Brittany is a founding member of The DJ & Lindsey Team and has been licensed since 2015. Born and raised in Florida, she prides herself on being a native. She knows the ins and outs of our area like nobody else. Brittany now co-leads the team, serving as our Director of Operations and Licensed Broker, ensuring the success of our agents.

Brett has been in real estate since 2017 and within 3 short years, he is living the proven path. Brett joined The DJ and Lindsey Team in 2019. Within one year, he has sold over 40 homes and has joined in leadership to mentor all agents on the team by growing and supporting them. Professional Photography is essential to a successful home sale. We include professional real estate photography with every listing, as part of our full service listing fee. Our photographers are the best in the business. Their equipment (including wide angle lenses, a 30 foot raised photography lift, a flying drone, and professional lighting) provides for stunning photos every single time.
If you’ve searched for homes on the market lately, you’ve likely noted that many properties are photographed with digital cameras or even smart phones, and the result is obvious. We want our properties to stand out, impress potential buyers at first glance, and draw people in to see more.
The photos will be organized on your MLS listing in the same order a buyer would see the rooms if they were touring your home in person.

PREPARING FOR PHOTO DAY A Checklist for Sellers
Interior:
• Turn on all lights and turn off all fans.
• Replace any burnt out bulbs
• Lift all blinds and open all curtains - we want as much natural light as possible
• Clear kitchen and bathroom countertops
• Put away magnets, paperwork, dish towels, oven mitts, soap and sponges
• Use the garage as storage for any furniture that doesn’t have a place or packing boxes
• Hide trash cans
• Put down toilet seats
• Store personal hygiene items out of sight
• Make all beds, fluff pillows, fold/place throw blankets nicely
• Put away personal photos, important documents, toys and laundry
• Remove any evidence of pets
• Touch up paint, get rid of scratches, dings, or any marks on walls. Magic erasers are great for this!
Exterior:
• Put away lawn care items and kids toys
• Check windows for distracting blinds and curtains
• Pressure wash house and walkways
• Lawn Care: Mow, weed, pull dead flowers or bushes and replace with low maintenance items such as mulch or greenery.
• Move cars out of the driveway and away from the front of the property
• Close the garage door
• Uncover patio furniture, grills, and pools

• Open outdoor umbrellas
Please have a spare key ready for the lockbox on the day of photos.
Preparing For Showings:
• Place a reed diffuser or plug-in that is freshly scented near the front door and through out the house
• If you have carpet, consider getting it steam cleaned.

THE UNDER CONTRACT PROCESS
Ratification
From the moment you hire us, you will receive industry leading customer service from our fulltime, in-house, transaction coordinators. This team is made up of licensed agents and is here to manage the hundreds of details and monitor key contract deadlines to ensure a smooth transaction.
All parties involved have reached an acceptable agreement on price and other terms. The transaction timeline and key milestone deadlines are driven from the date of ratification.
Inspections
Common inspections: Home Inspections, Wood-Destroying Insects, water quality, well and septic and oil tank inspections. Reaching an agreement in a home inspection negotiation is typically one of the biggest milestones in a transaction and may involve repairs, credits, or a combination of the two.
Contingencies
Common contingencies include: Financing, Appraisal, acceptance of community rules and regulations, the sale or settlement of a buyer’s home and others. Each time a contingency is satisfied or removed, a transaction moves closer to a successful closing.
Repairs & Final Walk Through
Receipts from licensed tradespeople for any negotiated repairs are provided to the buyer’s agent prior to closing. The final walk through is an opportunity for buyers to review any work done and see the property one last time, preferably vacant.
Closing
Your title company will conduct closing at a time and location most convenient for you. You and the buyers will sign the necessary paperwork and you will receive your proceeds as soon as the deed is recorded at the courthouse, typically within 24 business hours. Congratulations, your home is officially sold!
