Can we list for less than 12 months?
We will always do what is best for our clients! What we want to share is that in order to have the highest and best marketing and support package from LIV Sotheby’s International Realty, our company asks that we sign a 12 month listing agreement. It ensures we are all committed to the transaction process and allows us to procure the highest quality marketing materials . However, we do find that at times our clients will pull the home off the market, sometimes for as little as a few weeks, and at times up to 3 - 6 months. We will work with your needs as your lives, plans and visions evolve. I think it is important to note that our business model is not based on pressuring our clients to sell their homes, but rather this is a partnership in which we aim to achieve your personal goals and we will do what is needed in order to support that.

Will you reduce your commission?
Great question! As we mentioned earlier our relationship with you is something we take very seriously. We would not be where we are today without the support of so many incredible clients and referrals. We structure our listings at 6% (3% to LIV Sotheby’s and 3% to the cooperating broker). From that 3% on our side, we take care of all of your marketing costs. When you engage us as your realtors, you are tapping into both our expertise and our extensive network of clients and brokers, bringing you unparalleled value. What we can promise is that we have some flexibility with our commission structure in the event that we can make a win-win situation for everyone, and we will discuss this further at our next appointment. But, needless to say, many of our clients have benefited greatly from our tiered commission structure and our ability to procure successful leads and closings on your home.

This, too, is a great question and varies greatly depending on your specific needs. We suggest we find a time to sit down with you at your home to discuss your long-term and short-term real estate goals. We will help you to lay out a strategy that supports these goals. Corey Lamothe
Corey Lamothe has been assisting clients find their mountain property for over 18 years. She understands what it feels like to fall in love with an area and lifestyle. Corey did just that over 21 years ago when she decided to spend a year in Vail Valley. She’s been here ever since. Working alongside her business partner, Melanie Dennis, Corey specializes in luxury homes and properties from East Vail to Edwards and enjoys representing buyers and sellers in all areas of Eagle County.

Recently, Corey was named as the Vail Valley's 2019-2020 REALTOR® of the Year for the Vail Board of Realtors in recognition of her high degree of professionalism, cooperation with other REALTORS®, and high ethical standards. She currently sits on the Board of Directors for the Vail Board of Realtors and is an active Board Member of the Vail Board of Realtors Foundation . Her volunteer work contributes to her extensive knowledge of the area as she keeps her finger on the pulse of local issues that might affect real estate in the area. Highly involved in her community, Corey works with a variety of community events and non-profits and dedicates her time as a board member to Speak Up Reach Out - The Suicide Prevention Coalition of the Eagle Valley , an organization she started in 2009.
Melanie Dennis
Melanie Dennis has been guiding real estate clients through the dynamic, and ever-changing Vail Valley real estate market since 2008. Her background in home construction and interest in sustainable construction initially lead her to real estate and provides a good framework for the clients she serves. Working alongside her business partner, Corey Lamothe, Melanie brings excellent local knowledge to each relationship she builds with the goal of providing great customer service and a superior real estate experience.
Melanie is an adventurer. Originally a Massachusetts native, Melanie graduated with a BA in Political Science from the University of Michigan. Her path to the Rocky Mountains brought her from the East Coast, to Alaska, to Steamboat Springs before deciding Vail was home in 1995.
“Each real estate transaction is a journey. I ensure my clients understand the route, know about possible issues that can impact our schedule, and are prepared so they can have a rewarding experience. We get there together. I use my skills and knowledge of the mountain real estate market and area with the goal that the journey we take will be one they feel was a total success.”
Her former careers with the Colorado Outward Bound School in mountaineering and as a backcountry guide with Paragon Guides in Vail illustrate Melanie’s passion for journey and the outdoors.
Always having been passionate about helping others, Melanie connects easily with her clients and enjoys discovering what their goals and interests are in order to assist in finding the property that best fits their needs. In addition, with a strong belief in giving back to her community, Melanie has also volunteered with The Literacy Project of Eagle County as a board member and tutor since 2017.
After starting a family, Melanie and her husband Greg built and lived in their off-grid timber framed home on Tennessee Pass. This experience, along with her knowledge and expertise in the renovation and reselling of mountain homes, has given Melanie a unique perspective on mountain living. Her family now resides in Minturn in the second home she built with her husband, and Melanie enjoys using all she has learned in 30 years of mountain living to guide her clients smoothly and effectively through the real estate process.
Chris Irving
Chris Irving began his career in real estate in June of 2020 when he joined the team of Corey Lamothe and Melanie Dennis. A long-time resident of the Vail Valley, Chris brings a myriad of skills and talents based on his experience with the Vail Valley Tourism Bureau from 2000 to 2005, then as a prominent business owner from 2004 – 2019.
Originally from Litchfield County in Connecticut, Chris was drawn to the beauty of Colorado in 1989 to attend CU Boulder. After graduating in 1994, he took a position as Employee #25 with SeaChange International, a global tech start-up. As the Western Sales Manager based in San Francisco, he oversaw $30M in sales each year from 1995-1998.
Chris and Pollyanna live in Eagle with their two fur kids, Bodhi and Jack where they continue to enjoy the mountain lifestyle and all it has to offer.
Chris left San Francisco and returned to the Vail Valley where he worked at Zino Ristorante and met his future wife Pollyanna Forster. Then in 2000, he took a position with the Vail Valley Tourism Bureau as Director of Business Development and Marketing, overseeing all publications until his departure in 2005.
But in 2004 opportunity knocked and Chris and Pollyanna opened their first of several successful businesses in Edwards – Eat Drink. Dish/Dive followed in 2006 and Cut Artisan Meat + Seafood in 2007. In 2012 Eat Drink Denver opened followed by Tacorico in Edwards in 2014. As founder and owner, Chris’s role was CFO and day-to-day controller. He managed all financial projections, all accounting, all tax interactions, all negotiations, and A/R, A/P.
By 2019, all of the businesses had been sold and Chris spent the following year embracing his love of the Vail Valley by tele skiing, biking and hiking while he pursued his real estate license, bringing together a culmination of his skills and talents as a 22-year resident. As a detail-oriented entrepreneur, Chris has extensive experience in financial modeling, is proficient in construction and structural development, and is skilled at analyzing options.
