MARKET POTENTIAL

Interviews were conducted with the residents of Sharswood, and their input created many of the design goals of the Hillding. One of the primary complaints of residents concerned the aging housing stock, built over 100 years ago, that is expensive to maintain and cannot be easily modified for aging-in-place. Other considerations were the lack of quality affordable housing that was rent-to-own, a lack of grocery stores and green spaces, and concerns with the negative aspects of gentrification. Out of these conversations, the Hilding emerged: a block-scale universal design development with amenities for the larger community, market-rate apartments that offset the cost of low-income units, a cooperative structure that provides opportunities to build social infrastructure through co-working and shared common spaces, all in a development with a design guided by the WELL Building Standard and meets the Living Building Challenge.
