Ripple Effect

At 10 p.m., a cool wind caresses my face as I sit down to compose this editor's note. The damp air, slightly scented with sand from the morning's downpour, makes me reflect on how quickly this year has flown by. The last few weeks—or rather, months—have been extremely busy. We are halfway through the third month of this year, and it seems like yesterday to me that New Year's Eve was just yesterday. How? I'm still not sure.

As I say this, time is flying by since work has been moving along at a breakneck pace. In the midst of all of this hustle, we hope to meet new people. Some may not even catch my attention, but others leave a lasting impression. Having said that, as the jazz music keeps playing in the background, I started to brainstorm a list of some of the things that influence people to leave a lasting impression.

There will be a certain amount of spillover from this effect. It might be good or bad. Good can mean two things: either a personality will knock you off your seat and leave you in awe, or on the other hand, you've drawn attention to one by not sitting well in the eyes with your actions. Both, in my opinion, imply that you've made an impression. Of course, the wrongdoings are the cause of the negative perceptions. However, what's fascinating is that we can all imagine our interpretations of it, whether positive or negative. For me personally, I love reading people. I can engage in this activity at any time and from any location. I, therefore, tend to create a persona in my head when I see people around me based on their actions, body language, and self-portrayal; this persona may or may not be good. Only my head knows.

Coming to this issue, we have touched on a topic that is very close to my heart—women. We have discussed how women are paving the way for themselves in a field that is dominated by men, and they have all offered some insightful advice. We also celebrate the winners of the Pillars of Real Estate Awards 2024, along with a ton of other exciting content. Happy reading!

EGYPT AND SAUDI-EGYPTIAN ALLIANCE SIGN MOU ON REAL ESTATE DEVELOPMENT

The Egyptian government, represented by the Arab Organization for Industrialization (AOI), signed in Cairo today a memorandum of understanding (MoU) with a Saudi-Egyptian alliance, represented by the companies Alupco ‘Olayan Group,’ Okta International, and City Edge Developments. The collaboration was solidified by signing an MoU on logistical supply for real-estate development projects in the Kingdom of Saudi Arabia to be implemented by the alliance.

The ceremony was graced by the Saudi ambassador to the Arab Republic of Egypt, Osama bin Ahmed Nugali, AOI President Major General Eng. Abdel Rahman Abdel Azim, and embassy Commercial Attaché Anwar bin Hasusa.

In his remarks after the signing, Ambassador Naqli expressed the Kingdom’s warm welcome and strong

support for initiatives that enhance cooperation between the two countries. He also emphasized the importance of opening up investment opportunities for Egyptian companies and fostering the exchange of experiences and integration between both sides, benefiting both nations.

Eng. Abdel Azim expressed his appreciation for the cooperation between the Saudi and Egyptian alliances. He confirmed his eagerness to enhance this cooperation through various investment projects that aim to strengthen the partnership between the two countries. Moreover, these projects will create significant job opportunities and attract investments.

Eng. Abdel Azim clarified that the purpose of the MoU is to provide logistical support for real-estate development ventures in the Kingdom of Saudi Arabia. The alliance plans to execute projects worth approximately $1 billion shortly.

NESMA & PARTNERS AND KING FAHD UNIVERSITY OF PETROLEUM & MINERALS SIGNS A MOU

Nesma & Partners, the leading contracting company in Saudi Arabia, has signed a Memorandum of Understanding (MoU) with King Fahd University of Petroleum & Minerals (KFUPM), a prestigious University and Research Institute in Saudi Arabia. The MoU aims to establish cooperation between both parties to achieve constructive, fruitful collaboration in the academic, scientific, training, research, and development fields.

The MoU was signed by Rami AlTurki, the Executive Committee chairman and a board director at Nesma & Partners, and Dr Muhammad M. Al-Saggaf, President of KFUPM, under

the patronage of HRH Prince Abdulaziz Bin Salman Bin Abdulaziz, Minister of Energy. This collaboration will focus on areas of mutual interest, including research in construction, engineering, innovative materials and technologies, AI, robotics, and smart materials.

Regarding the collaboration, Rami AlTurki stated: “We are excited to partner with KFUPM to foster innovation and drive research in critical areas of the construction industry. This MoU strengthens our commitment to excellence and reinforces our position as the leading contracting company in Saudi Arabia.”

Dr Muhammad Al-Saggaf, President of KFUPM, expressed

optimism about the collaboration, saying: “Our partnerships are a crucial part of our university’s strategic transformation, aimed at preparing our students not only to succeed but also to be key contributors to the growth of future economies in line with Vision 2030. Through our partnerships, we’re enhancing education and research to ensure our university will play a pivotal role in supporting the goals of our government and industry partners.”

The signing of this MoU marks an important milestone in the strategic collaboration between Nesma & Partners and KFUPM, providing a solid foundation for future joint initiatives and projects.

BURO HAPPOLD APPOINTS DEEPAK CHOTWANI AS REGIONAL MANAGING DIRECTOR

Global engineering, design and advisory practice Buro Happold has appointed Deepak Chotwani as Regional Managing Director of India.

As a Partner and member of the Global Leadership Team, Deepak takes responsibility for the overall business across Buro Happold’s India region, leading key strategic and growth initiatives and developing the company and its people.

Deepak has held several senior leadership roles at Buro Happold since 2013. He is a business-focused transformational leader with a wide variety of experience over 20 years spanning four continents.

He previously managed Buro Happold’s business in APAC, working with the regional teams to develop the Hong Kong & China business and providing strategic direction to the regional leadership. Deepak has an MBA in finance and marketing from the University of Wales UK and a degree in finance from the University of Rajasthan.

AEDAS-DESIGNED HUANGGANG SKYSCRAPER REDEFINES THE SHENZHEN URBAN LANDSCAPE

Acting as the southern gateway to China and an essential node of GBA, Shenzhen is a modern metropolis located immediately north of Hong Kong, which is significant in steering the economic growth of both cities and creating a transportation hub that connects the communities. Standing 247m tall, the Huanggang Port Headquarters is set to be the new landmark for the Shenzhen Technology and Innovation Park and Shenzhen Hong Kong Cooperation Zone.

Drawing inspiration from the surrounding landscape and reflecting the regional characteristics, the design is based on the imagery of stacking stones and rivers. A simple, fluid architectural form signifies flowing water, while the cantilevered canopy at the tower’s entrance signifies splashes. It has adopted a ripple-like cascading form, echoing the overall shape of the building. The vertical lines of the façade pour from the crown to the lobby, unifying the architectural language from top to bottom. Visitors also get to experience an arrival experience of grandeur and warmth with the 13-metre tall, light-filled lobby, which has utilised a transparent glass panel wall to bring vitality to the city as the cornerstones of the GBA cities.

The plane design follows a rigorous and symmetrical geometric form. Through the superposition of four circles, the façade has adopted round corners formed by four arcs; the building space is made regular and efficient, optimising the landscape view and creating a vibrant architectural form to greet the city.

Dividing the lateral floorplan into four, the interior is flexible and offers 10-14 metres of office depth to cater to corporations of different sizes and needs. There are also some open offices near the crown of the building, which facilitates communication and interaction by introducing indoor-outdoor spaces. The greenery-adorned sky lobbies and featured roofs are destined for recreational use, allowing workers to connect and unwind while enhancing the development’s aesthetics and

porosity. It also provides an active and vibrant towerscape, where workers may enjoy a panoramic view that overlooks the nearby superior landscape resources.

The design has achieved a high assembly rate that optimises construction resources and time. Vertical fins have been adopted to create an environmentally friendly tower to provide sufficient shading and low reflection energy-saving curtain wall panels to minimise our carbon footprint. The integrity of the tower’s appearance has been preserved through an integrated system of ventilation solutions, achieving a low-carbon design.

“Built based on the principles of ‘high quality’, ‘customisation’ and ‘sustainability’, we envision a harmonious layout of simple geometric shapes together formed by the tower and Huanggang Port that contributes to the development of the Shenzhen-Hong Kong Cooperation Zone,” says Chris.

RUA AL MADINAH HOLDING SIGNED CONTRACTS WORTH MORE THAN 300 MILLION

Rua Al Madinah Holding signed two contracts worth more than 300 million riyals with several international consultancy firms specializing in designs, engineering consultations, and supervision of several hotels within the fourth and fifth Super Blocks of the Rua Al Madinah project. This occurred during the company’s participation in the second edition of the PIF Private Sector Forum, held on February 6-7, 2024, at the King Abdulaziz International Conference Center in Riyadh, aiming to strengthen partnerships between fund-affiliated companies and the private sector to achieve local economic growth. Rua Al Madinah Holding provided several opportunities for investors during the forum.

Under the first contract with Jacobs, design services will be provided for 12 hotel brands in the fourth Super Blocks, along with large spaces to support the establishment of restaurants and cafes managed by various global operating companies, making this block one of the most attractive and largest within Rua Al Madinah project, containing more than 8000 rooms. According to the second contract, the KEO International Consultant will oversee the

implementation of the fifth Super Block and deliver it according to the highest international standards and specifications targeted by the project.

Furthermore, the CEO, Engineer Ahmed W. Al Juhani, stated that 25% of the infrastructure works for the Rua Al Madinah project have been completed. As part of the company’s endeavour to develop a comprehensive urban and developmental system within the Rua Al Madinah project, it seeks to engage pioneers and experts in all its sectors of the real estate sector to provide a unique experience for visitors and guests. He affirmed that this would significantly impact the status of Madinah as a prestigious destination with a modern architectural system characterized by a high quality of life and rich cultural experience.

It is worth noting that the Rua Al Madinah project is one of the most critical projects of Rua Al Madinah Holding, spanning a total area estimated at 1.5 million square meters. It aims to provide 47,000 hospitality units accommodating 149,000 visitors by 2030, in line with the objectives of the Hajj & Umrah sector and Vision 2030 of facilitating the hosting of 30 million visitors.

OMAN CABLES INDUSTRY WELCOMES ERKAN AYDOGDU AS NEW CEO

Oman Cables Industry (OCI), the leading cable solutions provider in the Sultanate of Oman, part of the Prysmian Group, has appointed Erkan Aydogdu as its new Chief Executive Officer.

Venice and cities in the Middle East provide valuable lessons in resilience – the most vital survival tool for the modern city. A city is a multi-layered thing. Named for gods, lovers, conquerors and new beginnings, cities across the world are imbued with the dreams of people long past, the ambitions of the present, and the hopes of generations to come.

As the world faces the realities of overpopulation, global warming, climate change, energy crisis and desertification, many cities will fall under threat of becoming uninhabitable. Over the next 50 years, 1 to 3 billion people are projected to be left outside the climate conditions that have served humanity well for the past 6,000 years .

As stewards of the built environment, architects must consider how liveable, people-centric spaces can be created, adapted, and made more resilient. While the continuing technological feats of the Fourth Revolution will contribute to future solutions globally, inspiration for a way forward also lies in our past. Synergies between Venice and cites across the Middle East – both home to incredible feats of innovation in the face of extreme elements at different points in time – have a lot to teach us about resilience.

A CASE FOR SAVING CITIES.

Cities are the seeds from which societies grow. Their undeniable pull saw a young Leonardo Da Vinci move to Florence from the countryside during the 1500s and is still the reason younger generations will choose to live in a small flat in a crowded city over more generous living conditions in the country. For young and old, cities are tantalizing hubs of innovation, community, and connection.

Even in recent times, the call of the city remains clear. While the early days of the pandemic were rife with predictions of the ultimate death of cities, fears of a global urban exodus proved overstated. Big cities emerged resilient, and the people who left them returned. Almost 60 percent of the world’s population, 4.4 billion inhabitants, live in cities today – and nearly 7 out of 10 people are predicted to live in cities by 2050 .

DREAMS SET ON WATER: VENICE.

The 1600-year tale of Venice is a remarkable story of innovation and imagination. An exceptional example of human ingenuity, the man-made city’s astonishing location over the very northern corner of the Adriatic Sea was honed to provide protection, tactical advantage, and the basis for a maritime golden age.

But, in recent centuries, Venice’s story turns from triumphant to cautionary. The city’s tale takes a turn for the worse in two senses: physically, because of rising sea levels and the related ruin of its ancient structures, and fundamentally, because its long-held spirit of reinvention and innovative edge has waned.

Tourism has been Venice’s main source of income since the end of the 18th century. The city hosts 30 million visitors a year – more than two-thirds of which only come for the day – while the number of permanent residents threatens to drop below 50 000. Facing a city that no longer feels like theirs, the remaining inhabitants of Venice’s historic centre say they fear becoming like “relics in an open museum.” Last August, UNESCO threatened

Though our sources change – steam propelled the original Industrial Revolution; electricity the second; preliminary automation and machinery the third; and cyberphysical systems (intelligent computers) the Fourth Industrial Revolution (4IR) – humankind’s inventiveness pushes the bounds of possibility reliable forward.

4IR’s advancement of technology pushes forward at an unimaginable pace, enhancing existing potential with artificial intelligence, robotics, the Internet of things, autonomous vehicles, 3D printing, nanotechnology, biotechnology, materials science, energy storage, and quantum computing and hologram technology.

While the phrase ‘innovate or die’ all but litters business and entrepreneurial circles, it does aptly express the idea that we must embrace the unconventional to survive. The fall of Venice and the rise of the modern Middle East reinforce the fact that cities must continue to push boundaries and embrace new discoveries – putting people first all the while.

DREAMS SET ON SAND: MIDDLE EAST METROPOLISES.

The modern interpretations of Venice’s long history of human ingenuity, will and wealth lie across the Atlantic Ocean in the Middle East, where cities like Dubai, Qatar and Riyadh push entrepreneurial thinking to incredible heights. Heat is for Dubai as water was for Venice –the harsh environmental element has become a tool for boosting entrepreneurial thinking and bringing innovation to the heart of each city’s growth.

This innovation-led resilience is an immediate necessity for these cities. Expecting more than ten times the current frequency of heatwaves per year by 2050 , the region faces an ever-growing list of challenges. But, like the Venice of old, Dubai, Qatar and Riyadh exhibit a collective determination that takes the idea of harmonising with the environment to unfathomable new heights.

Yet, they did not enjoy the same rights and privileges as men and even the ownership of assets, for example, agricultural land. However, as we navigate through the Fourth Industrial Revolution (4IR) –which includes AI, IoT, etc., there is still a long way to go before we achieve global gender equality.

Achieving general equality on a global level is not easy, as there are numerous challenges, including the lack of financing. For example, to achieve gender equality by 2030, there’s a USD 360 billion annual deficit in spending on gender-equality measures. When she first started in the construction industry more than 18 years ago, she began in Kuwait with KBR, and their client was the US Military, so you can imagine the rarity of having a female at all, much less in a PMO and Project Controls team that supported the various functions within their company and managing the expectations and requirements of the US Military. She was part of a delegation of the KBR Project Controls team in the Middle East that spent a month in Afghanistan, during a very cold Christmas, to train and standardize tools and processes and take part in the negotiations of what was one of the most significant military logistics contracts of that time. She was the only female in that room, trying to absorb everything around her. With each new project and company throughout her career, Parsons/Abu Dhabi Airport Company, Expo2020, Turner & Townsend/Schiphol, to now with Red Sea Global, women are no longer the only female in the room taking notes; they are leading negotiations, becoming the go-to subject matter experts (SMEs), the leaders, and even CEOs (ADAC, Expo2020).

Promoting sustainability: Studies show a strong correlation with and commitment to sustainable development in women leaders. A European Investment Fund report reveals that women-led firms score higher in environmental, social, and governance aspects, and businesses with more women in leadership are more likely to adopt eco-friendly practices. In real estate, this translates into more innovative projects and sustainable practices. Despite the progress, women in real estate face significant barriers. Gender bias, pay disparity, and a lack of mentorship opportunities are prevalent issues. The World Economic Forum’s 2023 Gender Gap Report highlighted that the economic participation and opportunity gender gap will take 131 years to close at the current rate of progress.

McKinsey & Company’s report proves this as companies with over 30% women in senior roles outperform less gender-diverse ones, with the top gender-diverse companies exceeding the least by 48%. Yet, women often face the substantial challenge of proving their capabilities and earning the same level of respect and recognition as their male colleagues.

EY’s report ‘Tapping into the talent of our women in the Middle East’ highlights three key challenges women face in workplaces in the region: visible and hidden barriers and external societal pressures. Women

often receive more mentoring but less sponsorship, crucial for career advancement as sponsors advocate for them in their absence. Flexible working options, vital for work-life balance, remain inconsistently available and can negatively impact perceptions of commitment. Additionally, the gender agenda often excludes men despite their crucial role, especially in male-dominated leadership.

Future Outlook

Real estate is about redefining the skyline, not just reaching it. Inspirational figures in the industry exemplify the change women leaders drive, and women’s influence in real estate is set to grow, shaping the industry’s future.

A Goldman Sachs report indicates that eliminating the gender gap could enhance GDP by 10% in developed markets and up to 13% in emerging markets. The time is ripe for the real estate sector not just to acknowledge but actively embrace the role of women in shaping its future. Their leadership, marked by empathy, collaboration, and innovation, is beneficial and essential for the industry’s sustainable growth and evolution.

Five ultra-luxury real estate trends with the potential to go mainstream

One of the things I love most about my work is that the ultra-luxury real estate landscape is forever shifting and evolving. Indeed, staying abreast of the latest sector trends is crucial to my role as AHS Properties’ CEO.

That said, some things never change. One such constant is that when it comes to high-end real estate, only the very best will do. It is common for high-net-worth individuals (HNWIs) to spend tens of millions of dollars on a single property, so it is perfectly understandable for them to have exacting standards.

The need to continuously raise the ultra-luxury benchmark can also positively affect other market segments. Just as electricity and hot running water were once considered the height of decadence, many of today’s premium property features may become commonplace.

Here are five ultra-luxury real estate trends with the potential to go mainstream.

Smart homes

Many homeowners already have access to a range of basic smart home devices. This is a prime example of a trend that originated in the premium property space before expanding to other segments.

Today, the priority within ultra-luxury real

estate is for cutting-edge technologies to be seamlessly integrated with a property’s design and architecture – a focus that I expect to shift to other markets.

The scale and scope of such technologies have grown enormously in recent years, encompassing everything from smart mirrors to interactive surfaces and immersive entertainment systems. These are bound to become more widespread as cost efficiencies and economies of scale come into play.

Eco-conscious features

Green building techniques and design choices now represent the norm within the ultra-luxury real estate market, as HNWI buyers demand homes that offer opulence without negatively impacting the environment.

At present, cost is the primary barrier to adoption regarding sustainability, meaning the most environmentally responsible innovations are often limited to luxury homebuyers. Options such as eco-conscious materials, energyefficient design features, and automation are still in their infancy, so those who wish to incorporate these elements into their properties must be willing and able to pay a premium.

Nevertheless, such innovations are bound to become more inexpensive over time, and I find it encouraging to think that the eco-conscious construction and design we are currently

Advanced security and privacy

Security and privacy have been influential in ultra-luxury real estate for many years. When someone is investing millions of dollars in a property, the least they expect is to feel comfortable and safe in their home.

Indeed, we’ve seen peace of mind become a key selling point for HNWI buyers in prime markets like London, with concierge security, stateof-the-art CCTV, biometrics, and – again – smart home technologies all becoming non-negotiables. With the growing affordability of related innovations, increasing numbers of homeowners in other price ranges will also look to incorporate these elements within their properties.

Health-focused amenities

Wellness features such as fitness centres, spa and sauna areas, and meditation zones have long been staples among ultra-luxury homebuyers. In recent years –particularly after the COVID-19 pandemic – we have seen a growing trend towards including additional niche features, including in-house medical facilities, advanced air filtration systems and other health-focused amenities.

While I am not suggesting that every home in the future will have its cryogenic chamber, we are likely to see a broader market shift towards more health-conscious construction and design choices with the potential to mitigate the effects of – or even prevent – future pandemics.

Personalisation

One trend that characterises the

ultra-luxury segment above all else is the ability to customise every aspect of a property to make it truly the buyer’s own.

For me, personalisation permeates every element of the premium homebuying experience, as HNWIs look to tailor each feature of their property to suit their specific requirements. Need a hyperbaric chamber, spa, sauna and meditation

space? No problem. Want to add the latest biometric identification system to your front gates? Of course. Would you like AI to automate heating and cooling in each room of your house based on individual family members’ preferences? We can do that.

construction components, which will, in turn, provide opportunities to develop bespoke properties from standardised ‘building blocks’. So, while the level of specificity prevalent in the ultra-luxury space may never fully expand to other market segments, I do think the ability to tailor a home’s features – from its layout down to its surface finishes – will proliferate during the coming years.

Predicting future trends is challenging in any sector, and real estate is no exception.

Nevertheless, based on my experience and the market’s current trajectory, I’m quietly confident that some, if not all, of my forecasts will hold up to scrutiny over the long term.

It would be more surprising—and a real shame—if AI-controlled, eco-conscious smart homes tailored to occupants’ specific needs didn’t become mainstream. In the meantime, my team and I at AHS Properties will remain focused on exceeding the expectations of ultra-luxury homebuyers and anticipating their future requirements.
