WHERE DO YOU SPEND YOUR TIME?

I recently read a story retold by the father of a young family of three that included himself, his wife and their young daughter. According to his recounting, after dinner they were each challenged to share an object symbolic of how they would describe one another to a stranger. When it was the daughter’s turn to share the item she thought to be representative of her father, she produced a cell phone. At her young age, she wasn’t taking a sarcastic “shot” at her dad, rather, it was how she truly saw him when he was home.

Now, I don’t know about you, but I’m not sure I would be brave enough to ask my family to produce an object they felt symbolic of me! It did, however, get me thinking, “Where do I spend my time?”

I’m sure a lot of us are guilty, present company included, of having our heads buried in a phone, be it reading emails, responding to a text, or simply just indulging in the guilty pleasures found on Instagram, Facebook, YouTube or any of the other entertaining social platforms available at our fingertips. There’s a convenience to so much nowadays, especially from a digital standpoint. It can be efficient, effective and foster flexibility that allows us to operate in a completely untethered space.

Ironically, the technology designed to keep us so connected can also cause us to be equally disconnected, especially from the ones that matter most. Perhaps the reality check that this father got from his daughter can serve as a lesson for the rest of us. If our heads are constantly down, so much life will pass us by, and we’d be none the wiser.

FAMILY MEMBERS: My father, Randy Rutherford, is a retired educator and baseball coach. My mother, Kathryn Rutherford, is a retired special education director. My older brother, Will, is soon to be engaged to my very much-needed sister-in-law, Emily Pardon.

WHAT INSPIRED YOU TO PURSUE WORK IN THIS FIELD?

I joined Alpha Delta Pi when I enrolled at Texas State University in 2019. I was soon elected into an events position where I was able to exercise my creative ability and grew fond of the idea of pursuing events further.

WHAT PAST WORK HISTORY PREPARED YOU FOR CORDILLERA RANCH?

Before Cordillera Ranch, I worked at a boutique hotel and was the Events Coordinator and Sales Director in a hybrid position. I thoroughly enjoyed my time there and I feel that hotels are similar to clubs when it comes to hospitality and fellowship.

WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH?

Of course, the membership and staff. Everyone out here is overwhelmingly accepting and personable. I enjoy the support and resources here at the Ranch. I feel like I am truly set up for success every day that I walk through the doors.

WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE?

Landing the position here at Cordillera Ranch. I remember looking at the Cordillera website when I first arrived in Boerne, post-college, and thinking ... wow, what a dream to work there. If you want it, go out and get it!

WHAT DO YOU DO IN YOUR FREE TIME?

I am an artist in my personal life! It is what I went to college for and it is my passion. I explore all mediums and commission some of my custom pieces. I get to express my creativity in my work life and personal life, win, win!

WHAT MOTIVATES YOU TO SUCCEED?

My parents. Mirroring their work ethic is my core driving force. I often reflect on the way they raised my brother and me to understand the value of hard work, kindness and always striving to achieve reasonable goals.

ARE YOU A CAT OR DOG PERSON, AND WHY?

Cat person! They are self-sustaining and loyal … how I want to be.

WHAT IS YOUR FAVORITE GENRE OF MUSIC?

I like anything a suburban dad would play in his garage while fixing up a run-down car in the summer of 1992. I'll let your imagination do the rest.

WHAT’S THE MOST EMBARRASSING SONG ON YOUR PLAYLIST THAT YOU SECRETLY ENJOY?

Anything from a musical. I am a musical theatre nerd.

IF YOU HAD TO WATCH ONE MOVIE ON REPEAT, WHAT WOULD IT BE?

I would watch the movie Grease over and over again. It taught me to never change yourself for someone and to love hard. A true classic (musical nerd).

IF YOU COULD TIME TRAVEL, WHERE WOULD YOU GO?

15th century Florence at the height of the Renaissance, to meet figures like Leonardo da Vinci or Michelangelo!

WHAT WAS YOUR MOST RECENT ADVENTURE?

Visiting Breckenridge, Colorado. I haven't done much traveling in my life. What a pleasure it was to see that part of the U.S.

ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF?

I won Grand Champion at the San Antonio Stock Show and Rodeo Art Show in 2019! It was the most surreal day of my life; I was featured on TV and won a scholarship that I used to further my education at Texas State University later that year. I drew a portrait of an old, rugged cowboy and submitted it in the show for fun. Never was I expecting a phone call saying I won it all.

The Schwarz Texas Hill Country Legacy: A Tapestry of Heart & Heritage

Jeff and Dawn’s love story seemed fated in this community long before they even met. Few residents embody its spirit as beautifully as Dawn and Jeff Schwarz, a family whose roots run deep in Kendall County and whose passion for their community shines through every aspect of their lives.

Jeff’s family heritage can be traced back six generations to the pioneering Schwarz family — a lineage that has helped shape the very fabric of the Texas Hill Country. His story begins in 1855, when Anna Margaretha and Michael Schwarz, along with their five children, left their home in western Germany “stealthily” to go an ocean away to Texas.

They settled on nearly 1,000 acres near and on what is now Cordillera Ranch, establishing a homestead that still stands today on the 392 acres recently acquired by Cordillera Ranch, west of the current driving range. In a charming twist of fate, Jeff and Dawn’s own home on Clubs Drive sits on land that was part of this original Schwarz grant, located only about 2,000 feet east of the historic homestead. Even the Georg family home — now found on hole number 9 of the Cordillera golf course — would have once been a close neighbor to the early Schwarz settlers.

The Schwarz family’s impact on the region extends far beyond land ownership. In 1859, Michael Schwarz — Jeff’s great-great-great grandfather — along with his two adult sons, Mathias and Frank, joined 104 other local residents in signing the petition that led to the formation of Kendall County. This was a bold move that set the stage for a thriving community in an area that would later become known for its unique blend of history and natural beauty.

Over the next few decades, Michael and three of his four sons expanded their landholdings to approximately 10,000 acres. Their vast properties stretched from Ammann Road to the Guadalupe River, right across the current Cordillera Ranch development. As the 20th century dawned, many of these lands were sold off when families began to settle in Boerne — a town beloved for its German heritage and rich historical tradition.

The Schwarz legacy is one of prolific growth and deep family ties. Michael and Margaretha had five children (four boys and one girl), and the family’s lineage continued to flourish: Frank (Jeff’s great-great-grandfather) had 14 children, Adolph (Jeff’s great-grandfather) had eight, and Edgar Sr. (Jeff’s grandfather) had three, leading to Edgar Jr. (Jeff’s father) who raised five sons. Family lore even includes a humorous note: one of Frank’s sons, Adolph, married Anna Pfieffer in 1899 — an event so memorable that his brothers, Charles and Richard, also married Anna’s sisters, Louise and Clara. Legend has it that a fourth son once asked Mr. Pfieffer for the hand of another daughter, only to be told, “No, three Schwarz’s in the family is enough!”

Jeff’s family history isn’t just a chronicle of dates and deeds — it’s indeed a living legacy. His mother, Martha Catharine (Stone) Schwarz, originally from Tennessee, moved to Texas with her family at the tender age of 14. With American roots reaching back to England in the late 1600s, “Cathy” has become an enduring matriarch, living in her Boerne home for the past 65 years — a home that she and Edgar Jr. purchased while expecting Jeff, the fourth of their five sons. Her contributions to education and community spirit have not gone unnoticed. This April, Jeff’s parents will be honored — Edgar as a Boerne High School Distinguished Alumni, and Cathy will be recognized as a Significant Benefactor for her long career in teaching and as a dedicated librarian at Boerne ISD.

For Jeff, being a sixth-generation Schwarz is a point of immense pride. “So, I feel a little more connected to the land and the people and want other people to also be proud of it and treasure the beauty of it,” he shared. “I feel a little bit of a duty, maybe a privilege, to be able to try and help people learn more about the area. Even my hobby as a Texas Master Naturalist has done that.”

Dawn, who happily embraced this rich heritage from the moment she met Jeff, added, “Jeff’s big, loving family became my family. Coming from Houston, I’d always loved the idea of deep, connected roots, and here at Cordillera Ranch, I feel that sense of belonging. I grew up during the summers in San Antonio with my grandparents, so I’ve always felt a real affinity for it.”

Dawn actually grew up in Houston from the age of 3. Her life growing up was focused almost entirely on classical ballet dancing. “I was in a ballet company in Houston, and I loved everything about it!” said Dawn. “I thought I was going to do it forever, until I couldn’t.” For nearly 15 years, her days were filled with the grace and discipline of ballet, until a series of injuries brought her lifelong dream of a career as a ballerina to an unfortunate end.

Instead, Dawn pirouetted down a new path as a proud third-generation Aggie. At Texas A&M University, Dawn's

innate curiosity and love for the biological sciences led her to earn a BS degree in Microbiology. With an ambitious goal of diving into tumor research back in Houston, she set her sights on making a meaningful impact in the field of medicine.

And then there was love! Jeff and Dawn’s journey together began as you might expect of two proud Texans. “A mutual friend set us up, and our first date was country-western dancing at Texas A&M,” recalled Jeff.

Dawn laughed, “Our friend told me he’s a great dancer and I thought, ‘no man out-dances me!’ I remember our first dance was a polka. I was glad he was twice my size. I could just put my feet on his feet to keep up. He really is a great country-western dancer.”

Since they first fell in love and moved to Alaska to begin their careers, their adventures have taken them from lively local dance halls and annual family vacations in Mexico to the golf course and pickleball courts at Cordillera Ranch. Sometimes they even dance in their living room. “We actually cleared out our living room furniture to teach our Bible Study group how to dance. Our favorite is the two-step or the polka,” said Jeff.

In fact, the Cordillera Couples Bible Study group that they lead is an important aspect of their lives, and more so their faith. Jeff and Dawn have become intertwined in their community. “We’re honored to help build a faith community here,” noted Jeff.

Dawn’s words echoed the sentiment: “Our Bible Study group isn’t just about faith — it’s about friendship, support and growing older gracefully together. It’s incredible to see people from different backgrounds come together, share their wisdom, grow spiritually and lift each other up.”

Today, the Schwarz family — comprising their sons, Hayden and Brent, and Brent’s wife, Alex — continues to honor their legacy of community service and heartfelt connection. The Schwarz children have certainly forged their own inspiring paths. All three — Hayden (30), Brent (28) and Brent’s wife, Alex (28) — graduated from Regis Jesuit High School in Aurora, Colorado, setting the stage for remarkable futures.

Hayden earned a BA in Psychology from Loyola Marymount University and founded his own freelance website design company in Austin, Schwarz Web Consulting.

Brent, a Rice University alumnus who not only earned a BS in Mechanical Engineering while pitching on the baseball team but also excelled at Bain & Company before earning his MBA at Harvard Business School as a Baker Scholar, is now working for an energy startup, Base Power Company, in Austin.

Meanwhile, Alex, who captured hearts during her time at Trinity University with a BA in Marketing and her spirited contributions to the volleyball team, has been making her mark at Charles Schwab in Austin for five years.

Clearly, the Schwarz family is one of resilience and a deep commitment to the values that make Cordillera Ranch so unique. As residents who cherish every mountain, valley and old dance hall, Jeff and Dawn remind us that true luxury lies in family, friends and shared faith — in a place where every story adds a vibrant chapter to the extraordinary tapestry of our community.

RECOGNIZING TERRENCE MISKELL

Terrence Miskell and his wife, Melissa, joined Cordillera Ranch in May of 2023. Terrence was driven to Cordillera Ranch because he felt our facility provided the best opportunity for him to achieve his next goal in golf — actively compete and win at the senior level.

As you will see throughout this article, Terrence is a highly decorated amateur player and made a good crack at trying to play professionally.

Terrence was born in Colorado but moved to California at a young age. He grew a passion for golf early on and played his first few years of college golf at USC where he achieved All Pac 10 and All-American status in his freshman and sophomore years. He transferred to Fresno State where he grew on that success by earning All WAC status, All-American status, and finished runner-up to Phil Mickelson in the NCAA Championship. Instead of turning pro after his senior year, he decided to play a few more amateur events where he finished runner-up in the Public Links and won the Pacific Coast Amateur. At this time (1990) Terrence was the 2nd highest ranked amateur golfer according to Golf Week — Phil Mickelson was #1. That fall, Terrence got through the first stage of Q-school (PGA Tour Qualifying School) but battled strained ligaments in his wrist through the second stage.

Looking back at it now, he should have taken some time off to heal the wrist. Instead, he played in seven Hogan Tour events (equivalent to today’s Korn Ferry Tour) throughout the beginning of the 1991 season where he completely blew out that wrist. In the middle of that stretch, his best finish was 4th. He gave it a few months to heal and rushed into Q-school again that fall. After another failed Q-school attempt due to injury, he planned on giving the wrist a little more time to heal before attacking the Asian Tour for the 1992 season. The only problem with that plan is he had just met Melissa. While they survived the long-distance relationship, Terrence’s game didn’t.

In 1993, Terrence moved to Fort Worth where he worked for Lindy Miller at Mira Vista as an Assistant Golf Professional. In Terrence’s words, “That lasted about 10 months.” His wrist was healed and this job helped him find a love for the game again.

A group of guys at Mira Vista provided Terrence the opportunity to give professional golf another crack. This time around, he was playing on the Hooters Tour where he only made one cut out of 22 events — many of them missing by only one shot. However, the next year was a different story — he made 22 out of 23 cuts on the Hooters Tour and almost made it through Q-school. Mike Weir clipped the last spot that year and would go on to win the Masters a few years later.

In 1996, Terrence was playing some great golf on the Nike Tour (equivalent to today’s Korn Ferry Tour). They were in Knoxville, Tennessee and Terrence just shot 67 in the first round … he was 5-back of the leader … this was the beginning of the end. He had the aha moment of realizing this is a hard way of making a living — the travel, the golf and, most importantly, being away from your wife and kids. Terrence played a few more events and his professional career officially ended at Odessa Country Club later that year. He hung up his sticks and didn’t touch them again for two years. His primary focus was taking care of their three children while Melissa was chasing her career as a doctor.

In 1998, he started to get the golf itch again so he became a volunteer assistant coach at Texas Tech. Later on, Terrence and Melissa moved to New Braunfels where Melissa built a very successful practice. In 2002, Terrence got his amateur status back and made it to the quarter-finals of the US Mid-Am. This kickstarted his amateur career where he would go on to:

• Play in every US Mid-Am from 2002 to 2007

• Play in four US Public Links

• Win three TGA Fourballs (one with our member, Trey Hallmark)

• Win TGA Mid-Am and TGA Mid-Am Matchplay

• Awarded the TGA Player of the Year from 2004 to 2007

As I mentioned earlier, Terrence joined Cordillera Ranch because he likes “how the golf course plays so different from the various sets of tees and the practice facility is very secluded.” It also helped that his longtime friend, Trey Hallmark, plays here regularly. These assets are helping him chase his goal of achieving similar success on the senior circuit where he’s off to a great start. Last year, Terrence won the 2024 Trans-Mississippi Senior Championship. This distinguished accomplishment came with some really cool exemptions into the British Senior Am, The Thomas and the Sunnehanna Senior Am. Terrence has a very active senior golf schedule this year where he’ll compete in 10-12 tournaments.

To stay sharp and protect a body that has seen more than five surgeries, Terrence focuses on the simple stuff — structured practice sessions, defined workout schedule and good nutrition. He’s also been doing Mach 3 speed training with our very own Aaron Killian-Smith. A lesson we can all learn from Terrence: “Put a club in your hands every day.”

OF 2025 WILDFLOWER PROGRAM

Wildflowers are nature's way of adding charm to landscapes while supporting local ecosystems. Part of our course management strategy is to continue to enhance the care of our native areas outside the low-cut fairways we all enjoy. We have been annually mowing and weeding our native landscapes and this season we will begin introducing more wildflowers to complement the Mealy Cup Sage we enjoy every year. By introducing a wildflower program featuring African Daisy, Red Corn Poppy, Plains Coreopsis and Indian Blanketflower, we create vibrant spaces that benefit pollinators, wildlife and people alike.

WHY WILDFLOWERS?

Wildflowers are low-maintenance plants that thrive in various climates and soil types. They are a natural solution to enhancing biodiversity, providing nectar and pollen for pollinators like bees, butterflies and birds. These flowers also enrich the soil and reduce erosion, making them a sustainable landscaping choice. In addition to the natural benefits, we are excited to enhance the beauty of the course for months beyond the spring season.

FEATURED WILDFLOWERS IN 2025

• African Daisy (Dimorphotheca aurantiaca) Known for its bright orange, yellow and white hues, the African Daisy adds a splash of sunshine to any field. It is drought-tolerant, making it ideal for areas with dry conditions.

• Red Corn Poppy (Papaver rhoeas) This delicate red flower is a timeless symbol of resilience and beauty. Easy to grow and manage, the Red Corn Poppy is perfect for creating eye-catching meadows.

• Plains Coreopsis (Coreopsis tinctoria) Also known as Tickseed, this cheerful yellow flower with reddish-brown centers is a pollinator magnet. It grows quickly and thrives in poor soils, making it an excellent choice for rejuvenating neglected areas.

• Indian Blanketflower (Gaillardia pulchella) With its fiery red and orange petals, the Indian Blanketflower is as hardy as it is stunning. It blooms abundantly and attracts bees and butterflies while adding warmth to any landscape.

Launching the wildflower program featuring these species will bring significant ecological and aesthetic benefits. The program will help create habitats for pollinators, reduce the need for mowing and watering, and beautify our course and grounds. This season we have selected a few areas around the course that will provide nice visuals for players that are out of play yet still highly visual as you cruise the course. As we evaluate the success of this program, we hope to expand to more areas in 2026 as well!

Proper footwear is equally important in both sports. Tennis and pickleball involve lateral movements, quick sprints and sudden stops. Shoes designed for court sports offer the support and traction needed to move confidently without risking injury. Using improper or ill-fitting equipment can lead to a range of injuries. A YEAR OF PROGRESS! PHASE II: STRENGTH & ENDURANCE TRAINING

In our January issue, we talked about consistency in your programming and workouts. How is that going? Getting into the habit — safely and steadily — is vital to showing up for yourself.

As a Clubs of Cordillera Ranch member, we have so many wonderful activities and sports for you to enjoy, from horseback riding, hiking, shooting, golf, pickleball and tennis to aerobics and strength classes. And with summer right around the corner, we have swimming and triathlon. All activities require sportspecific strength and training programs. Whether on the green or in the gym, building strength and endurance is not only key to improving your game, but also your overall health.

WHY STRENGTH AND ENDURANCE MATTER

Strength: I have talked before about how important strength is to support better posture, mobility and balance. Walking is an activity that requires a momentary time of balancing on one foot with each step you take. Golf, pickleball and tennis require much more than that. We need grip strength and control with these activities. This translates to more power in your swing and stroke. With strength comes endurance, because you need it to not fatigue through your round or even your day.

Endurance: Endurance allows you to perform activities for longer periods of time. I have heard many people say, “I did not feel fatigued, yet I felt ‘golf tired.’” This makes sense to me because they are feeling a lack of endurance for the ups and downs of the course or the length of a tennis match.

So, how do we build this? It is not a matter of all or nothing, but building from the foundation that you started with. We build up strength within the joints so we can lift heavier. We lay the foundation. This begins with prioritizing functional movements first, such as squats, lunges, planks, push-ups, pull-ups, resisted leg swings and core movements.

KEY STRENGTH TRAINING EXERCISES:

• Free Weights and Machines: dumbbell squats, lunges, bicep and tricep moves.

• Bodyweight Training: push-ups, lunges (these can be stationary), planks and pull-ups are simple yet effective wholebody-training exercises.

• Machines: the Leg Press, Leg Extension (holding the legs statically for this) and Leg Curl Machine. The Lat Pulldown machine imitates pull-ups and strengthens the upper body well. The Row machine is great for upper body strength, but also provides improvements in posture.

Strength-building can be built up, and a personal trainer can assist you in what to do on which day. Always start light and build from there. Taking a Sets and Reps, Strength Resistance Training (SRT)) or Total Body Strength (TBS) class will build muscular endurance 2.5 to 5 pounds at a time.

ENDURANCE-ENHANCING CARDIO ACTIVITIES:

• Walking hills outdoors or on the treadmill.

• Elliptical or AMT machine training builds stamina and without too much impact.

• Recumbent or upright bikes, or the Peloton. Cycle classes build amazing endurance, and you don’t even mind the hard work with a great playlist of music and a motivating instructor!

• The Row machine or SkiErg both work the upper and lower body.

• Boot Camp classes like the OutFITters workout encourages endurance by working on timed strength work, then ending with timed HIIT intervals.

Endurance doesn’t come easy but it is worth the work when you notice you can sustain your sport longer without feeling wiped out afterward. Even with running, start with walking three minutes and running/jogging for one minute. Then, build to two minutes of running and two minutes of walking. Eventually, you will be able to run a mile (and then some) at a time!

Always remember to stretch the hard-working muscles and give yourself enough time between workouts to get to the next one.

We made it through "Wet January" — yep, that’s what members were calling it this year. Definitely more fun than “Dry January," and Jerick, Josh, Catilin and Kala would agree — ice teas and bartenders don’t go together. There’s nothing quite like enjoying great drinks and even better company with friends here at the Club, all while sipping on a cocktail made with love just for you. Now that we’ve "shaken" off the winter chill, we’re excited to share what’s coming up next.

Breck and the team have been hard at work, brainstorming and researching new offerings to keep things fresh on the bar menus. This spring, we’re rolling out something truly special — A Texas Spirits takeover cocktail menu that highlights some of the best local distilleries from across the area. It all started last fall during our Texas Whiskey Shootout event, where we received rave reviews and saw so much excitement around these distilleries. We thought, why not bring them to our cocktail menus? So, both Axis and Twin Sisters will feature a menu dedicated to Texas Distilleries, each cocktail crafted with locally sourced ingredients as the heart and soul of the drink.

What makes this even better is the opportunity for our members to explore these unique cocktails and hear the stories behind each one. We’ll be featuring spirits from:

SPARKLING WINES!

In our January/February issue of Cordillera Ranch Living, we talked about what makes Champagne, true Champagne, and all of its festive, bubbly deliciousness. Now, let’s dive into the most common types of other sparkling wines and the differences among them.

OTHER TRADITIONAL METHOD SPARKLING WINES

Many other sparkling wines are produced using the Traditional Method, with the second fermentation taking place in the bottle, like Champagne. These are common examples:

CREMANT

noun /tãst/

:the sensation of flavor perceived in the mouth and throat on contact with a substance.

These are French versions made in regions other than Champagne. In the most basic terms, Cremant is sparkling wine made in France outside of Champagne. Widely available examples include Cremant d’Alsace, Cremant de Loire and Cremant de Bourgogne. These can be quite tasty and often represent terrific values. These sparkling wines are also made in the Traditional Method but from grape varieties grown in their respective regions. Cremant de Bourgogne, for example, is made from Pinot Noir and Chardonnay (the same as Champagne), making it a perfect substitute. Best of all, Cremants are a great value!

CAVA

Cava is from Spain, and unlike Champagne and Prosecco, Cava is not just one appellation. Cava refers to all of the sparkling wine in Spain. This type of sparkling wine also ranks high on the value scale. Cava, like Prosecco, is budget-friendly. This is because it is produced all over Spain (and not restricted to one, small region). Many of the best are made in Penedes, near Barcelona. While not as complex or elegant as Champagne, Cava’s delightful drinkability and sheer bang for the buck is hard to beat.

Cava is made by the Traditional Method, like Champagne. But given the different climate, and the use of local Spanish grape varieties, Cava has its own unique taste. Relative to Champagne, Cava typically has less bready notes and less acidity. Relative to Prosecco, Cava has a bit more body. This makes for a balanced and easy-drinking sparkling wine. Cava is ready to drink whenever you are. Because of its balanced profile, it pairs well with food and also drinks well on its own. Make it your new weekday sparkler or party opener.

FRANCIACORTA

This is a terrific sparkling wine from Lombardy in Italy that is made from Chardonnay, Pinot Noir and sometimes Pinot Blanc. Other fine examples can be found throughout the world. California, Oregon, South Africa, Australia and others produce delicious traditional sparklers of their own.

TANK METHOD SPARKLING WINES

A far more cost-effective production process is the Tank Method, also called the Charmat Method, in which the wine goes through secondary fermentation in pressurized tanks. Such wines receive far less lees (the spent yeast cells) influence and therefore have very little of that classic bready quality. While less complex, they carry an appealing fruitiness and are a fine choice for mimosas and bellinis. Here are a few:

PROSECCO

Prosecco is an appellation in the northeast corner of Italy. Similar to Champagne, only wines made there can be called Prosecco. The most famous sparkling wine example is made from the Glera grape in Italy’s Veneto region. It is usually a dry white wine, sometimes off dry. The best examples, often from Conegliano-Valdobbiadene, are delightful. Prosecco is produced in the Tank Method, meaning it is literally made by the tank (rather than by the bottle, like Champagne). This reduces the contact that the liquid has with the lees, and instead of creating bready notes, it enhances the fruit flavors. People often confuse fruitiness with sweetness, but most Prosecco actually has a similar amount of sugar as Champagne. If you do want a sweeter bottle, look for "Extra Brut" on the label (which is sweeter than just "Brut").

Prosecco is significantly less expensive than Champagne because of the way it's made. Much of the Prosecco production process happens in bulk, allowing for economies of scale — but that doesn't mean Prosecco is of lesser quality! Look for Prosecco Superiore for the extra-fine bottles.

Prosecco's light and fruity flavors pair well with spicy foods and warm days. It is also the classic mimosa-mixer due to its friendly price.

ASTI SPUMANTE

From Piedmont, on the other side of northern Italy, Asti Spumante tends to be sweeter, lower in alcohol and more aromatic. As with Prosecco, tasty and inexpensive versions can readily be found.

SEKT

Inexpensive versions of this German bubbly are made via Charmat, although a few premium examples do rely on the Traditional Method.

NEW WORLD SPARKLING WINE

The best quality sparkling wine made in "New World" regions are made with the same grapes and in the same method as Champagne. Top producing regions include California (Sonoma, Napa and Anderson Valley, in particular), Australia (Yarra Valley and Tasmania) and a few gems in South Africa and Oregon as well. While they are not actual Champagne, they are often a value version with their own unique sense of place.

THE BOTTOM LINE

LIL’ RANCHERS GOLF CAMP

Boom, splat, ooze and fizz! Mad Science Camp is all about having a blast while making a mess exploring the science of chemistry, weather and the great outdoors. We recommend campers wear clothes that can get messy.

C-STAR GAMES—THE ULTIMATE CAMP

Dates: July 29-August 1

This is a camp your camper doesn’t want to miss! Throughout the week, the campers will get to experience all of The Clubs of Cordillera Ranch! They will split into teams and try to earn points for their team each day with games and friendly competitions in different sports and activities such as obstacle courses, tennis, golf, swimming, archery, paddle boarding and more. On the last day of camp, we will have a field day, Awards Ceremony for parents to attend, and an ice cream sundae buffet! Lunch is included.

Calling all beautiful mermaids! The Little Mermaid Swim Camp is all about mermaids and fun! You will receive your very own swimmable mermaid tail and strengthen your water skills by playing, splashing and swimming. There will also be crafts and a real live mermaid! This camp is for beginner to intermediate swimmers and the campers MUST have knowledgeable swimming skills to attend.

JUNIOR CULINARY CAMP

This hands-on cooking experience will focus on preparing delicious food and plating presentation, all taught by a knowledgeable chef. This area is one of the most consistent fishing grounds year-round and therefore attracts some of the world’s most passionate anglers.

AMENITY RESERVATIONS ON THE RANCH

Cordillera Ranch offers a variety of amenities for property owners and the new POA website allows online reservations for those amenities. To place a reservation request, simply log into the Cordillera Ranch POA website at www.cordilleraranchpoa.com, use the drop down on the For Residents tab and select Reservations, which lists the multiple amenities available. Property owners will then need to select which amenity they wish to reserve, and fill out the online form. The completed form is sent to the POA to review, at which time the POA will approve or deny the request. Once a decision has been made by the POA, the property owner is notified.

The Pavilion is available for reservation and is frequently used for birthday parties due to the playground accessibility. The Pavilion offers multiple picnic tables, a grill, fireplace, volleyball sand court and restroom. There is also overflow parking available off of Park Ridge that will hold a substantial number of vehicles.

In the Pavilion Park area, there is also a baseball field as well as a soccer/football field. The baseball field has been undergoing renovations to allow more use for tee ball and baseball to be played. We are also installing new chain link fencing on the backstop along with installing backstop padding. The field had new sod installed last year and we are upgrading the clay to include an additive called Turface that will help with compaction and maintenance issues. The Springs Sports Park mirrors the Pavilion Sports Park in its offerings of a baseball field and a soccer/ football field. We are adding backstop padding along with the Turface clay additive. Property owners are limited to reserving the sports fields twice per week in two-hour increments. At Swede Creek Park there are five campsites available for reservation, which all have a firepit, picnic table, bar-b-q pit and

trash can. The sites range from the river park, through middle park and next to Swede Creek lake. Swede Creek Park also offers the use of our nine-hole disc golf course. Sets of discs can be rented from the Outfitter Center by logging into your Club account or you can contact the Outfitter Center for more information. The Clubs’ Outfitter Center also offers a full line of camping gear to rent and a full-service campsite setup and strike service for our Club members.

2024 MARKET RECAP AT CORDILLERA RANCH

For the unindoctrinated, each year the CR Realty office puts together a Cordillera Ranch-wide report on the overall real estate market including, but not limited to, lot and home sales along with detailing the status of new home construction throughout the community. Every year tells a different story, and sometimes the book doesn’t necessarily end on December 31, continuing into a new annum. With 2024, that is exactly what we experienced.

2023 concluded on a bit of an optimistic note. With interest rates beginning to decline from their October highs of more than 8% and construction costs beginning to stabilize, the market seemed poised to rally, and with it, sales activity. The first quarter of 2024 jumped out to a strong start, more than doubling the prior year’s volume of lot sales — sentiment was high. Then came one of the most interesting and chaotic election seasons our country has ever seen. The uniqueness of that voting cycle, coupled with monetary policy that continued to keep interest rates elevated, ultimately led to a very cautious environment that adopted a much more “wait and see” approach to real estate purchases, especially within the luxury market. That is until we reached early November when there was a notable shift not only in optimism, but activity as well, signaling the release of pent up demand created by the Presidential Election.

Before we get into the numbers, it should be mentioned that the surge in activity experienced between 2020 and 2022 was a “perfect storm” in a lot of ways, spurred largely by the COVID pandemic. During the last two years, we’ve seen the return to a more normal pace of sales across lots and homes, similar to what the community saw in the pre-pandemic years. So, while it may feel as though things have slowed, the reality of normalization within the market seems to be what is occurring.

Now on to the data…

2024 saw a total of 77 lot and home sales throughout Cordillera Ranch, off 26% from the 2023 total of 104 sales. Average homesite prices moved back slightly to $589,000 from an all-time high of $612,000 in 2023. Still, at $589,000, that’s nearly double the average price between 2017-2022 and the second highest average on record by more than 50%. Home sale prices continue to climb, posting an average of $2,131,000, which is

18% higher than 2023 and 75% greater than what the community saw just five years ago.

New home construction has continued the strong pace seen over the previous five years. With nearly 100 homes either under construction, approved to start, or in architectural review, new home development has continued with an upward trajectory. Additionally, of those new homes, almost 70% are made up of Cordillera Ranch’s Preferred Builders, demonstrating the value driven by that group of excellent folks continues to be realized by current and future residents.

It's important to note, even with the pare down in activity across some of the key segments, Cordillera Ranch saw its fifth straight year of total real estate activity eclipse the $150 million mark at more than $155 million for sales of all lots, homes and new home starts in 2024. That’s an incredible feat and marks the ninth year in a row of exceeding the $100 million threshold.

Progress on the development front continues to roll along with roads being fully completed in Unit 305 in The Springs and Hawk Canyon near the Highway 46 Main Gate. Both of those new units have also seen homes begin construction as well, so we’re excited to welcome new residents to those neighborhoods very soon. Unit 220 in Clubs Village is moving along nicely as well, with almost 40% of the homesites already purchased. Road construction is ongoing and we’re excited to see the first homes break ground in Unit 220 this spring.

In many ways, 2024 turned out to be a fascinating year. And while it may be difficult to top some of the storylines, we look forward with an optimistic eye to 2025 and what it has in store for our wonderful community.
