Reminder About Guests of Homeowners

Per the DWDMCA General Rules & Regulations, Activity Card eligibility is based on the occupancy of a Dwelling Unit with a maximum of two Activity Cards per Dwelling Unit. Cards are not transferable and cannot be loaned.

Guests must be sponsored by a Resident. Residents must pre-register the Guest at the Welcome Desk prior to the first day that the Guest will be using the Facility, and the Guest must sign and comply with all applicable rules. Arizona Meeting Laws for Board Meetings

The Board of Directors for Del Webb at Dove Mountain meet monthly, on the 4th Thursday of most months, in a formal setting at the Saguaro Center to attend to the business of the Del Webb at Dove Mountain Community Association. All residents are welcome and highly encouraged to attend these meetings.

All HOAs, including DWDM, are subject to the Arizona Revised Statute on Open Meetings. Below starts with A.R.S.33-1804 (A) which also specifies when closed meetings are permitted.

A.R.S. 33-1804 - Open meetings; exceptions:

A. Notwithstanding any provision in the declaration, bylaws or other documents to the contrary, all meetings of the members' association and the board of directors, and any regularly scheduled committee meetings, are open to all members of the association or any person designated by a member in writing as the member's representative and all members or designated representatives so desiring shall be permitted to attend and speak at an appropriate time during the deliberations and proceedings. The board may place reasonable time restrictions on those persons speaking during the meeting but shall permit a member or member's designated representative to speak once after the board has discussed a specific agenda item but before the board takes formal action on that item in addition to any other opportunities to speak. The board shall provide for a reasonable number of persons to speak on each side of an issue. Persons attending may audiotape or videotape those portions of the meetings of the board of directors and meetings of the members that are open. The board of directors of the association shall not require advance notice of the audiotaping or videotaping and may adopt reasonable rules governing the audiotaping and videotaping of open portions of the meetings of the board and the membership, but such rules shall not preclude such audiotaping or videotaping by those attending, unless the board audiotapes or videotapes the meeting and makes the unedited audiotapes or videotapes available to members on request without restrictions on their use as evidence in any dispute resolution process. Any portion of a meeting may be closed only if that closed portion of the meeting is limited to consideration of one or more of the following:

1. Legal advice from an attorney for the board or the association. On final resolution of any matter for which the board received legal advice or that concerned

pending or contemplated litigation, the board may disclose information about that matter in an open meeting except for matters that are required to remain confidential by the terms of a settlement agreement or judgment.

2. Pending or contemplated litigation.

3. Personal, health or financial information about an individual member of the association, an individual employee of the association or an individual employee of a contractor for the association, including records of the association directly related to the personal, health or financial information about an individual member of the association, an individual employee of the association or an individual employee of a contractor for the association.

4. Matters relating to the job performance of, compensation of, health records of or specific complaints against an individual employee of the association or an individual employee of a contractor of the association who works under the direction of the association.

5. Discussion of a member's appeal of any violation cited or penalty imposed by the association except on request of the affected member that the meeting be held in an open session.

Speeding Within Del Webb Dove Mountain Community Roadways

Some residents have been voicing concerns to the Communications Committee about the number of cars speeding within the community. The posted speed limit throughout the community is 25mph.

In the meantime, if you are concerned about speedsters in the community, please contact the Marana Police Department directly at 520-382-2000.

Are You Afraid of Falling?

How to Build Strength, Improve Balance, and Stay Upright

The ability to remain in equilibrium - or stay uprightwhile interacting with our environment is the very definition of balance. Unfortunately, as the years go by and we embrace the behaviors expected of adulthood, we gradually stop engaging in activities that once had us hopping, skipping, tumbling, rolling, running, and swinging - just as we did on the playground or in the yard as kids.

When we stop participating in activities that challenge our balance, we gradually lose strength, coordination, and response time. Aging-related risk factors for falling - including decreased muscle strength and endurance, poor posture, slower reaction time, reduced joint flexibility and mobility, poor circulation, and fear of falling - can be reduced or even reversed with the right type and amount of exercise.

The single most important factor for improving your balance is building strength. Strengthening the muscles around critical joints such as the hips, knees, and ankles enhances balance and coordination, significantly reducing the risk of falls. In addition, building core strength - which acts as the body’s center of gravity - provides stability, supports proper posture, and helps maintain control during movement.

Falls are a significant concern, especially among older adults, often leading to severe injuries and fatalities. In 2023, approximately 41,400 individuals aged 65 and older died as a result of preventable falls, representing a 53% increase in fall-related deaths over the past decade.

Test Your Balance

Here’s a quick test to see if you have good balance or if you need to improve it.Stand next to a high-back chair or counter. Lift one foot off the floor and hold it up as long as possible. Try the test on both sides - sometimes one side will be better than the other.

 If you can stand straight without wobbling and hold it for 60 seconds or more, you have great balance.

 If you need to touch the chair, keep putting your foot down to stabilize yourself, or struggle to lift your foot off the floor, it may be time to work on strengthening your balance muscles. Doing so can greatly reduce your risk of falling.

Take the Next Step

To start becoming better balanced, regain your confidence, and improve your chances of staying upright, enlist the help of a certified personal trainer. Julia Darrah, NETA CPT, designs specific exercise programs to help improve your strength and balance - giving you the tools you need to stay active, independent, and safe.

Don’t ignore the fact that having good balance is very important. You don’t have to be afraid of falling!

Courtside Tips

Just Aim Higher Over the Net for Deeper Rallies

Rallying consistently is very vital in becoming an accomplished tennis player. As your level begins to improve, opponents usually start to attack more to take control of the net. To keep your opponents near the baseline in a more defensive position on the court – you have to hit the ball with depth.

Usually if you can rally and keep the ball past the service line, opponents are less likely to attack. To do this, first realize that hitting the ball harder is not necessarily the answer. More pace can bring depth but consistency usually suffers. To more effectively achieve depth, first find a pace you are comfortable rallying with and then increase your height over the net. Pretend there is an imaginary net on top of the real one and that you must clear both. If your ball goes through the imaginary net, notice where it lands in the court and make an adjustment on the next ball if necessary. One of the most positive side effects of this strategy is that you should now rarely ever miss in the net. The balls will land deeper in the court too.

So remember, don’t necessarily think you have to hit the ball harder for depth – only higher.

The DWDM family is collecting personal care toiletry/hygiene items that will be shared with local charities. When traveling, pick up those travel size soaps, lotions, shampoos and more during your hotel stays. (New or unopened items only.)

These essential care items are greatly appreciated and will then be distributed to those in need here in Tucson, Sister Jose’s Homeless Shelter and the Poverello House (a men’s homeless shelter).

At the next dentist appointment, grab that toothbrush and toothpaste and donate those as well!

Common area and landscaping issues, questions regarding association budget and monthly financial reporting, operational procedures, resales, liquor license compliance, website updates and e-blast communications and employment opportunities.
