CONFIDENTIAL SEMICONDUCTOR CLIENT Master Plan

JE Dunn has completed multiple fast-paced design-build projects for this client, spanning multiple phases over a nine year time-frame.
The Building 2 North East Expansion (B2NE) includes the fast-track conversion of office space to cleanroom wafer manufacturing with 4,700 SF of ISO Class 6 cleanroom space, supported by 3,225 SF of chase space, designed to meet ISO Class 7 standards. The B4 West Annex core and shell expansion includes a 192,359 SF manufacturing space cleanroom and MEP support expansion. This project includes a very unique structural waffle slab to house the 35,000 SF of cleanroom as well as an interstitial steel “fan-attic” level to serve as an MEP support space. The Building 3 project is a ground-up141,644 SF warehouse, testing and office facility. It also houses office space to accommodate 200+ employees and includes a 20,000 SF of ISO-6/ISO-7 cleanroom space and includes an expansion parking capacity.
Most recently, we completed the Building 2 Northwest Expansion (B2NW), which was an office conversion into ISO-5/ISO-6 cleanroom space to allow for greater manufacturing capacity on the campus. JE Dunn self-performed all the concrete, rough carpentry, drywall/framing, cleanrooms, doors/frames/hardware, and specialties for all of our projects on this campus. In all, nearly 75,000 SF of cleanrooms were constructed ranging from ISO-7 to ISO-5 in cleanliness

The Electronics Assembly Manufacturing Expansion and Remodel is used for the development, fabrication, and environmental testing of spacecraft electronics, inventory management of hardware components, assembly of fight hardware, and the testing of assemblies. The remodel and expansion consisted of the rebuild of a central plant, new construction to house inventory, a new clean room, and multiple tenant improvements. The improvements to the facility allow for more efficient production, assembly and testing of electronic products. Along with the remodeled areas, addition of a Liquid Nitrogen Tank farm and associated equipment to feed existing and new equipment to the buildings was required. Due to the added loads in the buildings, a new cooling tower, chiller and air handling equipment were required. A new electrical generator was also added to support the equipment during power outages with an Uninterruptable Power Supply (UPS).
This project is a fast-track, build-out of an existing warehouse space to house development, manufacturing and testing space for a solid-state battery manufacturer. To meet the client’s aggressive schedule goals, the project was delivered via a design-assist model. The facility remained operational in a temporary fashion and JE Dunn coordinated with the client to ensure their ongoing administrative and testing activities were not disrupted. The facility includes 10,000 SF of hazardous Class 1, Division 2 dry room construction.

Data Center Build Out
Fort Collins, Colorado
JE Dunn completed design assistance and CM services for 23,000 SF of a raised floor data center space, adjacent to an active data center, and integrated into the existing critical systems. The facility’s total capacity expanded to 50,000 SF. This project constructed a complete white space with 742.5 kW of additional UPS production capacity in a 2N configuration.

OneNeck IT Solutions, built to high security standards, serves as the company’s first data center in Colorado and occupies 11.2 acres of land. The facility possesses many state-of the art features, including a Tier III electrical system with multiple levels of redundancy and backup and an energy saving cooling system that uses evaporative cooling for normal operations and maintains mechanical cooling capacity in a redundant configuration intended for limited use throughout the year.

This medical center campus for Banner Health is located on a 28-acre site at the southeast corner of Harmony Road and Lady Moon Drive in Fort Collins, CO. The two-story facility features an emergency department, a 24-bed inpatient unit, labor and delivery rooms, medical imaging, surgical services, and lab services. It also includes an outpatient clinic, and central utility plant.

This project was a major interior renovation of an existing two-story building to become a pediatric urgent care and outpatient multi-specialty clinic. The new location includes 11 urgent care exam rooms, seven orthopedic/rehabilitation exam rooms, 16 specialty clinic exam rooms, as well as an outdoor sports field for its Sports Medicine clinic and an ophthalmology clinic with an in-house retail shop to make it a one-stop-shop for patients needing eye care.

JE Dunn has been working on the Swedish Medical Center campus since 2011. Projects include:
Master Plan Preconstruction Services: starting in spring of 2015, JE Dunn provided all preconstruction services for Swedish Medical Center’s Master Plan.
Neuro Expansion and Renovation: vertical addition of two floors, 9 and 10, for 40 patient rooms totaling 35,000 SF, with an 11th floor penthouse. The scope also includes the demo of the existing 4th floor patient rooms to accommodate 18 new ICU beds totaling 12,548 SF, demo of an old carpenter shop to construct a new 3,000 SF generator and switchgear room, and the infill construction of two floors below the CCU for 21,000 SF of office and shell space.
Chiller Replacement: removal of existing chiller and installation of new 600-ton chiller.
Interior Renovations: 250,000 SF, 10-floor hospital renovation including a new ED canopy and MEP upgrades.
Parking Garage: 287,100 SF, five-story, 820-car, new parking structure.
Patient Tower Expansion: 145,000 SF tower expansion with 30 patient rooms and two floors of shelled space for future expansion. This project also includes a renovation to the existing kitchen and an expansion to the existing emergency department.

This four-story hospital and medical office building includes a birth center, emergency care, heart and vascular care, a laboratory, pharmacy, radiology unit, and surgical care. The facility allows UCHealth to provide care for up to 400 patients a day. The hospital provides 53 beds with room to grow and includes an intensive care unit, emergency department, operating rooms, advanced cardiology services, a birth center and a pharmacy. It features a heliport for emergency transfers to other acutecare hospitals. The three-story medical center includes 192 exam rooms and is home to many UCHealth physicians who provide primary and specialty care to patients across the region. Outpatient services include cancer care, dermatology, ear, nose and throat, general surgery, imaging, labs, neurology, obstetrics/gynecology, orthopedics, pediatrics, physical therapy, primary care, pulmonary, rehabilitation, rheumatology, urology and a pharmacy.

JE Dunn Construction in collaboration with The Neenan Company was selected as the Construction Manager and builder for the construction of a new 598,000 SF world-class, tertiary hospital, Medical Center of the Rockies. The hospital consists of a two-story diagnostic and treatment area and a six-story, 136-bed patient tower with services that encompasses a Level II trauma center, emergency department, cardiac heart center, ICCU/SNICU, telemetry unit, surgical services/OR, cardio cath lab, and all of the necessary support work space.

The Colorado Center Tower III project includes the core and shell precast construction of a 360,000 SF garage and office building. The building is comprised of 15 stories total with seven levels of parking and eight levels of office space. It also includes a ground floor lobby and loading docks, and a rooftop terrace. This is the third, class-A office building in the Colorado Center development and is home to JE Dunn’s Denver office.

JE Dunn constructed the five-story headquarters for the Colorado Department of Transportation which hosts 700 employees. The new building, which includes a 515-car parking garage, consolidated the existing headquarters and the Region 1 office for Denver that were located in separate buildings that were outdated and inefficient. The existing work environment made it difficult to attract the best engineers to what is the largest engineering firm in Colorado. If it wanted to attract the “best and the brightest,” CDOT recognized it needed a new home. At the same time, CDOT knew using taxpayer dollars appropriately was important. The building needed to be both attractive and cost effective.
JE Dunn worked closely with CDOT from the beginning stages of selecting a site for the building to working with CDOT employees to best understand their workplace needs. The latter was accomplished by our creating the “Keep, Toss, Create” program, which included collaborative tools to determine the “must haves” for the new space. JE Dunn used its estimating cost history program and target value approach to provide CDOT options that brought best value while staying within the budget. In the end, we eliminated the need for value engineering and stayed within budget.

Tenant Improvements

This tenant improvement project included a 11,541 SF first floor office space with seven private offices, 38 open workstations, three huddle rooms, four conference rooms and six collaboration spaces. The main conference area can hold up to 40 people. The conference room borders 16th Street with a full window wall so that it’s visible to the community. This space is a collaborative area in which inspiring ideas are created and implemented to benefit downtown Denver.
GSA Building 53 Renovation
Lakewood, Colorado
Originally built in 1941 for manufacturing machine gun ammunition during WWII, GSA Building 53 underwent a complex renovation and repurposing of nearly 200,000 square feet within a 388,000 square foot building that had been renovated multiple times before. The building remained occupied throughout construction, while the project team carefully executed a complete demolition, abatement, and renovation without disrupting the tenants.
The modernization of this office space, which serves various government agencies with different needs, was akin to performing surgery in a cave — both literally and figuratively challenging. The project included a complete reroofing, managing COVID restrictions, massive containment and abatement, and meticulous planning to ensure all tenants could continue working throughout the process. This effort showcased exceptional planning, coordination, and foresight by the JE Dunn team, design team, and trade partners to keep the project on schedule and within budget.

1401 Lawrence Tenant Improvement

This 86,000 SF tenant improvement project included the build out of the top four floors of a newly constructed 22 story building located at 1401 Lawrence St. to become Polsinelli’s primarily office in Denver. The space features a large gathering/ entertaining space on the 22nd floor with a terrace that spans the entire south elevation. Also included are conference spaces, employee café, training center, nurses center, and wellness suite. A grand stair connects all four floors.
ROCKY MOUNTAIN INSTITUTE Innovation Center Phase 2

Rocky Mountain Institute’s Innovation Center was developed as a “living lab” to demonstrate how deep green buildings are contracted, designed, constructed, occupied, and most importantly, replicated. The two-story, 15,610 SF net-zeroenergy office and convening center is similar in size to 90% of U.S. commercial offices. Located in the challenging climate of Basalt, Colorado, the Innovation Center redefines how its occupants experience and control their individual comfort. The building focuses on heating and cooling people, not the air around them. By using a passive design strategy to address the key factors that affect a person’s thermal comfort the team eliminated the need for a central air conditioning system and reduced the heating to a small, distributed system -- equivalent to roughly 16 hairdryers – used only on the coldest days.

NREL Energy Systems Integration

The Energy Systems Integration Facility (ESIF) on the campus of the U.S. Department of Energy’s National Renewable Energy Laboratory (NREL) is the nation’s only facility that can conduct integrated megawatt-scale testing of the components and strategies needed in order to safely move clean energy technologies onto the electrical grid “inflight” at the speed and scale required to meet federal policy.
The ESIF includes a high-performance computing and data center (HPCDC) that serves the breadth of NREL, expanding the laboratory’s capabilities in modeling and simulation of renewable energy technologies and their integration into the existing energy infrastructure. The petaflop-scale (one petaflop equals one quadrillion floating-point operations per second) high-performance computer enables largescale modeling and simulation of material properties, processes and fully integrated systems that is too expensive, too dangerous, or even impossible, to study by direct experimentation.
Not only is the HPCDC the fastest computing system dedicated to renewable energy efficient and renewable energy technologies in the world, it is one of the most energy efficient data centers in the world operating at a power usage effectiveness (PUE) rating of 1.05 annual average. This project was awarded LEED Platinum.

Jennie Smoly Caruthers Biotechnology Building
Boulder, Colorado
The Jennie Smoly Caruthers Systems Biotechnology was created as a center for multi-disciplinary teaching and research for the College of Arts and Sciences and the College of Engineering and Applied Science. It features highly efficient and flexible labs designed and constructed to support interdisciplinary research and collaboration.
The building includes a large lecture hall, small group learning spaces, flexible classrooms, a visualization center, and teaching labs. Learning takes place informally in a number of other places as well, which is why spaces like the gallery, café, and conference rooms were all organized around an interior “main street” concept. This is a place for students to gather for both academic and social purposes.
A core laboratory solution was included into the building to enhance faculty collaboration and help keep shared equipment costs low. The integration of equipment required extensive coordination between the design and construction teams to ensure a fully functional core lab was ready for use on day one of the building opening. In addition to core labs, the building also includes an AAALAC accredited vivarium that is shared by the research faculty for the housing of research animals.
The project was awarded LEED Platinum, the most sustainable achievement awarded by the US Green Building Council.

Located on Colorado State University’s South Campus, this building houses equine and small animal surgery suites and an extensive array of imaging systems. The first floor contains an MRI and CT, as well as a large surgical skills laboratory and instructional spaces utilized for training and continuing education. The second floor includes contemporary research laboratories designed with extensive flexibility. These laboratories house a diverse group of researchers involved in translational medicine. This floor also contains over 5,000 SF of innovation space to further and foster collaboration among the varying research groups. The third floor contains the executive offices, a large lecture hall, and an extensive gathering space for continuing education and training. The building also features a three-story atrium that spans the entire length of building providing visual connectivity to many of the interior spaces that comprise the building. SIZE

Denver, Colorado
The CSU Spur Vida building brings together university experts, veterinarians, service providers, and non-profit organizations to create a collaborative space focused on animal health. This complex houses the Dumb Friends League Solutions Veterinary Hospital, a donor supported facility which exists to provide veterinary services for pets whose owners cannot otherwise afford this care. The hospital also provides hands-on education for CSU veterinary students and an opportunity for the public to view surgeries.
Additionally, the building hosts the Temple Grandin Equine Center. The facility also houses a lameness runway and indoor and outdoor arenas to work horses. EAAT research will be conducted while providing related services to individuals faced with a broad range of special challenges and disabilities. EAAT services include physical, occupational, and speech therapy, behavioral counseling and therapy, and adaptive horsemanship activities.
Vida was one of three buildings being completed on the Spur campus by JE Dunn.

The Terra building on CSU’s Spur Campus at the National Western Center is focused on food and agriculture and is home to programs that allow the public to interact with food production and develop a deeper understanding of where food come from. Programs housed within the Terra building promote agricultural literacy and lifelong learning, foster innovation and entrepreneurship, enhance the health and well-being of communities, and advance the sustainability of our urban and rural food systems. Spaces encompassed within the facility include a K-12 Ag Discovery Center, agricultural research spaces, a food lab, public teaching kitchen, vertical gardens, rooftop greenhouses, and a green roof.

This three-story water resource center offers a unique user experience within a one-of-a-kind facility. The design was inspired by the nature of flowing water and includes a large entry lobby and three levels that are focused on providing K-12 educational programs and exhibits, lab space for food and water professionals and entrepreneurs, and artist studios. Hydro is connected to the adjacent CSU Terra building via a connecting bridge. The facility is designed to maximize outdoor open space and preserve the existing historic McConnell Welders building.

This 394,419 SF, seven-story clinical, research, and educational laboratory building is dedicated to personalized and precision medicine, biostatistics, informatics, and mental and behavioral health. Encompassed in the building is a data center, research lab space, atrium, multiple floors of offices, a conference center, and a wet lab. A unique aspect of this project is the self-performed V-columns. They serve as an architectural feature as well as a main structural component.

This project included the construction of the new 142,000 SF Sustainability, Energy and Environment Complex (SEEC) and a 289,000 SF renovation to the existing MacAllister Building. SEEC, located on the East Campus at the University of Colorado Boulder, allows for researchers and programs to come together under one roof. This facility includes more than a dozen programs and partners, including the Renewable & Sustainable Energy Institute (RASEI), the Institute of Arctic and Alpine Research (INSTAAR), Environmental Studies (EnvS) and the Department of Atmospheric and Oceanic Sciences (ATOC).

In a design-build partnership with Stantec, JE Dunn delivered a 181,000 SF, sevenstory building that serves as the first on campus residence hall for first-year students at the University of Colorado Denver. Located on the Auraria Campus in the heart of downtown Denver, City Heights encompasses a 270-unit student housing facility, dining hall, and learning commons that was completed on time for students’ arrival in the Fall of 2021. The residence hall includes single, double, and triple occupancy units that houses 555 first-year students. There are mini communities from floor to floor, with the connection of every two floors, containing study spaces, a kitchenette, and state of the art technology resources. The City Heights Residence Hall achieved LEED Gold and its most notable sustainability element is the green roof that is home to a honeybee community.

The Jennie Smoly Caruthers Systems Biotechnology was created as a center for multi-disciplinary teaching and research for the College of Arts and Sciences and the College of Engineering and Applied Science. It features highly efficient and flexible labs designed and constructed to support interdisciplinary research and collaboration.
The building includes a large lecture hall, small group learning spaces, flexible classrooms, a visualization center, and teaching labs. Learning takes place informally in a number of other places as well, which is why spaces like the gallery, café, and conference rooms were all organized around an interior “main street” concept. This is a place for students to gather for both academic and social purposes.
A core laboratory solution was included into the building to enhance faculty collaboration and help keep shared equipment costs low. The integration of equipment required extensive coordination between the design and construction teams to ensure a fully functional core lab was ready for use on day one of the building opening. In addition to core labs, the building also includes an AAALAC accredited vivarium that is shared by the research faculty for the housing of research animals.
The project was awarded LEED Platinum, the most sustainable achievement awarded by the US Green Building Council.

This project was a renovation and remodel of cadet housing in an existing six story building. There were 224 cadet rooms on four floors included in this phase of the building remodel on the northeast side of the building. During the project, JE Dunn did all the interior renovation, including all finished, new MEP and fire protection, and communications for the 224 cadet rooms, plus squadron assembly rooms. The MEP systems are in the basement level of the building and the first floor is open and used for storage & accessory space. The fourth floor houses the squadron assembly rooms. Seven of these assembly rooms were remodels.

This in progress build features two new student housing buildings which includes 924-beds and 4 apartments. The buildings total more than 300,000 SF: North Hall is 183,029 square feet, including a 71,258 SF dining hall on the main and mezzanine levels; South Hall is SF. To date, this is the largest construction project on the University of Wyoming (UW) campus. These new facilities are the first new residence halls for UW students in 60 years.
The North Residence Hall, along with its state-of-the-art, two-story Dining Center, opened for students in fall of 2025. The north building includes 220-units, 330-student beds, 2 RA apartments with basement, MEP penthouse, and 800-seat dining hall facility with mezzanine.
South Hall, which is still under construction, will be ready for students during the second semester of 2026. The south building totals includes 285-units, 534-student beds, 2 RA apartments, and an MEP penthouse.

GSA Building 53 Renovation
Lakewood, Colorado
Originally built in 1941 for manufacturing machine gun ammunition during WWII, GSA Building 53 underwent a complex renovation and repurposing of nearly 200,000 SF within a 388,000 SF building that had been renovated multiple times before. The building remained occupied throughout construction, while the project team carefully executed a complete demolition, abatement, and renovation without disrupting the tenants.
The modernization of this office space, which serves various government agencies with different needs, was akin to performing surgery in a cave — both literally and figuratively challenging. The project included a complete reroofing, managing COVID restrictions, massive containment and abatement, and meticulous planning to ensure all tenants could continue working throughout the process. This effort showcased exceptional planning, coordination, and foresight by the JE Dunn team, design team, and trade partners to keep the project on schedule and within budget.
NATIONAL RENEWABLE ENERGY LABORATORY
Energy Materials & Process at Scale Facility
Golden, Colorado
Located on the Department of Energy’s (DOE) National Renewable Energy Laboratory (NREL) campus, the new Energy Materials and Processing at Scale (EMAPS) research facility will bring industry partners, universities, and other DOE laboratories together in shared open labs. Upon completion, the EMAPS facility will serve as the new gateway to the NREL campus, which is the U.S. Department of Energy’s primary national laboratory for energy systems research, development, and integration. The facility was designed and is being constructed to achieve a minimum of LEED Gold certification.
WYOMING CAPITOL SQUARE PROJECT
Cheyenne, Wyoming
Listed as a National Historic Landmark, the Wyoming State Capitol, originally constructed in 1886, underwent a major restoration. This project included renovation and restoration of the historic 130,000 SF State Capitol, renovation of the 360,800 SF Hershler Office Building, and modifications to the underground connector gallery that serves as a tunnel for the Capitol Square. The project also includes a new central utility plant that accommodates all new mechanical, electrical, plumbing, life safety, and ADA upgrades. Although renovations were necessary, the restorations maintained the original appearance and historical features all while re-configuring the space to accommodate modern offices, state of the art technology, additional meeting rooms and improved circulation.

Cadet Chapel Historic Restoration
Colorado Springs, Colorado
Renovation of the Historic U.S. Air Force Academy Cadet Chapel in Colorado Springs, Colorado is significant as the Cadet Chapel is considered one of the most recognized icons in the U.S. and is the most visited Colorado landmark. The Cadet Chapel was built in 1963 and designed by Skidmore, Owings and Merrill of Chicago; it was named a U.S. National Historic Landmark in 2004. It is home to six worship spaces; a 1,950-pipe organ; and a 4,518-pipe organ. The Chapel stands 150 feet tall and is most known for its 17 metal spires, or tetrahedrons, enclosed with aluminum panels and Dalle de Verre stained glass. It includes a Protestant chapel, a Catholic chapel, a Jewish synagogue, a Muslim Mosque, a Buddhist temple, and All Faiths rooms.
JE Dunn constructed a super structure over the Chapel to protect the building from weather as they disassembled the structure for refurbishing. The organs, Protestant chapel pews, and stained-glass windows were removed for refurbishment, preserving all original pieces and the history of the Chapel.

DENVER CRIME LABORATORY
Denver, Colorado
This downtown Denver facility consists of a 73,650 SF, three-story lab/office with a mechanical penthouse on the roof and a partial basement containing locker rooms, firing range, and mechanical and engineering rooms.
In addition, JE Dunn connected the lab to the existing police building garage at the basement level. There is a section of the existing underground parking area that was remodeled for the forensic garage area. The building accommodates on-site vehicle examinations and direct evidence delivery to the laboratory. It also unifies some investigative units that were previously scattered throughout the city.
The building is broken down into three main areas: lab space, office space and atrium space. The site work consists of a new sidewalk and a detention area with underground detention vault. The structure is constructed of above grade structural steel and cast-in-place concrete with a structural slab for the basement. The skin is composed of ground face masonry at the first floor and ACM metal panels and curtain wall for the second and third floors.
LARIMER COUNTY JAIL
Expansion & Renovation
This project is a multi-phase, 137,719 SF restorative justice project consisting of an expansion and renovation to the existing jail and accompanying facilities, all taking place within an occupied and operational correctional campus.
Included is a new kitchen, laundry room, loading dock, central utility plant, threestory dormitory-style housing tower, two-story booking facility, officer training rooms, break room, and locker rooms. The modifications also provided much needed upgrades to campus technology and security systems. Additionally, the new housing tower features centralized medical resources and promotes the intentional use of natural light to all three floors. The housing tower hosts various dwelling styles for the occupants including those with needs surrounding mental health or substance misuse.
