“This week is our Joint Commission Survey with the Life Safety Surveyor arriving this morning. Prior to the building tour, the surveyor reviewed our Life Safety Plans and commented they are a ‘very good’ set of plans. Thanks for the effort to get our LSP’s accurate for most importantly, our use, and secondly setting the stage for a successful survey with the TJC Life Safety Surveyor.”

Florida Heart Associates Catheterization Lab Beloit, WI

AMBULATORY SURGERY CENTER
FLORIDA HEART ASSOCIATES | FORT MYERS, FL
SCOPE Architectural design and construction administration services for a 6,650 sq. ft. ASC
COMPLETION 2022
OWNER Florida Heart Associates, 1550 Barkley Circle Ft. Myers, FL 3390

Florida Heart Associates in Fort Myers, FL completed their mission to complement their existing clinical services by adding a one-story 2,500 SF building expansion to create a new 6,650 SF Ambulatory Surgery Center (ASC).
The program includes a newly renovated Cath Lab, a single OR suite with its own sterile processing area, staff locker/ changing area, clean and soiled holding, and Clinical Manager Office. The new ASC includes a five-bay Pre-Op suite with a nurse station and support space. The Pre-Op Suite was designed to be flexible, serving as extra Post-Op Bays when patient volumes change. Four existing Post-Op rooms were modified to comply with the current AHCA requirements. Two new Post-Op rooms were added within the building expansion for a total of six private recovery rooms to support the OR and Cath Lab. The newly-renovated Control Room supports both the existing Cath Lab and the new Operating Room, increasing physician and staff efficiency.
Patient wayfinding was simplified by creating a separate and distinct ASC entry, reception, and a dedicated waiting area that is accessible from within the existing clinic. A new covered pick-up area allows patients to return home without traveling through the reception area after their procedure.
The previous Cath Lab project included provisions to be AHCA compliant as part of the new ASC. Per Code, services to the new ASC are independent of the business occupancy, requiring multiple modifications to the existing areas to be incorporated into the new ASC. A new one-hour fire separation was created within the existing building to separate the two spaces. The project was carefully planned and phased to allow the existing Cath Lab to remain fully operational during the construction of the new addition and renovations.
PRA is proud that Stage II and Stage III AHCA reviews with the Miami AHCA officials received approval without comments.
CATHETERIZATION LABORATORY
FLORIDA HEART ASSOCIATES | FORT MYERS, FL
SCOPE Architectural design and construction administration services for a 950 sq. ft. cath lab
COMPLETION 2020
OWNER Florida Heart Associates, 1550 Barkley Circle Ft. Myers, FL 3390

PRA was selected by Florida Heart Associates to renovate the existing Cardiac Catheterization Lab and support spaces to improve the suite’s overall efficiency and state-of-the-art performance. Technology was upgraded throughout the lab and neighboring support spaces to meet AHCA requirements for future expansion of the suite. Renovations of the existing Control Room were planned to seamlessly accommodate support of a future Operating Room anticipated in the upcoming Ambulatory Surgery Center addition.
To facilitate best continued operations, a rigorous effort was provided to coordinate the construction sequence to minimize shut down of services. PRA worked closely with the medical equipment vendor as well as the engineering and construction teams to design the requirements of the interstitial spaces to minimize conflicts with existing structure, utilities and new equipment. Equipment and interior finishes were upgraded to new set standards for branding this suite for the ASC building addition.
The facility’s mechanical and electrical systems were retrofitted not only to serve the equipment updates but also to prepare the suite for AHCA requirements for the ASC expansion.
SUNCOAST ORTHOPAEDIC & SPORTS MEDICINE
VENICE, FL
SCOPE Architectural design for design & construction of new 20,000 sq. ft. orthopaedic clinic space
COMPLETION 2023
OWNER Suncoast Orthopaedic Surgery & Sports Medicine, 836 Sunset Lake Blvd, Building A Ste 205, Venice, FL 34292

Suncoast Orthopaedic Surgery and Sports Medicine is a new 20,000 sq ft clinic, built to replace 2 existing leased facilities and to house five providers under one roof.
The clinic is laid out in easily identifiable pod clusters, each with 3 exam rooms arranged around a central staff work station. This collaborative working model allows the care team to easily interact with their patients. Each pod features a centralized digital wall covering showcasing a color theme and local nature images, making wayfinding easier for patients. Accent colors are bright and vibrant, offset by an otherwise neutral palette and abundant natural daylight.
Provider pods are tied together by a centralized X-Ray and MRI suite, located to both minimize footsteps and ease patient wayfinding inside the clinic. Two procedure rooms and a physical therapy tenant provide complementary clinic services.
ORTHOPAEDIC ASSOCIATES OF WAUSAU & WAUSAU SURGERY CENTER WAUSAU, WI
SCOPE Architectural and interior design services for new 50,000 sq. ft. building
COMPLETION 2022
OWNER Ellis Construction Co., 3201 Stanley St., Stevens Point, WI. 54481

Orthopaedic Associates of Wausau and Wausau Surgery Center selected PRA to design their new facility after outgrowing their current spaces. These new buildings were designed to be programmatically independent but are connected to allow patients and staff to flow between as needed. The 37,500 SF orthopaedic clinic is organized around clear circulation spines with five treatment pods. The center area includes x-ray imaging and connection to a mobile MRI unit. Staff offices are strung along the south windows and in the lower level. A double-height central Physical Therapy gym features 18 foot tall windows to provide a dramatic space for follow-up care.
The 24,000 SF surgery component has five 600 SF operating rooms able to accommodate abundant equipment for intensive orthopedic procedures. Nearby here are six private pre-op rooms and five post-op bays, and with four flex rooms with private toilet rooms for overnight recovery. The post-op area can be isolated from the rest of the facility when needed to acoustically separate the area when occupied by children. Each OR has individual doors to ensure the separation of clean and soiled items and great care is taken to insure single directional flow of supplies and instruments from use and disinfection to sterilization and storage.
The building mass communicates the patient area with a raised roof that transitions into a large clerestory window that bathes the space in natural light. The staff lounge and conference rooms are positioned to take advantage of the southern exposure and views of the nearby Granite Peak mountains.
ASPIRUS THIRD STREET CLINIC
WAUSAU, WI
SCOPE Architectural and interior design for design & construction of new 36,000 sq. ft. community clinic
COMPLETION 2021
OWNER Aspirus Health, 333 Pine Ridge Boulevard, Wausau, WI 54401

The Third Street Clinic was designed as a replacement for an existing facility and as a brand flagship for a new model of clinical care for Aspirus. The First Floor services include a Lab, Imaging Suite and Walk-in clinic. Second and Third Floors are dedicated to clinical services and staff amenity spaces.
The Second Floor clinical space contains 2 collaborative hub work areas for 11 providers, with views of all Exam room entry doors. Each Exam room facilitates eye-to-eye interaction between the care team and patient. Procedure Rooms are shared between the 2 pods.
Interior design inspiration came from the surrounding Wausau region, with a focus on locally sourced and natural materials. Rich wood tones are balanced with neutrals and blues, creating a welcoming and inviting atmosphere for patients and staff alike. Interior spaces are generously daylit.
A sustainability focus is woven through the entire design, from the use of long lifespan materials to an innovative geothermal heating and cooling system. The site also graciously accommodates a new bike/pedestrian path, knitting it into downtown Wausau’s urban landscape.
FOREST COUNTY POTAWATOMI CLINIC
CRANDON, WI
SCOPE 9,000 sq. ft. renovation/expansion
COMPLETION 2023
OWNER Greenfire Management Services, LLC, 3215 W. State St., Ste. 300, Milwaukee, WI 53202

The Forest County Potawatomi Community sought 9,000 sq. ft. renovation/expansion of their healthcare clinic to better serve their community, and provide better healthcare services for their tribe members. The project areas include the waiting room, reception, workrooms, office, pharmacy, lab, exam rooms, and more.
PRA helped design and program the space to create a welcoming, warm, and efficient healthcare facility. The entrance is a focal point of the renovation. Using the existing facility, the entrance is a dynamic greeting to visitors as it embodies the culture and values of the tribe. The Potawatomi tribe emphasizes respecting nature and using its form in design, so we also focused on how to integrate sustainable tactics into the space, which include natural lighting and selecting environmentally friendly materials.

THREE OAKS HEALTH
JOHNSON CREEK, WI
SCOPE Master planning, architectural, and construction services for a new 13,635 sq. ft. health clinic
COMPLETION 2024
OWNER Three Oaks Health, 480 Village Walk Ln, Johnson Creek, WI 53038

Three Oaks Health Clinic sits on a site overlooking I-94 at the WI26 offramp in Johnson Creek. The new facility is a work of love for Dr. Jim Milford and his team at Three Oaks Health. This building represents their vision for the expanding practice and their commitment to a patient-centered care model that empowers providers through grassroots leadership. PRA proudly led design efforts for the 13,635 square foot clinic, which includes 15 exam rooms and support spaces on the first floor, along with rentable space on the lower level. Auxiliary spaces include an outdoor deck off the staff recharge room and a daylit staff collaboration space.
The exterior design of the building is simple and modern with a nod to the Prairie Style familiar to Wisconsin. Using stone from a local quarry at key architectural moments, the building is grounded in its context. Champagne metal panels and a black storefront system suggest a commercial use while the earthy lap siding softens the exterior and evokes home. These design features are carried inside with reclaimed wood paneling, selectively exposed steel and wood structural elements in the main entry and staff collaboration area, and a calming neutral color palette. An important marketing piece for the building is the stair tower, visible from the interstate.
MODULAR DESIGN
We believe that off site construction is a developing technique that can address project quality, cost, and construction speed on certain projects. We have explored work with three national modular contractors to evaluate different approaches and building systems, and even co-developed a turnkey approach with Florida developer, MDN Development, LLC, and developed a modular kit-of-parts for ambulatory surgery centers built around modular type II construction and the ability to be deployed to any part of the Country.
More recently, we have been developing projects on behalf of a modular builder in Minnesota, combining type IA and VA construction for ease of scaling their workforce, and a modular approach that minimizes site disruption, makes the most of available labor, and minimizes the time from permit to revenue generation.
