Note from the editor
What I love about pulling together a property magazine each week is coming across unexpected homes, standout architecture or previously unknown pockets of the city that make a strong case for moving into a new neighbourhood. Canberra’s residential landscape often feels like a vibrant tapestry, from the modern, sharp lines defning new suburbs to mid-century brick or heritage gems. Our Cover Story (p10) this week is not your average listing; it’s one of those properties that is made for the suburb it resides in – elegant, stately and with a leafy aspect from every room. Continue reading over the page to uncover more beautiful examples of Canberra’s rich and varied housing landscape.

Expect regular visits from wombats, kangaroos, wallabies and echidnas, while birds, including the occasional eagle, wheel in the skies above.
Designed by the renowned firm DNA Architects, the three-bedroom home at 129 Hardy Road was a winner of a HIA country home of the year award.
Rich stonework, limestone tiles and cedar joinery are complemented by a solar passive design, 50 solar panels and rainwater tanks. Enjoy touches of high-tech kit, such as a teppanyaki grill, ducted central vacuum system and radiant-heat ceiling panels.
“This one-of-a-kind property offers a magical experience all year round,” says agent Amr Bakry of Belle Property Canberra. The private sale carries a guide of $1.96 million to $2.15 million. Lucy Jones

Where luxury meets the landscape
Set amid lush, mature gardens, this award-winning Forrest home ofers scale, serenity and a seamless connection to nature.

Set on a vast 2265-square-metre parcel of prime Inner South land, this elegant residence is a house of signifcant scale. Yet, the overwhelming feeling is one of being immersed in a private forest.
This connection is achieved through bold picture windows that frame the lush, mature plantings, drawing the outside in at every turn.
It’s a delicious coincidence that the elegant, fve-bedroom house is very much at home in a suburb called Forrest.
Architect Dominic Romano designed the 634-square-metre home at 9 Dampier Crescent, and listing agent Josh Morrissey of Hive Property says it has a timeless feel, with the original design incorporating features that still lead the way. It received a Housing Industry Association award for best custom-built home in 2007.
“Very few modern homes have an indoor lap pool that’s made even more spectacular by a cathedral ceiling with skylights,” Morrissey says.
“For the wine lover, there’s a 300-bottle wine cellar, and for families that need ever-increasing space, well, there’s a selfcontained studio with an en suite.”
These inclusions are big bonuses, no doubt, but they simply enhance the core ofering of the home itself.
A mondo grass-fringed path leads through the garden toward custom-built and oversized double timber doors that provide the frst glimpse of the interior, highlighted by tiles that shine like mirrors under shimmering chandeliers.
The foor plan is essentially divided into four parts: a main-bedroom suite and indoor pool; a formal and central living area; a bedroom wing; and an upstairs guest suite.
There’s boldness in the proportion of the living spaces, while the neutral interior palette is complemented by the strong natural element drawn in through the extensive glazing.
Morrissey says this connection with the lush gardens injects an organic feeling into the home.

“It’s an unrivalled luxury turnkey option with the room for a family to grow into and fexibility in the spaces it ofers.” Josh Morrissey
“More than that, it conveys a sense of sanctuary, real privacy – you’re in your own world,” he says. “It feels like a real getaway, but you couldn’t be in a better, more central location.”
The home chef will enjoy ample preparation space, with runway-like benchtops and deep storage. There’s a Miele microwave, an induction cooktop, a Bosch wall oven, and a walk-in pantry. Adjacent is a casual meals and family room with a freplace and a dry bar.
Parents are going to love the primary suite with its walk-through wardrobe and en suite with a bath and terrace access. There are three bedrooms in the opposite wing, one with an en suite and another with a concealed study.
There’s more upstairs – an open space with an en suite that ofers myriad possibilities, along with access to an outdoor terrace. The basement has a wine cellar and tasting room.
The home’s outdoor living is defned by a series of courtyards, ofering a choice of settings for private retreats
or social gatherings, all anchored by a stunning espaliered jasmine feature wall.
Other garden delights include Japanese maples, azaleas, cycads, pebble-edged stepping stones and water basins.
Here you will fnd the self-contained cottage, which provides many options.
There’s a three-car garage with storage, and further driveway parking. A second gated driveway can park more.
Morrissey says family buyers are the most likely candidates for the residence.
“It’s an unrivalled luxury turnkey option with the room for a family to grow into and fexibility in the spaces it ofers,” he says.
“But it delivers more than that – a location that doesn’t get any better – and a home for the generations.”
This residence is located only minutes from a selection of Canberra’s best schools, the Parliamentary Triangle and shopping precincts.
This feature is part of an Allhomes Deluxe package.

Al fresco: A series of courtyards defines the home’s outdoor living areas, offering a choice of settings for private retreats, social gatherings or lazy afternoons in the sun.

Bold form that’s built for the views
On a peaceful, leafy street in Deakin, Icon House fuses its striking architectural form with a sweeping outlook across the city skyline.
Deakin is an Inner South suburb that has quietly become a showcase for some of Canberra’s most exemplary architecture, and Icon House is the latest addition to its prestigious residential skyline.
It’s a bold collaborative project from local frms Turco & Associates and custom-home builder Status Living.
On a quiet, tree-lined street, the house sits on an elevated 1800-square-metre
block and is one of only a handful of homes in the area that benefts from uninterrupted panoramic views of the city’s most recognisable landmarks.
Architect Michael Turco has enabled Icon House to take full advantage of its enviable position by creating a design that responds sensitively to its setting.
“This is not simply a home with a view – it’s a home built around them,” he says. “Every line, every frame and

every room was purposefully shaped to connect the family to the city’s natural and civic icons.”
Completed this year after three years of construction, the home impresses with its sheer scale and presence – qualities amplifed by a minimalist design.
A natural palette allows robust materials to shine, from the Tyrolean render and extensive stonework to the marble fooring and rich walnut joinery. Custom silver-toned metalwork across windows, balustrades and battens provides a soft contrast to the natural fnishes.

While the home displays subtle artistry throughout, Turco says it also needed “to feel efortlessly liveable”. A series of inviting, light-flled areas form intimate zones and focal gathering points –both essential for everyday comfort and functionality.
This blend of artistry and efortless liveability is perhaps best exemplifed in the kitchen. The sleek space is ftted with premium V-Zug and Liebherr appliances, enhanced by a suite of mixed-metal fxtures – including aged brass and brushed chrome – and bespoke, hand-crafted lighting.

Panoramic vistas: The house sits on an elevated block and has uninterrupted views of the city’s iconic landmarks.

“This home has pushed boundaries ... from its scale and structure to the precision of its detailing.” Brent Redmayne
The defning material here is the cascata grey marble incorporated into the monolithic island, along with the benchtops and splashbacks, then mirrored in the cantilevered three-sided freplace that anchors the adjoining main living wing.
The latter space fows seamlessly to an external entertaining area with a sunken fre pit, where custom 20-millimetre marble pavers underfoot dissolve the threshold between inside and out.
Overall, the home’s layout is designed to provide many options for retreat. It includes fve bedrooms – each with an

en suite – a dedicated guest wing, home theatre, indoor gym, multiple living zones and a four-car garage.
A custom pool, spa and private sauna further enhance this resort-like feel.
Icon House’s design and construction excellence were celebrated when it won this year’s HIA ACT/Southern NSW home of the year award.
Status Living director Brent Redmayne says the win recognises the feat of completing an architecturally complex and technically demanding build.
“This home has pushed boundaries in every sense, from its scale and structure to the precision of its detailing,” he says.
“The result is something truly special, unlike any other home we’ve had the privilege of building and one that now stands as a testament to what is possible when passion, purpose and precision align.”

Elevated living in every sense
From the elevated corner of Lafan Street, this Coombs home enjoys a panorama that stretches from the Molonglo River to the Telstra Tower – a reminder that sometimes the best views are the ones you get to go home to. However, the outlook is only part of its appeal.
Inside, the fve-bedroom house feels more like a private retreat, with details designed to create that delightful combination of elegance and efortless ease. From the soaring ceilings to the
layered textures of timber, glass and stone, the design creates a sense of calm, contemporary living.
Wide hallways, blackbutt fooring and natural light set the tone as the home welcomes you into expansive open-plan living and dining spaces.
The kitchen boasts Caesarstone benchtops, integrated appliances and a generous walk-in pantry.
Stacker doors blur the line between indoors and out, opening to a wraparound al fresco area with built-in

heating and shade blinds. Alongside it, the solar-heated pool shimmers, framed by low-maintenance gardens and a stretch of lawn.
With its private terrace, huge walk-in wardrobe and luxurious en suite, the main-bedroom suite is like a resort escape of its own. All other bedrooms are king-sized.
A separate rumpus room ensures space for everyone in the family.
The home is Coombs living elevated –in every sense of the word.

“Elegant in design and practical in layout, this large, single-level home ofers enduring comfort and style. It’s a residence built for luxury living well into the future.”

ISam Cotton
Writer, artist and comedian whose love of birds – especially chippyobsessed seagulls – brings colour and comedy to his home.
n social media sensation Sam Cotton’s world, art and comedy are ever-present. Best known for his hilarious and touching videos of everyday happenings overlain with hand-drawn illustration, the actor, artist, writer and animator has an afnity for seagulls, a love of colour and a bowerbird’s eye for collecting. This is refected in the three-storey townhouse in Sydney’s Inner West that he shares with his wife, voiceover artist Maddie, and their baby daughter Daisy. Colourful birdlife adorns the walls and rugs; cushions take gull, crab and jellyfsh form; Cotton’s animated creations peer out at visitors; and “chippy chaser” cartoon seagulls are displayed on the wall above the sofa.
“I’m too old to be thinking the way I do, but I’m always thinking of weird stuf and imagining little stories,” Cotton says. “I like to challenge myself and see how magical I can make … mundane things.”
When the couple inspected the property after years of renting, they saw the stark white walls, which had an “airport waiting lounge” feel, as blank canvases with endless possibilities.
“We felt stifed a lot of the time with these rental places,” Cotton says. “That’s probably why we’ve gone so hard with this place; we felt like we were bursting at the seams to express ourselves.”
With a chocolate-brown kitchen bench guiding the colour scheme, Cotton “mucked about” with the illustration program Procreate until he had a bold palette for the interior. A painter was hired and then the couple moved into their vibrant abode.
“There was defnitely a part of me that was like, ‘What have I done?’ if I’m going to be honest,” Cotton says with a laugh. “But, after a night or two, we really loved it because it felt like us.”
The family’s kitchen is now “Uluru red”, inspired by Cotton’s time spent in the Northern Territory as a child, and the living room is a contrasting deep aqua for his love of the ocean. “I like feeling like you’re under the water,” Cotton says. The “fun-house” approach extends to the doors, with each one painted a diferent hue.
Cotton says he isn’t sure why, exactly, although he has always thought a doorway represents endless opportunities for storytelling.
“We have had a lot of fun decorating,” he says. “We have a rule that if it makes us smile, we do it; it’s that playful quality we share.”

bright yellow door, and a deep purple one leads up to “the retreat” – the lovely, large main-bedroom suite at the top of the house, which is painted in calming pink, and where far-reaching views over Sydney rooftops can be enjoyed.
There are even two mini-doors in the house for their “little lodger” Steve, a small cartoon fella who Cotton refers to as a “cranky fsherman”.
If he had his way, Cotton says, each plant and tree in their courtyard garden would also have a small door stuck on it, a little makeshift community living in his backyard. “My wife was like, ‘You’ve got work to do,’ and I was like, ‘Yeah, you’ve got a good point,’ so I didn’t do that,” he says, deadpan.
Working from home, Cotton, whose delightful animations have garnered him more than four million followers on Instagram and TikTok combined, has learned to separate productivity and relaxation with a dedicated workspace. He says an occupational hazard (along with a wardrobe of “tracky daks”) is the risk of working all night when an exciting idea strikes.
Collectors’ items clutter his desk, mostly fgurines and memorabilia from childhood favourites – Lego, The Simpsons, Jaws, Seinfeld and Larry

David, the latter two informing his love of comedy and acting.
Cotton plays the lead role in the comedy-drama Diary of an Uber Driver, appeared in the TV show Colin from Accounts and was the voice of Chippy the Afghan hound in Bluey.
“I’ve got a lot of childish stuf, like things I loved as a kid, that had a profound efect on me or inspired me,”
Cotton says. “My justifcation is that when you were a kid, that was when magic was real. You didn’t know how things were made; you didn’t know how it all worked.”
Childhood infuences run deep for Cotton, who has always dedicated time to drawing each day.
His grandmother, an avid art collector who had Albert Namatjira and Pro Hart originals (one of which Cotton inherited), once told him that each frame was “a window into a little story”.
That struck a chord, and a fascination with art began. “I’ve got a huge, huge art collection,” he says. “I’ve been collecting for a long time, but it’s really stepped up since I got the house, because now I have a place to put it all.”
The majority of his collection is work by friends, like the lino prints by American folk musician Gregory Alan

Isakov. He traded him for a copy of his book, Chippy Chasers, and some animated stickers.
Perhaps not surprisingly, many of his collected artworks feature birds, another lifelong fxation.
“Ever since I was a kid, watching birds compared to watching other animals, there’s always some sort of storytelling going on, some sort of drama,” he says. “They’re getting into arguments, there’s romance … if you watch birds for long enough, you’ll see a little story.”
These “stories”, and capturing them, often dominate family strolls to nearby Victoria Park, where Cotton secures much of his bird footage while enjoying a takeaway cofee.
Every bird has its own loveable quirks, but the Aussie battler, the seagull, is an absolute favourite.
“It’d be tough being a seagull,” he says, pondering. “Like, imagine if every time you had to eat, you had to rob somebody; it’s a nightmare.”
Cotton says that bird watching, whether in the garden, from his bedroom window or while walking around the neighbourhood, is his favourite pastime. As a result, his iPhone storage is full to bursting, his mind constantly racing with ideas. “I’ve always got my head in the clouds, but it’s okay because I love it there,” he says.
Telling stories: Every door in the Sydney house is painted a different colour.

Rare ofce space in a prime corner spot
There’s always a lot going on in Fyshwick, with the bustle of all manner of trades, big-box retailers, warehouses and more.
What there’s not a lot of, particularly at scale, is ofce space, which is why this 465-square-metre commercial property on the prime corner of Newcastle and Lyell streets is particularly appealing for an owner-occupier who sees Fyshwick as a convenient location.
The two-storey space will impress with its high-quality, ground-foor ftout, upper-level open space and four covered parking bays.
Alex Smith of Sentia Real Estate says the property is a very competitive ofering.
“It’s a compelling proposition – ofce space this size doesn’t often come to market in Fyshwick,” he says.
“It delivers a signifcant property at an afordable price point compared with

what might be on ofer, say, in a town centre or the Canberra CBD.”
Smith says it would most likely suit a professional services business, but a purpose clause allows for a range of uses.
“The layout allows for easy adaptation, whether you need open-plan workspace,

private ofces or a combination,” he says. There’s ample street parking, ensuring easy access for clients and visitors.
“Its strategic Fyshwick position ensures excellent connectivity to major arterial roads and surrounding commercial hubs,” Smith says.
