T

he GCC and broader Middle East construction sector is enjoying a period of unprecedented growth that can be compared in grandeur to the economic transformation triggered by the great industrial revolutions of our recent history. Large-scale infrastructure, mega and giga real estate projects are in the spotlight daily, as the Gulf states move to diversify their economies and sectors away from fossil fuel dependency and replace them with knowledge-based ecosystems that will sustain their growth through the next decade and beyond. As demand for new infrastructure, residential and commercial real estate continues to rise, sustainability becomes a key challenge at a time when regional governments and populations have become conscious to the environmental impact of construction. The United Arab Emirates as well as its neighbour Saudi Arabia, are adopting global best practices such as low carbon sustainable construction, employing new modular construction practices as well as 3D printing to partially offset the inherent impact caused by construction on the environment. I touch on the first two practices here since 3D printing technology in the UAE has already made global headlines in 2016 with the world’s first 3D printed office at the Emirates Towers and was subsequently followed by the world’s largest 3D printed house in 2019. 3D printing in construction has been in development since and is being assessed for large scale construction projects in the near future.

LEED is a building rating system which was developed in 1993 by the non-profit United States Green Building Council to encourage practices in the design and construction of new buildings. It gained international popularity and adoption in many parts of the world which popularised the term ‘Green Building’. Its broad adoption is driven by a combination of practices covering exterior and interior design, engineering, landscaping, architecture, and construction. Its comprehensive rating system has been expanded to include retail and commercial buildings, schools, hospitals, hotels, warehouses and even data centres. One of the largest construction projects undertaken in Dubai recently, the site of Expo 2020 Dubai, employed LEED principles. Now known as Expo City, it is home to over 121 LEED certified buildings which serve as commercial offices for local and international companies as well as residential buildings for its tenants. By taking such an approach, Expo City can achieve up to 60 per cent reduction in CO2 emission through well-built, energy and water efficient buildings that will continue to drive adoption of green buildings across the emirate. >>>

Leadership in Energy and Environmental Design (LEED) Real estate developers are also adopting international standards to make construction and operation of buildings and homes more environmentally friendly by LEED principles across all the phases of design, construction, operation, and maintenance of new projects. This milestone also demonstrates the Government of Dubai’s commitment to achieving its sustainability goals as it continues to attract investors and residents from across the world. For Dubai developers, our teams of designers, engineers and contractors employ Dubai Municipality Green Building Regulations that went into effect as early as 2016 and similarly provide a comprehensive rating system for all to implement. Our real estate projects adhere to this system to ensure that our approach to sustainability is holistic and encompasses both the construction and the operation of all the buildings we develop. The primary focus is on: > Energy efficiency: Buildings must include energy-efficient lighting and appliances, reducing energy consumption and lowering utility costs for residents. > Water conservation: The installation of waterpreserving fixtures to minimize water usage and waste, thus contributing to water conservation. > Sustainable building materials: The type and usage of various materials in the construction project and the interior fitouts where material categories are chosen based on eco-friendliness and sustainability to reduce the environmental footprint. > Landscaping: Green area design and use of plants to reduce water wastage while ensuring both health and wellness aspects as well as aesthetic appeal.

Modular Construction Modular construction is a relatively new concept in this region but has started gaining traction in Dubai which saw the first Modular Construction License awarded last July by Dubai Municipality for a G+6 building, the first of its kind to be built in the UAE. Modular construction is the process of building separate modules or parts of the building at a different location and then moving them to the construction site to be assembled in a manner that saves time, reduces waste and carbon emission of conventional construction while being highly cost effective. Modular construction is said to cut building time by up to 50 per cent, since sections of the building can be mass produced in a warehouse and then assembled at the site. A major benefit here is that different parts of the building – lower and higher floors – can be produced simultaneously, saving time and money. This eliminates the complex site management required for contractors and material suppliers, and reduces the emissions produced by the extensive heavy machinery used in conventional construction. Modular construction saves energy while reducing emissions.

Another main benefit of modular building is the elimination of significant waste typically generated by the construction industry. Even excess material can be eliminated since modules are precisionbuilt using Building Information Modelling (BIM) tools that utilise the right amount of building materials required, reducing raw material procurement costs significantly. While the modular construction industry is just getting started in this region, it will not take long for developers and contractors to adopt this highly sustainable and cost-effective approach to deliver projects faster, cheaper, and greener. Primed for Adoption Dubai is particularly primed for adopting greener, more efficient construction innovation as it continues to see rapid growth and strong demand in real estate. The leadership’s forward vision for embracing innovation in every industry will likely make Dubai a pioneer in the adoption of 3D and modular construction to mass produce residential and commercial properties in the very near future. According to the Dubai Land Department, AED 283 billion in real estate transactions took place in the first half of 2023. When factoring in the city’s population growth of 100,000 new residents between June 2022 and June 2023, it is not hard to anticipate the challenges faced by developers and contractors to meet the increasing demand in the coming years. This creates an imperative for the industry to adopt sustainable, timesaving and cost-effective construction approaches.

A

s one of the region’s largest and most respected main contractors, ALEC is a company whose track record speaks for itself. In 2017, the two companies began a closer working relationship. During that time, Doka began sharing several of its time and cost-saving products and services, including its in-situ remote compressive strength measuring device, Concremote. Concremote was designed to provide three significant benefits on-site as a sensor-based product. Firstly, to monitor the early age compressive strength gain of concrete, allowing site teams to monitor critical path activities, reduce cycle times and help accurately calculate formwork quantities for the most economical concrete mix designs. Secondly, to enable the monitoring of temperature development in mass concrete structures and finally, to help achieve unified concrete colour tones for projects. As one of the first digital collaborative projects to feature Concremote, ALEC had set out to understand two things. Firstly, if the IoT-based sensor would successfully replace the current method of early-age cube crushing for concrete early strength verification, and secondly, real time, accurate information on the early age strength development of beams that supported the earliest installation of the precast slabs

and early formwork stripping. In line with the project program, the schedule required the concrete structure works to be completed in nine months, meaning a floor-to-floor cycle of 11 days for typical levels. To achieve this, the concrete would be required to reach 70 per cent strength in three days to receive the precast slabs, a timetable that would typically require a higher-strength concrete mix design. Starting with the concrete mix, Concremote proved through its calibration that the originally specified mix would achieve the desired turnaround, making the use of a higher-grade mix redundant, thereby helping to save immediate costs and reduce carbon-dioxide emissions. Over the project period, Concremote helped to ensure the early stripping of formwork, thereby optimising the use of the material while reducing rental overheads. From a quality point of view, Concremote helped enable real-time and temperature monitoring to avoid cracks during curing and a more reliable method of overall concrete monitoring thanks to the data being recorded in situ. From a high level, Concremote’s forecasting feature allowed ALEC to predict the development of compressive strength, enabling site teams to plan the follow-on activities, while its real-time notification system via email and SMS meant direct and immediate access to valuable data.

In meeting sustainability targets, Concremote was also able to help reduce the project’s carbon footprint, yielding a total saving of 7 per cent on cement (4 per cent on CEM 1 and 3 per cent on CEM 2) by avoiding a higher cement mix to achieve the desired cycle. At the same time, its digital interface meant an entirely paperless reporting system. Since 2017, ALEC has generated 2552 ideas out of which 567 got implemented as innovative business solutions within its operations. 504 ideas were generated, and 96 ideas were implemented in 2022 alone. This stands as a testament to ALEC’s progressive vision and commitment to growth across its business verticals. Approximately 500 unique innovators get involved on an annual basis in ALEC’s innovation programs which underscores ALEC’s innovative culture within the business. Speaking on behalf of ALEC, Innovation Manager Imad Itani commented, “In working with Doka and its Concremote technology, we were able to save money on the concrete mix and throughout the project thanks to its twoday reduction in casting cycles. In addition to its other value-added benefits, we’ve improved the quality and safety of concrete in the project, meaning an optimised project for us as a contractor and an optimised outcome for our client.”

ondon’s real estate market is undergoing transformation in various regeneration areas, and investment in properties within a 750-meter radius of these zones tends to yield higher returns. Several sites, such as Tooting, Mill Hill, and Hounslow, have gained increased interest from Middle Eastern investors due to attractive yields, location, and transport links. The London property market has consistently grown even during challenging periods, making it a sound long-term investment choice. The market has shown a remarkable history of resilience and growth. Over the past two decades, London’s real estate prices have nearly quadrupled, according to data from the UK Land Registry. This robust performance stands in contrast to the economic challenges the city has faced, including uncertainty surrounding Brexit, the global financial crisis, and the COVID-19 pandemic. Despite these challenges, London’s real estate market has continued to thrive. One key factor contributing to its strength is its ability to rebound quickly from economic downturns. For instance, the market swiftly recovered after the three-month COVID-19 lockdown in the first half of 2020. Recent reports indicate that luxury homes in London are now 5% above their pre-pandemic levels in March 2020. This resilience reflects London’s status as a trusted and reliable real estate investment.

Investment opportunities in the UK capital Global investors, particularly those from the Gulf Cooperation Council (GCC), have long been drawn to the vibrancy and opportunities it offers. Renowned for its strength in the face of economic challenges, London’s real estate market offers a compelling investment proposition with a range of facets, making it a top choice as an investment vehicle for GCC investors. London’s real estate market is dynamic, and one of the key areas of interest for investors from the GCC is the city’s regeneration zones. Properties within a 750-meter radius of these zones tend to yield higher returns, with an average annual growth rate of up to 3.6%. Several of these regeneration zones have become particularly attractive to Middle Eastern investors due to their promising investment prospects. Tooting in Wandsworth is one such area. Despite being on Lonely Planet’s list of the world’s 10 Coolest Neighbourhoods, property prices in Tooting have seen only a 2% increase over the past five years. This makes Tooting an attractive and affordable investment option for GCC investors. Additionally, its proximity to desirable neighbourhoods like Earlsfield and Wandsworth further enhances its appeal. The average price for an apartment in Tooting stood at USD$582,196 (£480,271) in 2022, compared to USD$665,403 (£548,911) in Wandsworth and (USD$626,738 (£517,020) in Earlsfield, making the southwest London lifestyle more attainable.

Mill Hill in North London is another hotspot. It is one of the most desirable areas in North London, located centrally between Mill Hill East underground station and the traditional village centre of Mill Hill itself. House prices in the Millbrook area have appreciated by more than 80% in a decade, and rental prices in North London have seen a 40%

increase. Early investors have the best opportunity to buy affordably in this area and benefit from capital growth as it undergoes rapid transformation. Another area is Wembley Park Gardens, which is one of London’s most successful regeneration areas, as research from JLL has revealed price growth has achieved over 50% in the last ten years, with

rental value expected to grow 3% yearon-year until 2027. Located next to Wembley Park Underground station as well as the legendary Wembley Stadium, the development is set to bring a range of one- and two-bedroom apartments and private outdoor space. London is more than just a real estate investment opportunity It’s not just the wealth of potential returns attracting investors from the GCC. London also offers a thriving business environment and entrepreneurial spirit unmatched in the UK. In 2022, despite the challenges of COVID-19 and Brexit, London saw a 2.5% increase in business start-ups, with a record-breaking 275,548 new businesses launched. The city stands out as the most entrepreneurial region in the UK, with 31 new businesses per 10,000 people – nearly three times the figure of the second-highest region. Part of this growth can be attributed to the substantial support available, with London having the largest concentration of business incubators and accelerators in the UK. This support ecosystem is complemented

ith building and construction activities responsible for 39 per cent of global carbon emissions, it’s imperative that the construction sector takes a leading position in sustainability and climate change conversations. This method was also used for residential units and bathroom pods. John’s impactful influence extended to the 1.2km Shura Bridge Crossing. Instead of a simple straight-line design, RSG put a distinctive focus on crafting the bridge with a graceful curve to avoid disrupting coral formations. John awarded RSG’s most significant contract to ACWA Power’s consortium. This strategic partnership focuses on constructing seawater reverse osmosis plants, a waste management center, and an innovative sewage treatment plant, the latter of which led to the creation of the largest constructed wetlands in the Middle East. These wetlands not only serve as a sustainable solution for wastewater treatment but also enhance habitats and contribute to landscape irriga-

tion – a testament to John’s holistic approach to infrastructure development and ecological preservation. He also championed RSG’s groundbreaking renewables strategy: to power Phase One of the destinations by sunlight day and night, thanks to 760,000 PV panels and the world’s largest off-grid battery storage facility at 1,300MWh. In a quick response to the devastating and individual Turkey, Syria and Morocco earthquakes and the Libya flooding, donation drives were quickly arranged regionally to collect warm clothing, blankets and baby items for the victims. ony Martin is currently the CEO of Al Bonian FM (ABFM) and has been in the region for a total of 15 years. Based in Dubai, UAE. TROJENA SKI VILLAGE is one of Aedas’ exciting new projects for NEOM, which reinforces their design strengths. The development is sculpted to respond to the natural topography resulting in a cascading program that connects across multiple levels. In order to create a new relationship between the built environment and landscape, the program is elevated, opening up the ground floor and activating the roof has sandwiched the building between two landscapes.

The project will be operated by LXR Hotels The village offers hotels, commercial, entertainment, sports facilities, and residential accommodation, which includes exclusive operators from the Ennismore Group such as Morgans Original and 25hours hotels. There are multiple interconnecting courtyard spaces which provide an improved microclimate within the confines of the

riven by design excellence, Shaun Killa is an award-winning architect with international experience spanning over 28 years. Throughout his career, Shaun focuses his design philioshophy on low carbon sustainable buildings and challenges architectural norms to create expressive and timeless forms, which has led him to design numerous highly recognisable projects including Almas Tower, Dubai Opera House, and Bahrain World Trade Centre – The world’s first large-scale integration of wind turbines on a building. In his early career he has won multiple global awards including ENR News Maker Award, New York, the Global Holcim Awards for Sustainable Construction for the Lighthouse Tower, and CTBUH Best Tall Building in the Middle East Award for Bahrain World Trade Centre.W

Killa Design was established in Dubai in 2015, and Shaun has worked on signature projects, including the award-winning designs for the Museum of the Future, the Address Beach Resort, W hotel Namaste, Vida Dubai Marina & Yacht Club, Marsa Al Arab, Sheybarah Island, Aykon Twin Towers, and the Office of the Future, the first occupied printed building in the world. In 2017, 2021 & 2022, Shaun Killa was ranked number 1 as ‘Most Powerful Middle East Architect’ inclusive of winning ‘Best Large Firm, 2022’ and ‘Best Young Firm, 2023’ in the Architizer’ s A+Awards. CTBUH also presented the Address Beach Resort with the Award of Excellence for ‘Best Tall Building 300m -399m, 2021’ & the Museum of the Future for ‘Best Tall Building under 100 Meters, 2022’. The beginning of 2023 marked Killa Designs’ eighth year in practice, and we’ve been able to design and construct a significant number of projects that have made a real difference to the architectural landscape of the Middle East and wider region. We were appointed to design the overwater and inland villas on Sheybarah Island, part of The Red Sea Global Development in KSA. This hyper luxury eco resort is 25 kilometers offshore on an untouched coral archipelago. This resort needed to be completely reliant on solar energy for electricity, water, and all other needs and this type of development encapsulates our core values in creating sustainable built typologies for the future as well as harnessing our hospitality expertise. In the last year we have also participated in several competitions for opera houses, art galleries, art installations and science centres within the region. We have been fortunate enough to compete against

leading global architectural firms and in many cases have won these competitions whereby growing the firm from a few people to 100 strong over the last eight years. The Address opened at the start of 2021 and includes both the highest occupied skybridge as well as the highest infinity pool in the world. This project underpins the collective value of clients, architects, engineers, interior designers, and contractors all working together for one common goal. The combination of the sophisticated and relaxed luxury of the interiors with the airiness of the lobby, magnificent sea views and multiple cascading pools within the lush landscape will certainly create a global destination resort. Jumeriah’s new luxury Marsa Al Arab Hotel, Quay Wall Villas and Marina is located east of the iconic Burj Al Arab Hotel and Jumeirah Beach hotel. The development includes a 500 bed ultra-luxury hotel a deluxe branded hotel apartment, four penthouses, a premium yacht club and marina with 128 berths and nine high end villas. This new resort will complement the Jumeirah portfolio in being one of the ultimate hospitality experiences in the region.

M

ichael Magill is the Creative Director of RSP, a diverse, forward-thinking multi-disciplinary design group, and his ambition for the company has always been to create meaningful spaces and

experiences. Despite his enormous responsibilities in managing the Dubai studio, Michael is deeply involved in the everyday craft of design. He guides a team of incredibly experienced architects and master planners through every stage of their creative journey, continually challenging and developing their design instincts while ensuring that every voice is heard. Under Michael's guidance, the team has embarked on a wide range of project types, a hotel in the vernacular style of 18th century Saudi Arabia to a floating gallery in the virtual world Decentraland. Michael's vision for RSP in 2023, was to secure projects that push the boundaries of design innovation resulting in elevating the global portfolio of the esteemed company.

A major achievement for RSP was winning the design competition securing the role of design architect for the Armani Hotel and Luxury Branded Residences, spanning a vast 35,000 square meters in Diriyah Gate, Saudi Arabia. Michael's design harmoniously marries traditional and contemporary elements, showcasing the richness of Najdi design while featuring the brand's iconic and world-renowned design style. Currently nearing completion, another prestigious project, the BAPS Hindu Mandir, spanning an expansive 55,000 square meters in Abu Dhabi, draws its inspiration from the UAE's desert dunes and the profound cultural tenets of Hinduism. Michael and his team have meticulously crafted an iconic monolithic oasis, inviting all to experience its unique and memorable atmosphere. Another project which will be completed by the end of this year is the high-end luxury residences at the Palm called Ellington Beach House. RSP, led by Michael, provided architecture and interior design services for this prestigious project. RSP has also ventured into new territory through the designing a master plan vision for a E-Sports Arena and entertainment district. The project will introduce a cyber district that will include an education hub with virtual and augmented learning, and specialised courses in game development, programming, computer graphics and animation.

Adding to the roster of achievements is the recent win led by Michael—the Nobu Hotel & Branded Residences on Saadiyat Island in Abu Dhabi, marking the prestigious brand's debut in the region. To meet client demand, Michael extended the Dubai studio by hiring a master plan team, which has subsequently collaborated on projects with Aldar Properties, contributing to large-scale residential developments in the UAE. Beyond the local landscape, RSP has also secured new projects with Roshn, a prominent real estate developer based in Saudi Arabia.

Aligned with Michael's versatile design philosophy, as a Singaporean firm, RSP places sustainability at the forefront of all projects from their very inception. Given the pressing urgency of climate issues, Michael trains the team to remain steadfast in their commitment to being a proactive and creative force in enhancing and safeguarding our environment. Embracing RSP's commitment to extending the lifecycle of buildings, Michael took on the challenge of designing a zero-carbon 'healing' retreat nestled in a remote location in UAE. This visionary project encompasses the components of a wellness resort, focusing on long-term well-being, and incorporates sustainable practices. With a selection of eco-conscious materials and innovative construction and operational systems, including the elimination of single-use plastics, provision of refillable water stations, electric car-charging stations, and partnerships with local farmers, this resort epitomizes a sustainable lifestyle with zero waste. Michael, who embraces RSP's 67-year legacy and wealth of experience, believes it is our collective responsibility to nurture the next generation of budding designers, empowering them to actively champion sustainability and advance technology with a keen understanding of the ever-evolving role of design in today's world.

Pierre Martin DUFRESNE DESIGN PRINCIPAL/ U+A

artin graduated from the acclaimed Azrieli School of Architecture and Urbanism in Canada before relocating to South East Asia where his passion for design excellence flourished at HOK Asia Pacific in Hong Kong. He soon developed a keen interest for large scaled projects. Following his seven-year experience in Hong-Kong and Japan, Martin worked in Singapore for years as senior design architect with award-winning Kerry Hill Architects on a number of high-end resorts in South East Asia. Martin then moved to Dubai in 2005, where under RMJM he famously conceptualised one of Abu-Dhabi’s most striking icons, Capital Gate. Martin co-founded the acclaimed firm U+A in 2007, and has been the driving force behind the company’s tailored design approach. Martin's work, with over 25 years of global experience, consistently

emphasises the relevance of context and cultural uniqueness for each project. His architectural passion emerges from his long-time fascination with "living structures" — creating buildings that improve the everyday lives of their inhabitants. He has always valued the architect's position as a facilitator, understanding and creating a design that is adapted to the client's individual needs, giving each space soul and purpose. Martin has been instrumental in the conceptual stages of many high-profile hospitality projects in Saudi Arabia in recent years, including the recently opened Six Senses by Amaala on the Red Sea. Martin has worked directly with notable clients such as Red Sea Global, Expo Dubai, Amaala, Emaar, Meraas, ADNEC, Hines US, IBM PRC, China Telecom PRC, Centrair Japan, Aman Resorts Singapore, GHM Hotels, and Beaufort Group HK.
