Greetings Discovery Family. As we look back on the first half of 2023, there is already much to celebrate and I am thrilled to share all of Discovery’s news, updates and successes with you, our valued Team Members. It always gives me great pleasure to connect with you directly and keep you informed about the latest developments within our dynamic and growing organization.
As we continue to execute our vision for our company, we’re happy to welcome more than 9,100 new Team Members to the Discovery Family so far this year! For those new to the Discovery Family, this newsletter, like every edition of Connection, is dedicated to you, the Team Members, whose commitment and day-to-day contributions have such a meaningful impact on the lives of our residents. Packed with photos from our communities and reallife stories of Team Members going above and beyond, plus the latest information about our company and industry, Connection is intended to inspire, inform and keep us closely, well, “connected.”

WELCOME INTEGRAL SENIOR LIVING
ISL joins DSL as one of our largest and most diverse operating companies (previously the ninthlargest operator in the country on a stand-alone basis). You will hear directly from Collette Gray, the passionate and wonderfully talented leader of ISL, further in this issue. Their experience will undoubtedly allow us to continue to accelerate the evolution of our platform and further cement our leadership position within the industry.
WELCOME LAKEHOUSE
SENIOR LIVING
LakeHouse Senior Living (LHSL) becomes our latest addition to our Regional Operating Companies with a focus, as the name implies, on communities in the Midwest surrounding the Great Lakes. The company will be led by Brad Poterack, who came to us as part of the transitioning of 61 communities from Enlivant (more to follow on that). LHSL will operate 36 communities commencing at the start of Q3 and their Leadership
Team has been populated with representatives from Enlivant, DSL and outside of our companies. We very much look forward to watching this dynamic Team catapult their communities to success!
DISCOVERY AT HOME EXPANDS
Dan Cundiff and his Team continues to expand our exceptionally highly rated home healthcare, private duty and therapy services in both Texas and Florida. Having served our communities in the Florida market successfully for more than a decade, the DAH reputation has become well known in the broader markets and DAH is now offering services inside seniors’ homes surrounding our communities in select markets. This validation of the quality and value in the services we provide is tremendously exciting.

new communities to their family and most importantly to our DSL universe. TerraBella Senior Living also welcomed a Greensboro, NC community to their portfolio formerly operated by Sunrise. That transition ushered in a new ownership group relationship as well. We could not be more excited to have an opportunity to work with the onsite Teams and serve the residents, their families, the surrounding communities and the ownership/capital partner groups.
CHOREOGRAPH GAINESVILLE OPENS DISCOVERY GALLERY
With construction and sales progress continuing to build momentum, our new resort-style, 55+ living community, the first of the Choreograph portfolio, is set to open in Gainesville, FL next spring. This Experiential LivingSM community is the first of its kind in the industry and represents years of work to get to this point. Our Development and Design Teams continue to execute their construction plans with a targeted opening next year (can’t wait to show the world)!
DISCOVERY EARNED TOP HONORS WITH TWO NATIONAL AWARDS
For the second year in a row, we were certified as a Great Place to Work® by the Great Place to Work Institute and its senior care partner, Activated Insights. Additionally, 42 of our communities placed atop the 2023 Best Senior Living rankings by U.S. News & World Report.
Looking back at the year so far, I’m extremely proud of where we are today as an organization. I’m humbled by all we’ve accomplished thus far, and I’m even more energized about our future. Most of all, though, I continue to draw immense energy by your commitment to exceptional resident care and service, and as always, I am sincerely grateful for you and your hard work.

one last thing...a little more personal.
When I attend conferences and meetings with industry leaders “they” keep asking me when our performance is going to start “falling off” due to our growth? Typically, my response comes with a little smirk, “That will happen the day we allow people in our organization to think like that.” Let’s keep showing the industry what a committed, competitive and supremely talented Team can accomplish!

Hello Team DSL, I hope this finds you well. I wanted to take a moment to introduce myself to you. My name is Collette Gray, and I serve as President and CEO of Integral Senior Living (ISL) and Solstice Senior Living (SSL). My career in the senior living industry began nearly 30 years ago when I started out as a Director of Sales and Marketing at a community in Las Vegas, and I feel a true passion and dedication for the work we do to enhance the lives of older adults. How lucky are we to be able to change lives and make a true difference?
I joined ISL in 2010 and have watched us grow to become the ninth-largest provider of senior housing in the nation. That kind of achievement doesn’t just happen without having strong, passionate Team Members. One of my top priorities has always been cultivating a culture where our Team Members feel welcome to bring their unique perspectives and ideas to the Team. At the end of the day, happy Team Members create happy residents, which results in positive outcomes for our owners. But it starts with you!
I believe that our Team Members are the most important factor in our success. We created the Culture Keepers program at ISL and SSL to show our Team Members how important they are and give them the tools to create exceptional senior living communities for everyone involved in them, from residents to Team Members, to families, to stakeholders.

Discovery Village At Deerwood Retirement Living
A new partnership was formed with Baxter Construction, out of Fort Madison, Iowa, when Discovery Village At Deerwood, Retirement Living was created in Jacksonville, FL. Differing slightly from our traditional Active Independent Living, Discovery Village At Deerwood offers a personalized approach to retirement living, including multiple dining options and Bar-Bites All Day Happy Hour. Plus, residents have the convenience of continuum of care with Discovery Village At Deerwood, Assisted Living and SHINE® Memory Care, located right next door.

The Meridian 4
Reaching into two new states and one tried-and-true state, the Meridian 4 communities came on as part of the Integral Senior Living (ISL) partnership. Shavano Park Senior Living (Shavano Park, TX) and The Peaks At Old Laramie Trail (Lafayette, CO) joined our Morada Senior Living portfolio. TerraBella welcomed The Pointe Senior Living (Knoxville, TN) and Cloverland Park (Brentwood, TN). All four communities offer Assisted Living and Memory Care.
JUNE
Acquired from Sunrise Senior Living, TerraBella Greensboro is centrally located amongst our other TerraBella communities in Greensboro, NC. This Assisted Living and Memory Care community is complete with large outdoor patios and porch swings. Greensboro is known for its abundant green spaces and parks with numerous well-maintained parks, such as the Tanger Family Bicentennial Garden, which features beautiful flowers, walking trails, and tranquil water features.

The first six months of 2023 have been a blur! Nothing new in the world of Discovery though!
So, what is new at Discovery At Home (DAH)? A LOT! Starting with DAH Personalized Living in Texas, which began taking on Private Duty referrals in April. Carol Davison and Buffy Davila are leading our efforts to eventually expand into every Texas community that has a need for Private Duty Services. Staying in Texas, our Medicare agency in the Metroplex, DAH in Texas, had the monumental event of achieving a daily census of over 100 patients. They celebrated with a Team event at the Puttery and handed out new “BOOM” t-shirts to memorialize the achievement. Boom is my favorite saying when we have a significant achievement. Very well done by both Texas business units.
In Florida, we have had huge growth in both Medicare and Private Duty. To aide our Private Duty growth, we are working with a consultant to create new business units under our Medicare licensure that will eliminate our need to file for separate licensure. This will still enable us to achieve the goal of being able to move to a Skilled Private Duty hiring environment and not be held to many complicated Medicare Training and oversite standards.
Aligning ourselves with these standards will still enable us to be accredited by our accreditation organization and allow for explosive growth, and frankly, allow us to more quickly meet the needs of our communities in Southwest Florida and the greater Tampa Bay area.
What’s left? Execute on the strategies. A plan is only good when it works, so we are now implementing these strategies to yield growth and additional profitability.
It’s never dull here, so as I often say, “Let’s Go!”

Leadership Appointed to Industry Association Programs
Cody Tower, Regional Operations Director for the Longhorn Region, and Robert Miller, Controller, have been nominated and accepted into the Rising Leaders Program, an initiative developed and supported by American Senior Housing Association (ASHA). Rising Leaders was created to help nurture the development of next-generation leaders. Cody and Robert were selected based on their demonstrated leadership attributes and commitment.

Without an adequate supply of workers such as caregivers, nurses, dining staff and housekeepers, it will become increasingly difficult to meet the needs of the growing number of older adults who will require services.
Kimberly Hoffman, Regional Human Resources Director, joined industry association’s prestigious Leadership Advancement & Development (LEAD) Program, which assembles, educates, and empowers emergent and aspiring leaders from all segments and sub-sectors of the overall seniors housing industry. Nominated by top-ranking Discovery executives, the LEAD program is designed to provide emerging leaders a unique skill-building and development curriculum with first-hand executive insights, leadership coaching clinics, informative salon sessions, a Team-based industry-advancing Capstone project, and the opportunity to forge beneficial relationships with other emerging leaders in the seniors housing space.

Each year the Digital Health Awards honors the best digital health resources developed for consumers and health professionals. The awards program is organized by the Health Information Resource Center (HIRC), a clearinghouse for professionals who work in consumer health fields. In 2023, the Digital Health Awards celebrates its 25th anniversary. The Digital Health Awards is an extension of the HIRC’s National Health Information Awards, the largest program of its kind in the United States.

The 2023 Sales Conference, which took place April 10-12, brought Sales Teams to Orlando from across the country, marking the first gathering of Teams from all three divisions. More than 175 were in attendance, including Sales Teams from Discovery Senior Living, Morada Senior Living and TerraBella Senior Living.
The Sales Teams were invited to “Chart the Course…develop the possibilities” with breakout training sessions, a moving speech by CEO Richard Hutchinson, and special guest speaker Jason Keisau, Director of Client Partnerships with the TRACOM Group. Jason spoke about social style for sales, focusing on ways to be versatile and agile by adapting to the way people think, act, and react for optimal success. Attendees were also treated to a guest panel with Senior Leadership from across all three divisions.
Even though our Sales Teams were deep in training and networking with other Senior Living Counselors, they were still able to ring the bell to signify 81 new move-ins! Great job and a special thank you to Learning and Development Director Ki’i Coke and Assistant Vice President of Sales Brennan Hughes for putting together a successful sales conference!

Two of my favorite aspects of the Connection newsletters are: (1) tracking the accomplishments of the leaders and contributors we have at our many locations and (2) seeing all the new faces that have recently joined to begin their contributions to the cause. This issue has plenty of both.
We are growing faster than anyone in the senior living business right now. By doing a good job for our residents and capital partners we have attracted more of both: new residents are moving in and new communities are coming our way. But, like everyone in the industry, we are also facing many residents moving out. Is it something we are doing wrong? Or just unrest among residents and families in search of lower rent, better food, interesting experiences, newer apartments…all of the above?
Our industry has faced so many challenges in this decade of the 2020s and this is another one. How will we win the day? PEOPLE. We must keep attracting new Teammates and integrating them into our way of doing things: show them our level of quality, how we respect and support one another, how we deliver care and value to our residents with a servant leader mentality. Again, I am excited to see the new people mixing with our veteran performers to solve issues and drive us forward.
Now we add Integral Senior Living and LakeHouse Senior Living to our family of companies and the opportunities to attract new talent, and promote the people we have, are more abundant than ever. I hope all of you are feeling energized to give us your best as we move to the second half of 2023…let’s GO!
On Thursday, May 11, Team Members from Discovery Senior Living’s Discovery Makes A Difference Team partnered with the United Way of Lee, Hendry and Glades Counties for a Day of Caring to help pack food for school children in need at Midwest Foodbank as a part of Discovery Makes A Difference.
Midwest Food Bank has been fighting hunger throughout the United States since 2003. With the overwhelming help and support of volunteers, their reach has extended far and wide, expanding into Florida in 2014. Today, the Fort Myers Midwest Foodbank location serves over 190 agency partners in 39 counties across three states.
Through Discovery Makes A Difference, our coordinated and company-backed volunteer and fundraising efforts enable Team Members to champion a range of important causes and give back to the local communities.
By raising and matching funds for donations, hosting food drives, participating in charity events, shipping care packages to veterans, children, and families in need, and so much more, Discovery Makes A Difference encourages employees to make valuable contributions to people and organizations all over the country that need and deserve it.

David Conway received the gift of life on May 5, after being on the heart transplant list for more than seven years. David started as a security guard at Aston Gardens At Pelican Pointe more than 17 years ago and was promoted to Business Office Manager. David is so dedicated and passionate about his job that he continued to work daily from the hospital with the exception of a few days. David received his numbered heart pillow showing he was the 1,564th heart transplant recipient at Tampa General Hospital. Congratulations and speedy recovery! Shout out to Henry Rivera, Facilities Operation Supervisor, who was given “A Feather in the Cap,” from an Active Independent Living resident named Grace who said, “I was walking to my place when I fell and hurt myself. Nobody was around, I called out for HELP, and Henry heard me from afar. He found me and sat on the floor with me until the paramedics came. He promised me he wouldn’t leave me ‘til help came. Thank you, Henry!”.

U.S. News analyzed survey data from more than 250,000 residents and their family members at nearly 4,000 senior living communities nationwide. The survey asked residents and family members about their satisfaction with various aspects of the community, including safety, caregiving, management, staff, food and dining, and activities. The ratings recognize communities that have excelled at making residents feel safe, well cared for and highly satisfied by the services provided.
Eight of Discovery’s national and regional brands, including Aston Gardens, Conservatory, Discovery Commons, Discovery Village, Rittenhouse Village, SummerHouse, Morada Senior Living and TerraBella Senior Living, had one or more communities win in their respective Best of Senior Living categories.
