Fasten Your Seat Belts Frantically, sitting and eating my talabat order, I am typing my first-ever editor's letter for this magazine. Honestly, I have had little time to think about this new role I have added to my hat between frequent travels and other significant events. But even though the Middle East region is growing incredibly rapidly, the construction and development industry has been a significant contributor. Companies in the UAE, KSA, and the wider region are essential to being in the right place at the right time, even when they are far from the spotlight, and we are here to give them all. This issue focuses on the FM sector and the digital transformation this industry is moving towards, illuminating the five main pillars of CBNME. In addition, the response to our first event of the year, the Pillars of Real Estate Awards, which will be held at Habtoor Palace Dubai on February 26, 2024, has been outstanding. ALDAR COMMITS AED 1 BILLION TO ADDITIONAL EXPANSION TO UAE’S LOGISTICS REAL ESTATE BUSINESS

ldar Properties, the leading real estate developer, investor, and asset manager in the UAE, is investing a further AED 1 billion to expand its logistics real estate business in Dubai and Abu Dhabi. Having first entered the logistics sector with the majority acquisition of Abu Dhabi Business Hub (ADBH) in 2022, this new investment includes the acquisition of operational assets as well as the development of ready-to-lease and build-to-suit options in response to strong demand for Grade A logistics facilities.

Growth of the UAE’s logistics sector is supported by substantial investment into transportation and infrastructure, to support diversification of the economy. Aldar is experiencing strong demand to develop a range of logistics facilities, including supply chain and fulfilment warehouses to last-mile centres, in the form of single tenanted facilities and larger scale logistics parks. Tenants are in a wide range of sectors, primarily focusing on third-party logistics (3PL), e-Commerce and retail.

Marking its first logistics acquisition in Dubai, Aldar has bought 7 Central logistics hub and an adjacent plot which once developed will almost double the current gross leasable area (GLA) of 19,000 sqm. The facility, which was sold by Seven Seas Steel Industries LLC, is strategically positioned in one of Dubai’s most established industrial areas, Dubai Investments Park. The company has also created a healthy development pipeline and will build 233,000 sqm of new Grade A logistics facilities across the UAE. This includes single tenanted facilities and logistics parks in Dubai, totalling 200,000 sqm of GLA that will be developed in partnership with established logistics real estate players, and a 33,000 sqm GLA expansion of the company’s premium logistics facility, ADBH in Abu Dhabi. The ADBH warehouse portfolio is fully leased at its current capacity of 132,000 sqm to diverse institutional tenants, including Etihad, Mubadala and Twofour54.

out using manual techniques, which resulted in inefficiencies in project planning, design, and execution, extending project durations and driving up prices. We also noticed the need for more technology tools, such as project management software and communication platforms, which results in poor collaboration among project stakeholders. Without such advanced technologies, effective communication becomes challenging, leading to miscommunication, cost errors and delays during project phases. Recognising these drawbacks, we began to work closely with local stakeholders to ensure that their solutions meet both the project design’s needs and the construction community’s expectations. At Trimble, we have been keeping track of the construction sector’s growth over the past 20 years and have periodically updated our technology solutions and products to meet industry demands and standards. We are incredibly proud to have contributed our solutions for several mega projects in the Middle East, including the Grand Egyptian Museum, Expo 2020 Pavilion, Burj Khalifa, Museum of the Future, Ain Dubai, One Za’abeel Tower, Riyadh Metro Station, Adly Mansour Metro, and the Red Sea Coastal Village Residential project to name a few. What are some successful projects in the region where Trimble solutions have played a significant role? The Museum of the Future has been one of our many successful projects in recent years, considering its distinctive design and other intricate characteristics. Trimble’s Building Information Modelling (BIM) technology was utilised for this impressive building, specifically Tekla Structures. BIM implementation,

coordination, connection design, shop drawings, erection engineering study and stage analysis, workshop fabrication drawings, and the supply, fabrication, and erection of structural steel works were all included in this project. The overall success of the project was facilitated by the software’s ability to manage the complexity of the structural design of the Museum of the Future. Multiple solutions from Trimble were applied; Trimble Connect was used as the Common Data Environment (CDE), Trimble’s SysQue was used for the intricate MEP design, Tekla Structures also proved helpful in designing the building’s highly complex structure, while Robotic Total Stations were used for the automated on-site layout. These modern solutions helped reduce the rework by up to 65%, a 50% productivity boost and a 25% total energy consumption reduction. In addition, another incredibly successful project was the One Za’abeel Tower in Dubai, which carries the world’s longest cantilever building up in the air, 100 meters above ground. What strategies do you have to build solid relationships and partnerships with local stakeholders? Trimble adopts a multi-faceted strategy to develop and sustain robust relationships and partnerships with local stakeholders. This strategy involves engaging with industry associations, establishing partnerships with regional organisations, and working closely with government entities. As part of this strategy, we constantly seek collaborations that share our dedication to promoting regional innovation. Furthermore, our system also encompasses establishing dedicated teams with an in-depth understanding of the local business climate, culture, and regulations. These teams collaborate closely with local stakeholders, fostering partnerships through effective communication and customised solutions. Another strategy is to be involved with the local community through several social responsibility projects and initiatives. In 2021,

we collaborated with Heriot-Watt University for their WATTXPO in Dubai, during which our team interacted with the university students and allowed them to test the equipment on models they had created themselves. This gave the students a better understanding of these technologies through an enhanced experience from a different viewpoint. HoloLens, X7 Laser Scanner, Trimble Connect, and Tekla were among the technologies showcased at the event. Another innovative strategy is our annual event, Tekla Users Day, which offers tech individuals, construction professionals, engineers, and developers from various companies the chance for industry training, exposure to the newest Tekla innovations and tools, networking with fellow Tekla users in the Middle East, and the exchange of disruptive ideas among participants. lobally, the facilities management industry is at the forefront of a digital revolution, leveraging cuttingedge technologies to optimise and streamline operations. The same is true here in the UAE. They range from IoT devices embedded in facilities to enhance real-time monitoring and predictive maintenance to ensure proactive problem resolution. Artificial Intelligence (AI) drives data analytics for strategic decision-making, while Computer-Aided Facility Management (CAFM) systems streamline processes. The industry is poised to witness an integration surge in the next five years, focusing on smart buildings, sustainability initiatives and occupant-centric solutions. This transformation promises increased efficiency, reduced costs and a comprehensive approach to facility management in an increasingly interconnected and tech-driven landscape. However, at bfm, we want to focus on the importance of AI in chiller plant upgrades and retrofits as we firmly believe AI-enabled HVAC or chiller systems are the future of FM complex services. As a new, emerging mega-trend in FM, few case studies are available that demonstrate the sustainability attributes of upgrade or retrofit projects utilising AI technology. In Q4 2022, bfm demonstrated how AI can be a data mining algorithm for

chiller plant upgrades. Our mission was to utilise extensive data analysis in a chiller retrofit project to avoid the need for capital expenditure on a large scale and expensive new equipment.

chiller retrofit projects can minimise downtime and maximise up-time and energy efficiencies while reducing energy and workforce costs and unnecessary wear and tear.

bfm’s first pilot retrofit project was the Marriott Downtown Hotel in Abu Dhabi, a 5-star hotel with 315 hotel rooms and 64 service apartments spread over 25 floors. Our team utilised an AI system and analytics platform. This software was a cloud-based analytics tool, while the chiller plant manager utilised different software.

bfm was honoured to take home a prestigious award at the recent IRECMS Awards 2023 for ‘Best AI Initiative of the Year’ in 2023, among other industry awards.

The resulting energy usage reductions and operational cost savings were substantial, with total annual savings in the first year equivalent to 42.2 gasoline-powered passenger vehicles driven for one year or 3,257 tree seedlings grown for ten years. Total energy cost savings due to the new chiller plant manager in 2022 reached nearly six figures, which keeps increasing yearly. This is better for the corporate bottom line and the planet in terms of lower energy usage and reduced carbon footprint. Furthermore, bfm expects to reduce human resources requirements by 70% by automating the entire chiller plant operation. This bfm project successfully demonstrated how embracing digital transformation and placing big data and AI at the heart of

Fast forward a few years, and we anticipate virtual reality, augmented reality, and artificial intelligence will revolutionise the construction landscape, particularly aiding project visualisation and decision-making in the region. In a global market worth US$9.7tn2, the construction sector is experiencing a surge in digital adoption due to heightened demand for infrastructure, a scarcity of trained labour, increased stakeholder expectations for data transparency and integration, and a need to speed up construction timelines.

I

t is an intriguing time to work in the region on construction projects, as evidenced by data from our inaugural Middle East Digital Market Intelligence Report1. At Turner & Townsend, we surveyed key decision makers from companies working on Middle East construction projects, deepening the industry’s technological evolution. A key finding from our report is that 63% of respondents stated their organisation has an active digital strategy. This means companies are strategically embracing digital

digital connectivity, advanced mobility solutions, efficient transportation, and state-of-the-art security measures3. This is where sustainable city development will come to the fore as a practical resolution to mitigate the environmental and socio-economic consequences of rapid urbanisation. As such, the annual growth rate of smart cities is growing exponentially and is set to double by 2026 from where it was in 2021. Closer to home, the UAE is promoting using smart technologies to accelerate its agenda of becoming a knowledgebased economy. Smart city initiatives have thrived in the Middle East, notably in Abu Dhabi and Dubai, setting a

It means the Middle East construction industry is not merely adopting digital technologies but forging a transformative future where sustainability, innovation, and adaptability are paramount. Digital adoption challenges It should be noted that challenges do persist in the construction industry’s digital integration journey. Our respondents identified cost considerations, resistance to change, the requirement for comprehensive training programmes, and fragmented legacy processes as barriers to implementation.

This will include incorporating advanced data analytics and simulation tools, 3D printing, digital twin technology, robotics and automation.75 per cent of our survey respondents agreed that data analytics and predictive insights would improve future risk assessment and mitigation strategies. Typically, as smart city practices evolve, they catalyze the industry’s ongoing digital transformation, fostering an environment where innovation

Our report findings underscore this, with circa 80 per cent of respondents believing that addressing these challenges requires a cultural shift in attitudes before digital transformation can be universally embraced and adopted. At the same time, we are seeing an increase in digital adoption of BIM and collaborative tools, such as cloud construction management software, being recognised by 80 per cent of survey respondents for their combined potential to enhance project efficiency. Such innovative tools redefine connectivity, enhancing project coordination and improving decision-making, quality control, and budget management. Our report suggests a positive correlation between digitalisation and improved project outcomes, with 65 per

cent of respondents citing increased efficiency and 63 per cent identifying data-driven decision-making as critical opportunities. As our industry embraces this digital-first future, it’s evident that the successful integration of digital tools is not just a technological shift but a fundamental change in how construction projects are conceptualised, planned, and executed. Supporting green initiatives Integrating digital technologies will continue to play a crucial role in driving sustainability in construction projects. At Turner & Townsend, we advocate a digital-first approach, which mirrors our survey results, with approximately half of respondents believing that digital transformation of the construction industry will lead to a more sustainable and environmentally friendly approach to building projects. Furthermore, 95% of respondents believe that digital technologies will benefit green construction initiatives. This will be particularly prevalent in sustainable design and resource management. Additionally, a growing global market for green building materials is forecasted to reach US$951bn4 by 2030. Integrating digital tools aids the adoption of green practices and facilitates real-time monitoring and reporting of environmental metrics, contributing to a more transparent and accountable construction industry. In the past five years, we have seen this first-hand with meaningful change in building operational performance, helping deliver

energy-efficient buildings. This is being charged by cloud solutions propelling data measurement, monitoring and building management as a conduit for carbon footprint assessment and ESG reporting. Drilling down further, digital transformation can support the integration of sensors and controls across all aspects of a project to a much greater extent than is currently seen – tracking multiple parameters for internal environmental quality, heating, ventilation and air conditioning (HVAC) system performance and health, utilisation, occupancy and demand across a building. If coupled with machine learning systems and complete system control and responsiveness, there is the potential to optimise buildings fully for energy, comfort, and wellbeing. This will deliver significant savings in operational costs for landlords and provide healthy, attractive environments for occupants that will be a differentiator in the property market. Digital tools also have a central role to play in achieving green building certifications. The increasing stringency in green building certifications and the broadening of certification pathways have led to using digital tools and smart technology for performance simulation, design modelling, parametric assessment, sensitivity analysis, and materials performance. This has facilitated a more robust building performance evaluation at the earliest design stages, enhancing sustainability credentials.

Essentially, the alignment between digitalisation and sustainability emphasises a broader industry shift towards responsible and eco-friendly construction practices, ensuring that technological advancements are not pursued at the expense of environmental wellbeing but work hand-in-hand to contribute to a greener and more sustainable future. Digital integration The Middle Eastern construction industry’s most significant technological adoption driver will be the regional effort to establish a digital economy. All industries will have to align with the overarching governmental ambitions. Our report findings corroborate the impact of governmental policies on digital transformation in construction. Specifically, countries with welldefined digital strategies, such as Saudi Arabia, exhibit more significant progress in construction digitisation than those without clear policies. The industry’s embrace of digital technologies is evident in large-scale national initiatives and smaller, more localised projects where the benefits of digital integration are recognised and prioritised. As the industry continues its journey

towards comprehensive digitisation, our report findings indicate a need for tailored strategies based on regional and project-specific nuances, emphasising the importance of flexibility and adaptability in the digital roadmap. A digital-first future In summary, the Middle East construction industry stands on the precipice of a profound digital transformation spurred by the success of smart city initiatives, technological advancements, and an increasing commitment to sustainable practices. Embracing a digital-first mindset paves the way for our industry’s resilient and technologically advanced future, ensuring the proper arrangements, systems, architectures, standards, controls, and models are in place, enabling projects and programmes to be delivered safely and successfully. It means digital-first projects, programmes, and enterprises will perform better and achieve outcomes faster by implementing human-centric digital solutions. The UAE government aims to modernise urban spaces by developing smart cities, representing a strategic shift towards technology-driven advancements. For instance, the UAE government has achieved a significant

milestone in Dubai by creating a vast network comprising more than 23,600 complimentary Wi-Fi locations. Strategically positioned throughout the city, these Wi-Fi access points span parks, beaches, malls, and various public areas, guaranteeing continuous connectivity for residents and tourists and enabling them to remain linked regardless of location. ike many others, our industry is in the midst of a fourth industrial revolution - an era marked by the growth of smart technologies, artificial intelligence, robotics and algorithms in everyday business. This combination of factors, shortened to the acronym STARA, has caused significant shifts in how we live, work and innovate and permeates virtually every business sector. However, with great opportunities, substantial challenges also emerge. Smart technology has undeniably fostered more

However, it has also contributed to the acceleration of rapid urbanisation - more mobility, larger cities, and increased construction, meaning more energy is consumed daily. At the forefront of the urbanisation wave stands the GCC, home to some of the world’s highest energy consumption rates. Energy consumption in the region has outpaced the rise in GDP since 1980, fuelled by population growth, fast-paced infrastructure developments and the boom of energy-intensive industries. With energy demand only set to rise for the foreseeable future, governments and industry leaders are seeking

solutions to support infrastructure growth more sustainably and efficiently. And this is where smart technology can make a difference. Smart HVAC systems are equipped with advanced controls and variable speed technology, enabling them to address several industry challenges, such as performance deterioration, fluctuating demand, high costs, and energy waste. For example, even when systems are designed with the most incredible efficiency in mind, their effectiveness deteriorates over time. Component efficiency and system conditions ‘drift’ away from their original operating curve, causing the system’s performance to degrade incrementally - a phenomenon known as performance drift. In my experience with Armstrong Fluid Technology, variable speed pumps, such as our Design Envelope Pump, are a smart solution that can combat performance drift. The pumps are integrated with active performance management software, which provides real-time alerts and historical data for variable-speed pumps. As a result, the pumps can detect drops in performance and dynamically adjust in real time to match the system demand. This innovation means energy is consumed only as needed, resulting in a highly efficient system which performs better and lasts much longer. Beyond optimising energy efficiency, the software also helps to create safer and more comfortable indoor

environments through predictive maintenance. Systems can provide alerts when they detect faults, allowing for the early detection of issues before they escalate into more severe problems. This can prevent systematic failures or disruptions, always protecting occupant comfort. And then there’s machine learning, which trains HVAC systems by exposing them to vast amounts of data. The systems learn from the data and then autonomously adapt to various scenarios without manual programming. Digital twin technology, for example, uses machine learning to create an exact digital replica of a live HVAC system. The sophisticated technology can identify potential issues and test different strategies on the replication before doing so on the live system. Smart technology is crucial in propelling the construction industry forward. A lack of performance data within an HVAC system is a massive challenge in the region and often hinders facilities managers, ultimately wasting time, energy and resources. Machine learning removes the significant burden of manual programming and has been shown to enhance system operation and efficiency over time. For new projects, smart technologies are being considered from the onset, but what about the 76% of HVAC systems in operation today that are over a decade old and unable to reap the

benefits of these technologies? HVAC equipment remains the primary energy consumer in buildings, responsible for 45 to 70 percent of total energy consumption. Yes, we can create smarter systems, but to truly foster sustainable development, we must recognize those already operating inefficiently. Fortunately, many smart solutions, such as active performance management, can also be retrofitted to upgrade existing systems. The UAE is spearheading the retrofit movement to improve the energy performance of existing buildings. Thirty thousand buildings across Dubai will be retrofitted before the end of 2030 to achieve a 30 per cent reduction in energy demand. The retrofits are predicted to save over USD22.33 billion and reduce emissions by 1 million tonnes of CO2. As the founder of Wonderwall, I am at the forefront of luxury home renovations, advocating for the seamless integration of solar energy into residential projects. In this edition, I will share my expert thoughts, investigating the

Maximising electric loads for modern living and economic feasibility The UAE is experiencing an increase in power demand both indoors and outdoors. We are seeing a big movement towards solar solutions, with residential homes increasingly aiming to generate up to 100% of their electricity from solar power. There is a growing trend towards

sustainable practices and a desire to lessen environmental effect.

People are seeing ROI as early as six years, making it essential for future builds for many. into homes. An important consideration is whether the property is an existing home or a fresh land to work off. The underground piping requires an entire change, and the costs increase significantly in those cases. Existing households, on the other hand, can investigate solar panel-powered solutions for specific uses, thereby increasing energy efficiency in a realistic and cost-effective manner. You may use solar energy to power outdoor lighting. Harnessing solar power can greatly improve operational efficiency in homes with extensive pool machinery, providing an environmentally benign alternative to traditional energy sources. Finally, and most effectively, solar panels can power up to 6-8 bathroom water heaters, reducing reliance on traditional energy sources while also minimising environmental impact. By strategically selecting key areas for solar integration, homeowners can make tangible strides towards a more sustainable and energyconscious living environment. Aesthetic considerations If you have the opportunity to design and build a solar-powered home from the ground up, the aesthetic challenge can be daunting. Solar panels can improve aesthetics (in an ideal world) by being used as architectural features like skylights or pergolas, resulting in a harmonious balance of sustainability and design. Interestingly, the aesthetic appeal of solar panels is gaining traction; just as airports globally have

incorporated them as centrepieces, residential projects can leverage solar technology as a design element The earlier you have these conversations, the more likely you are to create a truly connected design in every detail. In fact, due to space constraints or a lack of early engagement, solar panels can become an afterthought. Solar panels allow you to push your creative design problem-solving abilities, including ideas for how to conceal them elegantly. This conversation brings me to the most critical foundation you will need for any solar panel project. Collaborating and working seamlessly with architects, interior designers, and solar experts is crucial for a cohesive design. Early involvement in the planning stages ensures seamless integration of solar solutions into the overall design vision. For example, I learned about daylight optimisation from my solar experts. It takes advantage of the natural light generated by solar panels to enhance daylight within the home by using design methods that maximise the benefits of natural light, decreasing the demand for artificial lighting throughout the day and creating a bright, inviting ambiance. Knowing this from

the start can make a huge difference in the strategic design process. Working collaboratively also allows for future updates and advancements in solar technology. Create places that can readily incorporate new solar panels or improved energy storage systems as technology advances. These insights illuminate the path towards a more sustainable and energy-efficient future, not only meeting the current needs of communities in the UAE but also laying the groundwork for a paradigm shift in residential living. As the boundaries of innovation continue to expand, considering solar solutions is not just an option but an imperative for the homes of tomorrow.

In the upper segment of the market, with supply still not meeting the demand equilibrium, we will likely see rents stick and prices swing upwards,” adds Abdullah Alajaji, Founder of Driven Properties. • Increased diversification: In Q2 and Q3 2023, both Dubai and Abu Dhabi have diversified at a rapid scale with greener areas on the block, surge in off-plan projects, ready property purchases, increased foreign confidence among property seekers and a consistent rate of growth for upscale properties during the initial half of 2023.

Richard Waind, CEO of Betterhomes, explains, “In 2024, we might see more available properties as sellers look to take advantage of current prices. Developers will also continue to launch new projects at an accelerated rate. This extra supply will likely keep the price rise we have seen over the last few years in check. For renters, there may be some relief towards the latter part of 2024, with the delivery of more new homes taking some pressure off the current rental market.”

“Looking ahead to 2024, I anticipate a more diversified real estate market. Many off-plan projects initiated in previous years will reach their handover stages. As a result, 2024 will see Abu Dhabi achieving a balanced real estate market where leasing, resale, and off-plan sales will coexist harmoniously to cater to a wide spectrum of clients. Those who profitably sell their properties will have the opportunity to reinvest in the exceptional properties expected to enter the market in 2024. Moreover, investors who experienced rapid capital gains from their 2023 investments will likely remain confident and continue their real estate ventures,” highlights Kika Pavese, Managing Director, MD Real Estate.

For Ben Thomas, Head of Secondary, AX Capital, the market is maturing, highlighting sustainable growth. “Analyzing recent trends provides valuable insights into the market’s potential performance going into the new year. If we go back to the period of COVID rebound during late 2020, the market has displayed a more sustained growth pattern, indicating a maturing phase rather than a speculative boom.” • Mid-market stability: The midmarket is most likely impacted by regulation in pricing. “Only 24,000 units are set for delivery in 2024; this is half the number of units delivered in 2023. Most of those set for completion are in affordable areas such as JVC, Arjan, IMPZ, and Dubai Land, with mid-market areas such as MBR City, Dubai Hills, Dubai Marina, and Business Bay set to see properties handed over. This will likely add

The positive sentiment is fuelled by sustained population growth driven by a competitive economic landscape and government initiatives attracting global businesses and individuals. “The moderate growth rate, considering recent trends, is complemented by an increased pace of new build handovers and projects, potentially alleviating supply-side pressures. Dubai’s strategic approach to development positions it as an attractive destination for relocation across various industries. As we navigate through 2024, the real estate sector appears poised for continued expansion, supported by a well-thought-out combination of economic incentives and proactive government measures,” Louise adds. • New ways of living: With the rise in ownership, several new trends are emerging, including short-term rentals and flexible living options, driven by evolving lifestyles, career changes and technological advancements. Nina Klishevich, General Manager, Blueground, elaborates, “Flexible living solves the current tediousness of renting an apartment thanks to technology. This includes choosing and viewing a property, managing move-in details, apartment specifications, and maintenance requests through one convenient platform. Furthermore, tenants are given the freedom of flexible agreements and can avoid long-term commitments.”
