As we bring 2017 to a close with our final issue of the year, we have a lot to cover. First, our cover feature this issue, Warren and Lettie Goehringer, share how their paths brought them back to the area where they have found an overwhelmingly welcoming group of people in Cordillera Ranch. It’s one of the most frequent messages you’ll hear from new residents after they have settled into the community, “If you aren’t doing anything, it’s your own fault. There are so many activities.” As if the Goehringers aren’t busy enough enjoying the community amenities, they’ve got a trip planned this fall that will make even the adventurous give pause — read the full article to learn more. The Cordillera Ranch POA also has some exciting news to share about modifications to the community’s access control system aimed at tightening access to the community and enhancing our sense of privacy. The POA staff, development team and new POA General Manager, Mark Risner, have spent many months researching and planning this endeavor and we all look forward to the improvements over the coming months. Mark’s article in this issue is the first of several updates and communications that will be forthcoming as this process is rolled out, so be on the lookout for future updates. Lastly, as we enter this season of giving, it’s with great pride that we share a story about how Brianna Botine, the Clubs Member Relations Coordinator, took the bull by the horns and spurred an online donation campaign to benefit the victims of Hurricane Harvey. Her efforts, supported by the outpouring of giving by this community are great reminders of what collective efforts can do in an era when too much spotlight is often focused on the negatives in our society and politics. Thank you to all who helped the #CordilleraCares Campaign ultimately exceed its goal by more than four times over! As many Cordillera Ranch residents often say, Warren and Lettie Goehringer wished they would have made their move a lot sooner. After raising their family and working in Beaumont for 55 years, all the while traveling the world and enjoying an active and social lifestyle, the couple landed in Cordillera Ranch in 2013, and havenâ€™t sat still since. 36 | NOVEMBER/DECEMBER 2017
Lettie is a third generation Beaumont native, with parents and grandparents figuring very prominently in the community. Warren grew up in the Alamo Heights and Terrell Hills areas of San Antonio. He went through school at Alamo Heights where he was the first graduating class of the new Alamo Heights High School on Broadway in 1951. After high school, Warren went to the University of Texas and graduated with a degree in Mechanical Engineering in 1956. Several companies were interviewing for engineers at that time, and Warren joined a sales organization representing The Babcock & Wilcox Co. and The Worthington Corporation for the oil and chemical industries in southeast Texas. The company A.M. Lockett sent him to Beaumont where he met, fell in love and married Lettie. Cupid stepped in at a house party where Lettie was on a date with someone else. While helping in the kitchen and over a pot of beans, she met Warren, and that was the start of their love story. She went to UT herself, but after two years she returned to Beaumont. Lettie says with a laugh, “I wanted to come home. I missed

him and didn’t want him to meet anyone else!” He didn’t. The couple were married on September 21, 1957. In 1961, A.M. Lockett was going to transfer the couple to their main office in New Orleans, and that was when Lettie’s dad offered him a job in his concrete business in Beaumont. Warren jokes, “I’m not sure how much Lettie’s dad wanted me in the business, but I’m sure her mom was not excited about her daughter and her two grandchildren leaving Beaumont!” At any rate, things worked out well all around, and when they sold the family business to a New York Stock Exchange company in the early 1990s, Warren stayed on with the new owners (without much to do!) until 2000 when he officially retired. Following his father-in-law’s interests of being active in the state and national concrete industry’s trade associations, Warren served as chairman of the National Ready Mix Concrete Association (NRMCA) in 1994. Because of that relationship, the couple traveled extensively all over the world with other business associates. In 1981, early in his NRMCA involvement, Warren and Lettie were included in an exciting opportunity to be a part of one of the first groups to visit mainland China. This was at the invitation of the Chinese Construction Industry, and although their group was made to feel welcome in China, their accommodations left much to be desired — old and without heat in February! The exception was their time in Beijing, where the group stayed at the Angler’s Rest Guest House (where President Nixon stayed during his visit). The couple returned to China 25 years later and marveled at the dramatic changes that had occurred. While Warren was busy with the family company and his association work, Lettie devoted herself to keeping their home and raising their son Charlie and daughter Sara. She taught nursery school for a while and became a partner in a catering service called “The Happy Cookers.” Charlie, a contract law attorney, and his wife Cynthia live in Beaumont and have two children — daughter Marti and son Sosh. Sara, a medical doctor, and her husband Zach live in Austin and have two adult daughters Claire and Emily, and a son John Michael who is still in college at Rice University. The couple enjoy being able to visit their children and grandchildren and make trips to Austin and Beaumont often. Their love of travel has become a family affair with four family trips to Atlantis in the Bahamas, the Galapagos Islands, Iceland and Costa Rica. Lettie says, “We introduced our children and
grandchildren to travel believing that it is good to know other cultures and people, and it makes one thankful for our home and the privileges we have here.” There have also been very special “girls’ trips” with their three granddaughters (two sisters and a cousin), hosted by Lettie, “Gigi” and Warren, “Papa.” “We’ve loved making memories with them on trips to Paris, Chicago, Las Vegas, Montreal, San Francisco, Galveston and Santa Fe,” she says. Warren notes, “Our travel has taken us all over the world, to every continent and most countries. We feel very fortunate to have done this.” After the family was reared, and over the years, the couple started to assess life in their little town. “It was a wonderful place to raise a family,” says Lettie. But, says Warren, the need to go to the big city of Houston was too frequent, “All the big stores and the variety of good restaurants were there.” In addition, the active couple felt life might get too sedentary. “It was likely we’d get set in our ways and in our chairs. Sitting there wasn’t going to be good for us,” says Lettie. And after 55 years as a resident, Warren had had enough of the Beaumont climate. “The weather and the storms were too much. The humidity was a daily issue; we’d have condensation on our windows most mornings, and mosquitos waiting for us outside the rest of the day.” As they craved something different in every possible way, they decided to make an unannounced visit to their Houston friends Larry and Melba Ainsworth who had spoken highly of their home in Cordillera Ranch. But to the Goehringer’s disappointment, the Ainsworths weren’t home! Cordillera Ranch Realty stepped in and gave them a halfday tour of the ranch. Since they were living in a garden home in Beaumont, the Di Lusso Villas seemed like the perfect fit for the couple. They liked what they saw and purchased a lot in 2012. Warren recalls the process, “Before our house was ever started, we were visited by Debbie Pepper, the Membership Director for Cordillera Ranch, who explained all there was to do and how glad the folks who already called this

We love it here in Cordillera Ranch because it is so all-inclusive — it fills our needs and has broadened our interests. We’ve made so many friends. – Warren Goehringer
home would be to get us involved. And she wasn’t wrong! Next we had to try out the golf course to see if we could even think about bringing our clubs from the peat lands of southeast Texas to Cordillera. Barry and Kathy Denton were our guides and they gave us one of the most ‘expensive’ lessons we’ve ever gotten. We bought the lot, paid down on the house construction and joined The Club all at the same time! And the Dentons have remained close friends of ours ever since.” But saying goodbye to friends and the community back home went unexpectedly. “They had a fit,” says Lettie when they announced they were building a home and moving to the Texas Hill Country in Cordillera Ranch. “They said, ‘You’ll miss us, and you won’t find any friends!’” They even asked how the couple could consider relocating at their age. In 2013 they moved into their Cordillera Ranch home and experienced the opposite of all those misplaced concerns. “You can’t believe how welcoming and nice everyone was,” says Lettie, who credits Carla Northington for setting the appealing tone of the community. Warren agrees, “We love it here in Cordillera Ranch because it is so all-inclusive — it fills our needs and has broadened our interests. We’ve made so many friends. We’re all enjoying each other. Truth is, we don’t have time to sit!” Lettie likes to refer to ranch living as the “Cordillera Cruise Ship.” Warren advises, “If you aren’t doing anything, it’s your own fault. There are so many activities!” There certainly is a lot to do. Warren has a standing golf date twice a week and both use the equipment at the Fitness Center regularly. “The Fitness Center here is a big part of our lives. As we did in Beaumont, we try to go at least three times a week even though our doctors suggest five or six. Mostly, we just do our own thing, but sometimes we get our trainer AnnKristin Allen to help,” says Warren.
Lettie participates in some Bible Studies and the couple belong to First United Methodist Church in Boerne. For the last four years, Lettie has tutored a child in their church’s After School Program as a volunteer once a week, while Warren has helped at Boerne’s Hill Country Daily Bread. Then there are the many clubs on the ranch: Lettie, a Master Gardener, and Warren with his green thumb, enjoy the community’s Garden Club and Nature Club, as well as the Book Club, the Cooking Club and the very favorite Wine Club. Soon after their arrival to Cordillera, they learned of a scheduled wine trip to California. Lettie explains how it was one of the best things that could have happened, “Debbie mentioned to us that a couple had to drop out of the planned Cordillera wine trip and we got to take their place. We had so much fun that now we’ve been on all of Debbie’s trips and we’re signed up for her fifth one next year to Oregon.” The couple just celebrated their 60th wedding anniversary with friends and family at a dinner party at The Club. After reading about the great explorer Sir Ernest Shackleton in the book Endurance, in true Goehringer fashion, they’ll mark their special occasion with a National Geographic trip to Antarctica this fall.

Education: I played golf in college at Northern Arizona University in Flagstaff, AZ. Subsequently, I earned my MBA and I am an LPGA Class A Member. What brought you to Cordillera Ranch? My husband was promoted and relocated to TPC San Antonio. Having been in the Country Club industry myself for 12 years at top tier Golf Clubs, including Troon North, Pronghorn, Anthem, Ruby Hill and Ocean Edge, I was hoping to find something similar in the San Antonio area. On my first visit to Cordillera Ranch, I knew this is where I wanted to be. I’ve been with Cordillera Ranch Realty since May, 2017. What is the most rewarding aspect of your professional experience? Honestly, making people happy. Nothing gives me more pleasure than when clients tell me they love it here and it was the best decision they made! Building lasting relationships. Experiencing new places. What do you like most about Cordillera Ranch? The people. All the amenities. The Jack Nicklaus Signature Golf Course. The lifestyle. What are your hobbies and interests? Golfing, snow skiing and traveling to new places with my husband and daughter. Favorite quote or motto? Go for it. No matter how it ends, it was an experience. Holidays are hectic enough without worrying about what wine goes with your meal. So whether you are a turkey, standing rib roast or baked ham family, there is a wine that will make it the perfect meal. Traditionally speaking, red wine goes with red meat and white wine with white meat, but traditions are sometimes meant to be broken … or at least amended. For the traditional holiday table, stick with the basics. Roast turkey pairs very well with Chardonnay and Pinot Noir. The Chardonnay brings a bright fruit and crispness with a creamy palate, while the Pinot Noir features dark berries and bold tannins. But if you’d like something a little different, try a Pinot Gris and Gamay instead. The mellow flavors of honeydew, pear and
honey from the Pinot Gris contrasts with the deep purple jamminess of the Gamay. Beef pairs well with Cabernet Sauvignon or Merlot, but this year try a Cabernet Franc or Tempranillo. The Cabernet Franc will be a little lighter and smoother than a Cab, while a Tempranillo features more spice and mocha flavors than a medium-bodied Merlot. If your holiday menus are less than traditional, I recommend more adventurous pairings. For example, this year try a Rosé with your smoked turkey or grilled salmon. Fruity aromas of strawberry, raspberry, white nectarine and pink grapefruit, along with a slight minerality — or salinity if its terroir is coastal, will complement the meats’ smoky flavors. Or pair a Gewurztraminer with your baked ham or barbequed chicken. Its spiciness and long aftertaste is ideal for spicy dishes and game. A Syrah with your rack of lamb or a Barolo with your venison roast will definitely be a crowd pleaser. Both are bold choices with a balance of dark fruit and tannins. Of course, the easiest way to find a wine you like is to open several bottles and see which one tastes good to you and pairs best with your meal. MICHAEL’S HOMEMADE IRISH CREAM Servings: Makes about 30 ounces Prep Time: 5 – 10 minutes Ingredients: 1 teaspoon unsweetened cocoa powder 1 cup heavy whipping cream 1 14 oz. can sweetened condensed milk ½ teaspoon vanilla extract 1 cup Irish Whisky (Jameson, 2 Gingers, Bushmills, Tullamore Dew) nothing really expensive is needed Process: In a pitcher, slowly whisk the cocoa powder and cream into a smooth paste. Once you have a smooth paste, whisk in the condensed milk, whiskey and vanilla. Use immediately or cover and refrigerate for up to two weeks, possibly longer. Serve over ice or splashed into your coffee. Addition: Mix 1 teaspoon of instant coffee with the cocoa powder before whisking to add a faint coffee flavor. Note: 1 750ml (25.4oz) bottle of Irish whiskey will make about 90 ounces of Irish Cream, so for gifts, fill small (8-12 ounce) Mason jars with your Irish Cream, label your creation and dress with a bow. As this is a refrigerated item, it isn’t a good stocking stuffer but is a great hostess gift.
Perhaps it’s the quintessential drink of the holidays — a decadent splash of Irish Cream to coffee or hot chocolate elevates a simple, warm beverage to celebratory status. It’s a fact — Irish Cream sales spike during the holiday season. But with the craft cocktail movement in full force, Irish Cream’s use is becoming much more diverse, showing up year-round in a variety of cocktails based on traditional recipes. Manufacturers are even trying to expand their current demographic of “modern women,” and are beginning to target a younger generation interested in creative mixology. (Source: Beverage Dynamics Magazine) Commercial Irish Cream has only been around since the 1970s when individual distillers in Ireland perfected the process of emulsifying Irish whiskey and cream, and actually keeping it combined. Before that, it was a common household drink used to treat an upset stomach. Though not simultaneously — Bailey’s was the first — Irish whiskey distillers used local cream in their concoctions, choosing dairies that eventually became their signature source. Most commercial bottles have a two-year shelf life, claiming the alcohol content preserves the cream. They also do not require refrigeration after opened. Instead of wondering how old your bottle of Irish Cream actually is, why not whip up a batch of your own?

CORDILLERA IRISH COFFEE Ingredients: 6 ounces piping hot black coffee 2 ounces Irish Cream Whipped topping ¼ ounce Frangelico Process: In a bowl, combine the whipped topping and the Frangelico. Refrigerate while preparing your coffee. In a large mug or Brandy snifter, pour 6 ounces of black coffee and mix in 2 ounces (or to taste) of Irish Cream. Top with the Frangelico-infused whipped topping. Enjoy!

#CORDILLERACARES CAMPAIGN Gives to American Red Cross for Hurricane Harvey Relief By Julie Catalano
What do Texans say when asked to step up to a challenge? “Hold my beer and watch this!” That goes (more than) double for The Clubs of Cordillera Ranch membership, who rallied together during a time of tragedy in the wake of killer storm Hurricane Harvey that hit the state in September. The relentless rain caused devastating flooding along the Texas coast and the city of Houston, leaving the Red Cross in need of help in providing relief efforts to our Texas neighbors. The membership fundraising campaign was carried out entirely by email and on the web, thanks to the efforts of Brianna Botine, the Club’s Member Relations Coordinator. Using the hashtag #CordilleraCares, it was the perfect name to represent the amazing Club members and staff who stepped up in a big way. The organizers used a third party to track the contributions and then make the distribution directly to the Red Cross.
The original goal was set at $10,000 and quickly revised to $15,000 when $8,700 was donated in less than three hours. As impressive as that was, #CordilleraCares was just getting started. Thanks to the community’s commitment and generosity, the wildly successful campaign resulted in a grand total of $40,890 raised for Harvey relief — more than twice the revised goal of $15,000. “Thank you very much for supporting our efforts to raise funds for the American Red Cross,” said Monty Becton, General Manager of The Clubs of Cordillera Ranch. “This contribution, along with your thoughts and prayers, will provide assistance to those dealing with the impact of Harvey.”

and GATE SYSTEM By Mark Risner
When Cordillera Ranch was being planned and designed, one of the intents from the beginning was to have a gated community that provided an added measure of privacy in the beautiful Texas Hill Country. Since the development began in 1996, Cordillera Ranch has grown from only one community gate servicing just a few homes and a couple of miles of roads in the first phase, to roughly 50 miles of roads inside Cordillera Ranch and five perimeter gates that allow access into the community. Though privacy is just as important to property owners today as it was 20 years ago, the growth and expansion only makes the management of the access control systems that much more difficult. Today, the community faces problems with too many unauthorized vehicles accessing the community through a variety of means. While we have been fortunate that the negative consequences of those unauthorized guests are limited and rare, itâ€™s a problem that the POA staff and Board of Directors want to address proactively and resolve in a comprehensive manner. The biggest causes for our problems are: 1) unauthorized guests â€œtailgatingâ€? through an opened gate behind an authorized guest or resident, and 2) the use of codes for guests to enter the community. Eliminating or mitigating these two challenges is not easy and does come with other costs or challenges, but we have worked diligently for many months with various consultants to come to the best solution for the community, which we will outline here. New Access Control System Summary Here is a brief summary of the multiple different modifications the POA will be making to the access control system over the coming months: 1. Eliminating gate clickers and codes and replacing with RFID (Radio Frequency Identification) stickers for property owner and member vehicles, which will allow faster access and better controls for the community. The elimination of codes will greatly enhance privacy in our community. 2. Upgrading gate management software to provide a userfriendly database for property owners and members to update approved guests online. 3. Adding barrier arm gates at each perimeter gate to prevent tailgating. 4. Initiating new access control authorization protocols limiting unauthorized guest access. RFID Access Technology and Upgraded Access Control Software After doing a lot of research on what has worked for other

communities, the committee has decided to use the RFID technology for access into the community, in lieu of gate clickers. Having a small windshield or headlamp sticker that replaces the need for remote openers and entry codes is a more effective entry mechanism and much more common than clickers today. The encoded sticker pings off a receiver and tells the gates to open as you enter the property. The accompanying software provides a much more efficient system and also makes it easier for updating approved guests into the database. Furthermore, the RFID and software system allow for customized restrictions to set certain time parameters for when certain RFID stickers would provide access. For example, if we have short-term vendor or contractor RFID stickers, the system can restrict their access to certain times and days. The best part is that residents can manage their information from phones, tablets or laptops. It is important to note that at this time the RFID readers will only be installed at the perimeter gates, so residents accessing gates inside Cordillera Ranch will continue to use clickers for access to those areas. Barrier Arm Additions Our perimeter entries will see a facelift as well. One of the current access restriction issues we face is the tailgating of unapproved vehicles onto the property. Our current gates take a while to open and close. This can be corrected with adding drop arms at the entries. The drop arms open and close quickly and allow for one vehicle entry at a time, significantly reducing the tailgating traffic. Look for the property owner/member and guest lanes to be clearly defined and separated. This will keep resident traffic moving quickly through the gates as the window stickers are automatically opening the drop arms. Guest Authorizations The existing camera systems at the perimeter gates will be
used to provide visual confirmation of the guest’s identification at the Rio Cordillera/FM 3351 entry and the Joe Klar Road entry. The guest’s license plate and vehicle will be on camera and the guest will have to provide proof of identification to the keypad mounted camera in order to be authorized in through the ‘virtual guard’ system. At the Kreutzberg Road entry, vehicles will only be able to access the community via RFID or by dialing a property owner through the keypad and having that property owner grant access. The key for successful integration of these upgrades is that property owners and members are well-informed and know what they need to do to continue having seamless access and making sure their approved guests continue to have access. As part of our stricter entrance process, making sure that guests, contractors

When Stadler met Mr. and Mrs. Waring, they were armed with a magazine article featuring a home that they found particularly inspiring. â€œThey absolutely loved this beautiful house that they found in a publication,â€? he shares. With the clipping in hand, Stadler and his team, including Gustavo Arrendondo of ADesign, set out to recreate the most important elements of the inspiration home and customize it for the couple on the site that they selected.

The home is situated on the 11-acre site in a way that maximizes the unique topography, sun orientation and generous tree growth. Though the home is large, the Warings and the Stadler team managed to create a sense of warmth and comfort through careful space planning and the use of rustic finishes on both the exterior and interior. On the exterior, the unique application of siding and trim complement the cut stone walls and dramatic, deeply pitched roof. The stone carries through to the
interior, with a grand staircase that incorporates a rock wall and vertical cedar siding. All of the interior spaces are very traditional and include an abundance of custom trim work, with 12-inch crown molding in many of the rooms, sweeping curved trusses in the great room and heavy timbers in the dining, kitchen and hearth rooms. Stained Alder judges paneling is thoughtfully installed in several areas of the home, along with custom cabinetry by Hill Country Cabinets.
The kitchen features a unique three-level island. A farmhouse sink on one level and a raised bar on a higher level are situated between two matching dropped butcher block elements. The conversation-worthy island light fixture includes a working clock and was sourced by Lighting, Inc. The oven hood is a custom piece made with hammered copper. The nearby wine cellar conjures up visions of French vineyards, and a hearth room, adjacent to the kitchen, includes an antique mirror-backed bar.

The high ceilings offered the builder and home owners many opportunities to create unique spaces. Each of the five bedrooms was designed with unique details, and the master suite serves up relaxation with natural views and generous creature comforts. The centerpiece of the master bath is a dramatic freestanding slipper tub. A stunning lead glass window provides a backdrop with ample lighting and privacy.
