Capital Community Voices will present “A Northern Lights Noel,” a program of classical carols and popular holiday songs on Sunday, December 18th at 3:00 pm at Genet Elementary School, Route 4, East Greenbush.

The program will feature carols from places from which the aurora borealis can be experienced including Norway, Sweden, and Russia and the state of Alaska. Popular holiday selections will include the Polar Express medley, Santa Claus is Comin’ to Town, and White Christmas.

The audience will have an opportunity to sing along with traditional carols.

The chorus is directed by Julie Panke and will be accompanied by Malcolm Kogut, piano, Randy Jennings, bass, and James Iacketta, percussion.

Ticket prices for the concert are $15 for general admission and $12 for seniors and students.

Burden Lake house currently a rental, may become a home

Christopher Woodyard and his partner, Austin Nelson, always wanted to own a home. They just weren’t sure when that time would come.

Woodyard enjoys browsing through real estate listings for fun, marveling at all of the possibilities.

But after spotting a listing for a large — and in serious need of some TLC — lakeside property in March 2020 in Rensselaer County, he was struck.

Time and time again, images of that big brown log cabin would pop into his head. After multiple visits to the site with real estate agents, he

and Nelson purchased the house in 2021 and began what would become a yearlong renovation bonanza.

The two still remember their first impressions of the house.

“It almost felt like you’re walking into a(n empty) convention center ... really big and where you get to put all these tables, chairs and actually define the rooms to make it feel ... cozy,” Woodyard said.

The house was a great open space with almost no definition, or stairs. Nelson and Woodyard remember climbing an aluminum ladder just to get between floors.

In its previous life, the property was home to a YMCA camp before becoming a dilapidated shell of a structure where local high school kids used to party, according to Nelson.

One of those camp bunks still stands with decades-old notes from campers. And when walking around Averill Park, some people stop Nelson and Woodyard to rave about the good times they had there, back in the day.

Nelson said there was a lot of interest in the house, but he thinks people were afraid to leap. Granted, this was a first. But Nelson and Woodyard believed it was worthwhile.

They began renovating the house immediately. A builder came on site visits to help them imagine what the space would be. The couple also used an app, Keyplan 3D, that allowed them to build blueprints.

Walls were moved to give the kitchen a lakeside view and hallways were planted in open spaces to create separation between rooms. They added a deck off the kitchen and then re-did a deck down by the water at the Burden Lake house. Just when they finished one part of the renovation, the two said they found themselves wanting to do more. After

Groups filll gaps in need by working at ground level

Care deserts, areas with limited access to health and social care resources, exist throughout the Capital Region. Geography and socioeconomic disparity play major roles in restricted access, but the struggle to meet basic needs — food, shelter and health — is becoming more widespread as individuals grapple with the pandemic and inflation.

The need for basic care continues to grow, often faster than community resource organizations can keep pace. But that hasn’t discouraged these groups from connecting communities,

particularly in hard-to-reach regions, with much needed help. If anything, it’s fueled their on-the-ground outreach.

Need next door

According to the 2020 U.S. Census, 105,218 individuals in the Greater Capital Region (Albany, Columbia, Greene, Montgomery, Rensselaer, Saratoga, Schenectady and Schoharie counties) live below the federal poverty line. That’s 10 percent of the region’s population. But Peter Gannon, CEO of United Way of the Greater Capital Region, said the federal figure isn’t accurate. Those experiencing homelessness are often excluded from Census counts, and there are many households who technically earn above the federally defined poverty line but can’t afford basic necessities including housing, clothing, food, transportation, child care and health care.

To counter this, United Way uses a system called ALICE — which stands for access limited, income constrained, employed — to better capture the population in need. Gannon said in the Greater Capital Region, 41 percent of

households are considered ALICE or fall under the poverty line.

There are communities throughout the region that have traditionally had less access to resources — for example, Greene County’s rural landscape spreads community organizations thin geographically and historically marginalized groups are more concentrated in inner cities, increasing the demand for resources. But Gannon said those living in suburban regions like Colonie and Niskayuna are also struggling.

“It’s much more prevalent than people think,” Gannon said. “It’s a family with kids that your kids go to school with, it’s your co-workers. It’s everywhere.”

And needs are skyrocketing, due in part to the COVID-19 pandemic and inflation widening existing gaps in care access. Cost of living continues to increase, Gannon said, but the country hasn’t kept pace as far as wages and opportunities through policy.

Blue Christmas Service

Please put on your calendar our Blue Christmas Service, Sunday, December 18th 4pm.

Stephentown Federated Church 1513 Garfield Road, Stephentown, NY 12168- Honoring life and loss in the holidays.

The Christmas season is a time of nostalgia. Memories come flooding in--those of love and loss, gratitude and grief. Blue Christmas honors the fact that many of us feel a sense of loss during this season— loss of relationship, loss of trust, loss of job, loss of health, loss of faith, the loss of joy.

Authentic spirituality does not hide this truth, but instead allows us the space for honesty, reflection, and community. No matter your circumstance, this is an open service of candlelight, songs, prayers, and hope. The community is welcome. Handicapped accessible.

Community Caregivers

This group provides a safe and confidential place for those who are grieving to gather and share their stories, show compassion to one another, and

remember loved ones. Interested? Please join us for coffee and conversation.

This week’s Scholar Athlete of the Week is Logan Barsalow. Logan is a captain on the Varsity cross country team and runs on the outdoor track team in the spring. Logan also traditionally plays basketball in the winter, but due to an injury will be competing in indoor track this year. Logan was initially interested in running because her father was a strong runner. Logan tried cross country in seventh grade, and immediately fell in love with the sport. After a year of modified, Logan moved up to varsity, where she has remained since middle school. To prepare for her season, Logan traditionally trains twice a day over the summer. This can include lifting weights, going on a distance run, speed workouts, or pilates workouts. However, due to injury over the past two summers, Logan has had additional cross training biking and swimming.

Logan’s favorite part about her sport are her teammates. “They are really my best friends, we have an amazing team atmosphere.” For Logan, the most difficult part about cross country is the mentality needed to continue pushing herself through practice and races. Every year since eighth grade, Logan has managed to qualify for the state championship (with an exception in her sophomore year, when the race was not held due to the pandemic). Logan has fractured both her navicular bone and her second metatarsal in her right foot at different times, making it difficult to catch up in this year’s season. Logan worked hard to make up time and trusted the process to recover from her injury. Logan is especially proud of a meet in Hershey, Pennsylvania this year at Pennsylvania’s pre-states. “It was my first race back, and probably one of the most difficult courses I’ve ever raced. What scared me most wasn’t how physically out of shape I felt, but rather how mentally weak I felt.

Throughout the race I struggled with fears of re-injury, completely breaking down to the point where I almost dropped out. In all my years of running, dropping out of a race never crossed my mind. Even in the race I broke my foot, not finishing was simply never an option. However, this race really pushed my mental limits, and I am proud that I was able to push through and finish the race.”

We are collecting new or homemade scarves, hats, gloves and mittens to give to those in need this winter. Please stop by the North Greenbush Town Hall located @ 2 Douglas Street Wynantskill, New York and place your donations on our Christmas Giving Tree located in the Town Clerk’s Office.

Logan noted that this was an important moment for her; she realized that when she managed to overcome this she could manage any challenging race. After being injured for two athletic seasons, this year Logan’s goal was to make states again and to run a time close to her personal best. Logan also wanted to be a good captain, and to lead her team to be unified.

In addition to her athletic success, Logan excels academically. Logan has a 4.0 GPA while taking a rigorous course load, including Advanced Placement Biology, AP Physics, AP Government and Politics, and AP Language and Composition. Logan is a member of the National Honor Society, and was a junior coach of the youth road runners program. To help balance school and sports, Logan keeps a planner to organize her time. Logan also makes sure she prioritizes schoolwork over athletics, and is not afraid to stay after with a teacher when necessary. Logan also tries to balance her work with her social life, but recognizes that races and homework are more important than hanging out with friends.

Logan’s dad serves as her role model. Logan’s father has greatly influenced her as a runner, and Logan appreciates all of the support he has given her throughout the years. Logan works hard to listen to her father’s advice and to make him proud. Logan’s coaches and teammates also help her excel in her athletic career. All of Logan’s coaches across her sports have played a role in shaping her as an athlete and as a person, and her teammates have helped make running enjoyable. Logan’s parents have also been a constant source of support for her, and helped her stay focused on her goals when dealing with injuries. Logan would advise a younger runner to just enjoy the sport. “Running isn’t easy, but with the right people, it can turn into something you really love. I would tell them that in running, mental strength is more important than physical strength.

Everyone wants to give up when their legs get tired and their lungs start burning, but those are the moments that matter most. Those are the moments that set you apart from everyone else. You have to go into it with the attitude ‘I’m stronger than whatever temporary pain I will feel’.” Next year, Logan hopes to run in college. Logan is looking to enter the health science field, either as a physician assistant or physical therapist with a concentration in exercise science. We wish Logan the best as she finishes her senior year and prepares for college.

The closest entrance for the Town Clerk’s office when dropping off your donation would be the entrance by the Gazebo in our back parking lot. Please help us keep someone a little warmer this winter by donating to our Christmas tree.

If you should have any questions or concerns please do not hesitate to call my office @ 518-283-4306, Monday –Friday, 8-4 and we would be happy to assist you in any way that we can.

Workshop Explores New Vision for Troy-Menands Bridge

The New York State Department of Transportation is embarking on a Planning and Environmental linkage (PEL) study to replace the Troy-Menands bridge. Many area residents travel this bridge on the way to 787, Colonie and points west so its construction will have a tremendous impact on Rensselaer County.

Folks, when you are blind, you feel very close to gravity. You offend gravity often. You knock things off the table that you do not see. You lose your balance. You fall. You ‘normal people’ must never offend gravity. And after 2 ½ years of blindness, one gets a high score on not offending gravity.

There is something that fascinates me about gravity. One, it is universal. Two, it is always attractive, never repulsive, unlike electromagnetism that is both attractive and repulsive (also like my relatives). Gravity evokes a feeling of being an ultimate characteristic of God the universe. Don’t you think gravity and love are very much alike? Consider how both of them work.

This is as the end of my exploration today. I’m being told to remind you

getting through the grunt work, the couple decorated the house with mostly borrowed and used furniture from their families alongside a few new staples.

Most of the house was completed this past summer. The only part that remains unfinished is the basement. Woodyard and Nelson plan on tackling it in a few years.

Living farther away — they are based in Hoboken, N.J. — made it difficult for the two to oversee the renovation on a daily basis and what they thought would take three months took much longer because of a series of unforeseen “surprises” during the process including

Salvation Army Bells

Salvation Army bells will be rung at the East Greenbush Walmart on Thursday, Dec. 1, 10 am – 8 pm to commemorate the birthday of Christopher Bascom.

On Saturday, Dec. 3, 9 am-1pm,Columbia High School students will likewise man the red kettles in his memory at the same location.

Christopher was 16 and a junior at CHS when he was killed by a hit and run drunk driver in 2003.

Christopher was a giving and caring person and always endeavored to make people happy; thereby making it appropriate he be remembered in a manner which helps others.

The Salvation Army assists the needy throughout

the year, but at Christmas time their red kettles help redirect focus on those less fortunate. Donations may also be sent directly to Salvation Army Headquarters, 410 River St., Troy, NY 12180. If you want your contribution to remain local and/or made in Chris’ name, please write his name on the check memo line.

Town of East Greenbush Emergency Services Parade

THE TOWN OF EAST GREENBUSH EMERGENCY SERVICES invites you to join us for the 5TH ANNUAL HOLIDAY PARADE!

Saturday, December 3, 2022 , step off at 5:30 PM.

Parade route: Start at The Soccer Fields on Phillips Road, traveling north on Phillips, left onto

water-damaged siding on the house that tacked on two months.

Woodyard said supply chain bottlenecks, labor shortages and unexpected expenses further set back the renovation’s timeline. The couple put almost the full cost of the house, more than $600,000, back into fixing up the property, according to Woodyard.

“One of the hardest things for us was really managing our emotions,” he said. “We went into it thinking that we had a three-month timeline and every time that something new would pop up, it would take the wind out of our sails a little bit.”

Since completing the renovation, the couple has turned the site into an investment property by listing it on Airbnb.

Depending on the season, they charge $599 to $700 a night, and have a steady flow of weekend guests,

Santa called to let us know he is coming to North Greenbush and he’s excited to see his little friends get ready for our big parade on Saturday, December 3rd

The parade will line up at St. Jude’s parking lot and will kick-off at 6pm, heading down Brookside, to Main Ave and ending at Town Hall. Following the parade, we will all gather in the field next to town hall under the evening stars where the 2nd Annual Starry Night Memorial Christmas Tree Lighting will be held.

guest singers, celebrating the joy of the season while remembering our loved ones. It’s breathtaking to see all of the beautiful Starry Night Trees lit all at once and decorated so nicely by their families.

Then, we will get the children ready to meet Santa, share their wish list, get a picture and enjoy some cookies and hot chocolate. We are looking to make this years parade even BIGGER than last year with even more colorfully lit floats and characters.

If your business is interested in participating, please contact Deputy Supervisor Kelly Hoffman or Councilwoman Jessica Merola at the supervisors office at (518) 283-5313, x10. Tis the season and our residents are the reason for this beautiful tradition to continue so mark your calendar for Saturday, December 3rd at 6pm.

“There’s a sense of relief that we’ve made it through to the other side, but there’s also this joy that we have in being able to reflect on all the work that we put in,” Woodyard said.

He and Nelson celebrated the achievement by taking some time to enjoy the property this summer, having fires in the yard and sailing on the lake. Woodyard said they’ve learned so much through the process and have a newfound appreciation for the house since learning that not many homes come on the market at Burden Lake.

They realized most in the area are passed down between family members and now, they too, have a wonderful property in a welcoming community to do the same with, Woodyard said.

The home has received strong traction as a rental, but Nelson said they are trying to figure out their next steps because they’ve started to consider making it their own after coming to know the community better.

Simple Tips to Improve Your Status with Mortgage Lenders

and approve loans, but the higher your credit score, the better.

a mortgage, and these are some ways to make yourself more attractive to prospective lenders.

• Check your credit report. Lenders will check your credit report before deciding if you are a risk or a safe bet for a mortgage. So it makes sense to check your credit report prior to speaking with a lender. The Federal Trade Commission says everyone can get one free credit report a year from each of the three credit reporting bureaus. If you split it up, you can get a credit report every four months so you are aware of anything that may adversely affect your ability to get a mortgage loan. A credit (FICO) score that’s too low may disqualify you from a mortgage. Each lender sets its own thresholds when they price

• Improve credit standing. One way to improve your status in the eyes of lenders is to pay down credit card balances to reduce your credit utilization ratio. A high utilization occurs when there is a high balance in relation to the credit limit, says Business Insider. Also, it may be wise to avoid any credit inquiries through new credit card applications for several months before applying for a loan, as these inquiries can affect your score.

• Be realistic about what you can afford. Do your homework and determine your target interest rate and monthly payment as well as what down payment you can afford. It will help you research potential lenders and provide an idea of what may be offered to you.

• Pay bills on time. Paying bills promptly not only helps you avoid late fees, but also positively affects your credit. The financial resource The Mortgage Reports urges diligence when paying rent, as late rent payments can bar you from getting a mortgage. Lenders look at rent history as the biggest indicator of whether you’ll make

mortgage payments on time.

These are some of the ways to make a prospective home buyer look better in the eyes of mortgage lenders. Individuals can speak with financial professionals about what else they can do to improve the possibility of securing mortgages at the best rates possible.

Investing in property that can be owned within 15 to 30 years of closing on the home makes more financial sense to many than continuing to rent and having little to show for it over time. The first step to take when planning to enter the real estate market is to ensure that your finances are in order. Various factors will influence individuals’ ability to secure

“Families do better when they’re given the resources to succeed,” he said, citing the positive impact the increased 2021 Child Tax Credit through America Rescue Plan had on struggling households.

“There’s a lot of uncertainty ahead now for families … with inflation and possible recession,” Gannon said.

Erica Coletti, CEO of Healthy Alliance, which operates a network of community-based organizations in New York state and provides such groups with supportive services including grant writing, said the primary needs not just in the Capital Region but also globally are the basics: food, clothing, housing and physical health.

“A big part of a person’s health and health outcomes are driven by social and economic factors,” Coletti said. Three of the four primary needs — food, clothing and housing — fall under the umbrella of social care. Community organizations play a crucial role in addressing these needs because they are able to reach individuals struggling directly.

For Liz Hitt, executive director of the Homeless and Travelers Aid Society, it all starts with stable housing, which Hitt and Cotelli said is one of the hardest resource connections to make.

“There’s almost always going to be more need than there is housing,” Hitt said. The pandemic exacerbated this problem, and the rent moratorium put in place at the beginning of the pandemic has complicated the relationship

EMPLOYMENT

between local landlords and housing resource organizations like HATAS. Landlords, frustrated by the financial stress from the moratorium, have become more selective when approving renters. For homeless individuals who haven’t had to maintain an apartment for a while and may have a mental illness, it’s challenging to meet some landlords’ tenant requirements, Hitt said.

A similar disproportionate ratio exists in the mental health sector, said Mary Beth Honsinger, affiliate president of NAMI Capital Region, an affiliate of the grass-roots organization National Alliance on Mental Illness. The pandemic has negatively affected mental health, with cases of depression and anxiety increasing.

“There is such a high demand for services, and not enough providers,”

Honsinger said. “The more we know about mental health, the more we need resources.”

Going mobile To bridge the gap between resources and communities, particularly those with less access to resources, some organizations are taking their services on the physical and digital road.

NAMI Capital Region knows Greene County is its least served county, Honsinger said. The county doesn’t have supportive housing resources for the homeless, which would typically connect people with mental health resources, and there is a segment of the population living in the mountainous regions of the county who don’t travel down into the towns and villages that have resource hubs. Those resources have to go to the communities.

Offering peer-to-peer and family support groups on Zoom has helped eliminate geographic barriers — though not digital access barriers — and Honsinger is concentrating on in-person outreach throughout the county to connect the community to a friendly, human face behind the services.

“The one nice thing as far as not having an office is it has helped us to really be in the community,” she said “And we have to be in the community.”

Joseph’s House, a nonprofit homeless advocacy and resource group based in Troy, has also invested in programming that brings the organization to the community. Thanks to COVID relief funding, Joseph’s House added another van to its outreach service to better serve Albany County. The team knew there was a need outside of the city of

Albany, said Tiana Minervini, associate director of outreach services, but the demand was too high in the city, and Joseph’s House resources too low, to reach beyond the city. Now, its daily Albany program is also reaching the county’s outskirts.

“Homelessness looks so different outside of the cities,” Minervini said.

“We’re seeing people camping in wooded areas, hunkering down in tents, sleeping in cars… We weren’t even aware of the need that was in those areas until we actually got out there.”

Executive Director Kevin O’Connor said municipalities, especially local police departments, have helped Joseph’s House connect to homeless populations outside of the city. When a business reports a homeless individual at a suburban shopping center in Albany or Rensselaer counties, for example, the police reach out to Joseph’s House.

The organization brings its services, which include assistance applying for housing, food stamps and Medicaid and immediate food and shelter services, to these harder-to-reach locales.

Building trust Physically bringing the resources to these communities isn’t enough, though. Building trust is a major component to connect people to important resources and get them to use the resources. Getting individuals in need to trust organizations takes time, which is why Healthy Alliance focuses on supporting the groups who are already in the community instead of competing with them.

“There are these very close relationships, frontline relationships, boots on

the ground organizations that are so important,” Cotelli said. “We’re really trying to help amplify that and support it.”

O’Connor and Minervini attribute the success of Joseph’s House outreach to its regular, face-to-face efforts. In one case, it took the team more than a decade of trust building with a homeless man — including blasting some of his favorite Madonna songs from the van — before he agreed to fill out a housing application.

“When people are a little bit more standoffish, it takes a long time for them to build trust,” Minervini said. “So it’s the consistency of us going out every day and looking for them, letting them know that we’re safe and that we’re there to support them, not judge them.”

A resource network

These community organizations understand they exist in a network of resources and use the connections to the advantage of both the organization and those in need.

If someone approaches NAMI Capital Region seeking help finding a therapist with a scaled pay rate, navigating applying for insurance or with mental health need outside what NAMI offers, it will refer them to another mental health organization — the Center for Independence, Unity House, Equinox and Wit’s End were among Honsinger’s list — that can better help.

“We really believe in not re-creating the wheel,” Honsinger said. “When we see that there’s a community resource that can do it better than us, we let them do it.”
