old soul trees splitting rocks... floating above a stream bed... a sadhu awakens revealed in a dream...

The home is seen as an abstracted tree with a street side of patina copper planted on two columns at the cliff ’s edge hung by steel cables. The park side rear is clad with transparent super-insulated glazing. Trees are saved and wrap through the house. The design desires to blend into the park by its matching natural colors as well as its use of glass, which reflectively display the preserved trees surrounding it.

Found in one of the most exceptional settings in Forest Hills, this residence was designed by award-winning architect Travis L. Price III, FAIA as his own home. In close proximity to Rock Creek Park, one enjoys a bucolic setting while also being only a ten-minute walk to Connecticut Avenue. This iconic house claims many sustainable features including the super-insulated glazing and the innovative use of copper and steel. The house comprises approximately 3,500 square feet including: three bedrooms, two full bathrooms, an open living/dining arrangement, a perfectly outfitted kitchen, studio and separate laundry. The public spaces are large and offer uninterrupted light from every aspect and the private spaces are intimate and inviting.

It is essentially the embodiment of a spiritual journey that manifested itself in a unique complement of materials, joyously expressed. The house is more armor than residence, enveloping the inhabitants in a secure sheath, providing them with an opportunity to create their own experiences within. While presenting a strong and bold exterior, the interior is almost Zen-like in its calming aspect. 2805 CHESTERFIELD PL, NW, WASHINGTON, DC 20008 OFFERED FOR $3,399,000

Conceived in a way like no other, this house is more than merely a distinguished residence. It incorporates a lifetime of learning and experiences from all over the world and from numerous traditions.

A Letter from the Publisher

M

the district is our audience

y inspiration for District Home Magazine came from my intrigue for D.C.’s exceptional urban living style. Washington, D.C. has quickly developed into the Manhattan of the Mid-Atlantic, appealing to sophisticated young professionals and home to the world’s most influential and affluent people. Over the past decade, the city has drastically transformed into a modern metropolis with a rich history. D.C. is also notable for being both chic and conservative, appealing to those who seek a refined city lifestyle. I wanted to highlight the evolving city atmosphere and showcase the diverse neighborhoods of the District. Whether it’s historic Georgetown, vibrant Dupont Circle, or the revitalized Capitol Hill, each community has distinctive qualities with residents and homes that share unique lifestyles.

urban living and luxurious escapes

I long, as does every human being, to be at home wherever I find myself. -Maya Angelou

D.C. is the perfect place to put down your roots, and the ease of escaping the hectic city contributes to Washington’s appeal. I am excited to not only include beautiful urban homes, but also present residents with real estate opportunities for relaxing weekend escapes to nearby destinations. A short ride out of the city can take you to the charming seaside town of St. Michaels, Maryland, to a beautiful rural horse farm in Middleburg,Virginia, or to your dream getaway in the Shenandoah Valley. With the convenience of two accessible DC airports, Reagan National Airport and Dulles International Airport, a weekend trip to Nantucket or down the coast to Hilton Head is at your fingertips.

the old and the new Rich histories and modern amenities encompass the District’s culture. Our listings combine elements of the old and new, including homes from the 1900’s that have been beautifully preserved and updated for today’s lifestyle. I wanted to put a spin on real estate by showing an intimate history of the homes we list, while showcasing their beauty with modern updates and unique design elements. We work with local designers, architects, and builders to present fresh and inspiring ideas for your own home. Living and working in Rome, Italy for over 15 years is where my passion began for homes that combine the old and the new to create harmonious living spaces. Our first home was an apartment in a renovated monastery, built circa 1501. I feel the style of European living in Georgetown where I currently reside with my husband and two children. I hope that you enjoy each of the homes we showcase, and are inspired by our design professionals.

Reagan H. Smith Publisher Every home has a story. We help you tell it. Reagan@districthomemagazine.com

Not a Cookie Cutter Realtor

Lawrence M. caLvert As a DC resident of 17 years, Lawrence Calvert truly loves Washington. Lawrence is a realtor with TTR Sotheby’s International Realty and also manages volunteer commitments and enjoys participating in communitysponsored events and exploring Washington’s boundless cultural offerings. But it is his hobby of 6+ years as an artisan in hand-decorated cookies where he has found a wonderful creative outlet and a way to balance his active Washington life. As Lawrence puts it, “my cookies are personalized and taste great, which makes people happy, and that feels good.” Calvert is no amateur though. His cookies have landed in the pages of The Washington Post Magazine and Martha Stewart Living. “I am basically self taught via YouTube videos and Google searches,” he admits, “and it took me some time to perfect my cookie recipe and my Royal Icing recipe, which can be very tricky, but I now own more than 250 cookie cutters and pastry tips of all sizes.” He also manages to teach classes 6-8 times per year at Temple Micah in upper Georgetown.

So what do cookie decorating and real estate have in common? “A lot,” he says. “They both require a great deal of experience, patience, and precision. Baking is not like cooking. You must be precise when measuring ingredients (hint: I weigh my ingredients) for the final product to turn out perfect each and every time. The same is true for real estate. Clients rely on me for precision and accuracy on price (in both selling and buying) and in research, marketing and negotiations.” And how else do these two come together? At closing, of course. All parties receive a package of his custom cookies. “They are usually really surprised that I make them myself.” Besides, what makes a house more of a home than a freshly baked and beautifully handdecorated batch of cookies? Matt McHugh & Heather Davenport Lindsay Reishman Real Estate District Home magazine: How did you two become a team? matt: The DC real estate community is pretty small. Heather and I have been friends for years and started out in the same office. We ultimately decided that we could serve our clients better if we operated as a team because, in this case, two is better than one.

40 ISSU E N O. 1

DHm: Do you have any favorite projects you’ve worked on?

HeatHer: We both live in the District but we know and experience it differently. We have found that we bring different skills and attributes to the table but we compliment each other in a lot of ways which works well in our partnership.

mm: Our favorites are usually the ones that differ the most from before to after. It doesn’t really matter if it’s an estate sale that needs a complete overhaul or a buyer’s new house where they are opening up a kitchen and renovating a bathroom—we just like to see the transformation and the personal stamp people put on their homes.

DHm: What sets you apart from other agents?

DHm: What type of client do you enjoy working with?

HD: Our clients often tell us we listen well. In our initial client meeting, we really try to hone in on what the buyer or seller is trying to achieve, whether it’s a larger home for a growing family or someone trying to sell their home to downsize. This helps us serve our clients better and helps them get to their goals faster.

HD: We’ve worked with all kinds! Some buyers take the time to find that very specific house; others have some general specifications and quickly find something that works for them. In either case, knowing what you want—and what you don’t—makes the whole process smoother and ultimately more satisfying. We do enjoy helping clients pinpoint their goals.

DHm: Do you specialize in any aspects of the business?

mm: One of the great things about DC is the variety of people living here. It keeps our job interesting to work with all kinds of different clients in different areas of the city.

mm: Because inventory in our market can be tight and the “perfect house” doesn’t always exist. Over the years we’ve become experts in helping people find properties that are ideal candidates for renovation. Those purchases can be somewhat tricky with financing, timing, getting contractor bids, etc. and often times buyers don’t even know where to start. We use our expertise to help buyers navigate the process so they can create their own perfect space.

Lindsay Reishman Real Estate 1506 19th Street NW, Suite 1 Washington, DC 20036 www.mattandheatherdc.com

mm: The process can be daunting, even more so than a regular purchase or sale, but it’s all about managing the elements and having a great list of resources.

HD: And then we are able to use our resources to help sellers who might need to renovate before getting their house on the market. We are able to help identify problem areas in a home and assist the seller with fixing the issues using our extensive list of service providers.

If you are ready to purchase a new home and want a private consultation, or are interested in selling your current home, contact Heather and Matt today.

he homeowners, a couple with two young children and a dog, purchased this home in Georgetown upon moving here from California. In the initial interview with FORMA Design, they emphasized the fact that they had a casual lifestyle, that all areas of the house needed to be child friendly and accessible, and that they loved and missed the bright and relaxed home they left behind in LA. They hoped, with minor architectural modifications, to be able to transform this house so it maximized the light, had bright surfaces and furniture throughout and allowed for a generous and efficient multi-family kitchen/eating/study area opening to the back patio, while respecting the existing architecture and personality of the home.

two hands holding … thrusting into the infinity of time…. collections of timeless sculpture within sculpted light…

The home design reflects the lives of its owner’s immense love of art and sculpture as well as their growing family. The house is located across the street literally from the oldest home in Washington DC. The project is nestled amongst some of Washington’s finest historical homes with only a few modernist pieces. After a one hour only of extensive review, the Historic Commission gave unanimous approval.

While I.M. Pei gave us our first 20th Century piece of architecture in this historical district, the Lenzner house is our first equivalent piece of 21st Century architecture.

The home captures and bounces light from dawn to dusk with its raised edges and transom lights. As well, the south facing façade is designed to capture a full amount of passive winter sun while completed shaded in summer. Borrowed space visually is enhanced by a constant stream of water elements on the sides and rear of the home. In all, it is a jazz piece reflective of the light-filled spaces of surrounding Victorians in concert with the stately Gothic dominance of the National Cathedral.

lifted between the two waters…. hushed thin sighs twixt rippled rocks…. velvet sunlight dapples on watering sky….

The Salop/Gelman residence is a new home on a lot overlooking the Potomac River above a large spillway with a placid manmade lake to one side and the harsh rippling rapids to the other. The essential design parti was a garden path that literally bifurcated the home creating an endless path outward to experience the parted waters as the main entry. Nature as front door was the key. To one side is a large living, dining, kitchen and master bedroom suites. The path to the other side continues down through a long tunnel through media room to the other side containing 3 more bedrooms and an office. The entire house is also a reflection of silver clouds and rolling hills. The large roof canopy is a direct function of full winter passive solar gain and full summer shading. Functional green design is celebrated by the metaphors of waters and nature in view. It is highly insulated, passively heated and cooled, as well as equipped with a solar domestic hot water system. The entire skin uses low embodied energy with brushed aluminum, indigenous stone and glass. The interior is all select cut lumber and engineered wood.

This house is part of the historical Cooke’s Row, four pairs of semi-detached houses that were built in 1868. The Italianate and Second Empire houses were designed by architects Starckweather & Plowman and were commissioned by DC’s first governor, Henry D. Cooke.

T

he Second Empire semi-detached “suburban villa” had been neglected since the early 1940’s. Working within the shell of this historic structure, the renovations provided much clearer circulation within the house, particularly on the first floor. By removing an opaque brick box added to the back of the house in the 1930’s front to back light and circulation has been achieved. The rear-most space of the first floor has become a spacious kitchen. A custom door was designed and constructed to appear as a window, yet provide access to a new rear deck. The original three story circular staircase was reinforced and reconditioned. A back lit circular window at the top of the stairwell provides the equivalent of daylight. A warren of small rooms and corridors on the second floor were reconfigured to provide two bedrooms, two bathrooms, a family room, and a study. The top floor, under the Mansard roof, formerly servant’s quarters was transformed into a master suite and adjacent nursery. The original trunk room is now a master bathroom. Most of the interior doors have been reused and the original fireplace polished and reset. All of the windows throughout the house were removed and reinstalled with much of the original glazing still intact. Much of the slate roofing was replaced, while the masonry piers of the projecting bays were rebuilt. The original brick of the driveway was relaid and expanded to accommodate automobiles.

Project Overview

Renovate & Remodel After living in their Chevy Chase home for several years, these homeowners were ready to convert their attic into a master suite. Design & Construction The goal of the project was to create an open, spacious master suite, conducive to unwinding after a stressful day. During the design phase, several concepts were explored and after a few rounds of schematic drawings, the homeowners selected an open floor plan with enclosed areas for the shower and toilet. A large walk-in closet backs up to the shower, and the location of the bed was changed to allow the couple to take advantage of better sight lines. In spite of its urban setting, the large windows and proximity of trees make the suite feel as if it is nestled in a remote forest. The design includes a reading area with a coffee center and beverage fridge, custom shelving for books, and hidden storage for luggage. The television is mounted on the exposed brick chimney, and swivels so as to be visible from both the bed and the seating area. From the beginning, Four Brothers suggested an eclectic combination of classic and contemporary finishes for a timeless, clean look. The heart pine floors were refurbished and the custom cabinetry throughout was finished in complimenting colors. A wall of salvaged wood from an old barn in Virginia is illuminated by accent lighting, and a stained glass window from Chicago adds texture and interest. Four Brothers encountered several unexpected problems during the construction phase. When the floors 54 ISSU E N O. 1

The homeowners interviewed five other firms and finally selected Four Brothers, LLC as their remodeling partner. They were impressed with Four Brothers’ portfolio, and liked the transparent nature of their design/build approach. In its pre-renovation condition, the attic had one redeeming quality: the heart pine flooring (although it was badly in need of re-finishing). Other than that, it was a dark, dated space, with an awkward kitchen and tiny bathroom.

were opened, it became clear that the existing structural framing was inadequate, and hazardous insulation had been used in the floor joists and walls. Despite the added structural and remediation work, Four Brothers kept the project on budget and on schedule.

In the Words of the Homeowners “We had very high expectations, but the end result still managed to far exceed them, both aesthetically and functionally. From the project’s inception, we had a collaborative relationship with Four Brothers. They patiently and carefully listened to our ideas and concerns and came up with innovative solutions. Leroy worked hard to keep our project on-budget, informing us of unanticipated costs along the way and suggesting ways to keep on track; Matthew is a gifted architect, whose designs really set the tone for the project; and Walid was the project foreman extraordinaire. Anyone who has done any renovation work knows that you will be seeing A LOT of the foreman. Walid is exactly the person you want—meticulous in his craft, punctual, respectful of the home and homeowners, hardworking, and pleasant to be around. We are thrilled with our new master suite and thank Four Brothers for their hard work.”

two rivers at the white birch..... growing in the grove........ waters shed trees of light in shades of green....

The home is a path through the West Va hills. The path splits and meanders to know where…to know where nothing is left but self and nature. The cloak of nature and soul are equally in harmony punctured by growth and rebirth all afloat. Swaying trees and swirling winds scoop clouds of water to feed the split trees. A rock opens as a stairway and leaves paths to take in or out. The home is simple, a main area and a guest house connected and apart. The main place is a bedroom, kitchen, dining and living. Basics are met under ceilings that are vaulted in wood. The living trees were saved and become captured art as they puncture the home preserved for lovers of nature.

the setting for this house is a reminder of duality with it’s view of the twin peaks across the valley. this is the context that I want this house to capture. I want it to be simple, but complex technically and artistically. I want it to be comfortable and challenging at the same time. I want it to keep me safe from nature but make me feel part of nature. And ultimately, I want it to make me aware of these layers and contradictions so that I can sit and contemplate all that on long winter nights.....this idea of opposites is not really what I am trying to describe. It is more still waters running deep…… -- Larry BrUneeL 9-12-08

The home is much like an ipod. As one approaches it is at once a surreal object that stands like a wall, but beckons and then with the slightest movement opens and invites one in. The simple path divides the lower level of auto from the above dwelling place. The home has bridges all in glass to separate time and echoes. Always crossing and rising with the sun. The southern side is packed with solar streams all winter and dwindles into shade with silver fins in summer’s heat. The roof is terrace of never ending vistas that make one wonder why live inside at all.

saddled between two peak….. fermenting curtains rising to the seasons, fire and sun, water and leaves… crashing out to the cornucopia of the beginnings………

The spectacular horse farm known as Spring Hill was established in 1969 as a racing and breeding farm. ne of the most beautiful homes in America, that was how the Georgian Revival Mansion of Canterbury was hailed by the American and French Society of Architects soon after completion in 1939. Col. Albert Pierce and his wife were drawn to the magnificent horse country of Virginia to build their fine estate. Major renovations came to Canterbury in 2007 when the current owners commissioned Clive Christian Kitchens to design and install their exquisite kitchen, family room (27 x 21) and prep room (23 x 10) with walls of fine cabinetry, superior appliances and marble countertops. Also during this time, electrical, plumbing, heating and air-conditioning throughout this eight-bedroom home was replaced. From the impressive back verandah enjoy expansive views over protected land. The grounds have the potential to be magnificent world-class gardens. The hardscape design of renowned landscape architect Ferruccio Vitale is still in place including: beautiful stone walls, serpentine brick walls, terraced lawn, swimming pool with two bathhouses and the tennis court with pavilion, all of which are exquisite and awaiting restoration. Enjoy the private world of Canterbury.
