John Mentis, a Realtor with Long & Foster Real Estate in Arlington, Va., celebrates 20 years in real estate this year. He shares his thoughts on the changes he's seen and how he's changed, helping him close more than 525 deals, having 90% of his annual business from repeat clients and referrals, and being the top overall agent in his office for the past three years in-a-row.

I

started in this business like many: leaving a job that had run its course. I wanted something where reward was commensurate with effort, I could set my own schedule, and where there would be a constant demand for my services. Real estate has turned out to be a great fit, but not without a lot of hard work, introspection, and dealing with constant change.

EFFORT: Work more, make more?

Reward often flows from effort in this business: generally, the more you work, the more you make. The market has definitely become more competitive over the years with more brokerages, more agents, and higher cli-

ent expectations. Therefore, commissions have fallen, clients expect me to spend more on things like advertising and staging than when I first started, and there are more things to spend upon, e.g., on-line advertising, videography. Likewise, the amount of effort I put into the job today is greater and more intense than when I started. Today’s consumers have more real estate information. The advent of the Internet allows consumers to see plenty of homes and to some degree understand how to buy or sell a home. You’d think that would make my job easier, but it hasn’t.


First, I have to prove my value to the consumer at an even higher level since many feel they stand a good chance of successfully selling or buying on their own. Second, I have to spend a good amount of time correcting consumers’ mis-understandings since sometimes their conclusions are just wrong. Learning more and explaining more has made me a better agent.

SCHEDULE: We can’t make more time.

Control over my schedule is so important. I have been able to integrate my professional and personal life as I had hoped, but twenty years ago, there weren’t as many ways to stay in touch so client expectations were lower. Back then it was mostly phone, e-mails, and in-person appointments in that order. Today, it’s mostly text, e-mail, in-person appointments, and phone calls dead last -- which really surprises me. I’ve learned that many consumers (and agents) don’t pick up their phones, and don’t listen to voice mails let alone return them. Clients routinely except quick if not immediate responses. This translates into things like stopping grocery shopping to send a text, e-mailing at midnight when I should be getting sleep, and calling people when I’m driving thanks to hands-free technology. I am still setting my own schedule, but as I have taken on more clients, maybe they have more influence on my schedule than I do.

DEMAND: Everyone needs somewhere to live.

The need for housing is constant, but the level of demand and supply varies year-by-year; the past few years are extreme examples. Additionally, our market has its own unique dynamics thanks to the impact of national elections, continuous job growth, and limited transportation. I can’t change these macro factors, but I understand how they play out in the market, how they affect sellers and buyers. Like any small business, the trick is to deliver a great product/service in any market so that customers keep coming back. My clients and other agents feel strongly enough about my services that over 90% of my annual business is from their repeat business and referrals.

When I started, I thought my best skill was knowing the contract and being quick and efficient in my work. Those skills continue to serve me well, but what I have learned is that my greatest skill is counseling. I’ve learned I’m really good at listening -- both to what people say and don’t say – and then I talk them through what I’ve seen and heard which helps the client solidify their goals. That then lets me design an effective strategy for them. This kind of “real estate therapy” has proven effective again and again; clients love it and tell me this is one of the best things about working with me. I never knew I had this skill.

CHANGE: The only thing constant is change.

If you’re not good with change, you’ll never survive in this business. Everything is changing all the time: the markets, the contract, the tools, and people’s expectations. I’ve ridden out the booms, busts, and average markets. Human nature is the thing that has stayed the same. People want to work with someone who listens to them, who is knowledgeable, and knows how to get things done. My years in this business with strong and weak markets, good and bad clients, crazy and textbook transactions, coupled with great support from Long & Foster has given me financial success and professional recognition. Most importantly, after 20 years I now understand why I really stay in this business: I love seeing people shift from self-doubt to empowerment. When I see that I’ve helped people achieve a goal they didn’t think they could, I am incredibly happy, humbled, and motivated to do it all over again. Now, I get it.

AUTHENTICITY: Be who you are.

Twenty years ago, “authenticity” wasn’t a word used in real estate. Agents were certainly looking for ways to differentiate themselves, but that was usually done by showing knowledge about the local market, the contracting process, how to market homes, etc. Our society now puts a greater emphasis on the idea of being authentic, of people being who they are. I’ve had to do a certain amount of introspection and observation to understand who I am as a person and how that comes through to advantage in my being the right real estate agent for so many people.

B&B Italia Between new openings and historical location renovations, the Group strengthopens five ens its presence in the US market by new flagships in Washington DC, new stores opening Miami, two in New York City and Boston in North America

Milan, 31 October 2023 – B&B Italia, an internationally renowned Italian group in the high-end design furniture sector, announces its ambitious expansion plan with new openings in North America. Starting this autumn, the Italian group, which includes B&B Italia, Maxalto, Azucena and Arclinea brands, will open five stores in major cities in the USA - Washington DC, Miami, New York City and Boston - to strengthen its presence in an important market. On October 31st, in Washington DC, B&B Italia opened a new location in the central and prestigious Georgetown district, which doubles the exhibition area to more than 1200 square meters on three levels. This showcases a renovation process that will allow the expansion of the B&B Italia, Maxalto, Azucena and Arclinea in-store range. The space provides a more complete visiting and purchasing experience tailored to different customer needs. For the first time, the Maxalto brand will have a dedicated entrance on the ground floor in Cady’s Alley, which provides visitors with an immersive experience with the collection’s “modern classic” lifestyle interiors.


During Art Basel in December, the Group will open the new B&B Italia Design Studio in Miami, a space of more than 1500 square meters located in the heart of the Design District. This will be the first Flagship Store on the US East Coast to include the Flos and Louis Poulsen lighting brands, which are part of Design Holding. It is a comprehensive, brand-new retail and design format, a meeting place for professionals, customers and enthusiasts to see first-hand the best of Italian and Scandinavian design. The plan continues with New York City, where in September the Group reopened its historic store on 58th Street, which was renovated and expanded to give more space to Maxalto, the iconic high-end furniture brand. The Group has strongly invested in Maxalto during 2023, wanting to tell its history and show its modern classic collections.

In the Big Apple, the Group recently opened a new Maxalto showroom overlooking 31st Street. A space of more than 225 square meters, Maxalto will enhance the sophisticated and timeless elegance of the collection designed and coordinated by Antonio Citterio, Artistic Director since 1995. In 2024 B&B Italia will complete the expansion of the store facing Madison Avenue in New York City: the Madison 135 renovated space will include the B&B Italia Group products, and items produced by the Design Holding brands, of which B&B Italia is part.
