installing new windows and doors, it may be possible to increase energy efficiency in your home by up to 70 percent. Ask your contractor which manufacturers and/or brands they recommend and why.

5. A small deposit is reasonable for custom-order materials, such as custom-sized windows, as they will only work in each individual home and ensures a commitment to the contractor that you will complete the project and that the contractor will not be left with a warehouse full of custom materials.

How to Pick a Great Home Services Provider

Regular maintenance is a reality of home ownership. And while you might be able to handle some things on your own, other tasks are best left to the pros. But finding reliable help when you need it is easier said than done.

Check out our simple tips for finding the best service professional for any home-related need.

Ask for recommendations.

The easiest way to start is to ask neighbors, family members, and friends for their recommendations. Word-of-mouth recommendations speak volumes about a company’s work and reputation. After all, you’re hearing from people with first-hand experience!

Search social media.

Social media sites shouldn’t be your only source of information when it comes to finding a good contractor, but they can be a valuable resource.

Search for the companies on your list and check their social media feeds for customer testimonials. You might also find photographs of the company’s workmanship.

Research your choices.

Look online for the following about each contractor on your list:

1. Qualifications. Make sure that the company you hire has plenty of experience in the type of work you need to have done. A company that has been in business for decades is great, but don’t automatically write off companies that are newly established. Their staff members might have years of industry experience.

2. Certifications. Not all home improvement jobs require specific trade certifications, but it doesn’t hurt to ask. Certifications typically mean extra training or education, and that’s never a bad thing.

3. Licenses. Most states require contractors performing major home improvement or renovation work to hold a license. A company that doesn’t have its state- or county-required licenses is waving a red flag that you shouldn’t ignore. In fact, many homeowners’ insurance carriers will deny damage claims resulting from work performed by an unlicensed contractor.

4. Bonding. A company that is bonded has an extra layer of accountability if you need to file a claim against them. A bonded company has access to money that will go directly to you if something goes amiss with the job and you file a claim.

5. Insurance. Any company doing work at your house should have active general liability insurance coverage. Depending on your state, the company might also be required to have workers’ compensation insurance.

How to Pick a Great Home Services Provider

6. Areas of specialization. Doing home improvement and renovation work well takes a lot of skill and experience. If the job is detail oriented or specialized, that skill and experience is even more important. Be sure to ask whether the company has experience with jobs similar to yours.

7. Professionalism. Everyone wants to be treated with respect, especially when large sums of money are involved. Skim the company’s online reviews. How do they respond to negative or neutral feedback? How does the company handle your calls or emails? These details will give you valuable insight into the company’s professionalism.

8. Assurance and guarantees. A guarantee can help you feel more at ease with a company, and it speaks volumes about the company’s confidence in the quality of their work.

Most of this information is available online, usually on the company’s website. For details you can’t immediately locate, a quick phone call can usually help fill in any gaps.

Use a verified directory and online reviews.

Look for unbiased customer reviews in independent business directories like Five Star Rated. Online home improvement forums and review websites are helpful, too.

Avoid sites that let companies buy highly rated reviews. This practice is unethical, but it does happen. Watch for several extremely positive reviews posted on the same day following a negative review. Lots of good reviews that sound similar are also a red flag.

Doing all of this takes time, but when you’re planning a home improvement project, it’s well worth it. But if you’re in a time crunch, a trusted company directory like Five Star Rated is priceless.

With a verified company directory, you have all the information you need to make an informed decision at a glance: the company’s contact information, the services they offer, and testimonials from verified customers.

Seasonal

Spring

Turn your outside spigots back on and remove their insulating covers. Check each spigot to make sure it’s secure and doesn’t leak, and give your garden hose a once-over to check for cracks.

Have your gutters cleaned. Make sure downspouts are still attached and directed away from your house and foundation.

Schedule a routine HVAC maintenance appointment. Clear away any debris from around the outside condenser unit.

Have your lawn service aerate your yard and spread pre-emergent for weed control. Now is the time to prune trees, shrubs, and bushes.

Inspect the outside of your house for siding cracks or holes, peeling paint, and failing sealant or caulk. Repair and replace as needed.

If you have a pool or lawn irrigation system, start up those systems now, before the temperatures reach summer highs.

With a regular garden hose and mild soap or detergent, wash away the dirt and grime from the outside of your house. Remove and wash window screens.

Clean or replace your furnace filters. Now is also a good time to test your smoke and carbon monoxide detectors and change their batteries.

Schedule an air duct cleaning service appointment. The air duct cleaning crew can also check that your air ducts are sealed and working efficiently, which helps keep your cooling and heating costs down.

Have your carpets, cloth window treatments, and upholstered furniture professionally cleaned.

Switch your ceiling fans to run counterclockwise. This creates a breezy downdraft to reduce your air conditioning use as temperatures rise.

Summer

Water your lawn and landscaping regularly. Aim for early-morning hours (between 4 and 10 a.m.) to minimize water evaporation in the heat. In most areas, grass needs about one inch of water per week to stay green and healthy.

Fertilize warm-season grasses, such as bermuda, zoysia, and centipede grass.

Mow the lawn every seven to ten days. Be careful not to cut too much each time. Cutting the grass too short can leave it susceptible to diseases and insect infestations.

Check any trees in the yard for dead branches and signs of pest or disease. An arborist can inspect trees you’re concerned about and let you know whether they need to be removed.

Stain and seal your wood fence and deck. Be sure to pressure wash them first so the stain will last longer and look nicer over time.

Change out (or clean) your HVAC system filters. Springtime brings a lot of pollen, so a mid-summer filter change is a good idea to keep allergies and dust at bay.

If it’s been a while since you had your tile grout sealed (or if it’s never been done), summer is a good time to tackle this project.

If you have humidity issues in your basement or crawl space, they’re likely to worsen in warm, humid weather. Check those areas for musty odors, mold, and moisture issues such as leaks or standing water. A dehumidifier can help draw moisture out of the air. For major leaks and water seepage, contact a waterproofing company.

If you’ve been needing to have your house painted, summer is a good time for that. Plan ahead as much as possible, since professional painters are busy during this time of year.

Fall

Schedule your second annual HVAC system maintenance appointment. Your technician should ensure the heat works and that all components are in safe working order.

Test all your smoke and carbon monoxide detectors and replace their batteries.

If you have a fireplace, have it and the chimney professionally inspected and, if necessary, cleaned. This is an important maintenance task regardless of whether you have a gas or wood-burning fireplace.

Have the gutters cleaned in late fall, after the bulk of the leaves have fallen. Check the downspouts to make sure they’re securely attached and positioned to take water well away from your foundation and landscaping.

Have a professional roofer check your roof’s shingles, flashing, eaves, and soffit for any deterioration. They should also look carefully at the flashing around vents, skylights, and chimneys.

Clean the windows, window screens, and exterior doors of grime and dirty buildup. Check for loose or deteriorated weather stripping and kick panels or plates.

Set your ceiling fans to turn clockwise. This helps circulate warm air more efficiently, which can keep your heating bills down.

If your attic insulation has been compressed over the years, your house might not be as well insulated as it could be. Have an insulation contractor replace or refresh your insulation.

Seed the lawn and fertilize cool-season grasses, such as fescue, Kentucky bluegrass, and ryegrass. Apply a layer of pre-emergent for weed control.

Get in the habit of raking leaves (or mowing over them with your lawnmower) periodically so they don’t build up and smother the grass.

If you have a pool or sprinkler system, shut down and winterize those systems now to prevent leaks and frozen or broken pipes when temperatures dip below freezing.

Winter

Drain your outdoor water spigots, and then shut off the water to them. Cover the faucets with insulating covers. Drain your garden hose and store it indoors.

Make sure you’re ready for snow and cold temperatures. Test your snow blower and dig out the snow shovel. If your area gets a lot of snow, make sure you have a roof rake, too.

Replace (or clean) your furnace filter. A clean filter helps your HVAC system run efficiently and can reduce dust accumulation around the house.

Check windows and exterior doors for drafts and gaps. Fill spaces (even small ones) with caulk or weather stripping to help cut down on heat loss.

Pull your refrigerator out from the wall and clean the coils on the back or underside of the appliance.

Have an electrician inspect your home’s main electrical panel for safety and to avoid any issues with overloaded circuits, especially with holiday light displays.

Insulate any pipes that run along exterior walls or unheated spaces. This is especially important if you live in a part of the country with harsh winters.

Check the concrete structures around your house, such as the foundation, driveway, patio, and walkway, for cracks or soil erosion. If you notice foundation cracks, reach out to a foundation repair specialist for advice.

Inspect your fence and gate for loose or deteriorating boards and worn or rusty hardware. Make repairs as needed.

Once the trees are bare, take a close look for leaning trees or branches that could break during winter weather. Contact a tree service for any pruning or removal needs.
