Positioned between Sydney and Melbourne – and only 45 minutes from Canberra – Yass is often seen as a convenient pit stop. But for many, it’s where roots are planted and fulflling lives unfold.

It’s a town where open space and neighbourly bonds give families room to grow and bold dreams to take shape.

Karen Lawler of Yass Valley Property relocated from the Northern Territory with two musts in mind – space and easy access to attractions.

These days, she enjoys life just two hours from the coast and three from the snow.

“We moved here with young children, and the area ofered them excellent opportunities,” Lawler says.

When she arrived in Yass, Lawler worked at a local pharmacy, getting to know the community over 10 years before transitioning into real estate.

“Afordability remains a key driver –buyers are seeking larger blocks and homes, and Yass ofers that across a range of price brackets,” she says.

“Many locals commute to the ACT, with some enjoying hybrid work arrangements.”

Raising the curtain on bold design

Statement curtains are back, bringing colour, texture, and drama to interiors.

Timid decorators, look away. Chic statement curtains in daring splashes of colour and lush fabrics are making bold waves across the country’s most coveted interiors.

“Curtains are often overlooked, but they have a huge infuence on how a room feels,” says architect Henry Sgourakis from SGKS ARCH.

“They soften architecture, shift the mood from formal to relaxed, and dictate how you experience light throughout the day. A sheer can turn harsh daylight into a soft glow, while heavier drapes bring intimacy and drama.”

Arguably one of the most underrated pieces of decor, curtains are fast becoming a conversation piece and a simple way to create unapologetic glamour.

As the statement curtain makes its comeback, we asked design experts for their tips.

The unusual and unexpected Luxurious drapes, usually reserved for windows and French doors, are suddenly adorning unusual locations in the most surprising of ways.

“Hang curtains behind a bed, in front of robes, in the shower, or outside on a relatively enclosed balcony for Venetian glam,” suggests architect Monique Woodward of WOWOWA.

INTERIORS

Designer Kylie Buhagiar from Golden uses curtains as plush spatial dividers to add elegance, softness and versatility.

“Curtains elevate the perceived height of a space, soften its acoustics, and even infuence thermal comfort, but more than that, they shape the emotional tone of a room,” she says.

Touch-me fabric

The atmospheric impact of spectacular curtains begins with the choice of fabric.

“Curtains are not just fabric panels – they’re spatial tools,” says Buhagiar. “Whether it’s the drama of dense velvet in a theatre room or the romantic difusion of a sheer linen in a sun-drenched living space, curtains help defne how a space feels.”

For a sense of lightness and fuidity, natural sheers are hard to beat, says Sgourakis. “Linen and cotton sheers give movement and lightness,” he says. “The mix of the two sheers behind and solid in front allows you to dial the mood up or down depending on the time of day.”

Tactile curtains can be used to ofset sharp architectural lines and robust fnishes, such as stone, metal, and tiles.

“We often look to innovative weaves and fabrics with tactile interest, such as a chunky weave or a dimensional texture, to add depth to a space,” says designer Alicia McKimm, director at Golden.

For Woodward, heavy and luxurious fabric is the secret to an unforgettable space. She recently specifed orange velvet curtains for her bedroom to feel “saturated in hand-squeezed Italian orange juice” on waking.

“Curtains are a language that communicates the ambitions of a space,” she says. “Lush is everything for me and velvet is my favourite – once we did fower-embossed cofee-coloured velvet curtains that were pure joy!”

Colour splash

While prints and patterns are always popular, right now block colour is a curtain’s true superpower.

“Colour often becomes the anchor the rest of the design works around,” says Sgourakis. “In a monochromatic scheme, it wraps the space in calm, while in contrast with neutrals or lighter tones, it is the focal point.”

Colour choice, of course, is personal, so take a spin of the wheel and take inspiration from pop art, chalky sorbet hues, neon brights, and rich earthy tones.

Most importantly, have confdence in your choice. “You can always repaint a room, but curtains are a larger investment, so go with what speaks to you,” Woodward advises.

Transform your garden into a relaxing sanctuary during the warmer, sunnier months with pergolas, shade sails and leafy greenery.

When the summer sun bears down, shade brings an instant sense of calm. From the dappled light beneath a tree to the shelter of a pergola or shade sail, the right set-up can turn even the hottest corner of the garden into a cool, inviting escape.

Branching out

Trees bring shade, structure and life to any garden, and a single well-placed tree can become a striking focal point. Compact to medium-sized trees, such as frangipani, dwarf crepe myrtles, maples, Chinese elm, lilly pilly, tulipwood (Harpullia pendula), and Zelkova serrata (Green Vase), are ideal for smaller spaces, ofering shade and visual interest without overwhelming the garden.

Climbing plants can take this further. Trained over pergolas, arbours, trellises or fences, evergreen climbers like passionfruit, star jasmine and wonga wonga (Pandorea pandorana) provide shade while bringing colour and texture. Deciduous vines such as wisteria, ornamental grape, or Boston ivy drop their leaves in winter to let more light through, yet still ofer summer shade.

Plants don’t just block the sun – they actively cool the air. As leaves release moisture through transpiration, they lower the temperature around them, creating naturally cooler spots.

While newly planted trees and vines won’t provide full shade this summer, they lay the groundwork for cooler, more comfortable seasons ahead.

Sail away

Shade sails provide fexible sun protection. Available in a range of shapes, sizes, and colours, they are ideal for patios, play areas or seating nooks, and can be tensioned between posts or anchored to your home for instant sun relief. They can also be repositioned or removed seasonally, making them ideal for high-use spaces.

Got you covered

Cantilever or free-standing umbrellas can be installed permanently over patios, decks or outdoor dining areas for long-term coverage, while smaller models ofer fexibility to move or adjust. Larger umbrellas create reliable shade for entertaining, and for extra adaptability, retractable awnings extend or retract, making it easy to enjoy shade exactly where and when you want it.

Structure with style

Pergolas and arbours aren’t just practical – they make a garden statement while defning spaces for dining, relaxing or entertaining. Pergolas can be left open for a sleek, architectural look or paired with climbing plants to create a living canopy that softens sunlight and cools the space. Slatted or lattice designs allow dappled light to pass through, while greenery adds texture.
