Can we list for less than 12 months?

We will always do what is best for our clients! What we want to share is that in order to have the highest and best marketing and support package from LIV Sotheby’s International Realty, our company asks that we sign a 12 month listing agreement. It ensures we are all committed to the transaction process and allows us to procure the highest quality marketing materials . However, we do find that at times our clients will pull the home off the market, sometimes for as little as a few weeks, and at times up to 3 - 6 months. We will work with your needs as your lives, plans and visions evolve. I think it is important to note that our business model is not based on pressuring our clients to sell their homes, but rather this is a partnership in which we aim to achieve your personal goals and we will do what is needed in order to support that.

Will you reduce your commission?

Great question! As we mentioned earlier our relationship with you is something we take very seriously. We would not be where we are today without the support of so many incredible clients and referrals. We structure our listings at 6% (3% to LIV Sotheby’s and 3% to the cooperating broker). From that 3% on our side, we take care of all of your marketing costs. When you engage us as your realtors, you are tapping into both our expertise and our extensive network of clients and brokers, bringing you unparalleled value. What we can promise is that we have some flexibility with our commission structure in the event that we can make a win-win situation for everyone, and we will discuss this further at our next appointment. But, needless to say, many of our clients have benefited greatly from our tiered commission structure and our ability to procure successful leads and closings on your home.

What do I need to do next?

This, too, is a great question and varies greatly depending on your specific needs. We suggest we find a time to sit down with you at your home to discuss your long-term and short-term real estate goals. We will help you to lay out a strategy that supports these goals. This meeting will give you time to get to know us better, to learn more about the depth of our market knowledge and to understand how we will stand out from the competition.
