Suburb planning taken to new levels
Ginninderry has been a rolling success story since its first land releases in April 2017, and Canberrans are now competing to secure another part of their future through a limited release of 83 premium blocks at Macnamara Ridge.
Up for grabs through a book-to-buy process are blocks ranging from 504 square metres to 873 square metres. Ginninderry head of sales and marketing Marcus Mills-Smith says the release has generated substantial interest from those seeking to adopt the Ginninderry lifestyle and become part of its growing and vibrant neighbourhood.
“It’s an opportunity to build a dream home with nature on your doorstep and to join a community that’s unlike any other in Canberra,” he says.
“Ginninderry is about the people as much as the surrounding landscape –it’s a place where neighbours become friends and a vibrant calendar of community events brings even more people together.”
Rooted in nature
Macnamara became Ginninderry’s second suburb and has already held several successful land releases.
Macnamara Ridge is a premium enclave that holds an elevated position with sweeping views of the Brindabellas while neighbouring the Ginninderry Conservation Corridor.
That provides more than 10 kilometres of scenic walking tracks amid a haven for native wildlife, and access to the banks of the Murrumbidgee River. Canberra’s

Successful buyers who exchange contracts by June 30 are eligible for a stamp duty rebate along with a raft of other benefits, including free front landscaping.
Many blocks will also have front, rear and/or side retaining walls built – valued at up to $64,000. Land sales will settle later in 2025.

Border lines
Ginninderry is based on one big foundation story. It’s like nowhere else in the territory in that it straddles the ACT and NSW border, stretching from the north-west of Canberra across the border into a part of the Yass Valley.
Land in NSW is locked in by the Murrumbidgee River and Ginninderra Creek. The origin story says that it should have been part of the ACT, but surveyors drawing the border decided on a straight line rather than following the course of the waterway.
Ginninderry master plan
Ginninderry also differs from many of Canberra’s newer suburbs – and even longer-established ones – through a long-term master plan to create a new standard in sustainability, design, construction and innovation.
These elements combine to create a fresh approach to living an exceptional quality of life for Ginninderry residents.
Mills-Smith says so much front-end thought has been invested into the vision for Ginninderry, which included overthe-horizon thinking.
“We’re working on the implementation of the plan and developing the community until 2050,” he says.
“That’s a commitment to the belief in what we intend to achieve, but also in the measured way we intend to carefully roll it out.”
Mills-Smith says this is evidenced in how key elements are introduced in line with community growth, including public transport. Residents can hop on a free bus service – affectionately known as Ginninderry’s “little blue bus” – providing a connection to the broader public network.
Green stars
Ginninderry has always been planned as a model of green sustainability. That was recognised by the Green Building Council of Australia, which certified it as
a six-star Green Star community in 2016 and provided recertification in 2021. Every home in Ginninderry adopts a seven-star energy efficiency rating, further increasing their green credentials and home comfort while reducing running costs.
While this is now standard practice, Mills-Smith says Ginninderry has always been ahead of the curve.
“From the start, it has been planned as a place and a community that would be at ease in its environment,” he says.

When Vanessa Crump had a new five-bedroom house built, her neighbours couldn’t believe their eyes.
A home ‘built in a day’
Prefab and modular houses are gaining popularity due to their speed and ease of construction, as well as superior engineering.
“When I drove past on my way to work this morning, there was nothing there,” one told her. “By the time I got home again, there was a complete house standing! What the …?”
Crump, 76, sitting on her verandah, looking out over the dam in the middle of her acreage in Sydney’s north-west, laughs. “You know, I could hardly believe it myself,” she confesses. “My son was the builder, and he explained it to me, but you don’t really understand it until you see it with your own eyes.”
The house is one of an increasing number of prefab and modular homes now being put up all over Australia, with components made in factories and either assembled or erected on site.
They’re being touted as the brave new way of hammering the housing crisis because they’re a much faster way of building houses and apartment blocks –and with far fewer defects, since they’re made under controlled conditions away from the vagaries of weather.
Crump’s son, Nathan, is a builder who’s been using the patented, precast, concrete home building system REZICAST for seven years.
“When it’s suitable, it’s my preferred way of building now,” says the principal of Crump Constructions. “Structurally, the way it’s engineered and made, it’s superior, and I know I won’t have any warranty issues or have to repair anything later.

house, you can put up the panels and roof in one day so you don’t get delays with bad weather and then have everything finished in 10 to 14 weeks.
“It also has great thermal properties so you need less heating and cooling.
“I know Mum loves it!”
Solution to shortage
Over 100 homes have been built using REZICAST in the past 10 years at an average price of around $400,000.
Founder and managing director Mick Johnson says the system, which sends engineering drawings to precast plants anywhere in the country, offers tremendous promise for helping solve the housing shortage more quickly.
“It’s becoming more popular all the time,” he says. “I think it really is the way of the future.
“It’s also resistant to bushfires, termites and floods, it is very strong, and you can’t pick the finished home as any different.”
NXT TEC is another prefab system that promises fast results, with components manufactured off-site and assembled onsite to get to lock-up in four days. Chair and managing director Natasha Di Ciano
says, “It’s like pieces of a building that lock together like Lego.
“When you look at the housing crisis, this kind of technology is pretty exciting because it increases the speed of delivering high-quality, energyefficient homes. With speed, too, comes affordability, as you can live in it, or rent it out, more quickly.”
Ahead of the flat-pack
Then there’s PT Blink, hailed as the “IKEA of construction”. It involves a post-tensioned steel structure manufactured off-site and transported as a flat pack. It allows an apartment building to be delivered in half the time of the traditional process and at a 5 to 10 per cent lower cost.
“It’s an innovative technology that co-ordinates the design, procurement and delivery for developers for mid to high-rise buildings, and de-risks projects,” says chief executive Wayne Larsen.
“We have 190 apartment projects that we’re working on in total, and around 170,000 apartments in the pipeline, worth about $2 billion. The challenge is to persuade developers
to change their methodology.”
Speaking of IKEA, SBS TV’s Dateline program recently travelled to Sweden to investigate the country’s flat-pack home market. Producer Colin Cosier says they have the magical combination of a culture of efficiency and innovation –and terrible weather.
“We can learn so much from Sweden for the Australian market,” he says.
“It’s incredible, and my feeling is that we’ll see a lot more of this here over the next 10 to 20 years.”
Building 4.0 CRC is an industry-led research initiative co-funded by the federal government. Its chief executive, Professor Mathew Aitchison, says modular (where a complete house is delivered) and prefab (where it’s assembled on-site) are good choices for different circumstances, as well as whether to use timber or concrete.
“In Sweden and Scandinavia, they will tolerate a lot more homogeneity than Australia would, but it’s often about marrying good design into a manufacturing system so you wouldn’t notice how similar the homes are,” Aitchison says. “And it depends on the location and climate, too.
“For instance, we have a lot of timber prefab on the east coast, while in Western Australia it’s concrete prefab because of white ants. But to supercharge the prefab and modular industry, you need to pull together as much demand as you can to create a strong, consistent pipeline of projects.”

Elegant design to suit all
Flexibility and functionality aren’t particularly glamorous words, but 3 Gregson Place manages to make them effortlessly elegant.

Nick Kyrgios is calling game, set and match on his luxury Sydney penthouse, with the property scheduled to go under the hammer on June 14. The best part? Buyers can skip the masking tape and cardboard boxes as Kyrgios is selling the Kensington home fully furnished.
