May 24- 25 • May 31- June 1 • June 7-8 This year marks the 26th anniversary of the Energy Efficiency Showcase of Homes (previously R-2000 Showcase), produced by the Nova Scotia Home Builders’ Association (NSHBA) and featuring some of the latest in energy-efficient home construction and technology. This year’s Showcase features 20 homes from 12 different builders, on display every weekend from 1 – 4 pm, May 24 to June 8 (some exclusions noted). The homes are located through HRM in Halifax, Dartmouth, Cole Harbour, Bedford, Bedford West, Middle Sackville, Upper Tantallon, Waverley, Fall River and Oakfield (see Pg. 31 for homes listed by location). “The Energy Efficiency Showcase of Homes allows visitors to see for themselves what is available in terms

of energy efficient construction and talk to the professionals who build the homes,” says Paul Pettipas, NSHBA chief executive officer. “The benefits of energy-efficient construction are vast, but it helps when you can see for yourself what is included in making this type of housing choice.” The homes range in size, price ranges and features, but they all have something in common: each homes is designed, built, tested and certified to reach or exceed specific EnerGuide ratings that surpass current Canadian building codes. A unique blend of technology and craft, these homes offer significant energy savings, health and comfort advantages and are more environmentally friendly than the conventional home.

Is it worth it? Building a more efficient home puts money back in your pocket By Sherry Donovan

When you think about building a new home, what do you envision your new home is going to look like? In addition to the design elements, fixtures, colours and layout, have you considered which energyefficient features are important? When it comes to looking at your wants and needs list, quite often we tend to opt more for the aesthetically pleasing options rather than making energy efficiency a priority. However, why not opt for both? In today’s economy, investing in energy efficiency options upfront often results in saving money on your regular energy bills. When considering your typical monthly payments, having an energy-efficient home has the potential to save you money every month, and factoring in those savings will allow you to afford many of the other bells and whistles you were considering. What this means for you as a homeowner, is that you will continue to enjoy the beautiful design features you planned on, while benefiting from peace of mind – knowing that you are paying less compared to the same home without energy efficiency upgrades. When you are planning your home, you want to take the time to understand what’s available to you, what options are realistic to have and how you will benefit from taking advantage of them. Having examples that show the effective ways to

marry both beauty and energy efficiency in the same home are a valuable resource. This is why the Energy Efficiency Showcase of Homes began 26 years ago: as a way to show and tell what features, options and benefits are available to all homeowners in energy-efficient construction. This year, there are 20 houses that will be open to the public for three weekends from 1 pm – 4 pm, beginning May 24 and running until June 8. These homes have a minimum EnerGuide rating of 83 and are all rated either through the EnergyStar or EnerGuide Rating System programs, or are certified as R-2000 homes (read more about the Showcase starting on page 15). The one main feature they all have in common is energy efficiency! Each house, with its unique design, style and layout will help provide you with a list of options to help you make your final decisions for your brand new home. When people tour the 2014 Lifestyle Home, builder Ryan McNeil thinks it’s going to be the attention to detail and functionality of the home that will make the biggest impression on them. “This home has a huge walk-in pantry that’s the size of a small bedroom, and people really love their pantries,” says McNeil, President of Stonewater Homes. “We’re actually calling it ‘the Costco room.’” From the gleaming granite countertops and custom cabinetry to the rich hardwood flooring and the custom-tiled shower in the ensuite, the home is a testament to luxurious materials and quality construction.

“It has a lot of bells and whistles. It’s a loaded house, for sure,” says McNeil. “We’ve been in business now for almost 10 years, and we’ve built hundreds of homes, so the Lifestyle Home is a great opportunity for us to put our work on display.” McNeil and his crew broke ground on the project a few months back, and the home will be open for public viewings from 1-4 pm on weekends starting May 24. Paul Pettipas, CEO of the Nova Scotia Home Builders’ Association, says the Stonewater crew has done “extremely well” – despite having to battle serious winter weather during the build. He says the Lifestyle Home is always an ideal opportunity to show homeowners some leading-edge developments within the industry – and that getting out and “kicking the tires” of a home like this a good idea for people interested in building or renovating. “With model homes like this, it’s really good for consumers to be able to see them, and touch them,” says Pettipas. “It’s one thing to see a picture or read a description, but when you get to see it in action, it makes quite a difference.” Sherry Donovan, Communications Director for the Nova Scotia Home Builders’ Association, says the Lifestyle Home has always served as a great way for people to learn about some of the latest technologies and industry trends. Each year’s home has a different theme to show off different aspects of the industry, and this year’s theme is “The Evolution of the Traditional Family Home.” “Because the traditional family looks so different for everyone, we’ve incorporated features that will appeal to a wider audience,” says Donovan. “There are features to help homeowners age in place, as well as

the ability to move teenagers down into basement bedrooms, or create home for your aging parents.” “There’s just so much adaptability.” Many Nova Scotians are moving towards building retirement homes that will allow them to live comfortably in their own home as they age. In order to accommodate aging in place, the Lifestyle Home has been designed so people using a walker or wheelchair can easily navigate it – and access everything they need. “There are wider doorways to get into the house and move throughout the house, as well as a custom shower in the ensuite, and light switches that can easily be reached from a lower vantage point,” says Donovan. “The kitchen has also been designed so anyone can easily move about it effectively and with ease.” The layout of the home has been carefully designed to allow for numerous scenarios. The walk-out basement has a spacious games room or family room, and it’s already roughed-in for a wet bar if the family’s needs change down the line. It’s a home design McNeil’s crew has built before, only they’ve made some modifications and added many upgrades. McNeil says he’s received a lot of positive feedback on the home’s design and layout, and he seems to have found the sweet spot for sizing. “It’s a very family-functional size – large

enough for any family, but not so large that it’s difficult to maintain,” says McNeil. The home’s spacious, open-concept layout was an obvious choice for McNeil, who says a traditionally divided home is just not something most people want these days. “I can count on one hand how many homes we’ve built in the last five years that haven’t been open-concept,” says McNeil. “That’s just the way everything is going. Everyone likes an open-concept, inviting space on the main floor for family living.” “There are bedrooms on both floors, so if someone needs or wants a quiet space, there are plenty of rooms for privacy.” The TechReady home is wired with whole-home automation for controlling lights, thermostats, and other utilities from home or while away using a mobile app. It also has a multi-room audio system, and an alarm system throughout the entire home.

“This allows you to advance the technology within the home at your own pace – you can do as much or as little as you want,” says Donovan. How we live in our homes is changing, and McNeil says the 2014 Lifestyle Home reflects the many ways of spending time there. Technology is allowing us to keep tabs on our homes whether we’re at work, out of town, or on the other side of the world. “Home automation is huge. Even the way children come home from school has changed,” says McNeil. “They used to put a key in the lock to let themselves in, and now they can unlock the door using a keypad – and parents will automatically get a text that their children are safely home from school, so they know when they’re coming and going.”

We’ve had a few sneak peaks, and it just has so many features that will appeal to a wide audience.

“The sky’s the limit now, when it comes to technological upgrades.” But the technology doesn’t end at speakers, security systems, and keypads. The EnergyStar-rated house was built with optimal energy efficiency in mind, and features top-of-the-line EnergyStar appliances, low-flow plumbing, and a drainwater heat recovery system. “A house can’t be affordable if it’s not energy-efficient,” says Donovan. “If you don’t look at how energy-efficient a home is, you’re not looking at the long-term viability.” Many homeowners are curious about the differences between LED (lightemitting diode) bulbs and CFL (compact fluorescent lights) bulbs, so the Lifestyle Home includes both types of lighting to demonstrate the different colours and temperatures. Both types of lighting are significantly more energy-efficient than traditional incandescent bulbs. CFL bulbs use 1/5 to 1/3 of the electricity of an incandescent bulb, and can last up to 8,000 hours – compared to 1,200 hours with an incandescent bulb. LED bulbs are more expensive, but they are far more durable, use far less energy and last up to 50,000 hours.

With its R-32 exterior walls, rigid foam insulation, and zero thermal bridging, the home is going to be snug and warm next winter – as well as quiet. The home also features a high-efficiency air-to-air heat pump system, which is one of the most economical solutions for many homes – especially in Nova Scotia’s climate – because it can be used to supplement even fossil fuel systems. For example, if you forget to turn the hot water tank off before you leave on vacation, it can be programmed to turn off if it’s not used for two days.” “There are so many little ways to reduce energy costs.” While the interior of the house is sure to impress, the exterior has its own striking beauty. All of the homes in the neighbourhood sit on 1-2 acre estate lots, which means everyone has plenty of peace and privacy. Keeping it Cool with a Heat Pump Cooling your home efficiently in the warm summer months Clean, efficient home heating is something on the mind of many Nova Scotians during the winter months. But now that spring has finally sprung, it’s time to start thinking about how to keep our homes cool and comfortable in the summer months ahead. “We were in a situation I know many people face,” said Norma of Annapolis Royal. “We bought a house last year and learned we needed to replace the furnace. We looked into getting a new oil furnace, but settled on a heat pump pretty quickly because it means we’re comfortable year-round.” Heat pumps are perfect for Nova Scotian weather according to David Birtles. “Our winters can be long, and the temperatures can jump around a lot,” said David. “And our summers can be humid and sticky, making air conditioning a welcome relief.” A heat pump takes cold air from outside and transforms it into steady and even heat for your home. In the summer, it acts in reverse – taking the heat and humidity out of your home, and leaving you with cool, comfortable temperatures indoors. “Only needing to install one system for both heating and air conditioning is great, especially in areas of the Valley that get muggy, hot days. Outside of the heating season when we need it for dehumidifying or cooling,” said Norma, “we’re very grateful to be able to turn it on.” Rhyno’s Ltd. in Bridgewater has been installing and servicing heat pumps for years, and says that they’re a great option for almost any home. “Today’s improved technology is really versatile,” said David of Rhyno’s. “A ducted system can use the duct work that’s in the home already, or you can choose ductless units for extra easy installation. And our customers love that they get heating and cooling with one easy system.” “I really think more people should look into getting one,” said Norma. “They just make sense. They’re perfect for our winters and summers here in Nova Scotia, and they’re efficient and reliable. Plus we’ll save money, it’s great.”

How does a Heat Pump work? In cold weather, heat pumps work by absorbing natural warmth from the outside air and gently distributing it throughout your home. During the warmer months, heat pumps work in reverse to keep your home cool and comfortable by moving heat and humidity from inside your home, outside. Energy-efficient new home construction tips Minimizing your home heating with Certified Passive House Design There is a new trend in energy efficient new home construction which allows a home to be built with almost no heating system at all – It’s called Passive House design. Passive House is a German building standard that reduces home heating requirements to near-zero levels using design elements like superinsulation, air-tight construction, and by ensuring the physical design, layout, and construction minimizes heat loss. The Passive House approach can reduce a typical home’s heating bill to less than $500/year. There are currently three Certified Passive House Designers or Consultants in Nova Scotia – an internationally-recognized standard of energy efficient building design. Those looking to build to the Passive House standard can also take advantage of Efficiency Nova Scotia’s rebates through the New Home Construction program. High levels of insulation, proper air sealing, and quality components like windows and doors make for more even and comfortable temperatures. Keeping the Heat in. How Super-Insulating Your Attic Can Save Energy – and Money Many Canadians are doing everything they can to cut down on the amount of energy used around the house. One of the best ways to do this, while also reducing your environmental footprint and lowering your monthly utility bills, is by ensuring your attic is well insulated. Adding insulation to an attic is a lot like putting on a hat when it’s cold outside. Insulation helps keep the heat inside the home where it belongs, so you can stay warm and cozy without spending a fortune. Insulating and air sealing an attic can also help prevent icicles from forming at the roof edge. To help save money while keeping your home warm in the winter and cool in the summer, here are some tips on how to super-insulate your attic:

• If you don’t need frequent access to your attic and if space permits, consider having at least a 71-centimetre (28-inch) layer of blown-in or batt-type insulation added over top of existing insulation. Make sure the new insulation does not block the ventilation spaces needed to permit air to move freely from the eaves into the attic. Insulation dams or guards can be installed to ensure this ventilation space does not become blocked by the new insulation.

• First, create an air barrier by having all gaps and holes that pass through the ceiling into the attic sealed. A good air sealing job will help prevent warm, moist, house air from escaping into the attic. This is a very important first step to any attic insulation project. Ceiling electrical boxes, exhaust fans, pot lights, wiring and duct penetrations, attic hatches, vent pipes and chimneys are locations that should be inspected and properly sealed.

• If you think you will need access to different parts of your attic, have planks installed through the roof truss members above the insulation layer to provide a surface to crawl over.

• In restricted spaces, such as the eaves where the roof passes over the exterior walls, spray foam insulation may provide a better air seal and insulation level than can otherwise be achieved with batt-type or blown-in insulation. Spray foam insulation can also help prevent “wind washing” of the insulation in this area which can reduce its insulating value and create cold spots along the ceiling-wall intersection below the attic. • To stop heat from escaping through the attic hatch, insulate the hatch with RSI-5.3 (R-30) or similar high-R-value solid board insulation. Add compressible weatherstripping and a couple of latches to the hatch to ensure an airtight seal.

• In some cases, due to the condition of the roof, limited space, or a desire to change the appearance of the house, it may be possible to install a new roof over top of the existing roof. This can provide an opportunity to add more insulation than would otherwise be possible.
