KEEPING TEAM MEMBERS CONNECTED

As we begin the new year, I look back on 2023 and am proud of all that we have accomplished together, especially in such a complex world. The most important task we completed last year, last month, yesterday, today and even tomorrow will always be providing a wonderful experience to our residents that not only positively changes their aging journey, but also provides us deep and meaningful purpose in our collective chosen professions. When thinking about the complexities in balancing our personal lives and our business lives, I am always thankful that what we “do for a living” truly enhances our own life’s journey.

A MESSAGE

FROM YOUR CEO

During 2023 we were able to continue to grow our company in an exponential manner and our ability to serve even more seniors with many owners, lenders and capital partners looking to Discovery and our bespoke Operating Companies to better serve their residents and often correct operational deficiencies. Our portfolio has now grown to more than 30,000 units in 300+ communities located in nearly 40 states with more than 15,000 team members/associates now part of the Discovery family of companies.

In this latest Connection volume, you’ll see a complete timeline of 2023’s most significant highlights for DSL, read a Q&A interview with divisional leadership, celebrate our communities’ centenarians, enjoy a delicious recipe from Chef Lee Sesco (Aston Gardens At Pelican Marsh) to kick off the new year, and so much more.

WITH DIVISIONAL LEADERSHIP

What was your division’s greatest accomplishment of 2023?

Hilary: I’m extremely proud our division successfully onboarded eight new communities in 2023.

Dave: I have a hard time thinking about one aspect being the “greatest accomplishment”, since 2023 was a phenomenal year for TerraBella. That came to be via a culmination of numerous great accomplishments across the board. We welcomed 11 new communities, added a third region, designed/ rolled out multiple initiatives aimed at resident and Team Member satisfaction, executed millions of CapEx community improvements, and had a blast working together as a Team to do it all. Oh…and on top of all this, we increased same store portfolio NOI by 270% year over year. Boom!

Brad: As a brand new division, I am very proud of the progress we are making during our transition, while growing occupancy.

What are your division’s goals for 2024?

Hilary: Stabilize occupancy and excel in activity programming.

Dave: Maintain momentum and trajectory of operational performance, expand and evolve resident/Team Member satisfaction initiatives, and have fun doing it!

Brad: I am very excited for 2024 and the opportunity to better understand each of our markets, see the beginning of our strategy at work, and to see our Team culture grow.

What is your Team’s biggest strength?

Hilary: Our Team’s biggest strength is its resilience.

Dave: Not sure if it is THE biggest strength, but definitely the thing I love most about the TerraBella Team is our entrepreneurial spirit. I always stress to the Team that, as a division, we don’t just have the authority to do things differently, we have the expectation that we will do things differently. The entire Team collaborates and works together to push new ideas and creative solutions for challenges, and they continually impress me with their initiatives.

Brad: I think we have a diverse and cohesive Team that is open to new ideas and a commitment to helping the community Teams be successful.

What do you see as the next big trend or innovation in senior living?

Hilary: The need for housing as critical occupations such as nurses, firefighters, and police officers retire. This need began garnering attention five to 10 years ago as many essential workers earned middle incomes, yet still found housing unaffordable. As they age and want to stay in the communities they have served, the middle income product will be in greater demand than ever.

Dave: I think a dominant trend we are going to witness across the industry is increased consolidation, which is why it is so exciting to be a part of Discovery. Our strategy of establishing regional operating companies, supported by the depth and breadth of one of the largest senior living companies in the nation, is a very innovative approach that allows us all to succeed via a “best of both worlds” org structure.

Brad: I think we can continue to find ways to use technology to assist our community Teams to better serve our seniors and their families.

What is something you have learned in your leadership role with DSL that you would share with new divisional leaders in the future?

Hilary: There are incredible experts throughout this enterprise, always ready to help. Use them fully.

Dave: Invest the time and resources to allow your Team to gel, collaborate and build rapport. You can’t expect community leadership Teams to operate cohesively and effectively if division leaders are overly siloed and not in sync. “One Team, One Dream!”

Brad: As a new division, I have found the DSL culture of support to be amazing. My guidance would be to seek out your partners, be curious and learn.

If you could trade jobs with someone else at DSL for a day, who would it be and why?

Hilary: Treasury Manager Rosa Batista – she controls the money.

Dave: For one day? Tim Cesar. Because after that, no matter how hectic and full a day could get for me, I’d at least be able to take solace knowing that it’s still not as much as Tim has on his plate.

Brad: At this stage in my time at Discovery, I think I would choose Dave or Hilary, so I can get a true sense of how they have built their respective divisions and then take a ton of notes.

When you’re not working, what do you like to do?

Hilary: I love to read, hike and camp.

Dave: Enjoy time with my family. I’m a dad of two awesome teenagers who are both fantastic student athletes…if I’m not working, I’m either at, or driving/flying to, a hockey rink or volleyball court!

Brad: I love to spend time with my family, I love music, and just relaxing.

BILL’S BLOG By the time this Connection newsletter is published, we will have said goodbye to SVP of Operations Gottfried Ernst. Gottfried is relocating to Arizona for a new opportunity, and we wish him well. We are typically too busy to look back…but recall that when he joined Discovery in January 2021, we had 50 communities with seven capital partners in 13 states. That same month brought vaccines for our residents and the new communities that would form Morada Senior Living. It feels like we have not slowed down since!

As we begin 2024, we find ourselves with thousands of new Team Members, dozens of new capital partners, and a couple hundred new communities. In the three years that Gottfried was with us we formed companies called Morada, TerraBella, LakeHouse, Arvum, SummerHouse and added Integral Senior Living to our family of vertically integrated companies.

He contributed enormously to operational excellence, cost controls, budgeting/reporting protocols, and partner relationships, while providing guidance to the leaders and communities in what is now the Discovery Management Group.

Of course, we appreciate his unselfish work to help the organization thrive – but this is not a backward-facing column. At this writing, we have added new positions that never existed at Discovery and are recruiting for more! We see the assimilation and optimization Teams taking shape, have enhanced our legal and compliance capabilities, and are advancing plans for an industry-best learning environment. New leaders will emerge, new challenges will be faced, we will march forward from a different, but better, position of strength and size. Every one of us should contribute all we can to this exciting chapter in our history. The work is hard…but the rewards are great!

COLLETTE’S CORNER As we begin 2024, let’s take a moment to reflect on the past year and all the reasons we are thankful. We have such an incredible opportunity to #changelives and create something truly different and better, not only for our residents and their families, but for our Team Members as well. And what better way to show our thanks than by celebrating our residents and Team Members through our Livin’ the Dream Signature Programs. In the spirit of giving through these amazing programs, we can make an immediate, positive impact on the lives of those we serve by giving our residents meaningful life experiences and our Team Members even more reasons to want to come to work every day.

In addition to being a time of thanks, we are also in a season of change. Embracing change in our industry is akin to the transformative beauty of the fall where the leaves of trees evolve from vibrant greens to a beautiful array of reds, oranges, and yellows. Just as the natural world embraces change, we too must adapt as we plan our roadmap for success in 2024.

There are so many best practices taking place at the various vertical platforms that make up the Discovery Senior Living family, and we look forward to being able to execute on those great ideas in 2024. We won’t be reinventing the wheel during our evolution, but we will take the best of the best to help us along the way so we can truly work smarter, not harder.

By being positive advocates for change, we will all contribute to the fresh perspectives, growth, and the development of innovative solutions that will help shape the future of not only our company, but the senior living industry as a whole.

CONQUERING SALES GENERATED LEADS IN A SMALL TOWN While many of our Sales Teams across the country rely on Marketing Generated Leads (MGLs) as the bulk of their database leads and eventual move-ins, the Team at SummerHouse Ashton Manor found themselves having to get more creative when it came to getting move-ins – and it worked!

The biggest hurdle for Executive Director Stephanie Maxwell and Senior Lifestyle Counselor Samantha Dufrene was that most of their move-ins came from their immediate area in Luling, LA, but marketing efforts were often focused on nearby New Orleans because of the larger population. However, Stephanie jokingly calls the Mississippi River the “line of separation” and explains that residents like to stay on their respective side of the river because of the vast change of pace between the two communities.

Stephanie added, “We also make sure that it’s a group approach from soup to nuts when it comes to leads and tours. We want every person who comes through the building to smile and feel welcome by our entire Team.

Quite often, someone from the tour group knows one of our Team Members! By making them feel welcome, we want that smile to continue as they talk about SummerHouse Ashton Manor to other people.”

To put their success in perspective, from January through October 2023, 80% of SummerHouse Ashton Manor’s move-ins were SGLs, while 20% were MGLs. The average community throughout the rest of Discovery Senior Living has 23% SGL move-ins and 43% MGL move-ins. Congrats to Team SHAM!

The solution? They decided to focus on Sales Generated Leads (SGLs) and community referral partners like rehabs and physician offices.

“I’m constantly out in the community, either volunteering my time with events or reaching out to our partners.” said Samantha. “We’re in a town where everyone knows everyone, so I want to make sure that we’re at the forefront of their minds when it comes to high-quality senior living.”

What Are MGLs and SGLs? Marketing Generated Leads (MGLs): Broader stroke tactics to create interest and generate leads (Print and Digital Advertising, PR, Branding and Word of Mouth, Radio, TV, etc.) created by the Marketing Team.

Sales Generated Leads (SGLs): Smaller, more personal outreach tactics to create interest and generate leads by the Sales Team. While generally lower in quantity, the conversion rate is much higher.

Paid Leads: Leads from third-party referral sources that charge a fee when a resident moves into the community.

SummerHouse Ashton Manor Located just 20 miles west of New Orleans in the town of Luling, Louisiana, is the community of SummerHouse Ashton Manor. Far removed from the hustle and bustle of New Orleans, Luling is a small, tight-knit community of about 14,500 people.

BREAKS GROUND ON ASSISTED LIVING & MEMORY CARE COMMUNITY

Discovery Village At Castle Hills had its official groundbreaking ceremony for the new Assisted Living and Memory Care community to be built next to its existing Active Independent Living community. It will include 90 one- and two-bedroom apartment homes boasting modern features and amenities, warm wood tones, and a stunning gray-blue and cream color palate throughout.

Discovery Village At Castle Hills, Assisted Living will offer a welcoming Grande Lobby, gorgeous Sensations Dining Room, and Lucky’s Café and Bar, as well as comfortable community living rooms, a bright and airy creative studio and luxury salon and barbershop.

Memory Care will offer a secured entrance, a light and cheery activity room, easy-access Sensations Dining Rooms, and wide, easy-to-navigate hallways in soothing color tones.

The addition of the Assisted Living and Memory Care community on the same campus as the Active Independent Living community provides residents with a full continuum of living options and the same level of service delivery they are accustomed to, so they can age in place. The communities will be connected via a covered walkway.

Discovery Village At Castle Hills Assisted Living and Memory Care is located at 2500 Windhaven Parkway in Lewisville, Texas, and is slated to open in early 2025.

It’s been a busy past few months at Choreograph Gainesville, DSL’s first 55+ resort-style living Gainesville community, with its “topping out” ceremony taking place in November, a major milestone for the site’s construction progress.

General Contractor, The Douglas Company, a recognized industry leader in senior living and multifamily housing construction, along with Choreograph Gainesville and Discovery Development Group Team Members, participated in the traditional ceremony of placing the final structural beam into place, completing the building’s frame.

“The ceremony enabled us to recognize the many individuals who have and continue to contribute to this exciting project daily,” said Akash Gaur, Division President, Discovery Development Group and Discovery Design Concepts. “This milestone brings us even closer to completion with an anticipated opening date of summer 2024. We look forward to continuing to welcome future residents to our Discovery Gallery and soon a model unit to tour and learn more about what 55+ resort-style living will look like at Choreograph Gainesville.”

While construction is full speed ahead, lifestyle Team Members continue to immerse themselves in the Gainesville community by participating in local events and hosting various open houses to invite the community in to see what living at Choreograph Gainesville will be like.

Most recently, the Team joined the City of Gainesville’s holiday parade, driving a gingerbread-themed golf cart along the parade’s path, garnering interest in the community and meeting potential future residents.

The next year will see even more momentum for Choreograph Gainesville as the community aims to open in summer 2024.

TERRABELLA ASHEBORO Residents Ellie and Harriett enjoyed being read to by a local home school group.

MARIPOSA The community came together to recognize Herman Vinnet and Bob Firstman, both 100, who fought in WWII together and survived HMT Rohna’s sinking, the greatest loss at sea by enemy action in the history of any U.S. war. As fate would have it, they had never met until they were both residents at Mariposa. The National Archives in Washington traveled to the community to interview these heroes and they were featured in a new documentary, “Rohna Classified,” in November.

Med Tech Mel Mireles celebrated three years of being part of the Rittenhouse family.

She was proud to say that Rittenhouse, and specifically Executive Director Tiffany Kuzio, inspired her to continue her education to become a nurse. She will be receiving her Bachelor of Science in Nursing in May 2024 and getting married to her fiancé, Gary, in September. She loves her job and is grateful Rittenhouse has given her the opportunities to further her education and make her dream of becoming a nurse a reality.

Senior Lifestyle Counselor Ann Adzemovic has been at Granville Place for a short time, but her impact is already huge. In her first month of being at Granville, the foot traffic with tours was nonstop and she’s had three moveins and just keeps going. Granville Place would like to recognize Ann and thank her for all she does for our community.

Terrell Robinson has been with Country Club At Woodland Hills for 25 years. Our residents and community are so lucky to have him. Thank you for your 25 years of service!

Lead Concierge Marisa Davis was working at the front desk when she overhead a husband and wife in the lobby. Marisa recognized that the residents had handed over a brown bag, which unknowingly had $15,500 cash in it, to a driver that took it. Through the course of more events and the quick thinking of Marisa, we were able to stop the cash from being delivered to scammers who had hired a Lyft driver to retrieve the money.

We notified the police as well as the Lyft driver who came and returned their money. Without Marisa’s quick thinking and observation, the residents would have lost their money.

SEATON HAGERSTOWN

The community held its first Car, Truck, Bike and Music Show to raise money for the Alzheimer’s Association. They have received lots of feedback from the local community for all their hard work, professionalism, as well as many thanks for bringing awareness of this disease to the forefront. More than 750 people came through the gates and raised $5,601. The whole Team was thankful they were able to have the opportunity to do this event and it equally touched them as well.

Concierge Belle Ward-Gregorek has offered tremendous assistance to our community. She devotes her extra time to assisting with sales and marketing with all events.

CONSERVATORY AT KELLER TOWN CENTER

The community recently celebrated 18 years as a pillar of the Keller, Texas, community. To top it off, Executive Director Christina Ciotta just celebrated her fifth year as the leader of this community. Congratulations!

Shout out to Physical Therapist Rajitha Solecki. One patient at Cedar Crest reports that Rajitha is the best PT she has ever had, and she has changed her life. We had admitted this patient in August with severe dyspnea on exertion, wheelchair bound and on continuous oxygen. She has made progress no one knew was possible. She is now getting out of her room and walking around the community and doing activities, thanks to Rajitha!

Additionally, shout outs to our Team of clinicians who work with Nurse Practitioner Christy Jones at all her facilities, including Arbor Hills, Cedar Crest, Mustang Creek - Frisco, and Parsons House - Dallas. This includes Jen, Monica, Steve, Rajitha, Michele, Lindsey, Christine, and Ruth Ann. Christy made a point to contact Ruth Ann to express her gratitude for our Team of clinicians. She said they keep her informed, fill out the book for her at each visit and leave everything where she can easily find it. She said everything is so much better at Cedar Crest now that we are there.

Adapt or die. Those wise words were told to me by my late father. I’m pretty sure I did not get the full meaning of those words, but with time, I have become very appreciative of the thought exploration it has set me on!

My father retired late in life and became immersed in the new world of personal computers. He purchased an IBM 5150. They were a big thing in the early 80s!

My father taught himself DOS (Disc Operating System) so he could program his own computer. He often commented that he wished it was easier to take his new tool with him.

One day I brought him some news on “The Osborne 1,” the world’s first portable computer.

He commented that the IBM folks better “adapt or die!”

Fast forward to 2023, where we evaluated how Discovery At Home (DAH) provides outpatient therapy services.

These are typically provided in a gym we rent in the communities where we are licensed. Outpatient therapy businesses are everywhere, usually marked by a sign outside blazing “Physical Therapy” of some kind.

These, too, use a gym-type arrangement to provide these therapy services.

What if someone does not want to go to a gym or be

seen getting treatment in a gym? COVID really accelerated these concerns.

Must they go without therapy? Well no.

We have decided to “adapt or die.” We have taken one of our four outpatient licenses and asked the State of Florida to change our licensure from “static” or tied to a community gym to a “portable” status.

As a result, we can now provide these therapy services in a resident’s room or in an outside patient’s home. No need to rent or rely on having a gym to treat patients.

Better yet, as a result, this licensure is good for the whole state, as opposed to being tied to an Agency for Health Care Administration (AHCA) region which is normally four to five counties. AHCA has 11 such districts in Florida, and normally licensure is tied to only one district.

We look at this as a huge advantage for DAH. We can go anywhere to provide these services!

Elizabeth (Liz) celebrated her 106th birthday in October. She married her love and raised four children, and later became a teacher’s assistant for the Elizabeth, 106 Special Education Program in the Michigan City School System.

During her lifetime, she has endured two world wars, the Great Depression, Polio, and three pandemics. She attributes her long, happy and healthy life to her love for fruits and vegetables, walking, and the memories with her grandchildren and numerous great and great-great grandchildren.

Elisabeth J. is 105 and has been a resident for 10 years. She served as a Resident Ambassador, Resident Council Member, led Bible Studies, Elisabeth, 105 worked in our community store and has been a welcoming face to new residents. Elisabeth was married 68 years, had six children, 13 grandchildren and 29 great-grandchildren.

She was a dietitian for hospitals and skilled nursing communities in Texas. Elisabeth enjoys every day and is an extremely peaceful lady.

MORADA LAKE ARLINGTON

Dr. Loraine S. was born in 1920.

She earned her MD degree at the University of Wisconsin and finished her residency in Kansas City. In Loraine, 103 1955, she married James, and they had one daughter. She moved to Texas, and served as a Professor of Pathology until 1977. From there, she took her training in Psychiatry in Arizona, and returned to Texas Tech as Associate Dean for Student Affairs until her retirement.

Several years later, she moved to Kansas, and enjoyed golf, bowling, swimming and playing bridge with her friends. In 2008, she moved to Eden Terrace, which is now Morada Lake Arlington, to be close to her daughter. She now enjoys relaxing whenever possible at the age of 103.

Ann E., 101 years old and one of our Memory Care residents, was born and raised in Oklahoma.

In the 1980s she moved to Texas with her Ann, 101 high school sweetheart Eugene, who she married on her 17th birthday. They had two children, Shirley and Anthony. Ann was a stay-athome mom who enjoyed baking, cooking, and she even sponsored a neighborhood children’s club. Ann and Eugene took their children on road trips and enjoyed arts and crafts together. They had four grandchildren. Ann was married 45 years before Eugene’s passing. Ten years later she met and married Huland.

Campbell Place recently celebrated the 100th birthday of Alice Ann. She took a flight from Bellefontaine, Ohio to Urbana, Ohio and then enjoyed lunch at the airport café with our maintenance Team Member Ray Seymour.

Indulge yourself and your loved ones with this recipe for Butter Poached Lobster with a Champagne and Cranberry Risotto, courtesy of Chef Lee Sesco from Aston Gardens At Pelican Marsh. Happy New Year and Bon Appetit!

INGREDIENTS FOR LOBSTER: 8 lobster tails, thawed 2 cups butter sea salt & black pepper to taste dash of smoked paprika 2 tbsp chopped parsley 1 lemon 1 bay leaf 8 inch skewers 1/2 cup sparkling wine

FOR RISOTTO: 2 tbsp butter 2 shallots thinly sliced 1 tsp minced garlic 1 cup arborio rice 1/2 cup sparkling wine 4 cups chicken broth sea salt, to taste 1/2 cup grated parmesan 1/2 cup dried cranberries

INSTRUCTIONS 1. Heat the broth in a large sauce pot until hot and simmering. Melt the

butter over medium heat in a preheated sauté pan. Next, add the diced onion, dried cranberries and garlic. Saute for 3 to 4 minutes, until the onion is translucent but not browned. Add the rice next and season with salt, coating the rice in the melted butter and toasting for a few minutes.

2. Add the sparkling wine next and simmer it for a few minutes until the

rice absorbs the liquid. Begin adding the chicken broth, 1/2 cup at a time, whisking constantly as the rice cooks over medium heat. This process will take about 25 to 30 minutes. Once all the liquids have been added and the rice is cooked, add the parmesan cheese and allow the cheese to melt.

Cover the risotto with a lid and keep warm.

3. For the lobster: Using kitchen shears, split the top of the lobster tail from the front all the way to the tail. Then firmly grip the shell and crack the underside of the tail. Open the shell and gently remove the meat. Skewer the meat lengthwise to keep the tail from curling as it is being poached.

4. Add 1/2 cup of sparkling wine to a large skillet and bring to simmer over

medium-high heat. Next, reduce heat to medium and melt the butter 1/4 cup at a time, but make sure that the butter never comes to a boil. Season the butter with salt, pepper, smoked paprika, red pepper flake, bay leaf and parsley. Once the butter comes to a simmer, add the tails in and poach in the butter mixture for 5 to 7 minutes, rotating the tails frequently. Serve tails immediately over the risotto and pour a few tablespoons of butter over the top. Add a squeeze of lemon juice right before enjoying.
