Self-managed complianceDoes my strata cover me?

Strata companies do conduct Annual Fire Safety checks on properties but they are not required to adhere to the Residential Tenancies Act (RTA), they follow a different set of standards and regulations.

✓ Our comprehensive annual smoke alarm safety service ensures that each property is compliant with the smoke alarm legislation applicable in its state
✕ In most cases, strata checks only test a sample of units annually, so not all properties receive a complete inspection (if they test internal smoke alarms at all)
✓ Our annual safety check on each alarm includes smoke, button and decibel tests and positioning compliance check to provide peace of mind that all alarms at a property are operating correctly and the property is safe and compliant
✕ For those alarms which are inspected, they may not be comprehensively tested and include checks for smoke alarm quality, quantity, positioning, expiry dates or have the required battery change included
✓ We’ve got service team members that can be redirected to your property when the need arises. Our Urgent Jobs Framework provides ease of issue reporting and clear and rapid response times
✕ It is unlikely a strata company will attend a property to fix faulty alarms within two business days of being notified as stipulated by RTA, nor will they provide call outs for a fixed fee
✓ Our services have been meticulously designed to meet the requirements of the RTA. Servicing is carried out by specially trained technicians using our advanced technology to ensure the regulations applicable in the state are applied and the property’s compliance is assured
✕ To ensure your obligations under the RTA are met, written confirmation from the Owners Corporation is required stating that they take full responsibility for your internal smoke alarms and that they do conduct an annual check and battery change each and every year
