A Checklist for Sellers
Turn on all lights and turn off all fans. Replace any burnt out bulbs
Lift all blinds and open all curtains - we want as much natural light as possible
Clear kitchen and bathroom countertops
Put away magnets, paperwork, dish towels, oven mitts, soap and sponges
Use the garage as storage for any furniture that doesn’t have a place or packing boxes
Hide trash cans
Put down toilet seats
Store personal hygiene items out of sight

The Under Contract Process
RATIFICATION
All parties involved have reached an acceptable agreement on price and other terms. The transaction timeline and key milestone deadlines are driven from the date of ratification.
INSPECTIONS
Common inspections: Home Inspections, Wood-Destroying Insects, water quality, well and septic and oil tank inspections. Reaching an agreement in a home inspection negotiation is typically one of the biggest milestones in a transaction and may involve repairs, credits, or a combination of the two.
CONTINGENCIES
Common contingencies include: Financing, Appraisal, acceptance of community rules and regulations, the sale or settlement of a buyer’s home and others. Each time a contingency is satisfied or removed, a transaction moves closer to a successful closing.
REPAIRS & FINAL WALK THROUGH
Receipts from licensed tradespeople for any negotiated repairs are provided to the buyer’s agent prior to closing. The final walk through is an opportunity for buyers to review any work done and see the property one last time, preferably vacant.

CLOSING
Your title company will conduct closing at a time and location most convenient for you. You and the buyers will sign the necessary paperwork and you will receive your proceeds as soon as the deed is recorded at the courthouse, typically within 24 business hours.
