There is a particular electricity to the final quarter of the year. Calendars fill, inboxes swell, and the to-do list breeds overnight. Yet, in the bustle, I keep noticing the small, luminous moments that make it worthwhile: a jubilant handshake after a win, a quiet 'we did it' exchanged backstage, the shared grin of a team that just pulled off the impossible. Those flashes of joy steadied me as we delivered one of the region’s most significant gatherings for our sector, the Construction Innovation Awards and Summit 2025.

This season demanded stamina and judgement in equal measure. Q4 is never merely logistics. It is a lesson in growth. Personally, I learned to trust the pause between decisions, to listen harder to the people who build our world, and to protect the tiny pockets of calm that give ideas space to breathe. Professionally, we earned approvals that once felt out of reach, secured partnerships that broaden the conversation, and refined our approach to championing the voices shaping the built environment.

Across the industry, the mood is decisive. New projects are moving from the drawing table to groundbreakings at a rapid pace. We are seeing bolder approaches to mixed-use districts, more rigorous conversations around energy and materials, and a maturing view of what quality truly means, not just in finishes, but in the way places serve people day after day. It shows up in carefully sequenced timelines, in smarter procurement, in teams who measure twice so we can build once.

We still have one more month to run. As we continue to evolve, we plan to shake things up with braver questions, sharper analysis, and stages that feel like a home for meaningful debate. We enter the final stretch with focus, gratitude, and intent.

In a significant milestone for Vision 2030, Jacobs and AECOM have been selected by New Murabba Development Company to lead design services for The Mukaab

Jacobs in joint venture with AECOM, has been appointed by New Murabba Development Company to provide design services for the landmark The Mukaab — the iconic centerpiece of Riyadh’s New Murabba development. The project forms part of Saudi Arabia’s Vision 2030 program to create a sustainable, connected and human-centered urban future.

Designed as one of the world’s largest built structures, the 247-acre (100-hectare) Mukaab will anchor a new mixed-used modern downtown development combining residential, hospitality, retail and cultural spaces. Drawing inspiration from Najdi architecture — the traditional style of central Saudi Arabia — and integrating cutting-edge digital and immersive technologies, the development aims to redefine modern urban living and global visitor experiences.

Jacobs and AECOM will provide design services for The Mukaab and its surrounding podium areas, including infrastructure, road tunnels, the Mukaab Core, wadi podiums and public realm.

Bentley Systems introduces Infrastructure Cloud Connect, a new foundational layer designed to unify project and asset data, enhancing collaboration and efficiency across the infrastructure lifecycle

Bentley Systems, Incorporated, the infrastructure engineering software company, today announced Bentley Infrastructure Cloud Connect, a new foundational layer of Bentley Infrastructure Cloud. Connect provides a connected data environment and unified experience for infrastructure professionals interacting with project and asset data, improving collaboration across the infrastructure lifecycle and value chain.

“Infrastructure data lives everywhere—in models, PDFs, inspection forms, photos, IoT sensors, and more—and it’s rarely connected,” said Julien Moutte, chief technology officer, Bentley Systems. “That changes with Bentley Infrastructure Cloud Connect. Infrastructure professionals can access and manage all project and asset data in one place— fully contextualized and connected—from design through construction to operations.”

Connect enables users to explore a big-picture view of their entire portfolio in full geospatial context, dive deep into project and asset details, and collaborate, track progress, and identify issues—all in one environment.

“Bentley Infrastructure Cloud’s unified environment helps our project stakeholders quickly and clearly understand the impact of design decisions during constructability reviews,” said Andy Kaiyala, vice president of Digital Construction Management (DCM) at WSB, an early adopter.

Connect provides a secure, open, and scalable environment for engineering services firms, construction firms, and owneroperators to store and manage infrastructure files and data. It leverages Bentley’s iTwin platform to ingest data from over 50 distinct

file formats and integrate with a variety of enterprise systems, unifying engineering, operational, enterprise, geospatial, and subsurface data into digital twins of existing or planned assets in their full built and natural environment.

With Connect, collaboration is seamless across infrastructure ecosystems. Users can view and share infrastructure files and data, capture feedback and markups, and manage deliverables and correspondence with clients, suppliers, and other stakeholders in their value chain. It supports traditional file-based collaboration while also enabling more integrated, data-centric workflows.

Connect also features a unified web experience to visualize infrastructure data in full geospatial context, powered by Bentley’s Cesium 3D geospatial capabilities. A dedicated mobile app enables users to stay connected to project or maintenance workflows—wherever they are.

Connect is the new entry point to Bentley Infrastructure Cloud. Users can progress to ProjectWise for advanced design and construction workflows, and AssetWise for additional asset operations and maintenance workflows. Connect will become generally available in December 2025.

Qiddiya Investment Company has signed a SAR 5.25B (USD $1.4B) construction contract with Nesma & Partners to bring the Qiddiya City Performing Arts Centre to life

Qiddiya Investment Company has awarded a SAR 5.25 billion (USD $1.4 billion) construction contract to Nesma & Partners for the development of the Qiddiya City Performing Arts Centre, a flagship cultural project within Saudi Arabia’s upcoming entertainment and creativity capital, Qiddiya City.

Set against the backdrop of the Tuwaiq Mountains, the performing arts centre will feature three theatres with more than 3,000 seats combined, including a 500-seat suspended theatre and a cantilevered amphitheatre overlooking Qiddiya City’s lower plateau. Once completed, the venue plans to host over 200 performances annually, spanning theatre, music, digital art and international productions.

Brewer Gulf, the project will serve as Qiddiya City’s first cultural asset and a beacon for Saudi creativity and performance that aligns with the Kingdom of Saudi Arabia’s Vision 2030 ambitions to expand its leisure, tourism, and cultural sectors.

environmentally attuned. Every floating residence is anchored using a precisioncalibrated pontoon system designed to withstand wave dynamics and tidal variations while preserving the delicate marine ecosystem beneath.

The development team employs modular off-site fabrication, allowing components to be manufactured under controlled conditions for superior quality and reduced waste. These prefabricated modules are then assembled on-site using specialised marine cranes and precision alignment systems, a process that minimises environmental disruption and accelerates construction timelines.

Careful material selection further underscores the project’s commitment to performance and longevity. From corrosion-resistant marine-grade steel to lightweight composite panels, every element is designed to endure coastal weather while maintaining a sense of warmth and refinement. The result is a symphony of technical ingenuity and craftsmanship, a structure that floats effortlessly yet stands firmly as a testament to innovation.

Each residence is conceived as a sanctuary rather than a structure. Over 200 specialists in architecture, engineering, and design have devoted more than 13,000 hours to perfecting the floating villas. Spanning 4,000 square feet across three levels, they feature a rooftop deck with a jacuzzi and dining lounge, a sealevel living space with floor-to-ceiling glazing, and an underwater suite framed by coral gardens. Optional Bentley Home furnishings, tactile woods, veined stone, and maritime glass complete the interior — a seamless blend of quiet opulence and oceanic calm.

The destination will also feature the region’s first BuddhaBar Hotel with 162 keys, a floor of branded residences, and

Ahmed Alkhoshaibi: Food is incredibly powerful in building connections. It’s where families gather, where friends meet, where communities are formed. If you think about loyalty, people might buy a home once, but they’ll return to a restaurant or cafe dozens of times a year. So yes, F&B is central because it helps create that emotional stickiness,

it turns a neighbourhood into a community.

The UAE’s property market has evolved from residential-led models to integrated lifestyle destinations. How are dining experiences redefining what people expect from where they live?

Natasha Sideris: Dubai’s property market is becoming increasingly hyper-local, with residential communities evolving into full lifestyle destinations. Developers like Arada

are integrating health, wellness, and leisure into their projects, which naturally shapes dining expectations. Restaurants in these areas need to reflect that lifestyle by offering menus with healthconscious options and convenience at their core.

At tashas in Arada’s Aljada development in Sharjah, for example, our “Inspired By” menu will be created with nearby students in mind, featuring fast, balanced and more price-conscious dishes suited to their routine. Convenience is now a major factor, and restaurants must cater to early risers and late diners alike.

With growing populations and traffic congestion, people want everything within reach. Communities such as Aljada are being transformed into selfcontained ecosystems with diverse dining choices from cafés and bakeries to Asian, Arabic and Italian concepts, ensuring residents no longer need to travel far for quality food experiences.

We’re seeing a convergence of property, wellness, culture, and gastronomy. How is Arada integrating these elements to future-proof its developments against shifting market trends?

Ahmed Alkhoshaibi: For us, it’s about integrating these elements together from day one. Take Aljada, for

By integrating these elements from the planning stage, we future-proof our developments. No matter how lifestyle trends evolve, people will always value places where they can live well, eat well, stay active and feel part of a

As the line between residential, retail, and recreation continues to blur, how do you see the role of the developer evolving in shaping not just homes, but entire social ecosystems?

Ahmed Alkhoshaibi: The role of the developer today is about much more than building homes. At

WHERE GREEN MEETS GENIUS

The 28th edition of the Italian Exhibition Group’s Ecomondo unfolded as its most global and transformative yet — a celebration of innovation, sustainability, and the boundless potential of the green, blue, and circular economy. As Minister Pichetto Fratin aptly noted, “Ecomondo stands as a true symbol of innovation and sustainability”

In an increasingly volatile global context, sustainability serves as the guiding compass for governments, businesses, and the scientific community. Ecomondo 2025, the leading international event for the green, blue, and circular economies in Europe and the Mediterranean basin, organised by Italian Exhibition Group (IEG), came to a close today at the Rimini Expo Centre, reaffirming its status as a global hub for ecological transition—a role reflected in the concrete results of an expanding 28th edition.

“Total attendance increased by 7%, with a 10% rise from abroad. Over 1,700 exhibiting brands, of which 18% from abroad, covering 166,000 square metres of exhibition space. More than 600 journalists accredited (15% from abroad) brought Rimini Expo Centre to the attention of

the global community,” shared Alessandra Astolfi, Global Exhibition Director Green & Technology division at Italian Exhibition Group Spa.

Underlining Ecomondo’s central role on the international scene as a guide along the path towards a sustainable future, which Italy and Europe are continuing to pursue with determination, was Minister for the Environment and Energy Security Gilberto Pichetto Fratin, who toured the exhibition halls on Thursday, 6th November. “We can count ourselves among the leading countries in the world in terms of recycling capacity,” the minister explained. “There is much talk about rare earths and critical raw materials, but the largest deposit we have is our waste... And the

ability to recycle is fully demonstrated at this show, a symbol of innovation and sustainability.”

ECOMONDO 2025, THE MOST INTERNATIONAL EDITION EVER

Ecomondo 2025 has confirmed its status as a privileged venue for exchange between companies, researchers, and professionals from around the world, thanks to its collaboration with the Italian Trade Agency (ITA) and the Ministry of Foreign Affairs and International Cooperation (MAECI). A global crossroads with over 800 hosted buyers and international delegations from 65 countries. The most represented markets included Spain, Turkey, Poland, Romania, Serbia, Croatia, Bulgaria, Tunisia, Morocco and Egypt. To complete the picture, around 90 international associations were also involved. During the event, this network generated 3,800 business matches, promoting cooperation and the dissemination of best practices for ecological transition.

Over 200 events took place over the four days, with around 70 of them organised by Ecomondo’s Technical and Scientific Committee, chaired by Professor Fabio Fava, in a programme packed with initiatives that offered an up-todate interpretation of the green transition across various sectors. Key topics included: WEEE and critical raw materials, the circular textile industry, sustainable finance in support of the ecological transition, water management and the blue economy, bioenergy, the circular economy, AI applied to resource enhancement and data monitoring, Earth observation and the role of communication in overcoming false ecological transition dilemmas.

Considerable attention was paid to international cooperation and the green transition in the Mediterranean,

as well as initiatives for accessing clean and sustainable energy in Africa, as part of the Mattei Plan and the ‘Mission 300’ programme, with the fifth edition of the Africa Green Growth Forum.

The 14th edition of the States General of the Green Economy once again opened Ecomondo with a presentation of the Report on the State of the Green Economy 2025, placing the state and prospects of the European ecological transition at the centre of the debate in the new global context. The plenary session on the second day, held entirely in English for the first time, further broadened the international scope of the event.

The return of Sal.Ve, the biennial Exhibition of Ecological Vehicles, in partnership with ANFIA, showcased the entire product range of equipment for industrial and special vehicles, including those for collecting solid and liquid waste, street sweeping, and sewage disposal.

THE INNOVATION LABORATORY

At Ecomondo 2025, innovation bridged the gap between science and market: the Innovation District provided space and visibility to 40 Italian and international high-tech startups, including 20 from Morocco and Tunisia selected as part of the ‘Luca Attanasio’ Lab Innovates for Africa project, promoted by the Italian Trade Agency in collaboration with the Ministry of Foreign Affairs and International Cooperation. To accompany the exhibition, Ecomondo presented the ‘Lorenzo Cagnoni’ Award for Green Innovation to seven exhibiting companies, one from each of the event’s sectors, for the most advanced and promising technologies.

Your work is rooted in emotional storytelling. How do you translate abstract human feelings like calm or inspiration into spatial elements like light, texture, or form?

At RAW Design, we see emotion as the most potent material in design. Every space should evoke a sense of emotion — whether curiosity, inspiration, or serenity. Translating these feelings isn’t decoration; it is about understanding human experience. Light can soften a moment, textures invite touch, and proportions can energise or ground. We don’t design to impress; we design

to connect. The goal is for someone to enter a space and feel something lasting, even if they can’t describe it.

RAW is known for striking minimalism, but in a region that celebrates opulence, how do you convince clients to embrace simplicity over spectacle?

Minimalism isn’t about less design — it is more intention.

In a region drawn to grandeur, we approach simplicity as quiet luxury, refining what truly adds meaning, emotion, and function. Clients immediately feel the difference: a sense of focus, balance, and harmony. Simplicity doesn’t compromise; it delivers precision. A well-executed minimal space doesn’t shout — it holds attention effortlessly. That is where timeless design lives.

RAW has grown into a multidisciplinary studio. What were some pivotal challenges or decisions that shaped this evolution from boutique to benchmark?

Our evolution wasn’t about size; it was about depth. RAW began as a boutique studio with personal, hands-on projects as recognition grew

— from award-winning restaurants and clinics to commercial offices, the scope expanded. The challenge was growing without losing our essence. We built a multidisciplinary team capable of integrating architecture, interiors, and emotion while maintaining intimacy and design-led thinking. Every decision, process, and collaboration among people and technology deepened our creative impact and shaped RAW into a benchmark studio.

In a region where trends evolve fast, how do you decide what is timeless versus “on trend”?

Trends are fleeting; meaning lasts. Timeless design resonates. Evoking balance, purpose, and belonging. In a fast-moving region, it is tempting to chase styles, but at RAW, we focus on authenticity. Trends inspire, but they are never the foundation. Timelessness comes from honesty, functionality, and human-centred design.

You’ve won awards across healthcare, retail, and hospitality design. How do you maintain design integrity while adapting to distinct sectors and user expectations? Design integrity is about staying true to intent. Whether a clinic, retail space, or

restaurant, we start by understanding why the space exists and who it serves. Each sector has its rhythm — healthcare requires trust, retail thrives on energy, and hospitality celebrates atmosphere. We interpret these needs consistently while adapting materials, mood, and spatial flow. Integrity lies in thoughtful decisions, ensuring each project feels unique yet unmistakably intentional.

What future tools or innovations do you think will fundamentally change the way we design and experience interior spaces?

Tools like virtual reality, parametric design, and AI are transforming how we conceive and experience spaces. Clients can step inside concepts before they exist, while adaptive systems respond to human presence, adjusting light, temperature, and ambience. At RAW, these innovations are more than technology; they help us create spaces that are intuitive, immersive, and deeply connected to the people who use them.

How do you protect creative integrity when balancing high client

expectations, commercial pressures, and timelines?

Protecting integrity starts with clarity and collaboration. We begin by understanding the client’s goals, brand, and audience, ensuring that decisions are intentional. Pressures and timelines guide how we execute, not why we design. Clear parameters, thoughtful choices, and constant communication ensure the work remains considered, purposeful, and true to our design ethos.

In an industry sometimes driven by aesthetics and speed, how do you advocate for long-term environmental responsibility with clients and contractors?

Sustainability isn’t a trend; it is a responsibility. We show that thoughtful choices in materials, energy, and design benefit both the planet and the quality of the space. By integrating ecoconscious strategies early in the design of materials, lighting, and ventilation, sustainability becomes seamless, not an afterthought. Framing it as a valueadd rather than a compromise allows us to create spaces that are beautiful, functional, and responsible for the long term.

Oasis of ENTERTAINMENT

For several years, the GCC region has been actively reimagining the potential of indoor entertainment. There are several factors behind this, not least the extreme summer heat that makes yearround outdoor entertainment difficult, the increasing demand from young populations for tech-enhanced experiences, and the broader economic diversification initiatives that many GCC countries have adopted as they move away from oil reliance.

Construction has transformed alongside this innovation in indoor entertainment — and in many cases has been the driving force behind it.

While it’s challenging to obtain figures for this sub-sector of the broader entertainment market in the GCC, it’s clearly growing at a rapid pace. Figures for the MENA region indicate that the family and indoor entertainment market was valued at USD 618 million in 2019 and is projected to reach USD 1.7 billion by 2027. Except Egypt, all the major players in this report were GCC countries.

This article examines how the GCC has developed the infrastructure for indoor entertainment and explores how the region’s construction sector has leveraged climate-related challenges into a competitive advantage.

Constructing a new world of indoor entertainment

The key centres for this change include cities such as Dubai, Abu Dhabi, Riyadh and Doha. Each has invested heavily in the necessary infrastructure to create

tourism and entertainment sectors that can rival global competitors, specifically designed to suit the climate and national ambitions of each country.

As far back as 2005, Dubai established the world’s first indoor ski resort, which quickly became a key symbol of the region’s pioneering development. Dubai’s innovation paved the way for many other cities to follow suit, and the success of this early project also demonstrated the value of integrated delivery models.

From advanced cooling systems to smart energy management, construction firms are designing and

building large-scale structures that are efficient throughout the year. Techniques such as large-span roofing, vibration isolation and theming integration are now in demand for other infrastructure and cultural projects across the GCC.

Taking the idea of the mall to new heights

It started with the mall. Shopping malls in the Gulf have long served as comprehensive leisure ecosystems, featuring some of the biggest names, including Villaggio Mall in Doha, Dubai Mall, Yas Mall in Abu Dhabi, and The Avenues in Kuwait City. The Avenues in Riyadh is currently under construction and, when completed, will be the largest such development in Saudi Arabia.

Beyond retail, many of these malls form a kind of city within a city, housing everything from aquariums to ice rinks to VR parks. They are also social centres, places where people meet — a modern version of the village square or local park during times of the year when those spaces are too hot. For contractors, this has meant fresh approaches to planning structures and managing building systems. The result is a far richer visitor experience and a new benchmark for designing mixed-use spaces.

These new approaches are all underpinned by economics: when malls go beyond just shopping, it drives more extended visitor stays, and with that comes higher spending. Investors who understand this know that having an ice rink within a mall isn’t an extravagance, but a strategy that yields a real return on investment.

The rise of indoor sports and fitness

The Gulf’s indoor entertainment boom isn’t limited to shopping or skiing. Sports have moved indoors as well. There are major indoor sports and entertainment complexes, such as Zayed Sports City in Abu Dhabi and the Al Shabab Dome in Dubai. However, equally impressive are massive new projects that take this idea to previously unimagined places.

The prime example is The Loop in Dubai, which, upon completion, will be the world’s smartest cycling and running infrastructure, featuring nearly 100km of sustainable urban highway. This cycling and walking track will be climatecontrolled, allowing people to ride bicycles, run, or simply walk in comfortable conditions. Meanwhile, in Saudi Arabia, the Qiddiya project, known as ‘the first city built for play’, is also under construction and will include esports arenas along with event venues and waterparks. Projects like The Loop involve collaboration between civil engineers,

façade specialists, and sustainability consultants who work together to create comfortable microclimates, utilising modular construction techniques to accelerate delivery timelines.

The indoor theme park

The fact that it needs to be indoors hasn’t stopped the Gulf from creating indoor entertainment on a massive scale. In Dubai, IMG Worlds of Adventure spans 1.5 million square feet and features zones based on popular brands, including Marvel and Cartoon Network. Meanwhile, Warner Bros World Abu Dhabi brings together Bugs Bunny, Batman and Superman all under one roof.

These ventures are calculated investments in diversifying the tourism industry. Each year, the number of international visitors increases, and these indoor experiences provide a weather-proof solution. Because of this, indoor theme parks and leisure centres offer strong returns due to year-round visitor flow and high per-capita spending. Operators receive more predictable income streams, as well as cross-selling opportunities through hospitality and retail.

Turning the climate challenge into a competitive advantage For policymakers and developers, the business of indoor entertainment demonstrates the Gulf’s ability to adapt to its environment while building globally competitive industries. In economic terms, these projects are part of a broader strategy to reduce dependence on oil, with the entertainment and leisure market driven by investments in tourism, culture and sport. In all cases, indoor facilities enable these activities while also regulating revenue because they can stay open year-round.

On a social level, these indoor spaces also enhance the quality of life. People may move to the region to take advantage of work opportunities, but having the necessary infrastructure for their families means they’re more likely to stay.

Sustainability and the future

At the heart of the indoor entertainment revolution is the need to maintain massive climate-controlled spaces. Many current developments are experimenting with hybrid cooling solutions, including chilled water loops, phase change materials, and HVAC controls with AI integration. These were once niche technologies, but today they are central to sustainable construction. Just as smart cities are being planned and built, the next generation of entertainment spaces will merge innovation and functionality with sustainable practices.

At its core, the business of indoor entertainment in the Gulf is about quality of life and creating spaces where people can connect and play throughout the year. By reimagining the indoors, Gulf cities have adapted to their environment, leveraging it as a competitive advantage.

It’s a global issue, but in the GCC where the sector depends heavily on migrant labour, the human and economic implications are particularly large.
