As we approach the final quarter of 2024, I am filled with immense pride in all we have accomplished already this year. Looking back on the growth we’ve experienced in this third quarter and all the new communities and Team Members we’ve welcomed brings me immense excitement for what the future of Discovery Senior Living (DSL), and all its operating companies, holds for us. As evidence of our collective hard work, we have been formally recognized by the American Seniors Housing Association as the largest privately held operator in the country!
You may be wondering how we plan to sustain such a high-paced growth tempo, and I can assure you, the well-being and interests of our residents and Team Members are top of mind as we develop strategies and tactics to support our continued growth. We will continue to add new Team Members and provide career advancement opportunities (especially with the addition of our new Learning and Development Center) to meet the evolving needs of our companies. Recently I spent time with the community and corporate leaders of our newest management company, Arvum Senior Living. They will celebrate one year on December 1! It was so gratifying to see them solving problems, making plans, laughing, and supporting one another as they face real challenges. I hope your team – wherever you are working – is still operating with that same energy.
This is, of course, the season when we make our plans for the coming year. Some may call this budget season, but I like to think of it as a time to reflect on the successes we have each had, and all the accomplishments we hope to achieve before the end of the year. But 2024 is not over yet. We still have time to write and complete our story…how will we finish? Are we pushing hard for some additional revenue, clamping down on expenses where we can – or both?

Do not be distracted by our own growth, new communities and Team Members, the accolades or attention that comes with now being ranked #2 on the recent 2024 ASHA 50* list (congratulations by the way!). We have all worked hard to climb that list but there are no prizes that come with the ranking, no guarantees. We earn our standing each day in three ways: by 1) providing care, services, and excellent experiences for the residents and families who trust us, 2) attracting and nurturing talented teammates who are enthusiastic (like Arvum) and see good jobs, learning, and career opportunities because they joined a DSL company, and 3) demonstrating consistent returns/performance for those who invest in our communities and the Discovery family of companies. If we can do all that we can really be proud!

Hello everyone!
Where has the year gone? Nothing including time, moves slowly at Discovery!
In our industry, we have several double-edged swords. Medicare payment is very consistent, if we meet all our billing and compliance requirements, but we do not determine our prices, or what we charge Medicare for our services. Medicare determines what we get paid via a complicated algorithm.
So, as a result, we rarely have the ability to provide a value-added service to our patients, but every so often we do. Now is one of those times.
We are in the process of obtaining the software and knowledge to offer patients a Cognitive Assessment. This is a key offering to our patients and your residents. This program offers webbased training, which scores a patient’s cognitive abilities, and based on that score, allows us to collaborate with their physician to obtain approval to use the web-based training to potentially reverse this trend of decline.
This type of assessment and training can allow a person to stay in Independent Living, longer, and in a safer fashion. It can also delay the need for companion care or even a move to an Assisted Living environment.
This service can open new referral sources for us. It can open us serving even more non-Discovery communities, as has been our recent trend. It is a very exciting time for us to be able to offer another valuable service to our patients and your residents.

On its surface, integrity seems like the most logical cultural pillar for a company like Discovery Senior Living (DSL). Recently, DSL was certified for the third year in a row as a Great Place to Work® (GPTW) by the Great Place to Work Institute and its senior care partner Activated Insights.
The GPTW survey covered many aspects of working at DSL, and the feedback that more than 9,100 Team Members provided gave us high marks for trust and overall experience, surpassing certification benchmarks to secure the prestigious honor for DSL.
The GPTW survey makes the company aware of what makes you, as an employee, happy and fulfilled. It allows us to convey our experiences and our concerns anonymously to our leadership Team. It also puts the responsibility on leadership to uphold the integrity of making DSL a ‘great place to work.’ All feedback is reviewed by leadership to create actionable plans.
Why is this all important? Well, high integrity companies attract better talent, higher quality employees. High integrity companies also have a higher rate of employee retention and job satisfaction.

WITH KEVIN BOWMAN
Kevin Bowman brings more than 32 years of senior living experience as our new Senior Vice President of Operations. He is passionate about serving seniors and helping them continue to find meaning and purpose in their lives.
Critical to his role is working with communities to develop and execute plans in times of emergencies and severe weather events like Hurricane Beryl in Texas, the Park Fire in California, Tropical Storm Debby in the Southeast, and Hurricane Francine in Louisiana and Mississippi. In this Q&A, Kevin explains more about his role and how having strong plans in place are crucial to keeping our residents and Team Members safe and secure during a storm.
What responsibilities does your role encompass and what teams do you have the opportunity to work with across the DSL organization?
My role is to serve as the Home Office subject-matter expert (SME) for Operations and I frequently work with our Home Office leaders in Sales, Marketing, HR, Legal, and IT. Within Operations, it also encompasses Resident Care, Culinary, Procurement, and Fleet Services. I am able to work with all of our management company leaders in Ops and the related departments. Ultimately, it’s our responsibility to create processes that can be implemented in the management companies and communities to support them and create a stronger operational foundation. Richard recently shared a term with us that he called “frictional activities” which are anything that detracts community leaders from focusing on residents or team members. So, when I think of how to best support our communities, I focus on what I, and those I work with, can do to reduce friction!
What do you enjoy most about your role?
I am really grateful for the opportunity to work with our leaders and our teams and work to realize consistently improving and scalable operations. I get to share my experiences from over 30 years in senior living with others and be a resource to them while continuing to learn from them as well. In my relatively short time with Discovery, everyone I have encountered demonstrates good intentions and that is very refreshing!

When a hurricane’s path is projected to impact our communities, what is your first action item? What starts happening behind the scenes?
During the six-month hurricane season (June 1-November 30), I access the National Hurricane Center website at least twice weekly and look at any storms that could possibly make landfall in the United States. Usually, we have 5-7 days before a storm makes landfall to prepare. As soon as there is any potential hurricane, I put key management company leaders on alert as well as Home Office SMEs, support teams, and executives. As we are working behind the scenes, we begin our communication cadence, review of community specific preparedness, put support (food, generators, remediation, supplies) vendors on notice, and work through the emergency preparedness plan.
How important is it for our communities to have strong severe weather and emergency preparedness plans in place? How does DSL support them in emergency situations?
Preparation is most critical for our communities to ensure they can withstand a storm if sheltering in place or potentially evacuating to another Discovery community when mandated by local authorities. This includes checking and testing generator operations, reviewing food inventories, adjusting staffing to prepare for longer shifts, etc. and reviewing the grounds for items that could be hazardous if they become airborne.
From a DSL perspective, we lead the discussions with support vendors and have numerous national agreements for bus transportation, portable generator units, storm remediation, water, and security. We coordinate with those vendors (reduce friction) when a storm is expected and actually strikes to get resources to our communities so they can focus on residents and staff. Additionally, our Marketing team updates websites and social media platforms frequently to keep residents and family members informed. We are able to quickly transform the Sales Contact Center into an emergency communication center to answer queries from families and communicate directly with them as needed—again, to reduce friction at the community level.
Team Member Assistance Fund
In the event of natural disasters like hurricanes, wildfires or tornadoes, our Team Members may face difficult times, perhaps losing their home or vehicle. Many of those same team members choose to stay at the community during these emergencies to care for our residents or help evacuate them to safer areas.
When Hurricane Ian devastated Southwest Florida in the fall of 2022, Discovery Senior Living leadership took action to help those team members in need. Starting with a large donation from DSL, our equity partners, many of our capital partners, vendors, and even Team Members, DSL created the Team Member Assistance Fund.
Since then, the fund has disbursed more than $130,000 to assist Team Members across the United States affected by natural disasters like the recent the Chico, CA wildfires, Hurricane Beryl in Texas and Tropical Storm Debby in the Southeast. For more information on how to donate to the Team Member Assistance Fund or how to request funds for natural disaster assistance (those that satisfy the requirements of Section 139 of the Internal Revenue Code), please reach out to your Regional HR Director.
DSL Partners with DePaul University on New Leadership Certificate Program
In an effort to expand our learning and development opportunities as Discovery Senior Living (DSL) continues to grow and evolve, an exciting new leadership development program was launched in February 2024 in partnership with DePaul University’s Driehaus College of Business. The program is fully funded by DSL as part of our commitment to investing in opportunities for our Team Members to learn and grow.
The year-long voluntary virtual certificate program includes four workshops led by DePaul University professors covering the fundamentals of leadership. More than 200 DSL leaders are among the first participants in the new program, including community leaders in executive director roles, directors of health and wellness, sales leaders and other department heads, as well as corporate directors and managers. Team Members who complete all four sessions will receive a certificate from DePaul University.
“We recognize that strong, capable and engaged leaders are at the heart of attracting and retaining the very best talent in the industry,” said Bill Sciortino, COO. “Our investment in our leaders and partnership with DePaul is just one of many strategies towards our continued focus on building a worldclass learning organization.”
The first workshop in the program focused on cultivating self-awareness and action planning to help participants identify key leadership capabilities to strengthen and establish accountability mechanisms. The remaining three sessions, which will be completed at the end of the year, focus on recruitment and retention, how to drive organizational change from the mid-level and how to foster excellence. Exercises throughout the sessions complement the program, allowing participants to thoroughly integrate their newly honed leadership skills into their work.
“Working with DePaul for the DSL Leadership Program has been a refreshing experience,” said Christian Cannatello, Senior Director of Sales Programs. “Each course so far has brought a new way of thinking and skills that I get to apply with those I work with each day. I’m grateful to have this development opportunity.”
As DSL’s Learning & Development opportunities continue to expand, Lisa Lacy, Senior Vice President of Human Resources shared, “We intend to offer this program, and others like it, on an ongoing basis and look forward to adding more opportunities for our Team Members.”

As I write this quarter’s Compliance Matters article, I am reflecting on how this issue’s Pillar of Excellence in Focus – Integrity – is so perfect for my message to all Team Members. When we think about compliance, the notion of laws and regulations comes up and that is true. Compliance generally refers to conforming with relevant laws and regulations. Discovery – as a senior living organization – must operate within a regulated system. But that is a limited definition.
When using that limited definition to determine actions going forward, the question is only, “What is required?” The more important question is “What are my choices, both inside and outside the official rules?” So, while Discovery’s Compliance Program lays a foundation for an internal function to assure we meet regulatory challenges, it also reflects a set of core values that guide our decisions and actions. It entails a strong ethical culture going beyond what the law requires. It involves doing the right thing and behaving in a manner that aligns with our stated values as well as respect, trust, and integrity.
I am delighted that the current volume of Connection is Integrity, as Integrity is “baked” into a truly successful compliance program. My first mentor when I became a Compliance Officer said something that has been imprinted in my brain: “When building a Compliance Program, remember that the law is only the first floor; integrity is what builds the second story.” I have learned his words to be so true…
