Transform your home with complete confidence! By Jess Meldrum

et’s face it, it’s almost impossible to sit through a home transformation show without thinking about the changes you would like to do to your own home. These shows are both a blessing and a curse to a contractor. They inspire their audience to jump head first into a renovation project, which can be great for business. On the other hand, the impractical renovation outcomes these shows produce can create issues for both the renovator and their clients. After watching many of these shows we become well-informed on the design elements of a renovation. But the “no time at all” renovation portrayed in an hour-long program can unfortunately set unrealistic timeline expectations for contractors. Most home transformation shows follow similar formats to produce the “wow-factor” results, and a lot can be learned by looking at this process with a realistic perspective. The show begins with a client who is unhappy or overwhelmed with their current living situation. A contractor appears to make their problems disappear, however, as the show progresses they uncover several underlying issues that hinder or halt their renovation schedule. These problems are unavoidable and often significantly increase the client’s budget. In the end, the clients work through their issues with the guidance

of the professional renovator and receive their happily-ever-after renovation! All within 30-60 minutes. Obtaining these same results in the real world can still be achieved, even without a television production crew and magic editing. All it takes is some research to understand the renovation process, an open mind and knowing when to work with professionals. Here are a few things to consider before you begin your renovation project:

Find the right contractor Perform thorough research on your top prospective companies before setting up a meeting. Do this by finding their Better Business Bureau score, checking to see if they are members of professional associations like the Canadian Home Builders’ Association Nova Scotia (CHBANS) and also searching their company or personal name in the Registry of Joint Stocks. This will provide a record of whether or not the company is in good standing, changed names multiple times or has a history of defaulting on their renewals. Catching this information in the beginning will save you a lot of wasted time and money in the long run. Once you have made your list of top

picks, you should set up a face-to-face interview with the contractors, before making your final decision. Building a solid relationship with mutual trust is a key component to the success of your renovation project. Should an unavoidable problem arise, a great contractor will notify you of the issue immediately, walk you through the process, and provide reasonable solutions.

Create a solid budget Creating a realistic budget with lots of wiggle room is essential when executing a renovation project. If we have learned anything from home transformation shows it’s that there is always more to a project then meets the eye. Hoping for the best but expecting the worst while setting your budget will save you heartache in the end. Talk to your contractor about what types of problems could arise and what is a realistic dollar amount to budget if you would need to fix this problem.

Renovate for the future Investing in quality and classic features will aid in resale value of the home down the road. By sticking with a contemporary design and adding trendy accessories to your decor you will avoid having to re-do this process down the road when trends change (think of the pastel coloured toilet bowls). It is also proactive to think about modifying your home with “Aging in Place” features. These could include seats or grab bars in showers, main level laundry rooms, washrooms with higher toilets and extra space to accommodate a wheelchair, or lowering cabinets to reduce the strain of bending and stretching. There is a lot of information to consider before starting a renovation project. Planning can become overwhelming if you do not know where to start. The CHBA-NS has developed a series of homeowner consumer protection sessions that break down some of the information needed to begin a home renovation or building project into manageable sections. These sessions will provide homeowners with the information to make better decisions before beginning, allowing for a better experience throughout the renovation process. All sessions are held at no charge to participants. Attendees will receive a package of resource material and have the opportunity to hear industry experts address topics that will help them with their new home or renovation projects.

The future of our province relies heavily on more women entering the skilled trades industry. By Ania Swiationiowski Contributing Writer

I

f someone asked you to envision a “typical” skilled tradesperson, there is a very good chance – statistically, anyway – that your first thought would be of a man wearing a tool belt, hard hat and steel-toed boots. If so, there is data to back this up. Statistics Canada studies show that 88 per cent of the construction industry workforce in Canada is men. Of the 12 per cent who are female, only a small portion are actually in the skilled trades category. Currently, women make up only four per cent of the skilled trades workforce*. That’s only four women out of every 100 skilled tradespeople encountered on the job site. Thankfully, this is changing. More and more women across the country are picking up hammers and framing nailers to make careers in construction for themselves. As local testament to this, NSCC reports the percentage of women enrolled in skilled trades programs increased from nine per cent in 2011 to 12 per cent in 2016. We are fortunate to share the thoughts and stories of some of these trailblazers - women who have broken the “cement ceiling” and who now want to help other women reach their potential in skilled trades. Kate Campbell has been working in

home construction and renovation for more than 10 years. You may recognize her from various HGTV Canada shows such as Custom Built, Holmes on Homes, Decked Out and most recently Home to Win, among others. “I didn't know what I wanted to do out of high school,” says Campbell. “I was one of those students that felt pressured to go to university but didn’t know what to take.” Campbell knew she wanted to work with her hands rather than sit behind a desk, but it wasn’t until her mother clipped out an ad in the local newspaper that she started to figure out what that career would look like. The ad was for a Women in Skilled Trades (WIST) course offered out of The Centre for Skills Development and Training in Burlington, Ont. Campbell enrolled in the course and it changed her life. “It was love on the first day when I picked up the power tools,” says Campbell. “I had never really considered the trades before that. It kind of blew my mind at the time because it was always ‘you are going to university if you are going to be successful,’ but as soon as I took this course I knew I had found a career path that I was really passionate about.” For Campbell, that passion led to

success. After the WIST course, she completed 400 hours of training with Mike Holmes and today runs her own renovation company, KateBuilds Inc., specializing in small renovations and custom carpentry. On top of that, she still finds time to continue her hosting appearances on HGTV. Closer to home, yet with a similar beginning, Ronda Frigault also found herself in grade 12 and questioned if university was the route she wanted to take. “Growing up in rural Nova Scotia, your only Continued...

Kate Campbell (centre) is an active advocate for woman in skilled trades, promoting various programs and initiatives across the country.

options as a girl were to become a nurse or a teacher. I didn’t think I wanted to do either of these, so I applied to community college because it was inexpensive,” says Frigault. “But the only thing available was plumbing and I thought, ‘I can’t be a plumber. I own like 124 pairs of shoes!’ But I ended up taking the plumbing course and I loved it.” After college Frigault worked in the plumbing industry for 14 years and has been teaching the trade at NSCC for the past five years. Regardless of the number of shoes Frigault owns, she was the second woman in Nova Scotia to complete a Red Seal Certification in plumbing. Stories from women like Campbell and Frigault are slowly helping to break the "skilled tradesperson" stereotypes.

SKILLED TRADES WORKFORCE SHORTAGES Campbell and Frigault both experienced a decades-long trend in Canada of encouraging young people to choose university over college. The strong push away from college education has led to an imbalance in our labour force. This is referred to as “skills mismatch,” where the skill sets of the labour force do not match the skill sets of in-demand jobs. As a result, there is the potential for a significant shortfall in the skilled trades labour force

anticipated for 2020. In addition, Statistics Canada reported in 2015 that, for the first time, there were more people over the age of 65 than there are under 15. Nova Scotia has one of the oldest populations in the country and as a result we will feel the potential labour shortfall keenly as thousands of baby boomers still working in the skilled trades are set to retire over the coming years. According to Build Force Canada (an industry-led organization that provides labour construction market information), 8,200 construction workers in Nova Scotia are expected to retire over the next decade. To offset this, only 5,800

newly trained workers are expected to enter the workforce. According to Build Forces’ 2017-2026 outlook report, this shift in workforce demographics creates a potential for “a significant skill vacuum that requires proactive planning.” This results in an increase of jobs opening up for the younger generations in the near future, which is great. However, when we combine an aging demographic with the trend of pushing young people away from learning skilled trades, we end up with a serious void in qualified workers. The questions is, where is the needed skilled labour going to come from? One answer is to tap into the other 50 per cent of our population, namely, women.

PROVIDING ROLE MODELS “You can't be what you can't see,” is one of Campbell’s favourite sayings. She believes that getting more women into skilled trades will require more promotion in schools. “Young girls need to see that trades are a cool option, a viable option, and not something that is just too far out of reach or is a ‘boy's job,’” she says. Campbell gives talks to grades 7-10 girls across the country about her experiences working in construction. “It’s great. I get to tell my story and speak to many young women about getting into the trades.”

Young women in Nova Scotia interested in skilled trades can take advantage of Techsploration, a non-for-profit organization promoting careers in science, trades and technology to girls in grades 9-12. The programs are currently reaching up to 3,500 students in 40 schools across the province.

She wants young women to know that, if they are questioning whether university is the right route for them, there are other options. Providing mentorship and role models for young women is a gap that Techsploration, a Nova Scotian non-forprofit organization, has been working to fill. Techsploration reaches out to girls in grades 9-12 to encourage them to consider careers in science, trades and technology by using hands-on, mentor-led programming where school-age girls can interact with role models who are women actively working in these careers. The organization wants girls to see these occupations not as inherently masculine or feminine, but as important and valuable career options that are crucial to society. Working with 40 schools in Nova Scotia, the organization reaches about 3,500 students per year and about a third of their programming is in skilled trades career exploration. Techsploration offers a variety of programming including in-school visits by role models and job shadow days where students visit role models at their workplace. After workplace visits the girls go back to their school and give a

presentation on what they learned to their entire school so that both the girls and boys are exposed to these careers. Techsploration also holds three large career events annually (at Saint Mary’s University, NSCC Straight Campus and NSCC Truro Campus) where all the role models from across the province come together and the young women have the opportunity to meet them. Students can participate every year up to grade 12, giving them access to about 125 role models representing 125 different career opportunities. After participation, the young women become Techsploration alumni and can attend an annual alumni conference. “I have now seen young women go from being Techsploration participants

TAKE ACTION TIP: If you or someone you know might be interested in applying to Women Unlimited or, if you are an employer interested in hiring new talent, go to their website www.womenunlimitedns.ca in grade 9 to starting their own careers in the trades,” says Frigault. She believes that Techsploration fills a gap in the education system since so many trades classes have been cut from the curriculum. “Techsploration gives hands-on experience but even just the exposure to trades as career options is important. I’ve gone to schools where the students have said 'Really? These are options for us?' and I say ‘of course!’” says Frigault. Techsploration is celebrating its 20th anniversary in 2018. Programs such as Techsploration and Women Unlimited, another Nova Scotia non-profit organization, give women a chance to try out a variety of trades for themselves so that they have the experience to make an informed decision when choosing a career path in college. Women Unlimited has been supporting women as they build careers in the trades and technology fields since 2006. With programs running out of NSCC campuses in Bridgewater, Halifax, Dartmouth and Sydney, Women Unlimited has helped more than 700 women explore skilled trades careers from their free 14-week Career Exploration Program (CEP), through preapprenticeship training, employment and through apprenticeship to certification. The CEP gives women hands-on exposure to a variety of trades and technology careers (including the building trades), as well as site visits with local employers and panel discussions with women working in the trades. To date, more than 175 employers have hired Women Unlimited graduates. Campbell believes that programs like these are working. “The WIST course I took was absolutely what got me into the trades because I felt I was supported,” says Campbell, whose course was similar to Women Unlimited’s CEP. “I was learning how to use power tools in the company of other women so at least I had a basis where I felt comfortable and it wasn't daunting. I had a skill base when I went out into the real world.” When Frigault took her apprenticeship classes as she worked toward her Red Seal in the 1990s, she was the only woman in Continued...

any of her classes. “For the first four years I was the only women on any job site that I worked on. There were no female plumbers or carpenters or anything. There was just me.” But participation of women in skilled trades education is increasing. The number of women apprentices in the non-traditional trades has increased 33 per cent according to the Nova Scotia Apprenticeship Agency. While this shows growth, the overall numbers are still a drop in the bucket, considering that there were a total of more than 6,000 active apprentices in the province in 2016 and only 348 of them were women. Of these 348 women, 235 were in non-traditional trades including residential and non-residential construction. The greatest increases in trades chosen by female apprentices were seen in construction electrician and welder, for which female apprentice participation increased by 13 per cent and 15 per cent, respectively, between 2011 and 2016. “I think the biggest barrier facing young women trying to get into the trades is lack of mentorship,” says Frigault. “I was fortunate to work for a very supportive company, but for some women they are on a job site that isn't very welcoming, where they have no one to talk to. I think that’s where you start to see the numbers of women working in the trades fall.” Frigault has been a Techsploration role model for five years and mentors female students in her NSCC classes as well. “I didn’t have any female teachers until this year,” says Courtney Theriault, a second year Pipe Trades student at NSCC. “But in my first year I networked with Ronda [Frigault]. I talked to her a lot because I was nervous being a woman in the trade. Over the past year she has been the one to make me extremely comfortable and more confident about being a woman in the trades.” At least 10 per cent of Frigault’s students are women every year now. “Being a woman in the trades is scary,” says Theriault. “But as long as you believe you can do it, you can do anything. I am learning that every single day.” Confidence is key, and encouraging young women to act on their interests, regardless of industry trends or stereotypes, is a crucial step. Jewdi McCarthy, a local skilled tradesperson with All-Craft Renovations in Bedford, can attest to this. “I've always had a passion for building and creating things with my hands and I wanted a career where I could put my skills to a good use, so carpentry became my future. When I decided I wanted to do carpentry it

wasn’t common for women to do this for a living. Because of my size and gender, I was told that I wouldn’t be able to handle the work.” McCarthy recalls how this motivated her. “I laughed and said, ‘there wasn’t anything a man could do that I couldn’t’ with regards to being a carpenter.” She adds, “I might only be 5'5" and 120 pounds, but I wasn’t about to let my size stop me from doing what I had a passion for.” Now in her 16th year in the industry as a professional carpenter and renovator, McCarthy stands with other successful tradeswomen as positive role models for young people to emulate. Frigault sees the importance of young women and men seeing strong female role models in the trades. It opens up options for young women, but it also shows young men that women do belong in those roles. “I've seen women working on job sites being questioned a lot more than men are. They are asked ‘Do you really know how to do this?’ whereas male workers typically aren’t questioned in the same way. If you see women on your job site, just give them a chance!” Campbell would love to see more women get interested in the skilled trades and encourages them to explore and experiment to find their passions. “Don't be afraid to put yourself out there and make

Kate Campbell's new scholarship initiative Build Women Up helps to promote women in skilled trades. Applicants can tell their story and explain why they are getting into the trades for a chance to compete for a scholarship to help fund their trades training. mistakes,” Campbell advises. “I was afraid for the longest time because there was always that microscope on me, but I learned over time that mistakes are how you learn. I feel that sometimes, as women, we feel we need to be perfect and I want to try to break that mould as well. It's OK to make mistakes, it's OK to not be perfect, it’s OK to be yourself.” And that is certainly good advice for anyone to build on.

Understanding

Energy Programs for local home building & renovations By Debra Wells-Hopey

N

ova Scotia has a long history of well-built homes. While this tradition of care and quality has remained, the technology and techniques involved have advanced along with our knowledge of the importance of energy efficiency. Today many of these practices have been incorporated into the building code, and this means many home buyers take these methods and certifications for granted. But are all new homes the same when it comes to energy efficiency?

Contributing Writer

What options are standard, and which are optional? What should home owners consider when choosing a home and where can they go for guidance? To demystify the options and standards of energy efficiency, the following is a summary of the popular registered energy programs available in Nova Scotia, along with comments from the home-builders that use these methods and practices.

Passive House

Net Zero

Passive building uses a set of design principles to attain a measurable and rigorous level of energy efficiency within a specific quantifiable comfort level. In short, a passive house is built to the strictest energy efficiency standards. Certification through the Passive House Institute US (PHIUS), specifies that these homes must be fully insulated, airtight, have high-performance windows and doors, use balanced heat- and moisture-recovery ventilation, and use the sun’s energy in a way that helps keep the house warmer in the winter and cooler in the summer. Passive house builders are trained in passive house standards and subject to inspection by a third party. All passive homes are covered under warranty, to ensure those standards are adhered to and to provide homeowners with peace of mind.

A net-zero house is designed and built to reduce household energy needs to a minimum. The construction includes onsite renewable energy systems, so the house may produce as much energy as it consumes. These homes supply electricity to the grid when it is producing more than it needs and draws from the grid when household demands exceed the amount of electricity produced on site. Taken over a year, the energy supplied to the grid balances the energy drawn from the grid, thus achieving net- zero annual energy consumption. Built to higher standards than conventional new homes, a Net Zero Home is more durable – with high performance, warm windows, better insulated walls and roof and water-saving fixtures and appliances.

"When you build your home with energy efficiency in mind, you’re building for now and the future. At Sawlor Built Homes, we are certified to build to all levels of energy efficiency standards practiced in Nova Scotia, including building passive homes. With rising energy costs and consumer expectations of comfortable, responsible and healthy living, the Passive House is one of the best ways to achieve this."

"A Net Zero home is one that, on an annual basis, produces an equal amount of energy to what is being consumed. Therefore, it is of little surprise that clients are becoming more and more interested in building Net Zero homes given the rising prices of furnace oil and power expenses. Denim Homes was created out of a dedication to building energy efficient homes and we are most proud of our ongoing commitment to lead the industry with our expertise in Net Zero options."

CHBA's 2017 Home Buyer Preference Survey results provides in-depth insight into what homes buyers are looking for – and demonstrates the importance of energy efficiency to today’s home buyers. Nearly 22,000 recent new home buyers from 6 provinces were surveyed (BC, AB, SK, MB, ON & NS.). The 2017 study had a 12.7% response rate. (Typical "general population" studies achieve a 2-5% response rate.)

R-2000

Energy Star

An R-2000 home is designed, built, tested and certified to meet exacting technical standards that exceed current Canadian building codes. These homes offer significant energy savings, health and comfort advantages and are more environmentally friendly than the conventional home. Exclusively constructed by specially trained builders, R-2000 homes feature continuous whole house ventilation, environmentally friendly building products, a continuous building envelope to reduce drafts and cold spots and energy-efficient appliances, lighting, doors and windows. All R-2000 homes receive a certificate from Natural Resources Canada to ensure it meets these standards.

ENERGY STAR is an internationally recognized brand and a trusted symbol for identifying energy-efficient products – you probably already have kitchen or laundry appliances or a television with the Energy Star rating. Today, new homes can also be Energy Star qualified and receive a corresponding certificate and label which is placed on the electrical panel. This rating represents the standard of energy efficiency developed by the Government of Canada and Canada’s home building professionals. Builders can obtain the standard by meeting an energy performance target based on predetermined conditions. Such homes are, on average, 20 per cent more energy efficient than a home built to code.

"There are many benefits to an R-2000 home, including healthier indoor air quality, healthier building products and materials and reduced energy bills. At Whitestone, we take the reduction of greenhouse gas emissions and water consumption seriously, as well as the comfort and economic savings of our homebuyers. R-2000 certification is backed by over 20 years of research by both government and industry and are proud to be a licensed R-2000 builder."

"At Nature Ridge Homes, we collaborate with leading industry professionals and agencies, like Natural Resources Canada, to find a natural balance between green design, elegant and timeless style, and sustainable living. When built to the latest standard, Energy Star homes are on average more efficient than other homes. Certifying our homes through Energy Star has helped to elevate our credibility in the new construction market as a company that is concerned for the environment, as well as a builder that builds homes to a higher standard."

ENERGY PROGRAMS

Energuide The EnerGuide Rating System is Natural Resources Canada’s tool for measuring energy efficiency in homes. EnerGuide for New Houses (EGNH) is a program designed to improve the energy efficiency of new homes. The program includes a rating system (on a scale of 1 to 100) designed to measure the energy efficiency of a new home and a step-by-step guide that offers the opportunity to incorporate energy efficient upgrades in to a new home. The EnerGuide program pairs people with a trained energy advisor who conducts two energy evaluations, one prior to building and one when the home is complete. Home owners are then provided with an estimated annual heating bill and government approved EnerGuide rating. It they rating is 80 or higher, there are rebates and incentives awarded.

?

"At Provident Developments, we always seek to maximize the quality and comfort of the homes we build, and thus are great advocates of the EnerGuide program. By utilizing this program, we help to ensure home owners know they are living in a greener home and saving money, as well as increasing quality and acquiring a government approved label – all contributing to true peace of mind. As builders that subscribe to the highest of EnerGuide ratings, we help people pre-determine what a home’s energy usage will be right from the time of construction, a significant advantage to the homeowner." ~ David Hilchey, Provident Developments

There are a number of rebates available for new homes that meet certain energy efficiency criteria. Visit www.efficiencyns.ca to learn more.

CertainTeed Insulation meets highest standards of Fire Safety Thermal performance, moisture management, air tightness and acoustics are key benefits of choosing the right insulation during construction or renovation. However there is one important feature of insulation that is often ignored – fire safety. Because fiber glass is made primarily from sand and glass, it is naturally noncombustible and stays that way for the life of the home. Other types of insulation require fire-retardant additives, which lose their effectiveness over time. Naturally noncombustible, unfaced CertainTeed Sustainable Insulation™ requires no chemical additives to provide the fire protection. CertainTeed unfaced Sustainable Insulation™ paired with MemBrain™ Continuous Air Barrier and Smart Vapour Retarder is the ideal solution. Preventing the spread of fire between rooms and units is also important. Insulation can be used in walls between rooms, in basement walls and ceilings to increase fire safety while helping to create quieter, more peaceful spaces. www.sustainableinsulation.ca

RENOVATOR OF THE YEAR

W

hen father/son duo Brian and Justin Johnston started tackling outdoor renovation projects, their vision was to create beautiful outdoor living spaces with quality craftsmanship and customer service, making them the No. 1 choice in outdoor renovations. They were successful in this goal, with the newly formed All-Craft Decks and Sunrooms quickly becoming a well-known name in the region for outdoor living spaces. From the initial design phase through to final construction, their dedication from start to finish and attention to detail earned them a loyal customer base and positive reputation. There was just one problem: their customers wanted them to take on even more.

“We see a lot of repeat business because customers see the quality of our work outside, and then they want us for work inside their home, too,” says Brian. “Once you’ve found professionals you trust, that’s who you’re going to want for future projects.” Due to this demand, just shortly after launching the initial business, they decided to form a second division to focus specifically on interior renovations. This is where AllCraft Renovations made its debut. Although operated with the same business philosophy and focus to detail, both divisions are kept separate by the management team, ensuring they have the best crews specializing in their respective fields. ALL-CRAFT RENOVATIONS

INDUSTRY RECOGNITION The decision to expand was obviously a good one and continues to be validated. All-Craft recently won the coveted 2017 Renovator of the Year award from the Canadian Home Builders’ Association – Nova Scotia at their annual Peter Kohler Peak Awards ceremony. Justin says it’s an honour to have All-Craft recognized for the team’s passion for the renovation industry and commitment to giving back to their community. It’s actually their seventh Peter Kohler Peak Award to date, after previous wins like the Special Project Award, Most Outstanding Member of the Year Award, Membership Recruitment Award, and Most Outstanding Residential Renovation Addition Awards for both interior and exterior work. All-Craft was also awarded Houzz’s Best of Customer Service award last year, as chosen by the site’s 35 million users. Liza Hausman, vice president of industry marketing for Houzz, says it was a pleasure to bestow the honour on a firm based more than 6,000 km from Houzz’s headquarters in Palo Alto, CA. “Customer Service honours are based on several factors, including the number and quality of client reviews a professional received in 2015,” says Hausman. “We’re so pleased to recognize All-Craft Decks and Sunrooms, voted one of our ‘Best Of Houzz’ professionals by our enormous community of homeowners and design enthusiasts actively remodelling and decorating their homes.”

CUSTOMER SATISFACTION COMES FIRST Brian believes it’s their focus on superior customer service that resonates with their clients and helps to set them apart from many of their competitors in the renovation industry. “Nobody’s perfect, and anybody who thinks they are is probably not trustworthy. There’s always the chance of a surprise or a hiccup in a renovation,” says Brian. “If there is a problem, it’s how you address an issue and rectify it, that demonstrates what kind of person – or business – you truly are.” Although this province has a great base of reputable homebuilders and renovators, there are still examples of companies who downplay or even deny problems or issues with their work. This is understandably frustrating to homeowners who paid to have a job done properly. “We don’t walk away from anything, and as a result, we have plenty of repeat clients and referrals,” says Brian. “People tell us we’re the only ones they’ll call, for any project, because they know they’re going to get excellent customer service.” Justin says All-Craft customers are so appreciative that they’re never left hanging, even if they have questions or issues years after a job is complete. “We’ll go back, regardless of warranty, to fix something that wasn’t the homeowner’s fault – even if it’s years later,” says Justin. “It’s not like they make their last payment and we forget about them. We’re not going to abandon them. We’re always going to help them out in some way.” Canadian Home Builders’ Association - Nova Scotia CEO Sherry Donovan praises Brian and Justin for taking an active role in the industry to ensure it’s thriving, and continually educating homeowners on the importance of hiring professionals. “With All-Craft, it’s not just getting the job,’” says Donovan. “They really take an interest in educating the public.” Brian says homeowners are becoming more and more educated about the industry, and why they should hire a viable 28

contractor who abides by the building codes and has all the necessary insurance, warranties and certifications. “That’s why it’s disappointing to hear of a homeowner running into trouble when they hire a company that falls short – whether it’s because they didn’t do their homework or they took a chance hoping to save some money." “These lessons are hard to learn,” adds Brian. “You get into something thinking you’re going to be frugal and save a bit of money, but in the end it can cost you much, much more.” Because it might cost more to hire a reputable company that abides by regulations and code, Brian says sometimes a cheaper offer is tempting for homeowners – despite the risks. “Sometimes people get a quote that’s half the price they got from a reputable contractor, and they go with the cheaper option,” says Brian. “But hopefully we’re moving towards a day when we can get rid of the underground economy of contractors who are not qualified to do the job they’ve been hired to do.”

CURRENT PROJECTS: INSIDE AND OUTSIDE At the moment, many of All-Craft’s current projects are in the booming Bedford area. Justin says that’s because many of the homes are hitting the 15-year mark. They are no longer new – especially compared to the new developments popping up around them – and things are starting to look dated. “For a lot of the homeowners, their kids have moved out and they’re wondering how they can make their space more functional or aesthetically pleasing – like maybe adding master ensuite,” says Justin. “Others are wanting to update their home for resale, so they’re usually looking at redoing their kitchen or bathrooms.” Not surprising, since freshened-up kitchens and bathrooms are two of the top three ways to get a good return on a renovation. (The third, of course, is by improving your home’s curb appeal with hardscaping, decks or patios.) They’ve noticed an increased demand for sunrooms and screened-in porches over the last three or four years, which may correlate to the steady increase of retiring Baby Boomers. “People are wanting a bright, sunny place to spend time drinking their coffee in the morning and having their dinner at night – something that’s separate from the house,” says Justin. “They want lots of light and lots of windows to appreciate their view, and it’s almost always a sitting room.” More homeowners are also opting for full backyard packages that include everything from decks, retaining walls, stone patios, sunrooms and pergolas. Justin actually credits Pinterest and home renovation shows for inspiring a lot of people to pick up the phone and call them. “There’s so much access to amazing makeovers, online and on TV, that homeowners are seeing spaces that go way beyond a basic square deck,” says Justin. “They’re seeing that you can get a beautiful, functional backyard – even in the city, with a smaller footprint – and it’s opening their minds to what’s possible.” Justin and Brian agree they’ve seen an increasing number of homeowners opting for maintenance-free outdoor building materials like aluminum railings and composite decking. “There are a lot of homeowners who don’t want to have to strip or stain their deck every year,” says Brian. “They want something that looks good all year long, and will still look good 10 or even 20 years down the road.” Moving inside the home, Justin says more homeowners are Continued... interested in maximizing every bit of space with renovations that improve a room’s functionality. “People want a lot more out of what they have, especially as the average home gets smaller and you have less room to work with,” says Justin. “Instead of a standard tub that won’t get used much, more homeowners are replacing it with really sleek-looking showers and adding unique options like multiple showerheads or accessibility features like grab bars – upgrades that will get daily use and look great.” With the growing trend of many seniors

preferring to stay in their own homes, it’s important to have the right professionals available to modify their spaces to help ensure their safety. All-Craft recognized this need and took steps to secure their CAPS Certification (Certified Aging-in-Place Specialist) through the National Association of Home Builders. “Improving a room’s functionality often goes hand in hand with making it more accessible,” Justin says. “Adding drop-downs for your upper cabinets means you can use every inch of storage space, and it’s also easier for people to access.” He adds, “In the

past, there is a chance you wouldn’t look in those really high cabinets unless you were moving. Now people want all of their space to be usable.”

ALL-CRAFT, ALL FAMILY Despite running two companies together, the father-and-son team don’t work alongside each other most days. While one’s in the office, the other’s usually on site. But it’s through a shared vision and teamwork that they’ve made All-Craft into the success it is today. “We have very similar mindsets, but different strengths,” explains Justin, who graduated with a business degree from St. F.X. University in 2008. “We complement each other well.” Even their respective backgrounds mesh perfectly. Justin brought six years of project management and accounting experience to the business, while Brian had two decades of customer service experience with a large international firm. In the early days of All-Craft, they didn’t even share an office. Justin and Brian worked out of their own homes, with just a single truck and trailer to clean up job sites. They contracted out a lot of their work, and it took time to build up their brand.

ALL-CRAFT RENOVATIONS “Things were a lot different then. Now we have 10 employees plus a family of subcontractors, allowing us to support employment in different trades as well as the carpentry trade,” says Justin. “At All-Craft, we are a family – not just co-workers. We’re a team and we put a lot of effort into staying connected.” Justin says they take pride in being a close-knit group that enjoy working together for a common goal. “Everyone that works here is happy to come to work,” says Justin. “We do a lot of team events that promote that positive atmosphere, and you can feel it in our work and how we interact with our customers.” In 2017, the All-Craft crew was excited to move into their stunning new home at 302 Bluewater Road in Bedford. As a team, they all worked hard to complete the interior of the building, showing off outdoor spaces and interior trends. Donovan says it’s nice to see a family-run business where a father and son are working so closely together, but points out that AllCraft is about more than just being blood relatives. “They consider their full team to be the

All-Craft family. They’re all so supportive of each other and of the industry as a whole,” says Donovan. “They’re enthusiastic and they take pride not only in the work they do, but in the industry we represent.”

COMMITTED TO GIVING BACK TO THE COMMUNITY In order to win the prestigious Renovator of the Year award, Donovan says a company needs to make a positive impact not only on their own customers, but for the renovation industry and the communities they serve. All-Craft employees volunteer their time for Habitat for Humanity builds across HRM, and make monetary contributions to the Heart & Stroke Foundation. They’ve also participated in Bedford’s Relay for Life – raising more than $5,600 for the Canadian Cancer Society. Melanie Matheson, district coordinator for the Canadian Cancer Society, praised the AllCraft team for being “the epitome of what a Relay For Life team should be,” adding that they spent months working together to raise such a large sum.

When the 16-year-old granddaughter of All-Craft employee Murray Conrod was in need of a wheelchair-accessible van, the AllCraft team set a financial goal. Over the past two years, they’ve been working toward achieving that goal by donating a portion of its revenue from each project, hoping to take a vision and make it reality. With the help of the community and President’s Choice, All-Craft was excited to announce that Danna received her van on December 24, 2017. Brian told CBC at the time that he considered Murry to be “a tremendous individual and a huge asset” to the company, and the donation was a way to give back to him and his family. Donovan says it’s impressive to see a firm go to such lengths to care for each and every customer and work to move the industry forward, while also giving back to their community in such meaningful ways. “You have to be willing to go above and beyond, and that’s not always an easy task,” says Donovan. “All-Craft really stood out head and shoulders above what they were doing to show the judges why they deserved to win.” END

Here are some spectacular transformations of local homes throughout Nova Scotia. All are submitted by registered CHBA-NS home builders, renovators, suppliers and other industry professionals.

BEFORE From Spindles to Splendid Deck spindles are a thing of the past – glass is the new trend on decks! Although taking advantage of spectacular views, this existing deck was looking tired and needed a face lift. The existing decking and framing were removed and replaced with a newly designed 2-Tier deck, providing the home owners with lots of outdoor living space. One of the biggest upgrades includes a place to escape the sun with an oversized pergola, customized with a fabric canopy. Some might think the pergola was the highlight of this beautiful deck, but we think the glass regal railing system will get the most views. All-Craft Decks & Sunrooms www.allcraft.ca

Before & Afters All Set For New Deck Parties This outside space needed a pick me up! The existing back deck was transformed from a well-used builder-basic to a summertime retreat. The team at Tower Interiors worked with All-Craft Decks & Sunrooms to design and build a new back deck on a budget. The deck includes a pergola with a fabric screen roof to provide shade on hot days, a built-in 2-person swing, a privacy wall to hide the neighbours, and lots of space for dining and lounging. Stairs were added to the back instead of the side to allow better access to the rest of the yard, creating a space that is both beautiful and functional. Tower Interiors www.towerinteriors.ca

BEFORE Stairway To Heaven This home underwent a major transformation, thanks in part to the interior design vision of Wedgewood Interiors. The owners wanted an open concept main living area, but this would involve working around the existing staircase in the middle of the new layout. To incorporate the stairs seamlessly into of the new space, the stain for the wood was custom tinted to match the existing hardwood floors. The black metal railings almost disappear when viewed from a wide perspective, creating a unified space rather than a distraction. Subtle details in the posts add just the right amount of modernism and balance. Whitestone Building & Renovations www.whitestonedevelopments.ca

BEFORE Magic, Room-By-Room This Rockingham family were updating their dated home one room at a time and decided the best place to start was their most important space - the kitchen. Walls were removed and a U-shaped layout designed to make a bright and open yet functional space. The original oak finishes and eclectic colours were replaced with clean, white shaker-style cabinets, light quartz counters and stainless appliances. Black accents like the custom banquette and Barcelona-inspired textured tile backsplash provide a strong contrast to the white palette, while a tree-branch chandelier adds a soft sparkle to offset the cleaner modern lines of the kitchen. BEFORE Now Safe To Enjoy The View The deteriorating dock on this waterfront property in St. Margarets Bay area was in desperate need of an update. After removing all decking and surface materials, the existing piers were still in great shape and could be reused to help the client save on their investment. A new structure was sistered to existing framing, supporting the new treated wooden deck and posts. For safety, new rope rails were attached, suitable for the nautical setting. Solar lights adorn each post for evening use. A safe and attractive update to this essential waterfront extension! Blue Ridge Builders Inc. www.blueridgebuilders.ca

Before & Afters Time To Get Outside With a beautifully treed, private backyard, the owners of this home in Lucasville wanted to enjoy it as much as possible. Their existing deck was removed and replaced with a multi-level entertainment area. The new deck incorporates plenty of space for dining and grilling, with patio doors just off the kitchen. Silver Maple TimberTech composite decking is accented with black aluminum rail and glass inlays to maximize the view. Riser lights help guide you down stairs to two levels of curved patio areas surfaced with Trevista pavers and framed by columns wrapped in white vinyl and custom stone facing. BEFORE All It Needs Is A New Welcome Mat This older Halifax home located off Robie Street has charming appeal, familiar with others like it in the area. However the front porch was in desperate need of an update. The existing wood siding, decking and rails were in various stages of decay, so all were removed. With the structure secured and prepared, composite materials were used to replace the floor, stairs and rails - providing a long life and low maintenance solution. The result is a much more welcoming first sight for guests of this charming city home. Blue Ridge Builders Inc. www.blueridgebuilders.ca

BEFORE Modern, Open & Bright This 25 year-old home in Portland Hills, Dartmouth was in need of modernization. The small, dark, dated kitchen was converted into a completely integrated kitchen, dining and living space. A dividing wall was removed and electrical and ventilation relocated. LED pot-lights, under-cabinet and pendant lights on dimmers were installed. New vinyl tile flooring (from Taylor Flooring) provides warmth and comfort with the look of ceramic. New windows allow more light while conserving energy. Modern white/gray cabinets, glass doors, glass tiled backsplash, built-in wall oven and microwave, quartz countertops and a butcher block section for prep combine to make a stylish yet functional kitchen. BEFORE A Dream Come True The owners of this Middle Sackville home were dreaming of a new luxury bathroom for years... and this awardwinning transformation went above and beyond. The new open space allows plenty of room for a double marble-top vanity, walk-in shower, and soaker tub. The crystal chandelier and penny-round mosaic tile accents mix seamlessly with the contemporary corner fireplace and wall-mounted TV. Behind the pocket door to the water-closet, the new dual flush toilet was surrounded by detailed wallpaper and custom mosaic floor tiling to match the bathroom accents. Comfort is guaranteed with heated porcelain tile floor and warming tower rack. Case Design/Remodeling www.casehalifax.com New Homes & Renovations

THE PROFESSIONAL EDGE

Buying or Selling? Let your REALTOR be your guide. ®

Five things to know when buying your first home Buying your first home can be a daunting experience. That’s why your REALTOR® is a great resource and can help ensure it goes as smoothly as possible. Follow these five steps for an unforgettable experience at buying one of the biggest purchases you will ever make:

1 Always have a good down payment. In Canada, it is mandatory to have five per cent of the price of your home for your down payment (with the purchase of mortgage default insurance; 20 per cent without). However, the bigger the down payment, the quicker the mortgage is paid!

2 Always use a REALTOR®. A REALTOR® will be able to help you with things you may not know about when purchasing a home privately including the disclosure of any problems with the home, to the community’s amenities.

3 Search for a home with a good school district. In Canada, it is mandatory to have five per cent of the price of your home for your down payment (with the purchase of mortgage default insurance; 20 per cent without). However, the bigger the down payment, the quicker the mortgage is paid!

4 Reserve cash for unexpected expenses. Whether your house is years old or brand new, you never know when unexpected expenses will pop up. Making sure you have a good amount of money saved for these purposes is important when buying your home.

5 Have a home inspection done. Buying a home is one of the biggest purchases you will ever make. By having a home inspection done, you are eliminating the risk of those unexpected expenses that could have been found by a home inspector prior to buying your home.
