s we approach COP28, the need to address the challenges imposed by climate change has become increasingly critical. The construction industry, a major contributor to global emissions, holds a pivotal role in this endeavour. As per the World Business Council for Sustainable Development (WBCSD), this sector not only accounts for approximately 40 per cent of worldwide carbon emissions but also constitutes over 30 per cent of global final energy consumption and utilises nearly half of the Earth’s natural resources. Nonetheless, progressive innovations within the realm of sustainable construction present a promising path toward a sustainable future. One of the key pillars of green construction is the

development of advanced building materials. Traditional concrete, for example, is a major emitter of carbon dioxide during production. Researchers have been actively working on alternatives such as carbon-neutral cement, engineered wood, and recycled materials. These innovations not only reduce emissions but also enhance the energy efficiency and durability of buildings. Net-zero energy buildings lead the way in eco-friendly construction. These buildings are engineered to generate the same amount of energy they consume. Achieving this balance involves a blend of energy-efficient attributes, the utilization of renewable energy sources like solar panels, and the implementation of energy storage solutions. The incorporation of smart technology enables these buildings to finely tune energy consumption, thereby diminishing their impact on the environment. Furthermore, circular construction practices prioritise the reduction of waste and the reuse of materials. Demolished buildings can be deconstructed rather than demolished, salvaging reusable materials like bricks and lumber. Moreover, the recycling of construction waste and the use of reclaimed materials are becoming increasingly common, reducing the industry’s reliance on virgin resources.

INNOVATIONS IN GREEN CONSTRUCTION IN LINE WITH COP28

The integration of 3D printing and prefabrication techniques in particularly modular construction represents a transformative shift that not only enhances efficiency but also aligns with sustainable construction practices. These cuttingedge methods streamline the building process by offering several key advantages. Firstly, it enables precise and efficient construction, reducing the margin of error and the need for rework, thereby saving time and resources. Moreover, 3D printing and prefabrication significantly reduce labour costs, as they require fewer on-site workers and reduce construction timeframes. This not only makes projects more cost-effective but also contributes to minimizing the industry’s environmental footprint. In addition to efficiency gains, these techniques empower architects and designers to explore intricate and innovative designs that were previously challenging to achieve using conventional construction methods. The versatility of 3D printing allows for the creation of complex geometries and customised components, opening new avenues for architectural creativity and pushing the boundaries of sustainable and aesthetically pleasing construction.

Effective green construction goes beyond the physical structures; it involves engaging communities and educating them about sustainable practices. Community participation in green building projects fosters a sense of ownership among community members. When individuals are actively engaged in the planning, development, and decision-making processes, they develop a deeper connection to the project. This sense of ownership instils a heightened level of responsibility and pride in the community’s sustainable endeavours. Furthermore, involving communities in green construction projects helps ensure the longevity and success of these initiatives. With a stake in the project’s outcome, community members are more likely to support and maintain sustainable practices over time. This ongoing commitment is essential for the sustained environmental impact of green construction efforts. Green construction is not just about erecting eco-friendly buildings, it is about building sustainable communities where individuals are active participants in a shared commitment to environmental stewardship. It’s a collaborative journey towards a more sustainable future where every member of the community plays a crucial role in achieving lasting positive change. The outcomes from COP28 are expected to change the way construction businesses operate in terms of sustainability and net-zero ambitions. The construction industry must urgently redirect its attention toward sustainability and give top priority to achieving net-zero objectives. It is crucial to embrace these innovations and foster community engagement to pave the way for sustainable cities that align with the goals of COP28 and beyond, leaving a legacy of environmental stewardship for future generations. ubai –UAE, the gleaming gem of the Middle East, has long been associated with grandeur and ambition, and its booming economy has seen a significant influx of Foreign Direct Investment (FDI). Its famous skyline, dotted with towering skyscrapers and innovative architectural marvels, attests to the city’s unwavering quest for quality, as evidenced by the increasing demand for its commercial and residential properties. We have long witnessed a continuous influx of foreign investors looking to buy properties as the Emirate’s Real Estate Market offers an exceptional return on investment (ROI). The UAE, as a place to do business, provides an appealing government-backed business climate for entrepreneurs and foreign investors. However, we will let the numbers speak for themselves. According to current data from Dubai FDI, a component of the emirate’s Department of Economy and

Tourism, FDI inflows into Dubai increased by 80 per cent year on year to AED 47 billion (USD 12.8 billion) in 2022. Moreover, in 2020 and 2021, the UAE was responsible for more than 30 per cent of FDI inflows into the MENA region. This ranks Dubai and the rest of the UAE atop the list. Furthermore, according to the UNCTAD World Investment Report 2022, the UAE ranks first in West Asian countries for FDI inflows, with a 4 per cent growth rate. Dubai has become a bustling destination for FDI in the construction of commercial and residential structures, in addition to its opulent lifestyle and attractions. It has become an unstoppable magnet for international investors looking to leverage the endless prospects of its advantageous business environment, strategic location, and steadfast leadership. While each investor and investment are unique, many foreign direct investments share some characteristics. WWW.CBNME.COM

EVOLVING ECOSYSTEM OF DUBAI

When foreign corporations or governments are looking to invest, they prefer to look for enterprises or projects in stable economies with open financial markets. As a result, investors should choose jurisdictions with simplified and tax-efficient rules. The emirate has risen to the top of the global investment landscape due to its unrelenting pursuit of excellence. Investors from all over the world have been flocking to the city due to its strategic location, investor-friendly regulations, solid infrastructure, and economic stability.

Dubai has attracted billions of dollars in FDI, solidifying its position as a premier destination for smart investments. As the city further establishes itself as a regional financial and business hub, we are witnessing a direct influence on the Real Estate Market, enticing investors, and driving additional growth. Furthermore, we are witnessing an increase in foreign direct investment in both commercial and residential projects. Global players are collaborating with local developers on exceptional projects that will reshape the city’s skyline. Additionally, demand for residential buildings is increasing, driven by a growing INVESTORS FROM ALL OVER THE population and an influx WORLD ARE DRAWN TO DUBAI of expats seeking a BECAUSE OF THE CITY’S UNWAVERING cosmopolitan lifestyle. The Real Estate Market COMMITMENT TO INNOVATION, in Dubai is likely to SUSTAINABILITY, AND ARCHITECTURAL exceed AED 300 billion EXCELLENCE, AS WELL AS ITS by the end of the year. UNEQUALED GROWTH POTENTIAL. We predict substantial growth in the industry in the second half of 2023. When compared to 2022, the latest data indicates that both the residential and commercial markets rose by considerable percentages in 2023. The residential market recorded over AED 93 billion in sales in the first half of the year, a 46.7 per cent increase from 2022, while the commercial sector experienced a 30 per cent increase from 2022, reaching AED 2.86 billion in sales. The strategic position of Dubai is one of the primary elements stimulating foreign direct investment in the construction sector. Dubai, located at the crossroads of Europe, Asia, and Africa, acts as a portal to a broad market spanning many continents. This strategic advantage helps enterprises not only

develop a significant presence in the region but also get access to surrounding emerging markets. The city’s business-friendly atmosphere is another compelling reason for driving FDI in Dubai’s construction sector. The Dubai government has put in place a number of policies and initiatives aimed at encouraging foreign investment and cultivating a thriving entrepreneurial ecosystem. The development of free zones allows foreign enterprises to operate with 100 per cent ownership, tax breaks, and streamlined regulatory frameworks. Furthermore, the city has a strong legal framework that ensures openness, security, and investor protection. Moreover, the wise leadership of Dubai has played a crucial role in transforming the city into a global investment hotspot. Under the wise leadership of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, the emirate has embarked on a remarkable journey of development and diversification. The world’s perception of Dubai as a hub for exceptional commercial and residential building construction rises in tandem with the city’s dynamic cityscape. The unprecedented FDI inflow into this thriving ecosystem is a testament to its vast potential and attractive results. Investors from all over the world are drawn to Dubai because of the city’s unwavering commitment to innovation, sustainability, and architectural excellence, as well as its unequaled growth potential. We are working together to build a future in which magnificent structures rise and dreams come true. Dubai’s allure as a thriving hub for FDI in commercial and residential building construction remains steadfast. The city’s strategic location, business-friendly environment, visionary leadership, and commitment to sustainability continue to attract global investors seeking lucrative opportunities and long-term growth. As Dubai continues to evolve and innovate, it is poised to shape the future of construction, setting higher benchmarks for excellence, and establishing itself as a beacon of progress at a global level.

Currently, we’re actively engaged in devising solutions for a private villa and Hospitality project in the Seychelles. This experience positions us perfectly in assisting new clients in executing projects in these exotic and challenging locations. Our commitment to excellence knows no bounds, and we’re ready to bring our expertise to any corner of the world where ambitious projects await. Could you elaborate on the core values or principles that guide your consultancy’s approach to project development and client relationships? Teamwork may be an old cliche, but it is the foundation of our success. Compass recognises that our strength comes from the steadfast support of our clients and supply chain partners. We work as a single team, representing our fundamental values of promoting inclusivity, ethical excellence, problem solving, and winning together. Could you elaborate on how your team’s collective attention for precision contributes to defining goals, establishing realistic schedules, and managing budgets throughout the project development process? At Compass, we work backward from the project’s end date, carefully planning each phase – engineering, design,

authority approvals, procurement, and lastly, the construction timeline. We can mitigate construction challenges, however items not within normal parameters for mitigation have to be set in stone and so we maneuver around them.

OVER THE LAST 14 YEARS, BEFORE I RECENTLY JOINED COMPASS, THEIR IMPRESSIVE REPUTATION HAS ALWAYS BEEN VERY PROFESSIONAL AND WELL-RESPECTED, DELIVERING A DIVERSE RANGE OF PROJECTS, THROUGHOUT THE REGION, AND EVEN INTERNATIONALLY. Our primary drivers are engineering and procurement schedules. Timely placement of long lead items is of paramount importance, and we meticulously track these milestones using comprehensive logs. A delivery register is kept in sequence with the baseline program and as long as we have the financial support of our valued clients we won’t fail on the deliverables or timeline. We focus tracking project progress through the procurement lens from the start. Material supply is coordinated with the programme, with an emphasis

on “just in time delivery” to avoid site clutter with unneeded materials. This streamlined strategy allows us to align the project’s cash flow with the agreed budgets of our clients. The result is a straightforward and pre-approved payment plan that seamlessly aligns with their capital expenditure (CAPEX) requirements. Because of our dedication to transparency and precision, our clients may securely negotiate the financial aspects of their projects. How do you approach challenges and complexities that arise during the project lifecycle, and how does your team ensure successful project completion? At the heart of our approach, we circle back to our Compass Core Values of “Solutions Minded” and “Winning Together.” Our entire team engages, supporting one another to achieve shared success. No one faces challenges alone; we’re all in this together. While we might have the occasional ‘’exciting’’ team meeting, our unity is the real star. We function as a cohesive unit, all driving toward the same goal: timely project delivery, within budget, with a spotless HSE record, and the assurance that our clients receive nothing less than a best-in-class Turnkey service from inception to completion.

Renewable Projects: A Commendable Focus in Saudi Arabia In Saudi Arabia, L&T’s involvement in renewable projects is impressive having secured approval to commence constructing the 300 MW Jeddah Solar PV Power Plant. L&T has also won a contract to construct a 380 kV substation along with associated transmission interconnections in alignment with Saudi Arabia’s National Renewable Energy Programme that will contribute to Saudi Arabia’s objective of increasing renewable generation in its energy mix. Another significant project in Saudi Arabia is the 700MW Ar Rass solar photovoltaic independent power plant (IPP) that exemplifies L&T’s dedication to leverage advanced technologies and collaborating with industry partners. The company has also developed a Circular Economy strategy for its Saudi Aramco projects. NEOM: A Visionary Project for Sustainability L&T’s participation in the development of NEOM, a groundbreaking project in Saudi Arabia, further underscores its commitment to sustainability. As part of NEOM’s infrastructure development, L&T has reached a significant milestone by securing a $2.7 billion project. “Our involvement in this visionary

project showcases our willingness to push boundaries and contribute to the creation of a new future for the region,” highlighted Mr. Subrahmanyan. Energy Efficiency, A key priority Water conservation is another crucial aspect of L&T’s sustainability efforts having set a target to achieve water neutrality by 2035. The company’s Water & Effluent Treatment (WET) business vertical is India’s foremost organization to build infrastructure for water conservation, preservation, harvesting, reuse by adopting water-efficient technologies in its operations. Towards efficient waste management, the Company has implemented effective practices such as waste segregation, recycling, and reuse in its operations. Further, L&T places great emphasis on Circular Economy and the use of sustainable materials in its operations, aiming to reduce the consumption of non-renewable resources and increase the utilization of renewable resources. The company uses non-virgin and ecofriendly materials to the tune of 24% in its raw materials. By incorporating sustainable materials like fly ash, slag, and recycled materials in its construction projects, L&T actively contributes to the promotion of sustainable practices in the industry. Biodiversity preservation is a priority too by implementing measures such as afforestation, ecological restoration, mangrove plantation and minimizes its impact on biodiversity and actively promote conservation in its operations.

ith numerous highprofile projects in progress, Saudi Arabia’s construction industry is booming. The Saudi government is making substantial investments in the construction of its infrastructure. According to MEED Projects, Saudi Arabia has maintained its position as the strongest market in the MENA region for the past few years, holding a 35% market share. For the first time, Saudi Arabia’s GDP has surpassed $1 trillion (SAR 4.155 trillion), making it a member of the exclusive trillion-dollar club and accomplishing a national goal years ahead of the 2025 deadline. According to the Saudi Contractors Authority, the construction industry is responsible for 6 percent of the country’s GDP at a value of approximately SR255 billion ($68 billion). Growing on the strength of higher oil prices, Saudi Arabia has posted its first budget surplus in nearly a decade. Nevertheless, this year’s production restrictions and low prices have had a negative impact on oil revenues, which will restrain growth. The Kingdom of Saudi Arabia has embarked on one of the world’s most extensive phases of capital expenditure, and the country may benefit from tried and established opportunities to ensure the success of its construction projects. Navigating the ‘perfect storm’: Across KSA, significant market activity continues, with construction growth output expected to be around 4-5% over the next 12 months. Construction expenses will continue to rise in 2023/24 as more volumes of work come online. Imported material price increases and project delivery challenges will also continue throughout 2023 and into 2024, at which point the market is set to see a fresh wave of landmark projects. The KSA construction market is amidst a ‘perfect storm’ where multiple forces are all acting simultaneously in the market,

TRANSFORMING PERFORMANCE ON MAJOR PROGRAMMES

fueling inflation and forcing prices up—all this in the context of soaring ambitions to transform the Kingdom’s infrastructure and real estate sectors. It had been widely forecast that 2023 would see tender prices increase by approximately 7.5%; however, more recent events are giving cause to reevaluate this prediction. At present, no economist would be prepared to provide any definitive numbers due to the fluidity of the global situation. That said, at Turner & Townsend, we are now forming the view that double-digit tender price inflation in KSA could well be experienced in the short term, with a potentially softening starting towards 2025. Transforming major programme delivery: The essential building blocks Beyond the broader global economic challenges, the KSA construction sector is evolving, and certain measures have been identified to outline a route to success: > It is imperative for developers and stakeholders to use multiple data sources in order to determine project timelines. There is no doubt that data holds multi-level significance for KSA construction’s future. There are many issues it can solve, and it can significantly impact how we design, build, and collaborate. > It pays to take time to clearly define the project brief and the client’s requirements from the outset, particularly when working on challenging timescales. > Aligning and realigning project aspirations and budgets from the outset will help to ensure expectations are fully understood. > Accurate digital models can be crucial during the design stage, with the potential to incorporate building information modelling (BIM) and artificial intelligence (AI). > The focus on driving local supply chain development needs to continue. Large-scale development efforts and simultaneous gigaprojects have exacerbated the strain on the supply chain. Developers and their delivery teams

must account for the rising prices of materials and transportation. > Implementation of comprehensive and up-to-date KSA benchmarking models will help boost productivity, cost control, and the execution of strategic project goals. A digital-first approach on giga-scheme delivery: Before diving headfirst into digital transformation, KSA construction companies should have a firm grasp on the issue they’re aiming to address.

The current and potential applications of the technology must be articulated. Rather than looking for a magic answer, this can help businesses approach digital solutions with specific goals in mind. Such applications may be tested for the intended use case through a pilot or proof-of-concept study prior to widespread implementation. As technology enters a phase of fast iteration, success hinges more on strategy and approach than on reliance on a single specific operating system or suite of tools. >>> CONSTRUCTION BUSINESS NEWS ME | OCTOBER 2023 | 25

Across the set-up of giga-scheme programmes, digital needs to be a common thread to help build well-connected delivery models that tackle the challenges of complexity and foster the culture needed for success. Taking a digital-first approach that builds integrated ecosystems and establishes digitallyenabled ways of working from the outset will help deliver the adaptability needed to address the unique requirements of each stage of the project lifecycle. Driving commercial performance: Given the high cost associated with capital projects in the industry, precise cost estimates are essential to avoiding problems like project cancellations, delays, reduced scope, etc. The typical contracting and commercial strategies remain fragmented and somewhat transactional, rewarding input rather than outcomes. The KSA construction sector can do things differently. For example, locking programme benefits and outcomes into the supply chain’s commercial arrangements, creating an environment where commercial rewards and ambitions are aligned to common goals, and designing commercial strategies that drive the behaviours we need,

26 | CONSTRUCTION BUSINESS NEWS ME | OCTOBER 2023

exploring how these can be structured to reward and unlock new levels of efficiency and productivity The next breakthrough in the process is building capability through digital technology and asset integration tools that benchmark organisations within a supply chain against peers and past performance. Saudi Arabia steps up the Vision 2030 tempo. Megaproject capital expenditures will continue in 2024, with a number of important infrastructure projects set to complete their primary phases. Saudi Arabia will continue to lead the MENA region in terms of construction output growth, and competition in the kingdom will increase with an influx of new domestic and foreign contractors, consultants, and suppliers. Looking ahead, the construction sector in Saudi Arabia has a large pipeline of projects, where numerous contracts are yet to be awarded across a wide range of sectors, including energy, power, water and utilities, transport infrastructure, commercial, hospitality, residential real estate, and industrial developments. The industry’s future depends on proactively addressing supply chain and contractual challenges and leveraging digital technology to drive efficiency and productivity.

MAGNOM’S SUSTAINABILITY GOALS “By embedding ESG considerations into all our projects planned for the region, our aim is to minimize carbon footprint, manage water, and integrate intelligence and resiliency into the built environment,” said Maged Marie, CEO, Magnom Properties. Magnom Properties, a subsidiary and the real estate arm of Saudi Arabia’s Al Rawabi Holding, has partnered with Adrian Smith + Gordon Gill Architecture (AS+GG Architecture), the architects behind the world’s tallest tower - Burj Khalifa and the award-winning architecture firm which specialized in building energy-efficient and sustainable projects around the world. Commenting on the partnership, Maged said: “As with Forbes, it (AS+GG Architecture) was a shared vision of building an energy-efficient and sustainable project that led to our partnership with renowned architect, Adrian Smith, who has a very holistic approach to design. His idea of sustainability is not limited to the environment. Instead, he embraces an integrated approach that emphasizes sensitivity to the physical environment. To lay the sustainable framework for tall buildings in future and deliver the best in architectural design, it became essential for us to partner with a champion of sustainable architecture like AS+GG who are equally committed to pursuing a zero-carbon strategy.” Adrian Smith, Founder at AS+GG the architect for some of the tallest tower projects in the world such as the Jeddah Tower in Saudi Arabia and Burj Khalifa in Dubai, opened up about the inspiration behind the design and sustainability of the Forbes International Tower. “The Forbes International Tower has been designed to take maximum advantage of the site both regarding views to the center of the new business district on its east and the planned

In addition to Egypt’s goal of being an ESG leader, they are committed to the United Nations Sustainable Development Goals (SDGs). One of Egypt's key initiatives for achieving the SDGs is the Sustainable Development Strategy (SDS): Egypt Vision 2030, which aims to promote sustainable development through economic, social, and environmental reforms. The goals set out by Egypt are echoed through Magnom Properties goals and objectives: “Our developments are all for the long-term, as we wish to leave a legacy that shapes generations to come. To fulfil this vision, we will continue to seek carbon-neutral solutions to drive value through architecture.

OUR HUMAN-CENTRIC DESIGN APPROACH, SUSTAINABLE MATERIAL SELECTION AND RELIANCE ON RENEWABLE ENERGY SOLUTIONS WILL BE SIGNIFICANT IN DELIVERING SOLUTIONS THAT ADDRESS THE CHALLENGES OF URBANIZATION AND CLIMATE CHANGE

Our human-centric design approach, sustainable material selection and reliance on renewable energy solutions will be significant in delivering solutions that address the challenges of urbanization and climate change,” commented Maged. Apart from Egypt, Magnom Properties has also set its goal to develop sustainable real estate, commercial and lifestyle projects in Saudi Arabia and wider MENA region. “In line with our vision of redefining and shaping evolving lifestyles of community members, we will focus on building high value commercial and lifestyle projects in KSA, Egypt and the wider MENA region. These new developments will be a model of best practices in sustainability in line with Saudi Arabia’s net zero vision for the future,” said Maged. THE NEXT ICONIC PROJECT There have been numerous iconic construction projects throughout history that have captured the imagination of people around the world. In the 21st century, several new iconic construction projects have been

completed or are currently underway. One of these is the Burj Khalifa in Dubai, which is currently the tallest building in the world. Another is the Shanghai Tower in China, which is the second-tallest building in the world and features a unique spiraling design. These iconic construction projects demonstrate the incredible creativity and ingenuity of architects and developers. Could the Forbes International Tower become a landmark in Cairo, as the Burj Khalifa is in Dubai - Maged and Adrian Smith certainly think so due to its innovative sustainable qualities and benchmarks that have been set. “The Forbes International Tower will certainly be a landmark, not just in Cairo but across the region and the world as it aims to set new standards in high-performance, green building design by harnessing local natural resources in a sustainable manner,” said Maged “The project will certainly become a landmark for Cairo due in large part to its highly resilient and highly innovative sustainable qualities and for the beauty and elegance of the tower itself,” commented Adrian. >>>

Adrian Smith + Gordon Gill Architecture (AS+GG) specialises in high-performance, energy-efficient, and environmentally friendly architecture. They built the spectacular Burj Khalifa.

Something that Maged has always emphasised is the importance of the project that it is not about it being sustainable and energy efficient but bringing the human element about it as well. Whether it comes to the health of the individual or ensure they are safe within the building. “Magnom Properties and Forbes also remain committed to delivering a carbon neutral tower that integrates smart systems to improve energy-efficiency, protect the health of occupants and ensure better safety,” said Maged. For Adrian Smith, this is an important element too, “As societies evolve in the way they live, work and play, so does architecture change to meet the demands of the future. Innovative ideas can lead the way in this regard, such as the groundbreaking John Hancock Center in Chicago that, when built in 1968 was the first tall tower to contain a mixture of uses such as office, residential, shopping, restaurants, and observatory. On the other end of the spectrum, we have decades old buildings designed for single use that have outlived their initial purpose, however, are durable and resilient enough to be rehabilitated for new uses and extended building life.” Gordon Gill added: “Performance based architecture allows us to understand the broader implications of our environment and how people live and use the buildings we design.

It allows us to be site specific, culturally specific and to advance the science behind the art of design. In this way, the work is always unique, strives to offer a healthier and more intelligent building” Apart from the Forbes International Tower project, Magnom Properties, has embedded in their philosophy to be ecologically conscious in all their projects. “All our projects are rooted in the principles of sustainability. We take a holistic approach to both planning and the construction process to address the urgent issues of climate change and urbanization. Through all our projects across the region, we aim to create long-term community impact and contribute to building greener, smarter, beautiful cities. At Magnom Properties, our philosophy of excellence is also realized through strategic partnerships with experts who are the best in their respective fields. We believe in the power of collaboration to drive change. Across all our projects, we are partnering with renowned names and brands to harness advanced technologies and set new standards in environmental sustainability.” The ambitions of Magnom to set the sustainability standards could see more Iconic projects being built by the group in the near future. THE INFLUENCE OF AS+GG ARCHITECTURAL PROJECTS IN THE MIDDLE EAST Projects such as the Forbes International Tower are set to take centre stage in Egypt's New Administrative Capital, a massive development project that aims to create a new city from scratch, located 45 kilometers east of Cairo. The project is expected to cost over $45 billion and will be developed over multiple phases, with the first phase already completed. The new capital is planned to cover an area of 700 square kilometers and will have a population of approximately 6.5 million people when completed. Many of AS+GG mega projects are implemented with the idea of further developing a city. After all if you have a mega structure in an area more projects and developments will take place around this. Adrian Smith explain how these projects act as a catalyst for development.

“The primary values of supertall and megatall structures is to both act as an Iconic catalyst for development on sites directly surrounding these towers and in doing so create a significant identity to the district, city and sometimes the country where they are built. In some cases, these structures define the city, such as the Eiffel Tower in Paris and the Empire State building in New York.” Also, the MENA region offers up new opportunities for the architect firm where their projects are already influencing the development of new projects. “The Middle East has allowed us to explore a range of scales of our work; from master plans for cities, such as Expo City in Dubai, to the tallest buildings in the world in Jeddah. We are constantly challenged by the visions for these regions and welcome those opportunities to help explore new solutions for the Middle East that can serve as tangible examples for the world,” said Gordon Gill. “The primary objective for us is to bring the highest level of quality to the large scale complex mixed-use projects that we have become known for and to design these buildings to bring a heightened level of sustainability, both culturally and environmentally to the built and unbuilt world,” concluded Adrian Smith

PERFORMANCE BASED ARCHITECTURE ALLOWS US TO UNDERSTAND THE BROADER IMPLICATIONS OF OUR ENVIRONMENT AND HOW PEOPLE LIVE AND USE THE BUILDINGS WE DESIGN. AWARD WINNING PROJECT & FUTURE GROWTH PLANS The Forbes International Tower was awarded the Luxury Commercial Project of the Year as the Design Middle East KSA Awards this year. The project was recognised for its outstanding sustainable features, innovative elements, and contribution to the surrounding region. It’s certain that the project will have more scope to win more awards. The project sets the benchmark for future projects in the region and with sustainability being a key component for a plethora of governments you could see more projects like this in the near future. For Maged and Magnom Properties they see positive outcomes for future sustainable projects and economic growth in the MENA region “In the Middle East, real estate continues to grow from strength to strength and is a core driver of economic growth and investment of choice. Global studies affirm a positive outlook for the market, and we are keen on growing in the region with the right partners,” concluded Maged.

rand creative worked its magic once again on its most recent project, Minimalist, which inaugurated its main retail store in Dubai’s City Centre Mirdif. In August 2023, Minimalist, a brainchild of Ahmad Yousuf, emerged as a demure luxury fragrance and accessories destination, redirecting the design industry with its unwavering commitment to the beauty of simplicity. This experiential concept resonated with the idea that genuine beauty lies in the most unassuming colours, curves, and textures, aiming to evoke positive emotions by drawing inspiration from the natural world. Minimalist Dubai was built on the essence of the sun’s splendour, the boundless reflections of the ocean, and the organic curves of an unending horizon. Premium experiences were created here by leaving ordinary distractions at the door, ushering in a new era of shopping that embraced the art of minimalism. Design concept The goal of Minimalist was to create a shopping destination that honoured the timeless attraction of well-designed timepieces, jewellery, leather goods, and fragrances while establishing itself as a premium yet approachable brand. The challenge was to develop a concept that stood out in experience and brand positioning, offering mood-enhancing products in a space that was timeless, memorable, Instagramworthy, and multi-sensory—a place that radiated happiness and positivity.

Approach The strategy approach taken by Brand Creative for Minimalist’s store design revolved around creating pleasant feelings by borrowing inspiration from nature, including the ocean, sunlight, and organic land curves. The minimalist design style was defined by clean lines, neutral hues, and softly curved edges, with touches of gold representing happiness and the warm warmth of a sunset. Final execution The store’s bright, open, floor-to-ceiling glass entrance entices the passersby with its play of light and luxury, drawing them into a world of opulence. Inside, guests are welcomed by an island display featuring bespoke jewellery selections, complimented by blue suede seats held up by bronze legs. Above the island, floating pearl-inspired lights add a whimsical element to the ambiance of the space. We created symmetry with reflective surfaces that soothe the beholder’s eyes. The store’s design engages the senses by enabling guests to immerse themselves in the Minimalist world through sight and scent, with the aroma of Arabic coffee and seductive perfumes floating through the air. Minimalist’s mission was to design products that celebrated simplicity and minimalism, focussing on what truly mattered in life. The final launch marked a refined shift in the retail luxury sector. The devotion of the design to simplicity, quality, and positive experiences is redefining luxury and making it more accessible to individuals who appreciate the beauty in simplicity. Collaboration in the development of this design culminated in the formation of a philosophy and dedication to customer delight, which resulted in Minimalist introducing a new elegance in retail luxury.

How has the year been so far in terms of business and performance for the Universal Trading Company? Universal Trading has had an exceptionally strong year. Particularly in our projects business, where we have secured prestigious projects and will install over 2,700 project kitchens with Nolte Küchen this year alone. We have also installed over 5000 appliances for projects as well with premium brands AEG, Ignis and TurboAir. Beyond our sales performance, we are also proud of the efforts we’ve put in to expand our business over the last few years through strategic marketing. This year, we saw the benefits of all those efforts. Our brand recognition on social platforms has grown exponentially. We have enjoyed recognition from media partners and from the engagement our brand ambassadors have brought us. 38 | CONSTRUCTION BUSINESS NEWS ME | OCTOBER 2023

Can you tell us about some of your recent high-profile projects? We continue to work with some of the UAE’s best developers. Last year we secured one of our most prestigious projects to date, the Harmony Villas at Tilal Al Ghaf by Majid Al Futtaim. Installation for that project began this year. This year we will complete installation for over 100 kitchens at the Qaryat Al Hidd Development at Saadiyat Island and over 1,100 kitchens with Meydan for two different developments. One of those developments is the Canal Front Residences overlooking the beautiful Dubai Water Canal. It is poised to be a highly-sought after community. Together with Nolte Küchen, we’ve created amazing designs for each of these projects. WWW.CBNME.COM

When working with developers, how do you support them? We support developers with these large projects from the conception stage all the way through to installation. We don’t just sell kitchens, wardrobes and vanities in bulk, we work together with developers and designers taking on a consultant role helping them select the perfect designs, storage solutions, finishes and product ranges to make special and perfect selections. From our offices in Dubai and Abu Dhabi, we have a team of 120 people who work collectively to make large projects happen and work with our in-house designers to also make each retail customer’s experience seamless. What are some emerging trends in the industry? We have been fortunate to work with great designers both in our own showrooms and for development projects. This has given us a front seat to what designers are looking for and what is enticing our retail customers. Open floor plan designs, neutral tones and kitchens with multi-functional elements are continued trends. However, this year we’ve also seen a lot more color be incorporated into home design spaces than in the last few years. Colors like green, gold and red are used for partial designs or accent pieces in a fresh new way that brightens up the home and creates character.

Can you tell us more about your brand ambassador Nisrine Moghraby, author and founder of Harfnoon Design Studio? How has your partnership engaged the online audience? We know that influencers and brand ambassadors are an important factor in helping us increase our brand recognition and connecting us to bigger audiences. Working with Nisrine has been the perfect partnership because as a designer, she knows exactly how to create beautiful spaces. As an influencer and media personality, she knows her audience and understands how to connect with them in a meaningful way, easily integrating our brand into her content. When we are able to convert those audience members into customers, they come into our showrooms knowing what to expect and also having some design tips on hand

from the content Nisrine has produced. It really has been a great partnership for us. Nisrine Moghraby: “Working with Universal Trading has been a fun partnership for me. We have worked together to create great digital content and engaging events that really connect with our audiences in a new way. When I

started creating the layout for my own kitchen, the designers in the showroom were incredibly helpful and I was able to bring to life my ideas with all the elements Nolte Küchen has to offer. Now that my kitchen is finished, it really is a dream space that my family and I will be able to create memories together for years to come.” What has been challenging for you this year? We all know that business in the UAE has exploded in the last few years. This has brought new competitors to the market which is great because that means consumers have a lot of options to choose from. However, it can be confusing for consumers to navigate the differences in price, product quality, selection range, manufacturing location, design possibilities and installation timelines. We believe our premium product quality, competitive pricing and excellent service and installation puts us ahead of competitors. Our kitchen and home appliance brands are premium quality, made in Europe with high standards for sustainability and production.

INVESTING IN LUXURY BEACHFRONT PROPERTY: IS IT WORTH IT?

I

’ve been fascinated with the ocean for as long as I can remember. I’ve always found the sea to be a calming influence, and since learning to scuba dive, I’ve developed a deep appreciation for marine life. For me, aquatic environments are among the most exhilarating to be found anywhere on the planet. It’s therefore no surprise that I love spending time at the beach. While diving holds a special place in my heart, I’m passionate about a range of marine activities, from wakeboarding to sailing. And when I’m not getting my adrenaline fix, there’s nothing I enjoy more than strolling along Dubai’s pristine coastline with my family. I imagine this love for beachfront living is something that I have in common with many other UAE residents. After all, those lucky enough to call the Emirates home are spoilt for choice when it comes to coastal destinations and activities – and our leaders are working diligently to capitalise on this unique selling point. Dubai’s plans to develop 54km of beaches, for example, are expected to significantly increase the city’s luxury waterfront property inventory, providing an additional boost for our alreadybooming real estate market. The question is: does luxury beachfront property represent a worthwhile investment?

Capital appreciation The first thing that any would-be investor should note is that Dubai’s waterfront property rates have more than doubled in certain prime locations since the global pandemic. While one may expect developments such as Palm Jebel Ali – which will add 110km to the Emirate’s coastline – to dampen demand, industry experts anticipate it will take several years before the segment begins to plateau. What’s more, demand for coastal real estate is by no means limited to Dubai. Property prices in Ras Al Khaimah’s Mina Al Arab, Al Marjan Island and Al Jazah Al Hamra locales are expected to witness a 21% uptick over the coming year, according to figures released by Realiste. Ras Al Khaimah welcomed

“PROPERTY PRICES IN RAS AL KHAIMAH’S MINA AL ARAB, AL MARJAN ISLAND AND AL JAZAH AL HAMRA LOCALES ARE EXPECTED TO WITNESS A 21% UPTICK OVER THE COMING YEAR, ACCORDING TO FIGURES RELEASED BY REALISTE.” record numbers of tourists in H1 2023, with luxury beachfront resorts cited as the primary driver of property demand and prices in the Emirate. Property sales in Abu Dhabi are also on the rise, with beachfront locations such as Al Reem Island, Yas Island, Al Raha Beach and Saadiyat Island proving most popular among apartment buyers, according to Property Finder. The upshot is that demand for luxury coastal real estate in the UAE looks to be on course for further growth, meaning any investors who are still considering diversifying their portfolios with beachfront assets haven’t missed the boat. Strong rental yields The high rents commanded by luxury beachfront properties represent another major plus point for prospective investors. In fact, the waterfront neighbourhoods of Bluewaters and Jumeirah Beach Residence were identified as two of the three highest-yield rental areas in Dubai by Realiste earlier this year. On a broader level, the UAE’s property market continues to offer attractive rental returns for investors. In Dubai, gross rental yields averaged 7.2% in the final month of last year, up from 6.19% during the corresponding period of 2021. While Abu Dhabi’s rental yields experienced a marginal decline during the same period, they still registered a healthy average of 6.37% in December 2022. Several locations in Ras Al Khaimah, meanwhile, witnessed impressive rental yields during the first half of 2023, with highlights including 11.61% returns among apartments in Yasmin Village. Put simply, beachfront properties in

the UAE represent potentially lucrative additions for investors looking to bolster their rental assets. Demand for these units, both as full-time residences and vacation rentals, has remained strong, resulting in consistently higher yields in comparison to inland properties. Sought-after locations Right now, the numbers certainly add up. Whether you’re looking for a home that will appreciate in value over time or an asset that can offer healthy rental returns, UAE beachfront real estate currently boasts all the hallmarks of a sound investment. The reason these assets appeal to me, however, is more emotional. The fact is that regardless of how much the Emirates – or any other nation, for that matter – extends its coastline, waterfront properties will always have the advantage of scarcity over inland alternatives. Combined with other selling points such as exclusive beach access, luxurious amenities and breathtaking views of the Arabian Gulf, this leads me to believe that these assets will continue to outperform their counterparts regardless of wider market conditions. Investing in luxury beachfront real estate also makes sense from a diversification standpoint as it represents a sought-after niche in an already strong sector. By adding coastal assets to your existing portfolio, you can help spread your risk while opening up fresh avenues for rental and appreciation-related returns. So, is beachfront property worth your consideration? Well, there’s no such thing as a sure thing when it comes to investment, but you won’t find many stronger prospects in the UAE’s real estate market.
