A

new home comes with much excitement. It’s the beginning of new opportunities and the source of great pride, especially when you turn the key for the first time and walk through your front door. Before you get to that stage, there is a process you typically experience, as your ideas start to take shape and you make your decision to start the construction process working toward the end result – your new home. To help with this process, the Nova Scotia Home Builders’ Association (NSHBA) hosts a Parade of New Homes

that highlights some of the best in new home construction in the province. In its 27th year, the NSHBA aims to provide homeowners and future homeowners with a greater understanding of options and trends that are available for their new home – everything from energy efficiency, to best use of space; from new design features to aging in place features, just to name a few. “The Parade of New Homes is all about possibilities,” says Paul Pettipas, NSHBA chief executive officer. “It makes a difference when you can see and feel for yourself what the latest trends are in new construction and helps to make the decision-making process a little easier when you are considering a new home.” Pettipas adds that although online research is a great option, when it comes to seeing the styles of various builders, new ideas and thinking about things you may not have considered, there is nothing that compares to actually visiting the entries in the Parade of New Homes each year. Seeing,

touching and visualizing your options – plus speaking with the professionals that can actually make it happen. If building or buying is in your plans, or a dream in your future, you are encouraged to visit the 18 houses which are all part of the three-week Parade of New Homes campaign, taking place each Sunday from 12-4 pm, May 24, 31 and June 7. You will find houses of all different styles, designs, sizes and prices to best match to your specific lifestyle, wants and needs. Take the time to tour through the homes, talk to the professionals and start turning your plans into reality for your new home. 2015 Lifestyle Home combines smart design with family togetherness

A

s Nova Scotia’s population ages, the home-building industry is noticing several big changes. Baby Boomers want to downsize and spent more time with their children and grandchildren, and Millennials want to keep an eye on their aging parents while still maintaining their privacy. That’s why Picket Fence Homes decided to build a very important feature into the 2015 Lifestyle Home: a legal in-law suite that will allow multiple generations to make themselves at home. “This house allows families to stay together, while sharing the caregiving of the children and maintaining their own privacy,” says Paul Pettipas, CEO of the Nova Scotia Home Builders Association. 4

“It’s two families together, but also living on their own – the way they want.” Pettipas says this arrangement is ideal for older Nova Scotians who plan to spend winters in a warmer climate, because they don’t have to worry about their home being unattended. It’s also helpful for their adult children living upstairs, who benefit from having live-in grandparents to help out with childcare. “There are so many grandparents who would love the chance to help out with raising their grandkids, and this is a nice way of doing it,” says Pettipas. “Neighbourhoods around here are

starting to become like other cultures around the world, where generations live and grow together. It just makes so much sense.” Stephanie Palmer, Sales and Marketing Manager with Picket Fence Homes, says visitors have been blown away by the bright, inviting in-law suite. “Sometimes people think of an in-law suite as something done after the fact in a garage, or in a dark basement, but our in-law suite is a seamless part of this elegant family home,” says Palmer. “So far, people have been very surprised – and impressed – by how spacious it is, and how beautiful.” The fully-contained in-law suite was designed with aging in place features to

It boasts wider hallways and doorways, as well as lower light fixtures and easy-to-grasp lever handles. “The entire suite is open-concept and barrier-free, so there’s a smooth transition from room to room,” says Palmer. “We used high-quality, durable vinyl flooring so it’s seamless all the way through, and a wheelchair can glide over it easily. It’s also slip-resistant.” The kitchen and bathroom sinks are fully wheelchair-accessible, so you can roll underneath for easy access. There are plenty of lower cabinets and drawers, so there’s minimal need for a high reach, and even the microwave sits on a low-level shelf. “We’re showing that you don’t need to sacrifice style for accessibility,” explains Palmer. “The space is beautiful and comfortable for people who don’t have mobility issues, but those features are still there – in case they need them in the future.” The in-law suite’s shower is a perfect blend of form, function, and fun technology. Not only can a wheelchair roll smoothly into the transition-free shower, but you can turn on the water using a remote control so it’s the perfect temperature before you hit the spray. Robert Kraitzek, owner of Picket Fence Homes, says more and more homeowners are interested in building in-law suites, but it isn’t always possible because of where they live. The 2015 Lifestyle Home is located at 95 Sagebrush Lane in lush St. Margaret’s Village, where the area’s zoning does permit in-law suites. He adds that legal in-law suites are also a great option for young adult children who want their own space, but choose to stay at home for a while to save money and establish their career. Although the home’s comfortable inlaw suite is getting a lot of attention, the main level has its own list of accolades. At just over 1,400 sq. ft., the main level of the CONTINUED...

home contains a spacious open-concept living area – kitchen, dining room, and living room – as well as three bedrooms and two bathrooms. Pettipas says some visitors may be surprised there isn’t a second storey, but it’s exactly what he’d hoped to see. When the Nova Scotia Home Builders Association put out their request for ideas for the 2015 Lifestyle Home, Pettipas wanted a builder to be inspired by the principles of author Sarah Susanka. In her best-selling book, The Not So Big House, Susanka talks about the importance of building modestly-sized houses that reflect quality, not quantity. Picket Fence Homes ran with the concept, and found ways to utilize every inch of the 1,400 ft. bungalow – from hidden storage and drop-zone lockers to a customized desk in the nook under the staircase. “Whenever I walk through the house, I’m very happy to see that Picket Fence has used so many ideas from a worldclass individual like Sarah Susanka,” says Pettipas. “It’s all about building smaller and smarter.” Neither Baby Boomers nor Millennials want to spend all of their money on a home. Pettipas says the emphasis must

The features need to be there, too,” says Pettipas. “When you walk into the Lifestyle Home, you say ‘Wow, how is this only 1,400 square feet?’ and that’s the goal.” Palmer says the home is right on target with current market trends, as more homeowners yearn for costefficiency and a smaller dwelling. “People are wanting smaller houses with lots of great features,” says Palmer. “In a house designed this way, you still have everything you need to be comfortable in a smaller space because you’re maximizing every inch.” The entryway includes a “drop zone” with custom-made built-in lockers and cubbies for kids to store bookbags, jackets, and hats. There’s even an electronics nook to store and charge phones and other devices as soon as you walk in. “Families love solutions that will keep everything organized and tidy, especially right inside a main entrance,” says Palmer. The living room includes showstopping built-in storage flanking the fireplace. There’s no need for a TV stand, as the flat-screen has been mounted to the wall to maximize the space – while reducing surface area for clutter. A cozy window seat in the master bedroom is the perfect spot to snuggle up with a book and a cup of tea, and it lifts up to reveal handy storage space. In the in-law suite, Picket Fence Homes transformed the wasted space under the stairs into an office space with a built-in desk. “It’s very functional, but it’s also a CONTINUED...

A high-efficiency air-to-air heat pump system keeps the home toasty or cool – depending on the season – and the hybrid hot water heater utilizes heat pump technology to lower hot water heating costs. Using a heat pump is one of the most environmentally friendly ways to heat and cool homes in Nova Scotia. Not only are they highly efficient to run, but most of the energy they use comes from renewable sources. The heat from a traditional furnace is made through combustion of a fuel, like oil or gas. New Home Energy-Efficiency Five energy-efficient items to look for in a new home Energy efficiency is likely at the top of your list as you shop for a new home. And, you’re not alone. As the cost of energy continues to rise, buyers are finding that investing in an efficient home really pays off, reducing monthly expenses and making homeownership more affordable and enjoyable. While most things on your wish list – like the number of bedrooms and closet size – are easy to see, energy efficiency may not be as obvious. Here are five things you can look for to make sure your new home checks all the box for your energy efficiency wish list.

The best way to save energy in a new home is to start small – literally. Living within your means and minimizing excess is a great way to reduce your energy footprint. A heat pump provides year round climate control for minimal costs. Although heat pumps are an electric source of heat, they use much less energy than standard baseboard heating. When sized and installed properly, heat pumps can save homeowners upwards of half of their heating costs compared to conventional electric heating systems.

Programmable Thermostats

These devices cut energy costs by automatically lowering or raising the home temperature to match your schedule. Tech-savvy homeowners may be interested in intelligent thermostats that can be controlled remotely through computers and mobile devices. These can be installed as part of a “whole home” energy control system. Heat pumps are more complex than conventional heating systems, so first confirm with the manufacturer whether the thermostat is compatible if you are using a heat pump.

High Efficiency Appliances

A good way to evaluate the efficiency of major appliances is to look for the EnerGuide® and ENERGY STAR® labels. The EnerGuide® label on an appliance shows its estimated annual energy use as well as how it compares to other similar models, but don’t assume that all appliances with an EnerGuide® label are energy efficient. On the other hand, products identified with the ENERGY STAR® symbol exceed federal energy standards and are considered energy efficient. Look for ENERGY STAR® at a minimum, and use the EnerGuide® label to choose which ENERGY STAR® appliance has the lowest annual operating cost.

Net-Zero Energy House The CMHC EQuilibriumTM Sustainable Housing Demonstration Initiative launched the first series of NZE sustainable housing projects built across Canada. Eleven projects were constructed between 2007 and 2012, opened to public and industry audiences, and then monitored for performance during occupancy, providing a wealth of information on how to achieve net-zero energy in Canadian housing.

A net-zero energy (NZE) house is designed and built to reduce household energy needs to a minimum and includes renewable energy systems, so that the house may produce as much energy as it consumes on a yearly basis. An NZE home is not necessarily an “energy autonomous” house or “off-grid” house, as it can be connected to the electricity grid, so it can supply electricity to the grid when it is producing more than it needs and draw from the grid when household demands exceed the amount of electricity produced on site. Taken over the year, the energy supplied to the grid balances the energy drawn from the grid, thus achieving net-zero annual energy consumption. ACHIEVING NET-ZERO ENERGY In order to create a net-zero energy home, there are three basic elements or steps to consider when designing and building the house:

1. Reduce the home’s energy requirements. 2. Include renewable energy systems to provide the amount of energy required to operate the home. 3. Operate the home efficiently.
