Crossland led the construction phase of each building in a phased occupancy approach that required significant coordination of overal site logistics while having multiple buildings under construction at one time. The complex project required consistent attention to detal and Crossland delivered an extremely high-quality end result.

A six building complex bringing a new level of living to the area

Communities throughout the region are enjoying rapid population growth, leading to a strong demand for new housing opportunities. And if you’re going to build new places for people to live, you might as well make them look incredibly stunning.

Few places in NWA combine function and beauty, like Crystal Flats, an $84M apartment complex in Bentonville, Arkansas. The complex includes six buildings totaling 582,000 SF with 496-units sitting on 32 acres.

Crossland constructed four of the five-story buildings using light wood framing positioned on top of both single and multi-story concrete post-tensioned structures that act as the podiums. The podium concept provided space for parking,

MEPFP rooms, retail, supporting services, and amenities below, while the top provided space for balconies and terraces.

We built the gorgeous exterior using blond brick, cast stone, phenolic panels, insulated metal panels, fiber cement siding, Colby windows, and vinyl doors.

Site elements and features included four cypress boardwalks, an amphitheater, courtyards, decorative colored concrete, communal spaces, trail, and large green spaces. The development also features EV charging stations, bicycle racks, and a bike wash.

A four building multi-use complex brings “big city vibes” to NWA

Due to our extensive experience in multi-family construction and reputation as a community builder in NW Arkansas, developers chose Crossland to build their 15-acre, mixed-use development in Rogers, AR. Pinnacle Heights consists of four multi-story buildings, housing 295 residential apartments on the upper levels and restaurants and retail on the lower levels.

The buildings align with the “new urbanism” housing and retail trend going up around the country. The design also includes twelve “live-work” apartments for artists and vendors who want to live and showcase their art in the same location. The parking garage’s lower level has fitness and yoga rooms with rollup doors that open to the courtyard pool. There is also a common area containing a kitchen, fireplace, ping pong, and pool tables.

We constructed the complex to national green building standards, including placing 300+ trees of indigenous species throughout the community. Residents are also near the Razorback Greenway bike trail.

With any construction project, minor challenges typically arise. However, the Pinnacle Heights project was a bit unique. During construction, three natural disasters (a tornado, lightning, and flooding from excess rain) occurred within the two-year project timeline. Our team strategized and adjusted to keep construction moving forward and ultimately delivering the project on time. With retail shops, restaurants, and living space rolled up in one; tenants can live, work, eat, shop, and play within the beautifully appointed community of Pinnacle Heights!

Largest passive house project in the country

At 548,000+ SF, “Second + Delaware” was the country’s largest passive house construction project. After the previous builders walked off the job, Crossland took over and demonstrated our ability to take on any challenge and make the impossible possible – with excellent results.

Passive house construction is ecologically advanced. With thick 16” exterior walls and triple-pane vinyl windows, passive house structures use 80-90% less energy than conventional buildings. Due to the numerous complexities, an experienced team of builders is essential to delivering a successful passive house project. And that’s precisely what we brought to the table. When Crossland rescued this multi-family project in downtown Kansas City, it had been dormant for nearly two years, with minimal construction completed. Our team stepped in and used multiple strategies to get the job back on track.

We proactively worked with the design team to add value for constructability, finishes, and timeline cost savings. Our crews self-performed the earthwork, site concrete,

and rough and finish carpentry and altered the design to precast walls for better quality and durability. Perhaps most significant for the owner, we delivered the project in phases, enabling them to lease units in completed towers and start collecting revenue.

The features and amenities of the Second + Delaware project are impressive! An outdoor courtyard, a “green” roof with landscaping and a gathering area, and terraces on the west tower’s upper roof are only enhanced by the gorgeous sunsets over the Missouri River. Another rooftop has space for gardening, and residents can chill under private balconies or splash in the outdoor swimming pool. Modern interior features include exposed and polished concrete floors and exposed concrete ceilings. The parking garages have EV car charging stations in a nod to green energy.

Ultimately, our superhero team of builders stepped in to manage a challenging construction project and delivered Second + Delaware to a very-pleased owner.

225 Sycamore is nestled in Wichita’s Historic Delano District, placing residents near top shops, restaurants, and outdoor attractions, including the Arkansas River and the Wichita Wingnuts ballpark.

EPC Real Estate Group chose Crossland to build their 201 unit development equipped with designer floor plans and premier amenities. This elegant community boasts a multi-sport simulator, yoga studio, and a unique outdoor space like you’ve never seen before. To top it all off, residents can relax by their beautiful infinity-edge pool.

The Locale

Mission, KS I $29.3M I 200 Units

A unified community development stacked with amenities

The City of Mission chose Crossland to build “The Locale,” a 305,628 SF, five-story, mixed-use building that houses 200 luxury apartments. The development included a four-story precast concrete parking garage, a 5,000 SF restaurant, and ground-level retail stores next to a large outdoor courtyard facing Johnson Drive.

Unified communities are in high demand in this growing area, so the design and construction of The Locale included top amenities. The resident courtyard has a sunken pool fire pit, resort-style saltwater pool, and two see-through fireplaces. Inside you’ll find a spa/sauna, a tanning room, a 24-hour fitness center, a yoga room, and bike storage. The dog park area creates a pet-friendly atmosphere for its residents and includes a dog wash and drying station. These amenities are

only a few luxuries constructed to encourage a community vibe among The Locale residents.

From an architectural perspective, the design of The Locale matches the City’s mission style. Freestyle stucco, Coronado, and Canyon stone accents are part of the exterior finishes. Interior apartment enhancements include two-tone cabinets with glass-front uppers, engineered stone countertops, under-counter, upper cabinet accent lighting, and valet trash doors to the hallways. LED energy-efficient lighting was used throughout the building, with upscale finishes and architecture like stained white oak beams in the clubroom and leasing office. Crossland completed this innovative and ground-breaking structure on time and within budget.

Upscale student housing just steps from campus

Crossland constructed this 234,607 SF five-story, wood-frame student housing complex, located just a few blocks from the Missouri State campus in downtown Springfield, Missouri. It has 194 units, including 527 bedrooms.

The 505 takes student living to a whole new level with luxury apartments ranging from studio to one, two, three, and fourbedroom varieties. They went above and beyond with modern finishings and furnishings, incorporating a unique blend of industrial design and comfort. Each bedroom has its own private bathroom, perfect for roommates, and amenities galore! The 505 boasts a fitness center, a pool, a basketball court, and a two-story study lounge with views for days. It truly has it all!

Crossland was honored to help provide this beautiful complex to the students at Missouri State.

DESIGN HONOR AWARD

The first Agrihood in the state of Arkansas

The Red Barn Apartments- so named for its distinctive red barn that sits at the corner of the property is a unique housing development known as an “agrihood.” Crossland was honored to be a part of this new niche movement in commercial real estate, explained as a neighborhood organized around a community farm. This innovative and sustainable development is the first of its kind in Arkansas.

We constructed three multi-story apartment complexes and fourteen townhomes totally over 90,000 SF. We also utilized our self-performance capabilities on this project; our concrete crews worked on the area’s infrastructure, including road widening.

You can’t miss these remarkably designed complexes located in the middle of downtown Bentonville. There are three housing sections with one- and two-bedroom flats of varying floor plans that are open and modern with creative uses of color and rustic undertones. The complex strategically blends into the surrounding terrain to protect and restore the green space and provide great views and access to the common areas.

You get the best of what nature offers at the Red Barn apartments. This was a fun one to be a part of, and we look forward to helping bring more of this new type of living experience to the area.

A compassionate development bringing comfort and

care to its residents

The Porta Caeli House is a 13,000-square-foot, 12-patient hospice facility owned and operated by the Catholic Charities of Tulsa. Their mission is to extend Christ’s love to those in need through compassionate end-of-life care.

The complex has a kitchen, dining area, chapel, offices, and family gathering areas, thoughtfully designed to look and feel like a home. The structure is wood-framed with a siding and a stone exterior. A portico covers the front entrance, providing shelter and safety for those coming and going.

The project design came in at nearly double the charity’s established budget. Crossland did what we do best. We worked with them for a complete redesign, providing alternative ideas and cost-saving solutions that met the organization’s needs and budget parameters. Crossland was honored to participate in such a special project for the community.
