WHAT DREW YOU TO A CAREER IN OUTDOOR OUTFITTING,
AND HOW DID THAT LEAD YOU TO CORDILLERA
RANCH?
Everything I do in my free time for fun is what I do for Cordillera Ranch, but now I get to show folks how special and fun these things can be. I now have the chance to spend every day in the outdoors doing a job I love.
WHAT’S YOUR FAVORITE PART OF YOUR JOB?
I’ve been granted the freedom to do what I love to do and the ability to teach people in the way that I do. Watching someone do something they’ve never had the opportunity to try and the happiness it can bring them makes me feel like I can make a difference in someone’s day.
WHAT’S YOUR MOST MEMORABLE MEMBER OR GROUP EXPERIENCE ON THE RANCH?
Although I’ve had A LOT of extremely fun members and groups with me over the years, I don’t know if I have a favorite. Overall, for me it’s the collection of smiles I’ve seen — the day someone places that perfect group of rounds on a handgun target or the look on a young boy’s face when he smacks a steel plate at 100 yards while getting in practice before his first deer hunt.
HOW DO YOU TAILOR EXPERIENCES FOR DIFFERENT
SKILL LEVELS OR INTERESTS?
I generally ask a handful of questions before the shoot to try and gather what skill set the shooter is at. Is this their first time shooting, home defense or just blowing off steam? Once I have that, I can lay out a game plan in my head of how we want to approach it. Normally, it’s just how I present the sport of shooting to them. Humor always goes a long way in making someone feel comfortable, but safety always comes first.
IS THERE A PARTICULAR PLACE OR MOMENT IN NATURE THAT
HAS STAYED WITH YOU?
Absolutely! In the late summer of 2020, I was sitting on the shore of Canyon Ferry Lake Montana, where I had been living off-grid in the mountains for a few months. While I sat that evening eating supper, I watched the most gorgeous sunset I’d ever seen — pinks, reds, oranges with a light breeze and surrounded by mountains. Someone upstairs had painted a pretty picture that day.
DESCRIBE YOUR MOST BIZARRE OR HAPPY LIFE EXPERIENCE THUS FAR?
I’ve had my fair share of bizarre things and experiences that made me smile. I’d have to say it’s a toss-up between living offgrid in the mountains or the small stint I spent skydiving. Both felt like freedom!
WHAT DO YOU DO IN YOUR FREE TIME?
Anything related to the outdoors — fishing, hunting, camping, a lot of kayaking and hiking. I’m perfectly happy sitting in a chair under a tree and watching the world go by.
WHAT IS YOUR FAVORITE GENRE OF MUSIC?
It’s got to be old country music. If it’s older than me, more than likely I listen to it.
WHAT’S THE MOST EMBARRASSING SONG OR ARTIST IN YOUR PLAYLIST THAT YOU SECRETLY ENJOY?
I will unapologetically blare Shania Twain at a stoplight then give you a thumbs up as I speed off.
WHO IS YOUR HERO/MENTOR, AND WHY?
My grandpa. He taught me so many things and had so many talks with me that I still think about every day. I hope everyone can have a man in their lives that means something to them the way he meant something to me.
WHAT IS YOUR FAVORITE MEAL?
I’m definitely a meat eater so I would have to say a good seared rare steak with salt and grass-fed butter, every time.
WHAT’S ON YOUR BUCKET LIST?
I suppose you could say I’ve already done it, but I would eventually love to make my way back to the mountains to live in nature.
ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF?
I really enjoy volunteering. I work with two groups that help combat veterans and first responders get in nature and forgot about the cares of the world. I also volunteer for a group that gets young men into the outdoors to teach them about God’s creation and the peace that nature can bring.

Some love stories seem written in the stars.
For Jan and Chuck Hollingsworth, it began on a Navy base in the Memphis, Tennessee area, when they were just 5 years old. Both children of Navy fathers, they grew up as “military brats,” weaving in and out of each other’s lives as their families moved from post to post.

Chuck still remembers the first time he met Jan. “I remember it. There was a lot going on for a little guy who was just adopted, as you can imagine … learning a new family and meeting a lot of people. Jan made a real impression on me. She was a good little friend even back then,” he recalled.
Jan recalls those early days as well. “He had a John Deer ride-on toy so we’d ride that John Deer, which we joke about because we still have one to mow grass,” laughed Jan. “But, yes, I remember meet-
ing him ... and I thought, ‘I’m just going to love him forever.’”
That early friendship turned into something more profound after a twist of fate. At age 16, Jan was struck by lightning when an unsuspecting storm rolled in while standing on a Florida beach. A direct strike left her in a coma and fighting for her life. “I don’t have any memory of it at all,” explained Jan. “I recite what I was told, but I don’t even remember being at the beach. I know it hurt really badly when I regained consciousness.”
One of the guys at the beach knew CPR, saving her life, and then an ambulance got her on life support, but it was a long year of recovery after that. Still, it was a miracle no one could deny, especially Chuck. “It’s a small club of those who get a direct lightning strike and live,” he confirmed. “Based on our faith, all of these things that happened are just proof of God’s providence in our lives.”
When Chuck first heard about Jan’s harrowing incident, he was mistakenly told she was killed, and felt a devastation that revealed the depth of his feelings. “It crushed my soul,” he admitted. “I knew then I must feel something for her that was far greater than friendship.” For Chuck, it was the moment of clarity that may have changed the trajectory of their relationship.
Three years later, when Jan was interning in Washington, D.C., and Chuck was a midshipman at the Naval Academy in Annapolis, the two reconnected. Long dinners, dancing by the beach and shared laughter drew them close. The day after Chuck’s graduation, they married — beginning a 30-year journey in the Navy together.
“Jan’s brother was a classmate of mine, so that was kind of neat. Our families were there for the graduation and the marriage, so it brought a lot of people to Annapolis for a great celebration,” Chuck said.
At the time, Jan was a systems engineer developing software. “I did that until I was blessed with our first child and then blessed to be a stay-at-home mom
raising four kids, wherever we were,” said Jan. The couple shares four children (two boys, two girls), all now adults and married with wonderful spouses. They live in Texas, Tennessee, Ohio and Australia. The family has grown even further, including four grandchildren and another one on the way in December.
Chuck’s naval career as an aviator spanned 81 countries, with family tours in Japan and Portugal and countless deployments that often kept him away from home. “Of my 30 years, at least 10 were spent deployed apart from the family. The timing and trajectory of my career had me involved in significant events that impacted the security of our nation — but I don't think most people realize the cost and sacrifice of that service,” he noted. “That means a lot of missed birthdays, sports events and holidays. I’m proud of the opportunity I had to serve, but I also believe my entire family served alongside me. Each of them shared in the sacrifices to support the job their husband and father dedicated his life to.”
Chuck is proud of Jan and his children’s resilience through the constant rhythm of moves, new schools and fresh beginnings. “Jan’s the poster child of an outstanding military spouse,” he said. “She could set up a household overnight, turning it into a home no matter where we were.”
Her role wasn’t only logistical — it was cultural. Jan supported military family organizations, built community and carried the unspoken weight of service.
“Moves were hard,” she admitted, “but I never believed our assignments were an accident. You just jump in quickly and see what you can serve.”
The unique experience offered the family a worldview that has given them the capacity to adapt and pivot, even during extraordinary circumstances, such as one of their children’s recent encounters with a tornado. “While extremely scary, our youngest daughter demonstrated her resiliency as she just rolled with it,” Jan shared.
“They had to adapt to different academic programs, different cultures and new networks of friends,” confirmed Chuck. “But they also learned to be curious and open to the world. They certainly think more globally than most.”
One daughter even became fluent in Japanese as a child and, due to her diligent effort to maintain her extensive networks, the family now jokes she can’t go anywhere in the world without running into someone she knows.
“As one of our daughter’s puts it, distance is just geography,” smiled Jan. Their memories abroad are painted in vivid strokes. In Portugal, they fell in love with coastal views, candlelit cafés and sardines “the size of your hand.” In Japan, their children eagerly traded forks for chopsticks and embraced the culture wholeheartedly. “When you travel, the culture you’re visiting appreciates that curiosity,” said Chuck. “It makes you resilient — and unflappable.”
Considering the way they were raised, it’s not surprising that Chuck and Jan’s kids are world travelers, and now that trait has passed to their grandchildren. One daughter with two of their grandkids just completed a two-year State Department tour in Saudi Arabia and recently moved to Australia. During their visit to the U.S. this summer, the grandkids (2 and 4 years old) were absolutely fascinated by the clouds they saw in the sky. “After spending most of their young lives in the arid, cloudless environment of the Middle East, they pointed at the clouds and called them ‘shampoo bubbles,’” explained Jan. “And now they have kangaroos in their front yard!” added Chuck.
His career culminated in Corpus Christi, where he served as Chief of Staff of Naval Aviation Training. His retirement ceremony took place aboard the USS Lexington, now a museum ship but once an active carrier where Jan’s own father had served decades earlier. “It was doubly special,” agreed Chuck. “That ship carried both our past and our future.”
After three decades of service, they returned to Texas. “One of the things I love about this part of Texas is that our local culture truly does honor the service and sacrifice of Veterans. So, when you thank a Veteran for their service, please know that it is appreciated,” Chuck acknowledged.
The couple explored the Hill Country until fate drew them through the gates of Cordillera Ranch. “As soon as we came in the main entrance, we were in love,” remembered Jan, and the couple moved to Cordillera in 2024. By chance, the home they purchased turned out to be House #1 — the very first built in the development. They named it Eagle’s Rest, a fitting symbol after a life of constant mobility.
“After such a mobile career, we’re excited to settle down,” said Chuck.
Life here has been nothing short of restorative. Chuck, now working at Lockheed Martin, continues mentoring the next generation of warfighters, while Jan, after five years of wrist reconstruction surgeries, has discovered the joy of pickleball. After a big dog/leash incident left Jan with a severely broken wrist, she’s had numerous operations and years of physical therapy to restore some normalcy of function. “Because the surgical procedure included sawing her wrist bone in two and reattaching it with donor material, Jan hasn’t been able to play the piano or participate in many of the physical activities that she loves for more than five years,” Chuck explained. “It’s been an absolute blast and blessing to be able to get involved in a sport that’s a fun, challenging activity yet easy enough on my wrist to play,” said Jan.
Together, the couple enjoys kayaking, hiking, Bible studies and exploring Texas’
parks and history. “It’s like living in a state park,” said Jan of Cordillera Ranch. “Relaxing and quiet.”
Through it all, their bond has been strengthened by humor, faith and, always, resilience. “One thing we have in common — we laugh a lot and like to go play,” said Chuck.
Whether it’s exploring new trails or simply enjoying the quiet of their Hill Country home, their love for each other and for life is unmistakable.
Looking back, their journey feels like a tapestry of providence: a childhood friendship ignited by fate, a love tested by lightning and long separations, a family inspired by global adventure, and now, a home chosen for peace and community.
“We’ve always believed none of it was an accident,” reflected Jan. “Everywhere we’ve been, we’ve asked, ‘What can we do here?’ Now, at Eagle’s Rest, we finally get to do that in a place that feels like our forever home.”

LUCK BE A LADY ON THE LINKS! THE 2025 RANCH ROUND-UP

The 2025 Ranch Round-Up was held the first week of October and featured a field of 21 Cordillera Ranch members and their guests. We made some modifications this year to our annual Ladies’ Member/Guest to spice things up a little bit.
First off, our theme this year was Las Vegas! With that came a casino night during the Tuesday evening party where ladies were exercising their card sharking and dice rolling abilities.
The event officially started on Wednesday where we played a new format: Adjusted Quota. With this format, you start with the number 36 and subtract the players course handicap to create their target score. Points values are assigned to bogey, par, birdie and eagle to accumulate points towards your target score. On the second day, your target score is adjusted by 50% based on your performance from the first round. This format can create a lot of volatility on the leaderboard and allow players who don’t have the best day a chance to catch-up in the second round. Turns out, we saw a lot of that. Congrats to our flight winners!

We also tweaked the shootout a little this year. Instead of playing #16, #17 and #18, we shortened #18 and played it as a par-3 while handicapping it by distance instead of shots. The Spades played from 130 yards, the Hearts played from 110 yards, the Clubs played from 90 yards, and the Diamonds played from 70 yards. In the first go around, the Clubs were eliminated via a chip-off against the Hearts. The second time around, we had another chip-off between the Hearts and Diamonds where the Hearts were once again victorious — you’ll see this became a trend. On the final playing of #18, Lori hit a great shot in there but it carried a little too far and ended up in the back bunker, which is an impossible up-and-down. Maria hit a great shot, but it just wasn’t enough.

THE ANNUAL CORDILLERA CUP – 2025
The 19th playing of the Cordillera Cup came down to the wire — specifically down to the last two groups. Before we go there — let’s start from the beginning ...
The Cordillera Cup is an annual Ryder Cup-style match between Team Hill and Team Northington. Team Hill is captained by David Hill and Team Northington is captained by Mac Northington. These gentlemen have been close friends since their college days at the University of Texas and, as you can imagine, they’ve played a lot of golf together over the years. After college and later in their careers, Mac and David partnered together to develop Cordillera Ranch. In 2007, the Cordillera Cup was born and built on a foundation of competition and camaraderie with a little trash talking mixed-in for good measure.
Per tradition, we gather the players on Friday evening to unveil matches, enjoy a nice meal, and have a few cocktails. Every year, we try to come up with some type of entertainment for the guys but this year we pivoted a little. I asked the Captains to go through their history together, which meant David did all the talking and Mac chimed in at the end. For some of our newer members, it was really cool to hear a brief overview of over 50 years of friendship, competition and good times.
The matches officially started on Saturday where we introduced walk-up songs for each player. Players were encouraged to ‘recommend’ their own songs … we honored some recommendations while making a few calls of our own. As for the golf, each group played a fourball match on the front nine and a foursomes match on the back nine. When the dust settled on Saturday, the match was tied 15 to 15.
On Sunday, there was a lot of red on the leaderboard early but Team Hill made a charge halfway down the tee-sheet to keep things very close. There was a bunch of matches that flip/flopped coming down the stretch and it came down to the last two groups. The second to last group split — Team Hill won a point and Team Northington won a point, which put the focus squarely on the match between the Captains. After David hit an errant pitching wedge on the signature 16th hole, Mac walked off that green 2-up with 2 play, which secured the victory for Team Northington. This marks their 13th victory in the event to Team Hill’s 6.
The Team Northington flag will fly in the Champions Gallery for the next year!

The holidays are a time for indulgence, celebration and cherished memories with family and friends. This time of year is wonderful and joyfully chaotic at the same time. But while we connect with others, we are left feeling disconnected from our wellness goals.
This year, instead of allowing the holidays to derail your healthy habits, let’s make a proactive choice. Here at The Clubs of Cordillera Ranch, we believe that the key to a happy holiday season lies in maintaining a healthy balance. If you can focus on three “S’s” — sleep, strength and socializing — you can enjoy the festivities while feeling closest to your usual best!
PRIORITIZE YOUR SLEEP SANCTUARY
With early morning errands and preparation and late-night gatherings, your sleep schedule can fall into disarray, leaving you feeling frazzled and wrecked. On slower days, take advantage of bringing your body back to its normal sleep routine. Remember that although the holidays are busier, the parties and get-togethers are intermittent. Quality rest is paramount to both physical and mental health. A sound sleep schedule can boost your energy and immune function, decrease stress, and improve your mood.
• Create a routine: Establish a relaxing bedtime routine to signal to your body that it’s time to wind down. Reduce screen time to 60-90 minutes before bedtime. Use calming scents to relax the senses. Read something relaxing before bedtime.
• Keep it consistent: Go to bed and wake up at around the same time every day, even on the weekends. Allow natural light to awaken your senses in the morning.
• Optimize your sleep space: Maintain a bedroom that is cool, dark and quiet. This encourages deep, restorative sleep.
MAINTAIN YOUR STRENGTH & EXERCISE SCHEDULE
Many think, “I will start over in January.” The all-or-nothing mentality can lead to excess pounds gained. Fitting in fitness helps us to feel less stressed, more energized and more confident. Even a walk outside can help clear the mind. Strength training gives you the wherewithal to handle even the most difficult relative.
• Move with purpose when you can: Squeeze in a 30-minute workout before your day gets hectic, even if it’s just stretching or bodyweight exercises. Go to the driving range even if you can’t fit in a full round of golf.
• Stay active together: Be the good influence that maybe even gets a non-exerciser moving! Plan your workout with a friend or family member that does workout. Partake in the Turkey Trot and Stuffing Stroll on Black Friday. Join an exercise class together and then enjoy the sauna.
• Use our Club amenities: Out at Cordillera Ranch, you can walk miles of trails, enjoying nature and spectacular views. Plan a trail ride at the Equestrian Center or go shooting at the Gun Club. Get the family involved in a friendly game of pickleball. All movement counts!
LEAN INTO SOCIALIZING
The holidays can be a time of low feelings — SAD (seasonal affective disorder). While it’s easy to get caught up in planning and hosting, you don’t have to do it alone. The holidays are truly about connection. Have a friend help set up for a party or enlist a relative to help in the kitchen or around the house. Or, to take some of the pressure off, the Clubs offer the perfect setting for your holiday party. Chef’s team offers delicious choices for catering and a smart system for to-go orders.
• Mix and mingle: Instead of sitting in one place at a party, stand, walk around and engage in conversation with different people. When you stand most of the day, you expend more calories and add steps into your daily 10,000 steps!
• Connect at the Club: Take advantage of the Club’s holiday events to socialize. Here in South Texas, we have beautiful weather to enjoy outdoor events with our friends and family.
• Mindful indulgence: Enjoy the delicious food and drinks at the parties and get-togethers but remember the 2:1 ratio: 2 glasses of water to follow each cocktail, wine or beer. Keep a mental awareness log of sweets and treats, not to chastise yourself, but to stay accountable. You’ll feel much better in the long run.

You can feel it in the air. Fall has finally started making its way here. The temps are dropping, the mornings are getting crisp, and honestly, it’s my favorite time of year. There’s just something about that first cool morning sitting on the porch, or in this case, the Axis patio, sipping a great cup of coffee.
So, I figured this was the perfect time to share a little behind-the-scenes story about our coffee program: what we offer, how it came together, and why I might just be a little too passionate about it.
IT STARTED WITH ONE CUP
I’ve been called a coffee snob more than once, and I’ll own that title proudly. It goes back to my years in the restaurant industry, where coffee became more than just caffeine; it was part of the experience.
Almost three years ago, during my interview here with Marc, I ordered a cup of coffee after lunch. I didn’t know then exactly what was ahead for whoever stepped into this Food and Beverage role, but one thing was clear: the coffee program needed some love.
Back then, my morning drive to work didn’t take me past a single coffee shop. Not one. So, most mornings, I was making do with a gas-station cup, the kind that brings back memories of your dad or grandpa stirring up instant Folgers
in the kitchen. It worked, but I couldn’t even count on getting that first great cup once I arrived at work like I had for decades before.
When Axis started construction, I knew that would be our chance to hit reset. We had new equipment coming in — a big upgrade — but what I really wanted was the right coffee partner — someone who cared as much about roasting and flavor as we do about service and experience.
ENTER TAG COFFEE
That’s when I reached out to TAG Coffee Company in San Antonio. I’d worked with Levi before and always admired how much pride he takes in his craft. He’s local, independent and flat-out obsessed with roasting great coffee.
Once I got to know Levi’s process and tasted what he was creating, I knew this was the partnership for us. And what’s been even better is seeing our members embrace it, too. It’s not just a cup anymore; it’s part of the day here.

Every cup we pour starts with TAG’s commitment to quality, sourcing the best beans and roasting them to bring out their full flavor. Levi geeks out on roasting profiles and spends a lot of time dialing in the perfect balance.

I am so excited to tell you about this year’s Wine Extravaganza — the Bubbles and Big Reds Holiday Show. It will be the largest and best ever! Taking place on November 25, this beloved tradition falls on the Tuesday before Thanksgiving so you can enjoy your wines and bubbles with your families that have arrived for Turkey Day. This is the event that everyone looks forward to — the “try before you buy holiday event” that helps you stock your cellars, buy holiday gifts and mingle with a Clubhouse of wine lovers.

This year we will be featuring Bernie Martini, the “Legendary Piano Man,” with live Jazz Crooner and cocktail music. He is the ideal pianist and vocalist to get us ready for the holiday season. Now, for the wine, it is pretty simple — you will enjoy Big Reds and Bubbles from around the world. Some you may recognize and many you won’t. To paint the picture: you will arrive through the Clubhouse main entrance where you will pick up a glass and your buying guide. It will have your speakers’ names, table numbers and all of the wines being sampled. Throughout the evening, you will stroll through the Clubhouse, going from table to table and taking notes, while enjoying delectables in between.

UPPER GUADALUPE RIVER: HISTORY AND RECREATION

The beautiful waterway that flows through Cordillera Ranch is one of Texas’ most iconic rivers. As I collected information to cover for this article, I used two primary sources of information. In 1952, Vivian Smyrl published an overview of the history of the Upper Guadalupe River basin. In 2017, Charlie Flatten with the Hill Country Alliance presented a collection of findings to The Guadalupe River Association that was titled “The Upper Guadalupe River: Stewarding a Hill Country Icon.” The information I was most interested in was the history and the recreational components.
The Upper Guadalupe River originates from an aquifer underlying the eastern Edwards Plateau, cutting canyons for 187 miles through rolling limestone hills before eventually reaching the confines of Canyon Dam in central Comal County. It drains nearly 1,427 square miles of seven counties. For millennia, the river has provided dependable quantities of clean water for fish, game and humans.
The Guadalupe River rises in two forks in western Kerr County. Its North Fork begins just south of State Highway 41, four miles from the Real-Kerr County line, and runs east for 22 miles to its confluence with the South Fork, near Hunt. The South Fork rises three miles southwest of the intersection of State Highway 39 and Farm Road 187 and runs northeast for 20 miles to meet the North Fork. After the two branches converge, the Guadalupe River proper flows southeast for 230 miles to the Gulf of Mexico (yes, it’s the Gulf of Mexico). The Upper Guadalupe flows across part of the Edwards Plateau. Near the river, high limestone bluffs support bald cypress, mesquite and grasses. Sec-
tions of the upper and middle reaches of the river are suitable for kayaking and canoeing.
The name Guadalupe, or Nuestra Señora de Guadalupe, has been applied to the present river since 1689, when the stream was so named by Alonso De León. The history of the Upper Guadalupe River dates back thousands of years to its early inhabitants, the Tonkawa, Waco and Karankawa tribes. We have some Native American camps in the Hill Country along the Guadalupe River that date back 8,000 years, so the area has been inhabited a LONG time! The indigenous early inhabitants were gradually displaced by settlers from Mexico, Europe and the United States. European settlement along the Guadalupe began as early as the 1720’s. By the 19th century, German immigrants established towns like New Braunfels, and later, the river became a vital resource for development, recreation and was a central feature in the construction of Canyon Lake Dam in the 20th century.
The construction of the Canyon Lake Dam was a major 20th-century project,
initiated due to devastating floods in the 1930s. The dam's construction was authorized by the Rivers and Harbors Act of 1945 and the Flood Control Act of 1954, with construction beginning in 1958.
20 YEARS AT CORDILLERA RANCH
During my time at Cordillera Ranch, I have seen this river in its glory, flowing at 1,000 cubic feet per second (cfs) and crystal clear over an extended period of months and months, and also have witnessed some depressing times of drought. The ideal flow rate for recreation is 200-300 cfs. As I write this article in October of 2025, the flow rate is 43.2 cfs. Our average flow rate for the month of October over a 102-year period of data is 336 cfs. In my 20 years here at Cordillera Ranch, our best October averages have been 2007 (634 cfs), 2015 (482 cfs), 2018 (1,590 cfs) and 2021 (300 cfs). The lowest October averages have been 2024 (3.57 cfs), 2023 (0 cfs), 2022 (0.261 cfs) and 2011 (7.9 cfs). Three of the last four years have been the lowest October average in my 20 years. I guess the point of me giving you some numbers is to be optimistic that wetter times will come.
CONSERVED LANDS, PARKS AND PUBLIC ACCESS
One measure of public engagement with the river is the amount of publicly conserved land along the river and its tributaries. The public purposes of conserved land range from increased parkland, to research facilities, to the protection of water supplies. There are approximately 15,550 acres of conserved land in the Upper Guadalupe basin of which about 3,750 acres are public parks.

TEXAS PARKS AND WILDLIFE DEPARTMENT:
Guadalupe River State Park is located along the boundary of Comal and Kendall counties. The Guadalupe River bisects the park.
Nichol's Landing Paddling Trail is a 9.9-mile reach of the Guadalupe River in Comal County, lined with an abundance of mature trees and a spectacular mix of limestone cliffs and shelves. Paddlers will enjoy a 3- to 6-hour ride on a variety of rapids between gentle stretches.
The Heart of the Hills Fisheries Science Center is located on Highway 27 in Kerr County, approximately two miles south of the town of Mountain Home. The facility receives water from Stockman's Springs (also called Ellebracht Springs). Water temperatures range from 60º to 75ºF yearround, which allows investigations of both cold-water and warm-water fishes. The property covers 55.8 acres and includes 25 research ponds, laboratories, offices and storage buildings.
The Kerr Wildlife Management Area is owned and operated by the TPWD. This area was selected as a land base for the Edwards Plateau ecological area to develop and manage wildlife habitats and populations of indigenous wildlife species, provide a site where research of wildlife populations and habitat can be conducted under controlled conditions, and provide public hunting and appreciative use of wildlife in a manner compatible with the resource. The Area's primary mission is to function as a wildlife management, research and demonstration site for trained personnel to conduct wildlife-related studies and provide resultant information to resource managers, landowners and other interested groups or individuals to
acquaint them with proven practices in wildlife habitat management.
The Kerr Wildlife Management Area is located at the headwaters of the North Fork of the Guadalupe River. The Area contains 6,493 acres that are representative of the Edwards Plateau habitat type of Texas. The Area was purchased by the State of Texas (Game, Fish and Oyster Commission) in 1950 from the Presbyterian MO Ranch Assembly.

As the Hill Country air turns crisp and the twinkling lights begin to glow, Boerne’s cherished holiday events are a joyful blend of small-town charm and timeless tradition.
Leading the line-up is Dickens on Main, originating more than 25 years ago when downtown shop owners created a Victorian-themed holiday event to get people out to support Boerne’s local retailers. The community loved it, it grew, and eventually retailers reached out to the City for help. In 2015, Boerne officially took the reins, growing the event into what it is today, explained Rudy Vega, assistant director of Boerne Parks & Recreation. “Dickens is special because it takes the entire community to make it happen,” Vega said. “Businesses, sponsors and community organizations all step up. City officials plan for months. City employees are setting everything up weeks ahead of time. First responders are on the ground all holiday long to help make these events a reality. Over the course of two decades, Todd Glowka has built a reputation for luxury homes that are as unique as the families who live in them. His latest project in Cordillera Ranch takes that philosophy to a new level. Designed as a true Santa Barbara–style showpiece, this spec home will be anything but ordinary.

FRONT EXTERIOR
The home will feature a classic clay-tiled roof in a five-blend pattern, creating depth and dimension. The facade will include a combination of cream stone, stucco and architectural stone surrounds that frame the front door and windows. Clerestory windows, decorative ironwork and a wrought iron entry door tie the design together in true Santa Barbara style.
From the clay-tiled roof to the white oak trusses and soffits on the exterior, every detail is intentional. The goal is not simply to build a home, but to create a property that feels like it was always meant to be part of the Hill Country landscape. “We’ve done a lot of modern and transitional design lately. This house is a true Santa Barbara style,” said Glowka. “We wanted to change things up. We aren’t known for one specific style, but rather the quality that goes into our builds.”
Outfitted with European white oak flooring, cabinetry and timber beam accents, the house is planned with a warmer, homier feel than some of its contemporary counterparts seen on the Ranch, while luxury finishes include full home automation, automated shades and Sub-Zero®/Wolf® appliances. Glowka explained, “It will have modern touches on the interior, but not overly so. There will be just enough to complement the Santa Barbara architecture.”
Planned at 5,300 square feet, this one-story residence will combine elegance, comfort and functionality. Four bedrooms and four-and-a-half bathrooms provide ample space for a family and guests, with specialty rooms including a dedicated
study and game room. An air-conditioned garage adds another layer of convenience for car enthusiasts or those looking for a practical workshop.
The layout is designed with both privacy and entertaining in mind. Positioned on a 2.5-acre lot in The Springs of Cordillera Ranch, the rear porch faces the Twin Sisters with sweeping northeast views. The Cordillera Ranch Property Owners Association relies on its Architectural Review Committee (ARC) to review all improvement submittals. The ARC thoroughly evaluates these plans to ensure that proposed improvements adhere to the appropriate Design Guidelines.
The purpose of these Guidelines is clear: to set forth improvement standards that maintain and enhance the unique Hill Country ranch aesthetic Cordillera Ranch is known for. This includes encouraging the use of native materials, ensuring that structures harmonize with the existing topography, and preserving important elements like view corridors and the dark sky environment. Ultimately, the Guidelines are our collective commitment to protecting the significant investments property owners have made, ensuring long-term aesthetic consistency, and securing the enduring character of our community. By upholding these standards consistently, we help Cordillera Ranch continue to set the standard for custom home communities in the Texas Hill Country.
STANDARDIZING THE PROCESS
Over the last five years, we have worked diligently to standardize the submittal process, provide clarity on required documentation, and increase the efficiency of the overall ARC experience. We understand that time is valuable, so we have focused on making the submission and review cycle as predictable and straightforward as possible. This commitment to process improvement is critical, ensuring every project, regardless of scope, is reviewed with equity and precision.
The Design Guidelines and all necessary ARC checklists can be easily located on the POA website — a vital resource for both property owners and their chosen building partners:

3. You will find the Design Guidelines in the Design Guidelines sub-folder, located in the Governing Documents folder.

GETTING STARTED
The ARC process officially begins when a property owner or contractor contacts the POA office about a proposed improvement. Once the POA receives all pertinent documentation — which must strictly adhere to the requirements outlined on the checklist — our Manager of Architectural Review, Brandi Wright, will schedule the ARC review meetings. These meetings are

crucial; they involve deep dives into elements like site placement, material selection and the overall project integration with the surrounding landscape. The ARC carefully considers the impact of the proposed improvement on the immediate natural setting, as well as on neighboring property values and views.
The Architectural Review Committee meets every Tuesday to review complete submittals and averages 250 submittals received per year. New home construction submittals require a minimum of three formal meetings: a Site Meeting to assess topography and initial home placement; a Preliminary Plan Review focusing on architectural design, elevations and structural materials; and a Final Plan Review for comprehensive compliance and ultimate approval. For ancillary submittals (including landscaping, pools, fences, generators and remodels), the review process averages 2.5 meetings per submittal. The fractional average is primarily due to the need for resubmissions to address necessary revisions resulting from non-compliant or incomplete documentation. As the accompanying table illustrates, we have approved over 120 submittals this year, with more than 50 projects currently progressing through the review process, demonstrating the vibrancy of development within Cordillera Ranch.
COMMITMENT TO COLLABORATION
The POA is deeply committed to making this a smooth, collaborative process. We view the ARC as a partner in your building experience, not a barrier. To ensure success, we continually invest time in contractor education, hosting in-office trainings and lunchand-learn events, and meeting regularly on-site to proactively discuss questions, changes or concerns that may arise during construction. We recognize that adherence to the Guidelines requires detailed planning and open dialogue.
Crucially, we are always happy to meet with property owners to discuss any questions or concerns, whether before the design phase begins, during the formal ARC process or after construction is underway. Transparency and communication in the process are paramount to ensuring a cohesive and positive working environment for everyone involved in your project, from the designer to the builder to you, the property owner.

One of the most enjoyable parts of what we do here in the POA is helping to turn a concept into a tangible reality. Helping a project move smoothly from a two-dimensional design concept to walking the finished product on-site is an extremely gratifying experience.
