pring has sprung and so have the visions for change. Now is the perfect time to think about your upcoming renovation or new home project. This process should be exciting and engaging, not giving you unnecessary headaches. There is a lot to consider when you undertake a renovation or new home project, therefore it is essential to know the correct process.

Step One: Research The first—and most important—step is to thoroughly research your project. Whether you are renovating your existing home or building a new one, having all the necessary information is key in order to proceed. Some may know exactly what they want to do and can confidently move on to the next step, however, others may not know where to start. To help make this step easier for homeowners, this spring the Canadian Home Builders’ Association of Nova Scotia (CHBANS) is hosting its popular series of Consumer Protection Sessions at various locations across the province. The purpose of these sessions is to provide homeowners with valuable information for their new home or renovation project and help them make informed decisions. All sessions are held at no charge to the participants. Attendees will receive a package of resource material and have an opportunity to hear industry experts address a variety of related topics.

Step Two: Talk to a Professional Once you have determined what your project will be, we suggest a face-toface meeting with multiple companies to choose the one that you are most comfortable with. You will want to look for a company that will keep you in the loop and assist you throughout the process by providing expert advice while keeping you in sync with your timeline. Things can quickly transition from exciting to overwhelming so it is vital to find a professional you can rely on if times get tough. Understanding the process and an open dialogue with your builder or renovator will build the trust necessary to help successfully carry out your plan. This will result in a greater sense of satisfaction when you reveal your completed project to your friends and family!

Step Three: Ask Tough Questions Before you make any final decisions, here are the top ten critical questions you must ask your builder or renovator before you proceed:

1. Have they received any third party awards? 2. Will they provide references? 3. What are their communication plans and strategies throughout the construction process to keep you informed? 4. What is their policy regarding site visits once construction has begun?

5. How are change orders handled after the contract has been signed and what are the impacts to the timeline, price, etc.? 6. Do they belong to any professional associations such as the CHBA NS? 7. Do they have recognized safety training for employees? 8. Do they offer new home or renovation warranty protection? 9. Do they carry Workers’ Compensation Coverage and liability insurance? 10. Do they have any additional designations such as Certified Aging in Place Specialist, Certified Residential Builder or RenoMark? Asking these questions may be intimidating, but they will allow you to gauge their level of expertise and commitment to professionalism within the residential construction industry. When companies are involved in additional programs, they are typically required to participate in regular training to keep upto-date on housing trends, knowledge of building science and industry initiatives. You will quickly decipher who is truly reliable given that these professionals are willing and able to provide you with the answers to all these questions.

Step Four: Sign a Contract A lot of renovation and new home horror stories have circulated but rest assured— you do not have to fall victim! The written contract is a critical piece of your project. It provides you and your professional with mutually agreed upon expectations throughout the process. Your contract should include construction details such as the start and completion dates, payment schedules and product selections that will be used in the construction process. It should also address the implications of how changes will be handled once the contract is signed. Taking the time at the beginning of this process to research, meet with professionals face-to-face and signing a mutually agreed upon contract will help save you stress and unnecessary delays once the process begins.

he planning stage is the most important stage of any home renovation or construction project. Whether taking on a renovation or new construction from the ground up, it is the finishes that make the home, a home. It is these details that make all the difference when it comes to the resale value, the uniqueness and the feeling that it is a home, not just a house. Ironically, we refer to these as

“finishes” - but it is essential that they not be left until the end of the project! It can’t be stressed enough how important it is to work with professional designers, decorators, suppliers and retailers before you begin. Visiting a showroom or two yourself when the project is still in the planning stage can help you avoid the dreaded “I wish I would have known…” scenario. Here is some advice from the

will be built for the finishes. “For example, if you want a different flooring in your kitchen than in the living room your floor plan layout should allow for transitions in a pleasing manner,” says Tower. “If you have one wall that continues from one room to the next, you need to realize that the same paint color will be in both rooms. If that’s not what you wanted, then something needs to change in the planning stage to reflect your wishes. We also have the ability to get samples of products to work with while making all of these decisions.” The homeowners taking on a renovation or planning a new build need to communicate all of this information to their general contractor and/or tradespeople. This may not be so easy to do! Your interior designer will write detailed specifications of your project so the contractor knows what you want and will help you think through the entire project before it begins. “A lot of costly mistakes will be avoided because you worked them out in

the planning stage,” explains Tower. “And you now have an accurate description of what you want a contractor to quote on. Now you can get several quotes and you will be able to compare them.” Preplanning with a professional will help you take advantage of your views and sun exposure. Also, it can help you think about furniture placement. “Your furniture has to be laid out before you can plan your lighting and electrical,” suggests Tower. “We need to know the function of the space in order to plan for the lighting layout.” “Decisions should not be made as construction is already under way. Typically it is too late a that point to incorporate things that were important to you, and compromises will have to be made. Nova Scotia homeowners are choosing to stay in their homes longer, well into their senior years. Thankfully, there are programs to help low-income seniors make their homes more accommodating.

Contractors for Seniors With many potential modifications to make on a retirement budget, senior homeowners must make informed choices and set priorities. For some seniors, using a contractor who is trained specifically in the needs of seniors may be useful in navigating these decisions.

O

ur homes represent comfort, family, and safety, not to mention the savings of many years' hard work so it is little wonder that most people want to spend their golden years in their own home. Unfortunately the challenges caused by increasing mobility issues and the expense of maintaining a house after retirement can simply become too much. That is why Housing Nova Scotia (HNS) is delivering programs to help seniors stay in their homes longer as part of their efforts to support agingin-place. The aging-in-place movement is becoming a major consideration due to our aging demographic. In 2011 the Baby Boomers started turning 65, leading to huge changes in Canada's demographic profile. Between 2011 and 2016, Canada experienced the largest increase in proportion of seniors in the nation's history, a whopping 20%, according to Statistics Canada. In comparison, the number of children 14 years of age and under grew by 4.1% and the nation's overall population grew by only 5% in the same period. In Atlantic Canada the proportion of seniors is even higher and growing faster. In 2017 over 19% of Nova Scotians were 65 or older, the highest

proportion of seniors in the country after Newfoundland and Labrador (20.8%). In addition, two other factors set Atlantic Canada apart from the rest of the country and complicate the situation of seniors' housing according to a 2010 Atlantic Seniors Housing Research Alliance report. First, the income of seniors in Atlantic Canada is lower than the national average for seniors. Second, a larger proportion of our population live in rural areas. These numbers mean that our province will face demands to provide a wide variety of housing options that will be able to accommodate our rapidly growing seniors population. Our already stretched resources for seniors' facilities will only become more stressed so it is important for the province to assist homeowners to remain at home, both for comfort and economy. “Housing Nova Scotia strives to help low-income Nova Scotians live in a safe home, that meets their needs, at a price they can afford,” says Bruce Nunn, Nova Scotia Government Communications. “We are making strategic investments to help seniors, families, and persons with disabilities and the most vulnerable citizens by providing subsidized rental housing, directly or indirectly.” Continued...

Since 2011, the Canadian Home Builders Association Nova Scotia (CHBA NS) has been the licensed provider of Certified Aging-inPlace Specialist (CAPS) training in Nova Scotia. CAPS training allows CHBA NS members and industry professionals to gain valuable knowledge about how to work closely with their senior clients and help them make informed choices about what modifications are necessary for them to stay in their homes safely and independently. “As we age, or if we have unforeseen mobility issues, our homes don’t become a safe haven anymore, they become a hazard to our health and safety,” says Sherry Donovan, CEO of the CHBA NS. “It is because of this that programs like CAPS are so important. Ultimately, with the right information, modifications, and products, we are able to adapt our homes to meet our changing needs and therefore stay in our homes longer.” The CAPS program, which was the first of its kind for Nova Scotian residential construction industry, has been widely successful with dozens of certified practitioners now working in the province. Certified Aging-In-Place Specialists The Certified Aging-in-Place Specialist (CAPS) designation program teaches the technical, business management, and customer service skills essential to competing in the fastest growing segment of the residential remodelling industry: home modifications for the aging-in-place. Although the CAPS training program was originally created for the US market, it is recognized in Canada. Furthermore, based on an announcement presented at the Canadian Home Builders’ Association national conference in Victoria, BC in March, training will soon be updated with more Canadian content to meet the needs of our professional builders and renovators across the country. Courses for certification: Details and Solutions for Livable Homes and Aging in Place (CAPS III) Learn how to apply specialized design and home modifications to create long-lasting, livable homes for your clients. Design Concepts for Livable Homes and Aging in Place (CAPS II) Identify common challenges and understand attractive design concepts to create a safe, comfortable environment. Marketing and Communicating with the Aging in Place Client (CAPS I) This course equips participants with the knowledge and tools to effectively market and sell services to the aging-in-place (AIP) market.

HNS is the provincial government agency mandated with the administration and delivery of affordable housing solutions for lowto-modest income Nova Scotians. The agency's philosophy is that when people have a secure and safe home, they prosper. And when people prosper, so does Nova Scotia. “Research has shown that many seniors have better outcomes when they are able to continue to live in their own homes and in their own communities, particularly for seniors that can live independently,” explains Nunn. Accommodating seniors means making changes to housing requirements because accessibility and mobility become major considerations in the functionality of a senior's home. HNS offers two grants for low-to-modest income seniors that are designed to assist in making adaptations for safety.

Home Adaptations for Seniors' Independence (HASI) The Home Adaptations for Seniors' Independence (HASI) program helps lower income senior homeowners who are experiencing difficulties with daily

activities due to age. This grant can be applied towards minor adaptations that help with mobility and safety challenges such as handrails in hallways and stairways, lever door handles, walkin showers, bathtub grab bars and seats, and modifications to kitchen work and storage areas. This one-time grant of up to $3,500 is forgivable as long as the homeowner agrees to live in their home for a minimum of six months after adaptations are made. Only work completed after the funding has been granted is eligible.

Senior Citizens Assistance (SCA) The Senior Citizens Assistance (SCA) program provides funding for repairs critical to health and safety including roofing, plumbing, and heating for lower income homeowners. A grant of up to $6,500 is available. The homeowner must have lived in their homes for at least a year and be 65 years of age or older to apply. “Generally, these programs are intended to assist homeowners whom the Canada Mortgage and Housing Corporation considers to be in core housing need,” explains Nunn. “This means the household spends 30% or

programs work. In short, the contract to do the work is between the senior homeowner and the contractor. HNS may inspect the work once it has been completed and the homeowner must be satisfied that it has been done properly, according to the scope of work. Funds will be advanced by HNS to the contractor once authorized by the homeowner. However, with the wide variety of programs available, details may vary program-to-program and even case-bycase, so both contractors and seniors are encouraged to contact HNS for further details before undertaking any work. For example, in more complex cases, the scope of work done may be prepared by an Occupational Therapist.

To take advantage of HNS programs it is not required that contractors be AgingIn-Place Specialists, but contractors may have to work under the direction of an Occupational Therapist. “Professional contractors play a critical role in completing the work required to make the homes of low-income Nova Scotians safe and comfortable,” says Nunn. “For contractors seeking information on our programs and how they may be able to participate, they can contact their Regional Housing Services Office.” Seniors are also encouraged to contact HNS for further details on program eligibility before beginning any work to their homes. There was resounding applause from key players in Nova Scotia’s residential construction industry when they snagged the prestigious Builder of the Year honour at the Canadian Home Builders’ Association’s (CHBA NS) 2017 Peter Kohler Peak Awards. Whitestone owners Andrew Watson and Tamara Barker Watson, along with the rest of their talented team, have won more than 50 Peak Awards so far, including Most R-2000 Houses Built, TechReady Builder of the Year, Most Energy Efficient Home, and Renovator of the Year. This is their second Builder of the Year win in just the last three years, and they’ve also earned top honours for their marketing, membership recruitment, community service, and industry support. “Our clients love our hands-on approach,” says Barker Watson. “They also really appreciate that our team is made up of Red Seal carpenters who are extremely skilled at their job. They put a lot of trust in us, and we don’t take that lightly.” CHBA NS hosts the annual celebration of excellence in the residential construction industry, and the awards are judged by an objective, third-party panel of out-ofprovince judges. consistently generous about volunteering their time to various fundraising efforts, as well as taking on leadership roles to help the residential construction industry in Nova Scotia. “Tamara and Andrew are definitely two people who go above and beyond when it comes to working with the industry,” says Donovan. “For them, it’s not just about what’s in it for their company, it’s about what’s in it for the betterment of the whole industry.” Barker Watson says the Builder of the Year award represents the pinnacle of awards and recognition within the industry, and “makes the long days worth it.” “Winning recognizes our unwavering focus providing high-quality construction services coupled with a positive working environment for our team,” says Barker Watson. “Our suppliers and trades are also an important part of the process, and therefore take pride in the award, too.” Part of staying on top of the homebuilding industry means knowing the difference between fleeting trends and those that have a longer shelf-life. the moment, Barker Watson says most homeowners are looking to streamline and simplify. “Less is more. People are focused on having a smaller footprint these days,” she adds. “They want a smaller home that incorporates exactly what they want while running very efficiently.” That’s the theme at Thistle Grove in Bedford West — one of the area’s hottest new neighbourhoods — where the Whitestone team is busily working on custom homes that prioritize efficient design. A new bungalow on a slab is under construction – ready to customize – and Barker Watson says at a price of $360,000, they won’t last long. “Alpine Court is located in Bedford just off Basinview Drive, so the homes have quick access to Highway 102, the Bedford Highway, and Hammonds Plains Road,” says Barker Watson. “So whether our buyers are on their way to work, out shopping or going to the gym, or enjoying a fantastic evening out with family and friends, Alpine Court is going

to be the perfect location.” Customization is important because Barker Watson says it’s “the little details” that make a house feel like it’s truly been made just for you and your family. Everyone has their own idea of what will make their home feel personalized, whether it’s the indulgence of a soaker tub and steam shower, the drama of a cathedral ceiling with floor-to-ceiling windows, or the convenience of a walkin pantry — with lots of storage space for those bulk purchases. For many homeowners, these customizations extend to how they’ll be using the home years — or even decades — down the road. BarkerWatson says embracing “flex home design” principles might mean incorporating lower light switches and wider hallways and doorways so homeowners can happily and safely grow old in their own home. Along with their Builder of the Year win, Whitestone Building & Renovations also picked up the Multiple Unit Award for their latest townhouse project and won Best Addition to an Existing Home in the Renovation category.

The team spends a lot of time renovating existing homes, and Barker Watson says they’re currently working on numerous large-scale renovations. Many homeowners are upgrading their existing kitchens and bathrooms — the two areas most likely to boost their home’s value when they decide to sell. Whitestone is also managing several basement renovations so growing families can enjoy more leisure space, or add additional bedrooms for their teens. “All of our divisions are busy, and that’s the way we like it,” says Barker Watson. “Our creative team is especially busy because we believe that all new homes — and existing homes — should be thoughtfully planned and designed, and different.” Planning is certainly key. The custom designed mantle beautifully frames the existing fireplace with textured glass subway tile surround.
