Between Chaos and Clarity

Some days, the corporate world feels like a tightrope stretched across a city skyline — dazzling, daunting, and demanding a balance you didn’t know you possessed. I often find myself walking that line, somewhere between deadlines and dreams, ambition and exhaustion, tradition and disruption. It’s here, on this delicate thread, that the pulse of modern work quietly beats.

Lately, though, I’ve been reflecting on how this rhythm is changing. With Gen Z steadily entering the workforce, the landscape feels different — vibrant, fast-paced, and full of possibility. They bring authenticity and collaboration, challenging structures that once felt immovable. But it also makes me wonder: in this rush of fresh ideas and bold energy, is there space to pause, to observe, and to truly understand the depth of what came before? In today’s world, where everyone’s voice is amplified, listening sometimes feels like the quietest skill of all — yet perhaps the most essential. In creative industries where I come from, where freedom and focus must constantly intertwine, this balance becomes even more delicate.

And speaking of balance, this edition celebrates sustainability, with special coverage of the Sustainability Innovation Forum and Awards 2025. It reminds me that sustainability isn’t only about our environment, but also about nurturing a culture of understanding — one where new perspectives grow alongside deep-rooted experience. Just as a thriving ecosystem needs both new growth and strong roots, the same holds true for organisations navigating generational change.

Perhaps the future lies not in choosing sides but in blending perspectives — honouring the wisdom of the past while embracing the possibilities of the present. As I look ahead, I believe our greatest opportunity is to create corporate cultures that are not only innovative but enduring, where every generation feels both heard and understood.

Emarat and Wasl have signed a landmark agreement to deliver LPG supply and maintenance services across more than 8,500 residential and retail properties

Emarat, a pioneer in the UAE’s energy retail sector, and Wasl, one of the largest real estate management and development companies in the UAE, has signed a landmark agreement to provide Liquefied Petroleum Gas (LPG) supply and maintenance services across 8500+ of Wasl’s residential and retail assets, situated in key Dubai communities including Jumeirah, Al Quoz, Umm Suqeim, Karama, Oud Metha, Naif, Muraqqabat, Muhaisnah, Rashidiya, Mirdif, and Warsan.

The agreement was formally signed by Salem Al Nuaimi, Director of Asset Services and Solutions Management (AMSS) at Wasl Properties, and Zayed Abbas, Senior Vice President, LPG, at Emarat.

Under the agreement, Emarat will provide end-to-end LPG

solutions, including uninterrupted supply, system fit-outs, preventive maintenance, emergency response, and compliance with safety protocols. The services also include 24/7 customer support, meter reading, billing, and invoicing for all tenants—both residential and commercial.

TARAF BEGINS CONSTRUCTION ON KARL LAGERFELD VILLAS

Taraf’s latest luxury development, Karl Lagerfeld Villas, begins construction, this project is the fashion house’s first residential venture in the Middle East

Taraf, the real estate division of UAE-headquartered investment holding group Yas Holding, has officially commenced the groundbreaking of KARL LAGERFELD VILLAS, a landmark development that marks the brand’s debut in the Middle East residential market.

This extraordinary project brings the legacy of the late fashion icon Karl Lagerfeld to life in one of Dubai’s most exclusive residential enclaves. Emirati Women’s Day, celebrated every year on August 28, honours strength and resilience.

Khadija Al Bastaki, Senior Vice President of Dubai Design District, part of TECOM Group PJSC, highlights the growing role of Emirati women in design and their impact on shaping the UAE’s creative future.

What does Emirati Women’s Day mean to you personally?

For me, Emirati Women’s Day is a celebration of strength and resilience. The women of our nation have made extraordinary contributions within our communities not just today and in the recent past, but for the entirety of the country’s existence. The fact that this year’s theme is ‘Hand in Hand, Celebrating the 50th’, marking five decades since the establishment of the General Women’s Union in 1975, is proof of that. Emirati women have been central to the nation’s progress on a social, cultural and economic front and this day is a chance to honour the trailblazers who have come before us, and also those shaping our future today.

This day is a source of inspiration for all Emirati women and allows us to feel proud of our journey, no matter which stage we are in – whether we are students, professionals, mothers, wives or a combination of those.

At Dubai Design District (d3), in particular, I have seen the impact of Emirati women in the creative industries, and Emirati Women’s Day is a reminder of our responsibility to provide them with the opportunities and platforms they deserve.

How do you feel the role of Emirati women in the design industry has evolved over the years?

Emirati women are now at the forefront of shaping the UAE’s design identity, from fashion and jewellery to interiors and architecture. They are blending our rich local traditions with global influences to create a distinctive design narrative that resonates regionally and internationally.

Over the years, Emirati women have become more inventive,

more ambitious and more spirited. They contribute creatively but are also building successful businesses, mentoring talents and confidently steering the direction of the diverse industries they function in.

Dubai Design District has become a creative hub under your leadership. What vision do you have for empowering more Emirati women to enter the design field?

The vision of d3 is to create an ecosystem where Emirati women can thrive at every stage of their creative journey, from mentorship to entrepreneurship and global recognition. This means providing access to world-class infrastructure, fostering collaborations with leading brands and offering platforms like Dubai Design Week and Dubai Fashion Week to showcase their work.

It’s also about nurturing the next generation through institutions like the Dubai Institute of Design and Innovation (DIDI) and in5 Design, so that young Emirati women see design as a passion and a viable and rewarding career path.

I’m proud of how far we have come to turn this vision into reality. The Emirati women designers and businesswomen

at d3 have made waves through their innovative practices and entrepreneurial spirit. Multidisciplinary designer Aljoud Lootah, for instance, has built a studio that seamlessly blends Emirati artisanal techniques with contemporary design, growing alongside d3 since participating at the inaugural Dubai Design Week in 2015. Other trailblazing creatives include Shafia Alkhyeli, founder of interior design practice Soul Interior Studio; Fatma Al Khoori, owner of the gift-wrapping concept store Maska; and Hanadi Al Hawi, founder of the modest fashion label The Kape.

What inspires you most about working in the design sector?

The energy, creativity and diversity of perspectives in the design community are truly motivating. What inspires me most is the power of design to tell stories and shape the

way we live. At d3, I’m surrounded by brilliant minds who are pushing boundaries, whether it’s through sustainable architecture, ethical fashion or product design. Every day, I see how design can drive positive change.

Could you share some pivotal moment in your career at Dubai Design District?

A defining career milestone for me and my team has been celebrating more than a decade of design excellence at d3 this year. Since its founding, d3 has worked to transform regional design talent into globally recognised impact and I’m proud that we have achieved this and are still expanding and growing, with more to come in years ahead.

Another key moment was the launch of Dubai Fashion Week as the official and definitive fashion week for the city and region. This felt like a milestone moment

and an exciting platform to further grow and expand Dubai’s reputation as a global fashion capital. With each edition I enjoy seeing local Emirati talents showcase alongside innovative and leading regional and global names. Dubai Fashion Week Spring Summer 2026 starts on Monday, and I can’t wait for another truly inspiring week.

Finally, the partnership we signed earlier this year with two keystone entities of Milan Design Week – Fuorisalone and Brera Design District – stands out as another highlight. Aligning with such prestigious entities, in such a renowned design city as Milan, felt like a significant moment indeed and we look forward to sharing more on this partnership.

How does your Emirati heritage influence your perspective on design and the creative industries?

My Emirati heritage is a constant source of inspiration and guidance. Our culture is rich in storytelling and craftsmanship. There is also a deep respect for tradition, which has ensured our values and practices are kept alive. At the same time, the UAE is a place of openness and global exchange. This duality of honouring our roots while embracing the future shapes my belief that the most compelling design comes from blending years of heritage with futurethinking modernity.

How does Dubai Design District support emerging female Emirati designers?

We support emerging talents, which include female Emirati designers, by giving them access to a thriving creative ecosystem. This includes in5 Design, a creative start-up incubator by TECOM Group PJSC, that provides start-ups and freelancers with creative facilities, investor connections and expert guidance.

We also ensure visibility and exposure through flagship events like Dubai Fashion Week, Dubai Design Week, Downtown Design and Sole DXB, which provide platforms for showcasing their work to regional and global audiences. In addition, we collaborate closely with educational institutions like DIDI, the FAD Institute of Luxury Fashion and Style and L’ÉCOLE School of Jewelry Arts to equip young women with the skills and confidence to succeed. A key pillar of d3 is collaboration – making connections, building partnerships and working hand in hand.

What advice would you give to young Emirati women who aspire to make their mark in the design world?

Stay true to your voice. The design world is based on authenticity, so embrace your heritage, your perspective and your unique story. It’s also important to keep learning and to face challenges with curiosity. The UAE offers incredible opportunities for creatives, so take advantage of the platforms available to you.

Your work spans luxury skyscrapers and humanitarian infrastructure. How do you reconcile these two seemingly contrasting worlds in your design process? They’re not in competition—they’re in partnership. The success of our luxury developments enables us to make a deep commitment to humanitarian work. Every landmark tower we design serves a dual purpose: to stand as an architectural achievement and to generate the resources that fuel projects through the B. Foundation.

Our commitment to humanitarian architecture is not a side project—it carries the same weight, creativity, and discipline as any high-profile skyscraper. This is the essence of what I call Architecture for Humanity—using the very tools, profits, and visibility of commercial success to create lasting, dignified spaces for those who need them most.

The Solara Tower won an Innovation Award. What specific design challenges did you face with this project, and how did innovation help overcome them?

Our goal with Solara was to show how design can directly create value. Instead of tapering like a conventional tower, we expanded the upper floors— unlocking larger residences, sweeping terraces, and some of the city’s most sought-after views.

Structurally, that meant rethinking load distribution,

floor plate optimisation, and light penetration. But the result was worth it: more high-value square footage at the top, premium views for more residents, and a bold silhouette that stands out in Downtown Dubai. Even the rooftop became a destination, with an infinity pool and sculptural canopy anchoring an exclusive social space.

COMO Residences has become a visual landmark on Palm Jumeirah. What inspired its sculptural form, and how does it reflect your philosophy of ‘architecture as human experience’?

COMO’s form was inspired by the rhythms of nature—waves, wind patterns, and the fluid movement of dunes. We wanted it to feel alive, shifting with the light, while offering residents an emotional connection to their surroundings.

Every curve and terrace was designed to frame panoramic sea and skyline views, creating moments of calm and privacy even in the heart of Dubai. This is where Architecture for Humanity also applies—because

the same principles that guide our humanitarian work guide our luxury projects: creating spaces that serve people, enrich daily life, and leave a lasting emotional impact.

The B. Foundation channels a significant share of your success into community development. How do you decide which causes or regions to focus on, and what role does architecture play in these efforts?

We focus on regions where need is urgent and impact can be lasting— often in parts of Africa. Every project, whether a school, housing, or irrigation system, is designed with the same rigour as our landmark towers.

Using local materials and training local labour ensures the work is sustainable and the community can carry it forward. For us, it’s not charity—it’s Architecture for Humanity.

You often speak about architecture as a form of meaning. Can you share an example of a project where the emotional or symbolic resonance mattered more than the form itself?

The COMO Residences project is a good example. While its sculptural form has become instantly recognisable, the deeper intent was to create a sense of calm and retreat in one of the world’s most dynamic urban environments. Every curve, terrace, and interior space was designed to give residents a feeling of privacy, serenity, and connection to the water—values that mattered just as much as its visual impact on the skyline.

It showed that meaning in architecture isn’t only about how a building looks—it’s about how it makes people feel every day.

Every project begins with understanding its cultural and environmental context. We study how people live, interact, and use space, then translate those insights into forms, materials, and layouts that feel authentic to their setting.

This approach ensures each design is rooted in its place while carrying a distinct architectural identity.

Looking ahead, how do you see technology and sustainability reshaping the role of architects, especially in emerging markets where infrastructure needs are rapidly evolving?

Technology allows emerging markets to leapfrog outdated systems—through

modular construction, advanced modelling, and smart infrastructure planning—while sustainability ensures these solutions endure. For architects, the role is shifting from designing structures to designing systems that integrate environmental performance from the start. The future lies in creating spaces that are not only innovative and efficient but also adaptable to the needs of rapidly changing communities.

It was a blazing Saturday afternoon, the kind where the city slows, yet our team—still catching its breath from a week of work—found itself fuelled by a fresh spark of anticipation. This was no ordinary assignment; this was the cover shoot for two men elevating the contours of real estate: Ankur Aggarwal, Chairman & Founder, and Vivek Anand Oberoi, Managing Director & Co-Founder of BNW Developments.

When I first told the crew we would be working with a pair from such contrasting worlds—one schooled in the rigour of finance, the other a household name in Indian cinema— curiosity stirred, questions buzzed. What connects them? Why this pairing? I left those questions hanging in the air deliberately, for the answers that were best discovered in person.

The quiet hum of preparation broke when I heard movement outside the studio. Stepping out, I caught my first glimpse of Ankur. He arrived without fuss, his stride deliberate, his presence calm but commanding. He met my eyes with a polite smile. “Good to see you again,” Ankur said, a simple line yet delivered with the composure of someone used to steering boardrooms and billiondollar ventures. As we walked to his green room, I watched him discuss accessories and attire with his team—measured, efficient, his focus razor-sharp even in something as playful as fashion.

Moments later, the air shifted. A burst of laughter, an unmistakable energy. Vivek entered like the turning of a page—charisma woven into every step, greeting everyone as though the studio itself had been waiting for him. Bag in hand, voice warm, he was instantly at ease, as if this space of lights and lenses had always been his natural habitat. And yet, rather than dominating, he flowed—playfully debating outfit choices, syncing moods with Ankur, amplifying the atmosphere rather than overshadowing it.

As we stepped into the studio and the photoshoot began, what struck me most wasn’t just their synergy on set, but the way they instinctively leaned into each other’s strengths. Vivek and Ankur playfully showed each other different poses, laughing as they demonstrated the angles and expressions they thought would work best, turning the shoot into a lively exchange of ideas rather than a rigid setup. Watching them, I found myself realising that this was more than just

a cover shoot—it was a mirror of their partnership. Different in background, yet seamless in collaboration, they moved like two halves of a whole.

And in that moment, it becomes clear to me: they are not merely building projects; they are composing rhythm, harmony, and a shared legacy. A pairing of contrasts, yes, but also of balance, vision, and creative force that feels almost orchestral in its precision. With curiosity, we take the story forward — yet the inner me carries a quiet thrill, eager to witness how this journey unfolds, how their ambitions will rise from blueprints into landmarks, and how BNW will etch its chapter into the evolving fabric of the UAE.

Green building practices impacting Dubai property market

Sustainability has become a defining concern across global industries, but few sectors face as much scrutiny as the built environment. Buildings account for nearly 40% of global energy-related emissions, placing real estate at the centre of climate strategies worldwide. In Dubai, regulatory policy has caught up with this reality. Since 2020, all new buildings must meet green construction standards, with stricter enforcement now embedded into planning and approval.

As environmental criteria become part of how projects are financed, reviewed and marketed, developers are adapting, and investors are paying closer attention.

This article looks at how these practices are starting to shape Dubai’s property market and what that means for owners, investors and developers.

How Dubai’s green building rules are shaping the market

Green building rules have been mandatory for most new developments in Dubai since

2014. They cover residential, commercial, hospitality and government projects and set minimum standards for everything from insulation and glazing to cooling systems and water use.

According to Dubai Municipality, more than 120,000 buildings have come under these regulations in the past 10 years, including both new builds and older properties that have had major upgrades. In most cases, developers have to submit their environmental specs up front, alongside the usual drawings and technical reports.

Green standards are starting to shape decisions earlier in the process. Energy and water use now influence design from the outset and lenders are factoring sustainability into their reviews, sometimes requiring certification or adjusting rates based on environmental performance. For investors, it’s a straightforward test of quality. Buildings with better ratings usually lease faster, cost less to operate and carry lower regulatory risk.

Pricing, positioning and valuation effects

Developers are using sustainability to reposition projects, especially in premium and build-to-own segments. In some off-plan launches, environmental features now sit alongside location and amenities in the sales pitch, as part of the product.

Valuers and banks are also starting to price this in. A 2024 Knight Frank report found that buildings with recognised green certification can command a 6 to 11% premium on sales value in major cities. While data in Dubai is still limited, early signs point in the same direction, particularly in high-demand areas with low vacancy and strong investor interest.

It’s showing up in rental performance too. Buildings with credible sustainability markers tend to lease faster and hold tenants longer, especially where operational savings are clear. The effects are still uneven but becoming more visible in top-tier projects and highend areas.

How energy performance is starting to split the rental market

Newer rental buildings are starting to pull ahead, especially where efficiency gains are obvious. Tenants are leaning toward homes that cost less to run and carry credible sustainability credentials. That’s showing up in longer stays and lower turnover, particularly in districts where upgraded stock is still thin on the ground.

Institutional landlords are reacting to the same signals.

REITs and funds operating under ESG mandates are giving more weight to energy performance when deciding what to hold or acquire. The result is a clearer split in pricing. In high-demand areas like Downtown, Business Bay and parts of the Marina, newer certified buildings are commanding noticeable rent premiums, often 5 to 10% higher, based not just on finish, but on how the asset stands up to closer scrutiny from tenants, investors and valuers.

What developers and lenders are now prioritising

Most mid- to high-end projects now factor in efficiency targets and sustainability features from the outset. In areas like Dubai South, Expo City, JVC and parts of Al Furjan, developers are presenting these details early as part of the product’s liveability and cost profile. Cooling performance, utility savings and comfort levels are being treated as core selling points, especially in competitive residential segments. That thinking is starting to carry through to financing too. Some lenders are looking more closely at projected energy use and operational efficiency when assessing new developments, especially in districts where high demand meets limited new stock.

It’s also feeding into planning and regulation. Dubai’s Green Building Regulations are evolving, and newer updates will likely raise the bar again, so developers already building with higher standards will be less exposed to future compliance pressure.

Where the smart money is focusing

The better-rated buildings often come with higher upfront costs, but that tends to balance out through stronger yields, longer leases and less wear over time. On the ownership side, reduced running costs, especially for utilities and maintenance, are starting to carry more weight, particularly in jointly owned or longhold portfolios.

Labels help, but only if the specs behind them hold up. The more experienced buyers and developers are already looking past the marketing. They want to know how the building actually performs and what it would take to upgrade later. These are the questions now shaping deals.

As standards tighten, many of these checks are becoming routine. The more switched-on investors are already factoring them into their models, using the results to justify pricing or challenge assumptions. In some parts of Dubai, this way of thinking has already shaped how deals get done. Others are now beginning to adjust their approach to keep pace.

The building and construction sector is one of the most significant contributors to global carbon emissions, accounting for nearly 40 per cent of annual greenhouse gas output when operational and embodied carbon are combined. As cities grow and infrastructure demand intensifies, the pressure on architects, engineers, and developers to adopt sustainable practices has never been greater. Among the strategies shaping the future of green construction, the use of recycled materials in facade cladding systems is emerging as a powerful solution. By rethinking the materials that shape building exteriors, the industry is not only addressing environmental concerns but also pushing design innovation, enhancing building performance, contributing to the circular economy and meeting growing regulatory and consumer demands for sustainable development.

Why facade cladding matters in sustainability?

Facade cladding plays a critical role in thermal regulation, energy efficiency, acoustics, weather resistance, and overall aesthetic appeal. Traditional cladding materials such as aluminium, steel, and virgin concrete have significant environmental footprints, from resource extraction to energyintensive manufacturing. By substituting or supplementing these materials with recycled alternatives, the construction sector can significantly reduce its embodied carbon footprint while extending the lifecycle of

materials that would otherwise become waste.

Recycled materials shaping the next generation of cladding

A wide range of innovative, recycled materials is being incorporated into facade cladding systems today, reshaping how buildings strike a balance between performance and sustainability. Recycled metals, particularly aluminium and steel, are at the forefront, with aluminium able to be recycled indefinitely without loss of quality and requiring up to 95 per cent less energy than producing new metal, making it both durable and resistant to corrosion. Reclaimed timber is also finding new applications, repurposed from old buildings, shipping pallets, or industrial sources to provide a warm, natural aesthetic while reducing deforestation pressures and locking in carbon that would otherwise be released. Similarly, plastic waste, one of the most pressing environmental challenges, is being transformed into high-density polyethene (HDPE) cladding panels. Some manufacturers are developing composite solutions that blend recycled plastics with wood fibres or agricultural byproducts to deliver both strength and sustainability.
