W

elcome to another edition of Big Project Middle East (BPME)! With just two issues left to take us through to the end of the year, the editorial team and I have already begun discussing our plans for 2024. You may have noticed over the past several months that the BPME editorial team has been hard at work speaking to a number of developers about their ongoing projects and future ambitions. This month, in fact, our main stories focus on two distinctly different developers, one an established entity within the region (Diamond Developers) and the other, a new player embarking on its first project in the UAE (The Luxe Developers). This growing focus on regional developers will continue in 2024, however BPME will also continue its focus on government entities and contractors, in addition to specialists, technology firms and suppliers. Given all that’s happening in the market in terms of change and innovation, and with COP28 expected to have a significant impact on sustainable development in the UAE and the broader Middle East region, I’m

confident 2024 will be something of a year of transformation. The team and I are hoping to get a glimpse of these changes through nominations submitted for the 14th edition of the Big Project Middle East Awards. As a reminder, the deadline for nominations for the awards is 15 November 2023. We will not be able to extend the deadline beyond this date, so I highly encourage everyone wishing to participate to visit the event’s website (https://bigprojectmeawards.com) as soon as possible, and submit nominations in line with our recommended guidelines. Winners will be announced at a gala dinner event on 18 January 2024 at the Ritz Carlton JBR, Dubai. Ahead of the awards of course, the BPME editorial team will be organising its last couple of summits for 2023. Scheduled for 15 November, the Critical Infrastructure Summit (CIS) will shine a light on airports, road and rail infrastructure, in addition to data centres. Following the CIS Summit, we’ll be jetting off to Riyadh, Saudi Arabia to host the 2023 edition of our hugely popular Construction Intel Summit KSA. Due to take place on 29 November at the Rosh Rayhaan by Rotana, Riyadh, the event is shaping up to be the biggest yet and is one that shouldn’t be missed. I do hope you can join us on the day. The launch of the new project is the developer's tenth venture, and promises to redefine the concept of luxury living in the heart of Dubai. Taking shape in the Jumeirah Village Circle (JVC) community, 10 Oxford is billed as an exceptional development that will seamlessly blend contemporary living with nature, courtesy of its Zen-inspired biophilic design. it-out contractor Summertown Interiors has announced the completion of Dubai Multi Commodities Centre’s (DMCC) new headquarters, which is located in Uptown Tower, JLT. Uptown Tower is the first supertall tower to be built as part of DMCC’s Uptown Dubai district, and offers premium sustainable commercial, residential, and recreational areas. The 3,200sqm office interior project spanning across three floors was completed by Summertown in July 2023 in close partnership with Dubaibased interior design studio Roar, as Lead Design Consultants supported by Black & White Engineering, and the DMCC Project Management team.

The new headquarters met DMCC’s ambitions to create a high-specification, dynamic and collaborative workspace. The highlight of this new workspace is the staircase punctuating through the three floors with vertical circulation, which is complimented by natural marble and bespoke joinery. “It has been a pleasure to work on this prestigious government project which was highly tailored to create a fluid workspace and vibrant and collaborative workspace for the DMCC team. We recognised the importance of close collaboration with our stakeholder – Roar – who helped us develop the design and work closely with the client to deliver this design and build project in the new Upton Tower. Arevon appoints Bechtel to build 190MW solar project

Renewable energy firm Arevon Energy has chosen Bechtel to oversee the design and construction of a new 190MW solar project in Posey County, Indiana, in the United States. The energy produced by the facility will be distributed by CenterPoint Energy, and is expected to power over 25,000 homes in Indiana, and 150,000 customers in Southwest Indiana. Bechtel will be in charge of overseeing and completing the entire solar project, which includes engineering, procurement, construction, commissioning, and project management.

Morgan Sindall completes road refurbishment A road project comprising the replacement of an 8km section of the A11 in Norfolk has been completed by UK contractor Morgan Sindall. The refurbishment work is expected to have a 40-year lifespan, the firm said. Working on behalf of the governmentowned National Highways, Morgan Sindall said it removed the old concrete surface, as well as some of its foundations, before undertaking reconstruction work, using 60,000m3 of recycled concrete. The newly-laid concrete surface was then overlaid with 147,000t of asphalt.

A US $205mn engineering, procurement, construction and installation (EPCI) contract to install undersea power cables in Dakar, Senegal has been inked by Eiffage and Enshore Subsea. The consortium is a 50/50 joint venture between Eiffage’s Benelux subsidiary Herbosch-Kiere and Enshore Subsea. The power project aims to improve high-voltage electrical network infrastructure in Dakar and the surrounding area, and is one of several projects developed through the Senegal Power Compact programme.

Significant infrastructure plans unveiled by Moldova

DP World and Maspion Group begin development of new container terminal

An infrastructure reconstruction plan has been unveiled by the Moldovan government. It includes the construction of a new terminal at Chisinau International Airport, the development of a critical highway, and the reconstruction of the Giurgiulesti state port. The most significant element is the proposed terminal at Chisinau International Airport. The urgent expansion of the airport is required as forecasts predict an increase in air traffic of up to five million passengers in the coming years.

Cemex opens new C&D and excavation waste recycling facility A recycling facility designed to process construction, demolition and excavation waste has been opened by building material supplier Cemex in Tel Aviv, Israel. The firm said the facility highlights its commitment to circularity and sustainability under the banner of its Regenera business. The primary suppliers for the new recycling facility are expected to be companies involved in the demolition of existing structures, and those specialising in the transportation of construction waste.

DP World and Indonesian conglomerate Maspion Group have begun development of a new container terminal in Gresik, East Java. The terminal will enhance East Java’s position as a key trade gateway and connect Indonesian enterprises with customers in the region and globally. The firm said that its strategic partnership with Maspion Group underscores its commitment to boost infrastructure and capacity in East Java and facilitate seamless trade in the region.

Vietur consortium to build Long Thanh International Airport 07 INDONESIA

Masdar and PLN NP to triple size of FPV Masdar and PLN Nusantara Power (PLN NP) has announced the expansion of Phase II of the Cirata floating photovoltaic (FPV) power plant in Indonesia, with a capacity of up to 500MW. This expansion marks a significant milestone for Southeast Asia’s largest FPV plant. Phase I of the project, boasting 145MW, is expected to become operational later this year. A regulatory development by the Ministry of Public Works and Housing now permits up to 20% of water coverage for renewable energy projects, opening the door for an additional 500MW expansion in Cirata, in addition to the initial 145MW.

The construction contract for the Long Thanh International Airport in Vietnam has been awarded to the Vietur consortium, which is being led by IC Istas. The consortium comprises ten companies, including Vietnamese private firms Ricons, Newtecons, and Sol E&C, as well as Vinaconex and Construction Corporation No.1. IC Istas has prior experience constructing airports in Russia, Bulgaria, and Turkey. Construction of the US $1.5bn project is to begin imminently and due to be completed by November 2026.

South Korean firms to support reconstruction of Ukraine A South Korean delegation recently visited Ukraine to discuss six reconstruction projects in the country. The delegation included 18 state-run organisations and private businesses. The projects they agreed to work on include smart transportation in Kyiv, a smart city in Uman, modernisation of the Boryspil International Airport, and the construction of a sewage system in Bucha. Hyundai also signed a partnership with the city government of Mykolaiv to provide construction equipment.

D

ubai’s rental market has witnessed a significant increase in rents and activity in the past two years, ending the negative growth cycle that began in mid2015 and lasted until late 2021. Data from the Dubai Land Department revealed that in the year to date to July 2023, the total number of tenancy contracts registrations reached a total of 325,727, a 43.5% increase from the 227,011 contracts registered in the same period in 2019. Such has been the scale of the resurgence that average apartment rents in Dubai have reached their highest levels since February 2017, and average villa rents are the highest on

record. More so, rents are continuing to grow, where, in the year to July 2023, we have seen average rents increase by 22.0%, although this rate has moderated throughout the year to date. However, delving below the headline figures, we see significant fragmentation within the rental market currently taking place. First, the total number of new contracts registered dropped by 12.6%, whilst renewed registrations grew by 29.0%. This indicates that tenants are less willing to relocate as they are not prepared or able to pay the higher rates that are evident on new leases, particularly in prime and core residential areas. These tenants are effectively taking advantage of the protection

provided by the RERA rental regulations. These regulations seek to limit the annual rental increase permitted to a maximum of 20.0%, while the likelihood of achieving the highest rate of increase is rare in most cases. The prevalence to renew and the current market conditions have created a bifurcation between new and renewed rental rates. To understand the extent of this and the nuances, we have undertaken a detailed analysis to determine recent trends and provide an outlook on the future direction of different market segments. In order to do this, we have analysed close to 703,000 residential rental transactions between January 2018 and July 2023, split between apartments and villas. In the apartment segment of the market, we have analysed rental registrations within 23 different free-hold communities, and for the villa market segment, we have covered 20 free-hold areas. APARTMENT MARKET

For a significant period of time, supply had outpaced demand within Dubai’s residential market, and the apartment market was a

particular case in point. This resulted in a tenant-favoured market where many incentives were provided by landlords in order to attract new and retain existing tenants. As a result, historically in the apartment segment of the market, new rental contracts registered average discounts of 5.0% compared to renewed rental contracts between January 2018 and July 2021. However, as demand started to see significant upticks, we have seen this trend reverse, with new rental rates surpassing the average achieved rates for renewed registrations. In July 2023, for apartments, the average premium for new rental contracts compared to renewed contracts stood at 20.1%. However, the trend has not been standardised across all communities and market segments. For example, communities such as Dubai’s prime and core markets, including but not limited to Downtown Dubai, Palm Jumeirah, and Business Bay, began achieving premiums on new rental contracts in early 2021. This on its own is not surprising given the lows that rents reached during the pandemic. However, the rate of growth, the premiums achieved, and the

prolonged period that this has lasted has meant that the premiums for new rental contracts in these locations are now very significant compared to renewals. On the other hand, in secondary neighbourhoods, whilst we did see premiums start to be achieved around the same time-period post pandemic, the rates at which those premiums grew were relatively negligible compared to prime and core markets. These premiums don’t seem to have the same longevity as those in Dubai’s prime and core markets. Looking ahead, it would appear that we have now reached the peak in terms of premiums that new rental contracts are able to achieve. New rental contract premiums have been decreasing from January 2023, and we expect this to continue as renewals adjust to market rates. VILLA SEGMENT

contracts registered within this market segment, where, compared to 2019 levels, in the year to date to July 2023, an increase of 29.9% has been recorded. As a result, the average premium for new rental contracts currently stands at 25.2%. Whilst this is down from its peak value of 33.6% in December 2022, we are not seeing a moderation in this premium. In fact, within the last few months, we have actually seen this premium increase again. Once again, marked disparities are evident in prime, core, and secondary residential hubs, where we have seen new rental rates record significant outperformance compared to renewed rental rates. market, the rate of increase in premiums has been more standardised, although prime areas were able to achieve much more pronounced premiums earlier in the market cycle compared to core and secondary markets. However, we now see that a number of core and secondary locations are recording higher premiums. Looking ahead, due to the undersupply within the villa segment of the market, we expect that this level of premium is not likely to decrease in any material manner in the immediate future. In the long-term, as new rental levels inevitably stabilise, we are likely to see this premium shrink as new renewals adjust to the stabilised market rate.

t could be said that it would be counterintuitive to start a company in the midst of a global pandemic. Yet, this is exactly what Shubam Aggarwal, Chairman and Co-Owner and Siddharta Banerji, Managing Director and CoOwner of The Luxe Developers did. Impressed at how well the UAE government dealt with the crisis and kept the economy moving, the duo, boasting a track record that includes a number of successful ventures, saw an opportunity for growth in the real estate sector. Aggarwal says, “During the COVID-19 pandemic, the United Arab Emirates government took the lead in economic recovery, making it easier for businesses to contribute to the country’s growth. From a design and engineering perspective, Banerji says they are working with Dewan Architects + Engineers. “Together, we have been responsible for developing Oceano’s unique design, incorporating freeflowing glass facades and minimalist frames, and with each floor rotated on different planes, every resident has a unique and uninterrupted panoramic view of the Arabian Gulf,” Banerji states. Aggarwal is optimistic about the growth trajectory of Ras Al Khaimah, pointing out that a number of factors are contributing to the surge in property demand, all predominantly focused on the emirate’s tourism and infrastructure development. “Many new properties have come online in recent years, with many more planned,” states Aggarwal. The push towards cultivating tourism within the emirate is not only palpable but also unprecedented, and Wynn Resorts has been an example of this following their confirmation of having the first casino resort in the UAE coming to Ras Al Khaimah, to be called Wynn Al Marjan Island. Aggarwal says this has undoubtedly contributed to the tremendous demand for real estate within Ras Al Khaimah. “Tourism, more generally, is having a positive impact as well. RAKTDA has recently announced a record number of visitors in the first half of the year. All of these visitors have the opportunity to see Ras Al Khaimah first-hand, with many, in turn, looking to invest. A fantastic lifestyle, excellent value, and positive potential returns are luring them,” Aggarwal continues. Aggarwal says that the diversification of the economy has also seen an influx of potential new homeowners to facilitate new jobs in sectors such as tourism, manufacturing, technology, and logistics. “These, plus government initiatives and incentives, are all positively impacting demand for real estate in the emirate,” Aggarwal comments. HEADWINDS IN THE CONSTRUCTIONS SECTOR

As with any endeavour, Banerji remains pragmatic at potential challenges in the development of Oceano. “The construction industry is undoubtedly facing headwinds in several areas, including rising interest rates and supply chain challenges concerning construction materials. We are, of course, not immune to either of these. However, we have carefully selected our suppliers to ensure they can deliver the highest quality materials and

ensure they are with us at precisely the time we need them,” he says. Banerji adds that many of their investors are “cash rich” so interest rates have a negligible impact on their purchases. “Keeping pace with demand will be one of our biggest challenges, but so far, we are facilitating this well.” Weighing in, Aggarwal points out that the Ras Al Khaimah government’s efforts in diversifying the economy and investing in tourism and hospitality are reaping massive benefits for the emirate. “This has led to many companies making multi-billion-dirham investments that are positioning Ras Al Khaimah on a global stage, subsequently causing interest and demand in the real estate market to reach unprecedented levels,” he explains. SUSTAINABILITY AND LOOKING TO THE FUTURE

Although this is Luxe Developers’ first project, Banerji says that sustainability and encouraging sustainable living is a key component of our development, especially as this will be the first of many. “We decided to work with Dewan Architects + Engineers due to their reputation as one of the top architects worldwide and their dedication to creating sustainable architecture with innovative and distinctive design. Our focus will be on sustainability, and we will highlight and demonstrate this as we reach each development milestone,” Banerji says. As they are in the early stages of reinforcing their name within the UAE’s dynamic construction sector, Aggarwal says they are already evaluating new opportunities and hope to make another announcement later this year. “The level of demand we’ve witnessed has made it an easy decision to continue to develop in the UAE. However, we are very aware of the real estate developments that are taking place around the GCC, such as Saudi Arabia, so we will continue to assess every opportunity that presents itself,” concludes Aggarwal.

To achieve the overarching vision, Habib says the community aims to reduce its residents’ per capita carbon footprint by at least 75% compared to conventional living conditions in Oman, among other significant contributions. To achieve this, it is essential to prioritise energy efficiency and reducing carbon emissions for which Habib notes, “the key to this contribution resides in the planning phase”. “Each step in our design and construction processes is planned to uphold our commitment to sustainability and to implement the highest standards across social, environmental and economic sustainability,” he adds. Elaborating on how the developer approaches this, Habib explains that they optimise demand-side management by combining passive and active design across the master plan, improving energy efficiency and lowering carbon emissions. “When it comes to product selection. We consider upstream and downstream emissions, choosing products with high lifecycles and, where possible, sourced locally, which cuts down on long-term costs. Habib points out that his firm is

also committed to off-setting embodied and operational carbon emissions, which is considered at the planning stage. “Finally, we employ recycled materials to build playgrounds, tracks, and other community facilities, as well as include precast wall panels into our construction process to reduce waste,” he states. The Sustainable City – Yiti is also bold in its mission to enable residents to achieve up to 100% energy bill savings, and introduce high-efficiency water systems that could reduce water bills by as much as 50%. Habib notes there are two ways they will harness renewable energy. The first is installing solar panels on rooftops and biogas plants that convert organic waste into energy. “The community will be equipped with smart systems such as micro-grids to enable off-grid and positive energy capabilities, which include energy storage solutions. Smart systems also provide residents with the ability to share power,” he elaborates. Habib says water efficiency is at the core of its environmental strategies across The Sustainable City brand. The developer is exploring the use of water conservation systems and technologies to source potable water from alternate sources such as seawater and ambient humidity, which can be harvested and mineralised to produce safe drinking water. “Wastewater will be recycled, and landscaping will be irrigated using treated sewage effluent,” he points out before adding the buildings are equipped with quality water installations and low-flow fixtures to conserve water effectively. “We truly take pride in our 100% water recycling and reuse targets, whereby all used water in our communities is treated and repurposed for the irrigation of our green landscapes. Further enhancing our commitment to sustainability, we’ve embraced cutting-edge humidity harvesting technologies, allowing us to produce drinking water from the air around us,” he remarks. Moreover, Habib says the innovative design of the 1,657 residential units within the project ensures that they are all equipped with energy-efficient appliances, LED lighting, low-flow water fixtures, and smart home

systems, resulting in significant savings in consumption and utility bills. “These savings are largely dependent on residents’ resource utilisation. The more environment-conscious they are, the more they save. As such, residents have a big role to play in optimising their savings. To help maximise these, a lot of our efforts are focused on raising awareness and educating residents and the larger general public - about sustainable living and sustainability best practices,” he highlights. Habib says homes in their cities are likely to have a higher resale value in the coming years, given the growing demand for sustainable spaces, and have lower operational costs. “This makes a compelling case for considering more sustainable developments when looking to invest in property and real estate,” he adds. COMPREHENSIVE SUSTAINABILITY

Underlining their live-work-thrive philosophy, Habib says Diamond Developers is committed to building a vibrant community. “Everything from retail, dining, hospitality, leisure, healthcare, education, jobs and services will be available at The Sustainable City – Yiti. Minimising the need to leave the community and therefore slashing the collective emissions of the community even further,” he comments. The project will be home to a sustainable school and nursery, SEE Lab and Institute, an autism centre, two

Shaded sikkas and porous pavements are set to reduce heat islands and create social spaces for neighbours and children to gather. Combined with the car-free spaces around the residential areas, this will enhance walkability and encourage residents to use clean mobility such as bicycles or electric buggies.” Habib states residents are at the heart of the communities. “It is invaluable for us to promote a culture of sustainability. We make sure to regularly engage with residents through community events and communication portals, with the aim to maintain the highest quality of life with the lowest emissions. We also actively involve residents in urban farming programs and encourage waste separation at the source,” he emphasises. Habib believes the project is another sterling example of how the Sustainable City brand has achieved remarkable success across different cities. He points out that the original project in Dubai has been at full occupancy for over four years, with a long waiting list of aspiring residents. Currently in its fourth phase of sales, the developer’s project in Sharjah has also achieved strong sales performances. Earlier

this year, the groundbreaking of The Sustainable City – Yas Island in Abu Dhabi saw units sold out within 24 hours of the sales announcement. EXPANSION PLANS

2023 Future of Water Summit Event Wrap The summit welcomed over 115 delegates and featured 22 speakers, one keynote address, three panel discussions, and five presentations

ater security and the sustainable use of water in the region were amongst the key topics discussed at the inaugural Future of Water Summit. The event took place at the Habtoor Grand Resort, JBR, Dubai on 6 September and recorded over 115 people in attendance. The event was endorsed by the Dubai Supreme Council of Energy (DSCE) and the Chartered Institute of Building (CIOB). In addition to endorsing the event, the DSCE also opened the event with a keynote address focused on Dubai’s Integrated Water Resource Management Strategy. The address was delivered by Eng. Faisal Ali Al Rashid, Senior Director – DSM at the Dubai Supreme Council of Energy.

Following the summit’s keynote address, the day-long event featured five additional presentations and three panel discussions. Lina Abolail, Regional Director for Water Management Solutions at Polypipe Middle East shared a presentation on effective strategies and approaches for sustainable water management in urban environments, while Rami Mahamdeh, Technical Manager at GRFN highlighted water saving requirement as defined by local and international codes/rating systems. His session also covered the Dubai Building Code, ESTIDAMA and LEED requirements with regards to water savings. Atif Rehman, Regional Manager Middle East at Thinkproject used his time on stage to explore how digitalisation can revolutionise the region’s approach to water management, and offered a

number of practical solutions for a more resilient future. Rodger Macfarlane, Technical Director at Culligan spoke to delegates about sustainable water treatment and management, and delved into shifting the focus from water scarcity to effective management as the key solution to water challenges. The last presentation of the day was delivered by Sami Khoreibi, Executive Chairman and Cofounder at Wisewell. His session highlighted the unsustainable and unsafe aspects of the current bottled water industry, which costs US $304bn annually and consumes significant energy. he 2023 edition of Big Project Middle East’s Digital Construction Summit (DC Summit) saw attendance from over 210 professionals. The event took place at the Habtoor Grand Resort, JBR, Dubai on the 26th of September and was extremely well received by attendees. “It’s always gratifying to see months of hard work translate into a successful summit. The content at the 2023 edition of the DC Summit has been very well received, with conversations on

ffective project management is one of the key pillars of success of any company, whether the industry is real estate, retail, or government. Project management as a discipline requires attention to detail, foresight and planning, as well as good communication and people management. Those who are lucky enough to work in project management, especially in real estate, will find themselves with several stakeholders to communicate with and manage, so preserving and nurturing relationships is a key part of what the role entails. The key to success when delivering projects, no matter the size, is focusing on the customer who you’ll be delivering the project to. The happiness of the customer is as important as

maintaining quality and keeping to budget, because ultimately reputation and continued success lies with them. When considering the customer in the context of project management, it can be useful to step back and take a wider view. For example, part of Dubai’s success as an emirate, attracting millions of people, businesses and investment from around the world can be attributed to the way that it has effectively used project management and considered our visitors from around the world as potential ‘customers’. Dubai itself can be seen as a largescale project and under the direction of its visionary leadership, it is underpinned by strategic imperatives such as the Dubai Economic Agenda, D33, which has set a goal to double the size of Dubai’s economy within a decade

and the Dubai 2040 Urban Master Plan, which is the seventh development plan for the emirate since 1960. Both of these imperatives demonstrate project management on a large scale. Those who are new to project management or are looking to make it their career should bear in mind the gravity of responsibility that we hold for our customers. The purchase of a home is one of the most memorable moments in our lives. This is a huge responsibility to carry as well as execute, given the requirement to project manage the build and development of our customers’ homes to global excellence standards, and finally deliver a home where they will live, work and play for years to come. Project management is also an essential tool to drive innovation for us as an organisation, and for our industry, allowing us to use the data generated to provide insights to further enhance future projects, as well as allowing us to better communicate and inform our partners and stakeholders on our projects. Entities such as the Dubai International Project Management Forum exist precisely for this reason, and have anchored Dubai as a global hub for excellence in project management, attracting professionals from around the world, every year. KEY PILLARS OF PROJECT MANAGEMENT

To ensure we are delivering to the highest possible standard, there are some key pillars that we come back to during every project and that I believe drive success. The first pillar is to ensure clarity of scope. All stakeholders within the sphere of the project need to share a common vision and understanding of the outcomes in order for the project to be effectively delivered. The second pillar is to focus on partnerships. The partners in the project will have to work together, coming from a variety of differing backgrounds, differing roles and sometimes differing geographies. Choosing your partners wisely, for example, ensuring you’re using the best contractors to deliver aspects of the project, is key.

Thirdly, innovation plays a huge part in project management. In our industry, the method and materials of building homes have remained the same for decades. However, where we have been able to innovate is in using data and analytics to measure outcomes and to track progression. By creating benchmarks with this data, we’re able to set our focus on where our goals are, and work harder to achieve them. MANAGING CHALLENGES AND LOOKING TO THE LONG-TERM

our work. We need to ensure that we are adhering to all requirements that are set for us by our industry, making sure that we have everything in place when it comes to our permits and paperwork, which can take time and require precision. When it comes to managing challenges, we have found that our consistent focus on the customer has paid dividends. By building their trust in us through delivering projects that meet their needs, we have created a customer group that has expanded to underpin all of our business verticals. Because of our customer’s trust, we have people who will buy property from us, who will shop in our malls, who send their children to school in our communities – we touch so many aspects of their lives. Nakheel’s long-term view is to build for Dubai as it grows and to consistently focus on building communities, rather than just building dwellings. rtificial plants have a mixed reputation among designers and property owners. Some believe that they’re simply the horticultural equivalent of artificial sweeteners, providing a semblance of authenticity, yet with a noticeable distinction. But with the introduction of more premium, nearly indistinguishable replicas into the market, more people are recognising the merits of faux flowers, plants, and trees. Not only are they an easy, low-maintenance way to breathe life into an interior, but they can also be remarkably more sustainable, and safer, than their natural counterparts. This may come as a surprise to some, considering plastic has garnered a decidedly unfavourable reputation due to its contribution to land and sea pollution. How, then, can using plants that are actually

made out of plastic more sustainable than those grown naturally? The answer lies in something known as the plastic paradox. While often viewed as a problem, plastic is also the solution to many challenges faced by society. In fact, it has played a significant role in the progress of modern civilization. For instance, aeroplanes are lighter and more fuel-efficient due to the lightweight and durable nature of plastics, and their use in the medical industry has made syringes, IV bags, surgical equipment, and even heart valves, more affordable and accessible. The real issue is not plastic itself, but how people choose to use it. Our over-reliance on disposable, singleuse plastics such as carrier bags, drinks bottles, straws, and cutlery, remains the root cause of plastic pollution. The non-toxic plastics used to manufacture premium-grade

artificial plants and foliage do not actually fall within this category. Unaffected by the same constraints in terms of water, light, temperature, and humidity that affect real plants, artificial foliage can last for decades without deteriorating. This is especially applicable nowadays, with the advent of UV-resistant artificial plants, meaning that even those subjected to constant sun exposure will maintain their vibrancy for years to come. The extended lifespan of artificial plants helps to alleviate concerns regarding excessive consumption and wastefulness. Their low-maintenance nature also means that, from production to disposal, artificial foliage possesses a considerably smaller carbon footprint compared to natural plants grown exclusively for commercial purposes. A study conducted by Cranfield University in 2007 assessed the carbon emissions generated by 12,000 roses grown in Holland and sold in the UK. The study revealed that the roses emitted a total of 35,000kgs of CO2 - or 3kgs per stem - as a result of the masses of energy required to heat and light the greenhouses, along with the transportation by plane and refrigerated truck. In comparison, an entire bouquet of artificial roses produces a mere 0.1kg of CO2 emissions. What’s more, the indefinite shelf-life of artificial plants and flowers means that they can be transported by sea rather than air, resulting in far fewer emissions. In fact, air freight is 31 times more harmful to the environment than sea freight, particularly because these emissions are released into the atmosphere at high altitudes, causing significantly more damage than emissions released at sea level. It’s also important to note that artificial foliage is a one-off economic and ecological cost, since these plants last for years, or even decades. CONSERVING WATER

Another way artificial plants can be a more sustainable option, particularly in the Middle East, is in regard to water consumption. Characterised by its arid landscape, it’s no secret that the Middle East faces some major water

security concerns. But given the UAE consumes 50% more water per capita than the global average, it’s not a surprise that six out of the seven GCC member states have an ‘extremely high’ water scarcity risk rating. Adding to this, 70% of the UAE’s total water consumption goes towards irrigation. This staggering figure is due to the planting of vegetation that is ill-suited to the region’s hot and arid climate. These plants, adapted to more tropical climates or fertile soils, demand frequent watering, which the surrounding land cannot provide naturally. As a result, groundwater resources are over-extracted and depleted, leading to a heavy reliance on energy-intensive desalination processes. Contrastingly, artificial plants require nothing more than the occasional light dusting in terms of maintenance. It’s also worth touching upon one of the potentially lesser discussed factors - fire safety. After all, what good is an eco-conscious and responsiblydesigned space if its lifespan is abruptly cut short by a catastrophic fire? Unlike natural plants, artificial plants can be specifically engineered not only to resist ignition but also to self-extinguish in the unfortunate event of a fire. These fire retardant (FR) artificial plants play a significant role in curtailing the spread of flames, thus affording more time for evacuation and minimising property

damage. To be classed as FR, these plants must undergo rigorous tests, such as the NFPA 701 flame test, to verify that they will stop burning within two seconds after being exposed to a flame. In commercial buildings, particularly those considered as high-risk such as high-rises, hospitals, care homes, and childcare facilities, where occupants are unable to self-evacuate, strict fire regulations must be followed. Natural foliage is only set to fuel the fire, thereby amplifying the gravity of the situation. But even when it comes to sourcing FR artificial plants, not all are created equally. There are two distinct methods used for treating the plants. The first method involves dissolving FR chemicals in water to create a solution which is then applied topically to the plant. However, this method not only leaves a greasy and inconsistent film on the plant’s surface, which attracts dust and detracts from the realistic appearance, but the surface-level coating is also susceptible to wearing away over time. Consequently, even if the product initially passes fire retardancy tests, its long-term safety may be compromised. The second method, on the other hand, produces what is known as inherently fire retardant (IFR) artificial plants, which provide protection for the entire life of the product, without compromising on aesthetics. In the manufacturing process of IFR plants, flame-resistant materials and chemicals are mixed with the raw materials, ensuring the plant is protected through and through. While most design trends come and go, sustainability is one that is here to stay. Awareness of environmental challenges continues to grow, and so too does the desire for responsible consumption. Although many would assume that opting for living plants rather than artificial ones stands as the ecologically sound decision, the intention of this article is to demonstrate the contrary. They not only consume fewer precious resources and boast a significantly extended lifespan but also generate fewer greenhouse gases and guarantee a heightened safety level within commercial spaces. Located across from the Al Furjan Pavilion, the station will cater to the fuelling needs of the community’s residents, as well as motorists in neighbouring areas such as Dubai Investment Park, Sports City, and Jumeirah Golf Estates. “We are excited to open a new compact station in Al Furjan Residential

The compact station is designed with a fuel tank set up above the ground, which facilitates the ease of setting up and re-assembly if required. The double wall design and build of the tank is certified to the highest international UL Listed safety standards. The compact station also deploys a number of best HSE practices to enhance safety measures such as the installation of overfill prevention valve, audible alarm, pressure vacuum vents, and emergency vents for the inner and outer wall. Customers can use different methods of payment including ENOC Pay, VIP, and Dubai Now. Customers visiting the station can also benefit from ENOC Group’s ‘Yes’ rewards programme by earning points and rewards when paying for fuel, automotive services or when making a purchase at the convenience stores, the firm noted.
