Cohoes seeking a developer

City accepting proposals for properties vacant since 2017 blaze at Columbia, Remsen streets

COHOES — The city is seeking a developer for the so-called “fire site” at the northwestern corner of Columbia and Remsen streets where a row of buildings was consumed by a 2017 fire that left the property vacant.

What’s wanted is a developer for 222-230

Remsen St. and 23 Columbia St. The city has created the Cohoes Co-Development Committee, formed by the Cohoes Industrial Development Agency and the Cohoes Local Development Corp., to find one.

Proposals should align with community aspirations, among other things, said Joe Seman-Graves, the city planner who is coordinating the effort, said.

The city issued a request for proposals last

Wednesday to find a developer who will acquire the property and redevelop the vacant site. In March, city officials discussed seeing $12 million invested at the site to construct a four-story, mixed-use building with commercial space on the first floor and apartments on the upper levels.

The city has said it is considering a proposal to apply $2.4 million of its $10 million Downtown Revitalization Initiative state grant to boost the project.

The city held a community meeting earlier this year in which residents supported the mix of residential and commercial use at the building site.

“The development should also include market rate apartments above retail spaces, prioritizing inclusivity and attracting professionals and young families. Preserving the historical nature of the

building is crucial to maintain the architectural charm while incorporating modern functionality. These measures will contribute to the economic vitality of the area and enhance the overall desirability of the neighborhood,” the summary of the community meeting said. The city has set a deadline of 4 p.m. July 28 for submitting development proposals.

Pollution removal nears completion

Effort at Troy Industrial Solutions has stretched for eight years

COLONIE – After eight years, a long effort to remove old pollution is nearing completion at Troy Industrial Solutions, according to the state Department of Environmental Conservation.

It has been a long road for Troy Industrial Solutions, which voluntarily applied to enter the state Brownfield Cleanup Program in 2013. Company officials discovered soil contamination while planning an expansion at 70 Cohoes Road, Colonie.

The pollution came from solvents the company once used to clean motor parts. The company has repaired electric motors at the site since 1965, but switched decades ago to using small amounts of the solvents in spray cans.

Company officials said in 2013 that they wanted to do the cleanup both to be good citizens and to build the expansion.

In 2015, the company began extracting vapor below the building foundation and filtering it, to prevent pollution from entering the air in the building.

Then they excavated 396 tons of contaminated soil, deemed hazardous waste. They finished that job in 2021.

But some soil and groundwater samples still showed pollution above allowed levels, particularly trichloroethene and dichloroethane. Much of it is beneath the building, making it difficult to remove.

Now the company is injecting the ground with a chemical treatment designed to speed up the breakdown of the hazardous chemicals spilled there. According to DEC plans, this should complete the cleanup.

The goal is prevent contamination from

spreading off-site through groundwater or into the indoors air at the site.

The company will receive tax credits when the work is complete. It will also finally be able to build the expansion planned in 2013.

Report: Crossgates loans to be auctioned

Mall ownership group couldn’t refinance before falling into default

Nearly $244 million in mortgages given to Crossgates Mall over the years is being auctioned off to the highest bidder, according to a Bloomberg News report published last Thursday.

telsohn wrote that Newmark, a commercial real estate services firm, will conduct the sale of $243.7 million in loans that came due last month.

Syracuse-based Pyramid Management Group, which owns Crossgates, could not refinance the loans before they fall into default, Bloomberg reported.

It is unclear if Pyramid will bid on the loans. Bloomberg reported that the buyer of the debt would take ownership of the

property. Pyramid Management did not respond to a request for comment.

Neither did Newmark, the commercial real estate management firm that will conduct the sale. The mall has 1.7 million square feet of space.

Issues with Pyramid’s mortgages on malls it owns across upstate and elsewhere have been occurring for several years now after the pandemic forced many of its tenants into bankruptcy and forced the mall to rene-

gotiate leases, usually at much lower rents.

Ratings agencies have been downgrading the credit of debt securities backed by indoor shopping malls for years now on falling occupancy rates and rents. Wall Street investors have also “shorted” bonds backed by shopping mall debt, putting even more pressure on malls to do better financially.

Pyramid was able to get an extension on repaying the Crossgates loans until May this year.

Last June, Pyramid was able to refinance the mortgage it had on Crossgates Commons, the Big Box shopping complex across Washington Avenue Extension from the mall.

The sale of the Crossgates mortgages is not expected to have any impact on another Pyramid project to build a Cost-co store near the mall, which is located in Guilderland off Western Avenue.

Grill Safely This Summer

Plenty of people can be found working their grilling magic year-round. But the vast majority of people do the bulk of their grilling over the summer, when warm temperatures contribute to a relaxed atmosphere that makes outdoor cooking and dining that much more appealing. The relaxing nature of summer can make it easy to overlook safety, particularly when grilling. However, the right safety measures when cooking over an open

flame can prevent home fires and other accidents that can cause injury and even death. In recognition of the many things that can go wrong when grilling, the Federal Emergency Management Agency and the U.S. Fire Administration offer these simple fire safety tips that every grillmaster can keep in mind as summer grilling season hits full swing.

• Only use a grill outside. Grills should never be used indoors, and that includes in garages with the doors open. Before lighting a flame, make sure the grill is at

least three feet from siding, deck rails and eaves.

• Establish a safe zone around the grill. A three-foot safe zone around the grill can decrease the likelihood that pets will run into and potentially tip over the grill. Kids can be taught to respect this zone as well so they avoid being burned.

• Open a gas grill before lighting it. Charcoal grills, hybrid grills and smokers cannot be lit unless the lid is lifted. That isn’t the case with gas grills, but gas grills should never be lit with the lid closed. If a gas grill is lit with its lid closed, gas can build up inside and that could cause an explosion. Even if there’s some summer rain falling, open the lid on a gas grill before turning the ignition switch.

• Keep an eye on the grill at all times. It’s tempting to walk away from a grill while food is cooking, but someone should always be tasked with staying close to the grill. If cooks must walk away, ask another adult to stay close to the grill until you return. All it takes is a few seconds for a fire to start.

• Clean the grill regularly. Regular cleaning of the grill is both healthy and safe. Cleaning helps to ensure the cooking surface is clean and unlikely to cause food poisoning. But a grease-free grill also poses less of a fire hazard than one that hasn’t been cleaned.

• Let coals cool before discarding them. Coals from the grill should be given ample time to cool before they’re removed from the grill and discarded.

• Remember to turn the gas valve to the off position after cooking. When cooking with gas grills, cooks must remember to turn the valve to the off position once all the food has been cooked.

Simple safety measures can ensure summer grilling season goes off without a hitch.
