All revved up, the market is accelerating at full speed

The nation’s house and unit prices are climbing at a record pace and showing no signs of stopping.

Australia’s house prices are rising at their fastest rate in four years, with Brisbane overtaking Melbourne as the nation’s second-most expensive city and Sydney prices hitting a jaw-dropping $1.75 million median. All eight capitals posted another quarter of house price gains, according

to the Domain House Price Report for the September quarter, with Sydney and Melbourne spearheading the turnaround in momentum.

Sydney house prices jumped by $58,148 (3.4 per cent) in just 90 days, their fastest quarterly growth in more than two years.

For the first time, Brisbane has become Australia’s second-mostexpensive capital city. The Queensland capital is still reeling from its longest upswing in 21 years, its 11th consecutive quarter of growth and its newly minted median house price of $1.1 million.

House prices hit new highs Melbourne is re-accelerating at full speed, hitting its highest levels in 3½ years with a $1.083 million median. The Victorian capital city is on track to surpass its October 2021 peak, with a little under $10,000 standing in the way.

In the west, Perth is inching towards a median house price of $1 million, with a gap of less than $19,000. It’s expected to spill over before the end of the year.

Domain chief of research and economics Dr Nicola Powell predicts that Sydney’s intimidating record-high of $1.75 million will reach $2 million by 2027.

“It only needs a 14.2 per cent increase, which is about $250,000, to take it to $2 million – and it’s a real prospect for 2027,” she says.

Sydney’s $1.75 million median house price remains $650,000 ahead of Brisbane’s $1.1 million, but the latter closes the gap between the two cities when it comes to unit prices, with just $124,000 between the two.

Canberra and Hobart house prices have hit their highest levels since 2022. Canberra’s $1.1 million median price trails just behind Brisbane’s and places it as the nation’s third-most-expensive capital city. Hobart’s median jumped by 4.7 per cent ($33,150) to $744,926 in the September quarter.

After joining the million-dollar club for the first time in the June quarter, Adelaide continues to surge, with its median house price jumping by $32,807 to $1.049 million in the September quarter.

Darwin house prices recorded the strongest quarterly gain across all capital cities with a 5.3 per cent boost. Its median now sits at $656,858 – the highest in almost a decade.

In the run to the end of the year, Powell predicts property prices across the nation will continue to accelerate.

“Three RBA rate cuts this year, rising consumer confidence, low levels of supply and the strongest auction clearance rates in over two years are driving house and unit price growth across Australia’s capitals,” she says.

“With the [expanded] Australian Government 5% Deposit Scheme now underway, we expect this momentum to accelerate further into the final quarter of the year, supporting both houses and units as buyers chase better value in a competitive market.”

The strong quarterly gains across the nation can also be attributed to fewer property listings, which are boosting competition among buyers, says Westpac senior economist Matthew Hassan.

“It’s a very tight market at the moment,” he says. “If we just look at listings, we’ve got just over 60,000 properties on the market across the five major capital cities – that’s about two months of turnover. Normally, we’d have three to four months of stock available.

“That’s telling us that ... buyers have responded more quickly than sellers. The market’s a little bit caught short around the supply side, and so we’ve got a bit of a squeeze at the moment.”

Units catch up

While house prices are still leading the charge, unit prices in every capital city except Canberra recorded positive gains in the quarter.

Unit price growth outpaced houses in Brisbane, Adelaide, Perth and Darwin, driven by affordability pressures, with buyers zeroing in on units, Powell says.

Darwin actually yielded the strongest quarterly growth with a whopping 6.5 per cent ($23,546), taking its median to an eight-year high of $388,504.

“You have a sector of buyers now priced out of purchasing a house and steered towards units because of affordability,” Powell says. “This leads to a structural change and boost in unit prices.”

Melbourne and Canberra: House prices have continued to surge over the last quarter for both cities.

PRD Real Estate chief economist Dr Diaswati Mardiasmo says she isn’t surprised to see Brisbane topple Canberra and Melbourne, and attributes Brisbane’s price gains to lower supply levels and population growth.

“If I look at the number of apartments that have been approved in Melbourne, it’s literally double the amount of Brisbane,” she says.

“We are also still getting a high population growth that is coming off the back of that COVID time and international students coming back –and more and more people choosing to live in Queensland.”

Brisbane’s connectivity and liveability are attracting residents from outer suburbs who are moving closer to the

city, particularly to medium to highdensity areas along the river, says Paul Curtain, managing director of Place Real Estate in south-east Queensland.

Curtain has observed increased demand in many areas, including Kangaroo Point, greater New Farm, Teneriffe, Newstead, Hamilton Harbour, Bulimba and Auchenflower.

“People are looking at those medium to high-density parts of Brisbane because they’re on the river, they have the best infrastructure when it comes to rail, bus or ferry, and they have the greatest infrastructure when it comes to lifestyle like sport, restaurants, bars and cinemas,” he says.

“If you’re selling a house in the suburbs and you want to come into one of those lifestyle nodes, then vertical construction becomes your reality.

“When you see a resale, it’s well chased because supply is ultimately less than where ... demand is [for units].”

Prospective buyers with interstate business interests or a passion for aviation will note the sealed runway and aeroplane hangar with offices, which can be leased.

“You can fly in and fly out,” Morrissey says. “A property with its own private landing strip is rare.”

The new owner will be kept busy on the tennis court, at the horse stables and riding arena, or on the sports field, which is comparable in size to Manuka Oval. A two-hectare truffle paddock is planted with 200 English oak trees, and rose arbours, orchards and vegetable gardens abound.

Risk and reward: Vineyards can be beguiling lifestyle assets and yield strong returns, but such alternative investments come with risks.

The lure of lifestyle-led ventures

From hotels to wildlife sanctuaries, alternative investments can deliver impressive returns – and a life less ordinary.

There are plenty of alternative investment opportunities beyond residential and regular commercial properties, and many may yield good returns while also being beguiling lifestyle assets. None, however, is without risk.

Investing in a vineyard, for example, may be a classy aside to a lifelong interest, as well as potentially offering a tree change, but who pays the price when a vintage doesn’t turn out so well, a harvest fails, or there are droughts or floods?

“It might not be profitable, but it could be a lifestyle asset,” says Vanessa Rader, head of research at Ray White.

“Like with hobby farms, we’re seeing good levels of growth for landholdings with good access to major centres, so it could be considered land banking for the future or a way to keep generational assets.”

A more left-of-centre idea that could prove both lucrative and worthwhile is investing in a tourist attraction, like a wildlife park.

Commercial property specialist Helen Tarrant, of buyers’ agency Unikorn Commercial Property, is currently working on an investment in Australian Wildlife Parks, which owns three parks in NSW: Featherdale Sydney Wildlife Park, Mogo Wildlife Park on the South Coast, and the Hunter Valley Wildlife Park.

“The land components are underutilised and could be developable for glamping or hotels or other leisure activities, so there are opportunities to value-add in the future,” Tarrant says.

“Typically, the net cash flow returns would be 9 to 12 per cent a year for investors. On average, that’s 3 per cent higher than the usual commercial

property, and triple the return on residential property.

“It’s just generally an alternative asset that’s not very well known in the market.”

Banks typically would lend only 50 per cent on that type of investment, so it can be expensive and is generally done as part of a group or syndicate. An advantage is

that there are two clear income streams – from rent paid on the land and income from the operation itself.

However, Tarrant advises steering clear of more seasonal assets from which it is harder to derive extra income, like marinas. “Often the only extra they have is the sale of ice,” she says.

Hotels can be a good investment, though – either a luxury boutique hotel, or buying into a syndicate for a larger operation.

Urban Property Australia managing director Sam Tamblyn particularly favours this idea.

“There’s a good tourist rebound postCOVID which has turbocharged road trips across the country, particularly around the eastern seaboard,” he says.

“Then there are the new aircraft routes and more flights coming in from around the world.

“Tourism has a very bright future, particularly leading into the Brisbane Olympics in 2032, and some hotel funds were hard-hit by COVID and are selling.”

Rader also suggests old motels that can be owner-run and refurbished for value-add – a trend that sparked after the pandemic.

“A lot of them were bought and renovated to a higher standard, [taking] advantage of driving holidays, and of people wanting to take their pets with them on holiday,” she says.
