The architectural vision for our projects, Vista and The Residence, is rooted in our commitment to long-lasting quality. From concept design to collaboration with consultants and designers, we prioritize aligning our projects with Prestige One Developments’ values.

Our goal is to create properties that withstand the test of time and retain their value. We prioritize quality and longevity, going beyond immediate gratification to deliver developments that remain highly esteemed for years to come.

We prioritize the best value over the best price, carefully considering durability and sustainability when selecting materials. This ensures that our projects possess enduring quality, resilience, and environmental responsibility.

Could you share the inspiration behind the designs of these projects? What elements influenced the architectural vision?

The designs of our projects, Vista and The Residence, draw inspiration from various elements to create unique architectural visions.

For Vista, we collaborated with LACASA, a leading consultancy firm in the region. The design process was fortunate to start with a large plot size and a low Floor-Area Ratio (FAR). This allowed us to maximize the available space for amenities and create an exceptional living experience. We worked closely with LACASA to position all our units to face the golf course, except for the studios, which overlook the back. This exclusive feature of having units facing the golf estate is rare in the Dubai Real Estate market. The design also emphasizes abundant natural light and spaciousness, taking into consideration the principles of feng shui to create a harmonious living environment. >>>

In the case of The Residence, we collaborated with Model Engineering and ZNera, the latter being renowned for their design of the loop around the Burj Khalifa. Our vision for The Residence was to create a boutique development with fewer than 100 units. We worked closely with the authorities to design the layout in a way that deviated from the traditional L-shape and instead formed an open V-shape. This unique design choice allowed us to maximize the space between units, offering better views and increased sunlight. By incorporating these architectural elements, we aimed to provide residents with a distinctive and comfortable living experience within The Residence.

What are some unique design elements incorporated into these projects that set them apart in the industry?

Our projects, Vista and The Residence, stand out in the industry with their unique design elements. First, we prioritize square units to maximize usable space, promoting functionality and comfort for residents.

Secondly, both developments offer exceptional amenities. Vista features a jogging track, outdoor cinema, and various spaces for relaxation and entertainment. The Residence emphasizes amenities and floor design, ensuring residents can enjoy their stay and make the most of the available facilities. In addition, we have chosen a timeless pastel color palette that adds elegance and sophistication to the projects, blending seamlessly with different design styles.

Through these unique design elements, we have crafted extraordinary living spaces that prioritize functionality, luxury amenities, aesthetic appeal, and an enhanced resident experience.

How does Prestige One Developments prioritize sustainability in its architectural designs? Can you highlight any specific sustainable design elements incorporated into the projects? Sustainability is a core focus in our architectural designs. We incorporate electric car stations in our parking lots, prioritize green procurement practices, and select energy-efficient air conditioning systems.

These elements demonstrate our commitment to promoting sustainable transportation and minimizing our ecological footprint. By integrating environmentally conscious practices, we aim to create developments that contribute to a greener and more sustainable future.

In what ways does technology play a role in the architectural designs of Prestige One Developments’ projects? Are there any notable examples of technology integration?

Technology plays a crucial role in our architectural designs. We utilize technology to optimize design and layout, collaborate with authorities for traffic management, and integrate smart technology into our units. By leveraging technology, we enhance functionality, comfort, and efficiency in our developments. Our goal is to create modern living environments that embrace smart technology, improve the overall living experience, and promote sustainability.

Prior to commencing construction, we conduct thorough tests using technology to assess factors such as sun position, wind patterns, and energy flow. These tests help us optimize the design and layout of our projects to ensure maximum efficiency and comfort for residents.

We also collaborate with relevant authorities, such as the Roads and Transport Authority (RTA), to incorporate smart

technology solutions for traffic flow management. This can help us design efficient parking facilities and ensure smooth incoming and outgoing traffic patterns, enhancing convenience for residents and visitors.

We prioritize the integration of natural elements into our architectural designs. By considering sun position and natural light, incorporating expansive views, courtyard views, and ample green spaces, we create a harmonious and serene living environment for our residents. Additionally, our studio designs allow for larger windows and a stronger connection to the outdoors, further enhancing the integration of nature into our projects.

In Vista, we have positioned all our units to face the golf course, providing residents with stunning views of the surrounding natural landscape. This integration of natural scenery creates a sense of tranquility and connection to nature. Our studio units are designed to be over 500 sq.ft., providing residents with more space and flexibility. This design choice allows for the integration of natural elements and the inclusion of larger windows, which further enhances natural light and a connection to the outdoors.

In The Residence, we have incorporated courtyard views for most of our units, ensuring that residents can enjoy a serene and green outlook. By incorporating

natural elements in the design, we enhance the aesthetics and create a soothing ambiance within the living spaces.

By incorporating these natural elements, we aim to create a sense of balance and well-being within our architectural designs. Our intention is to provide residents with a living environment that seamlessly integrates with the surrounding natural beauty and promotes a harmonious lifestyle.

Nesma & Partners also monitors carbon footprint and energy consumption and develops reduction strategies. Recently, we installed a hybrid system for our offices in one of our NEOM projects. We generated 23 Kwp to cover the office’s energy requirement and reduce our carbon footprint.

> Water Conservation: conserving water as one of the natural resources is one of our main goals at our facilities. Using low-flow fixtures helps us to achieve our goals. Moreover, we are using our expertise to help our clients to build greener buildings. In one of our design and build projects, the water saved 88% of the annual potable water use by providing efficient water fixtures and Greywater systems for indoor water flushing.

> Sustainable Materials: Nesma & Partners’ local supplier development program aims to foster economic growth and support the local community by partnering with and nurturing local suppliers. Through this program, we identify and engage with potential suppliers within the region, providing them with guidance, resources, and training to enhance their capabilities and competitiveness. > Biodiversity Preservation: During Nesma & Partners’ work at one of our infrastructure projects in NEOM, 45,000 cubic meters of soil were preserved by implementing proper erosion control measures. This preservation has not only protected the natural habitat and biodiversity but also contributed to the long-term viability of the project site by maintaining the soil’s nutrient content and moisture retention capacity. Additionally, the soil was reused on the project to reinstate the various temporary quarries.

SHINING THE GREENLIGHT: PROMOTING SUSTAINABLE CONSTRUCTION PRACTICES IN SAUDI ARABIA

ALTHOUGH SUSTAINABLE DEVELOPMENT is a crucial and necessary requirement in the modern construction industry, barriers remain to the widespread adoption of this practice. As we race to avert a climate crisis, enhancing and embedding sustainability requirements on major construction projects and programmes should be our industry’s top priority.

Looking at the Saudi Arabian construction industry, which is experiencing extraordinary growth at the moment, projects of unprecedented scope and concept are being designed and delivered. At the heart of all this development is Saudi Arabia’s 2030 Vision and its desire to establish a vibrant society, thriving economy, and ambitious nation.

Such forward-thinking should consider not only what is to be accomplished by 2030, but also how that will serve as a foundation for the nation’s development over the coming decades.

As a specialist who has worked on projects in the region for the past 15 years, I have witnessed first-hand how sustainability has been perceived, as well as how it is influences the procurement and delivery of projects. Looking at Saudi’s strategy, one can spot the fundamental principles of sustainable development: long-term reasoning, resilience, and efficiency.

With just under $52 billion in contract awards, according to the US-Saudi Business Council, the market for initiatives in the Kingdom is vast, with as many as 14 ‘giga-projects’ in the pipeline. Some of these schemes will provide new places to live and work for current Saudi residents, and some will also need to cater to those moving to the country in the coming decades.

All these projects will start taking shape over the next six years, but based on their current forms, not all will be sustainable in the long run. Resolving this will require architects, designers, engineers, specialists, contractors, owners, and operators to play their part in the present day, ensuring that the Saudi construction industry as a whole can achieve optimal performance in terms of cost, carbon, schedule, and quality.

Energy and water management across all portfolios will be a crucial consideration for owners and operators over the coming years. The growth of development increases the demand for resources, with the supply of energy and water being limited and their distribution fragmented. Thus climate-responsible design and resource consumption efficiency should be central to all new development initiatives, in addition to informing the revitalisation and refurbishment of existing assets.

Owners and operators need to ensure they have the data surveillance and collection mechanisms in place to monitor resource consumption, as well as putting the organisational structures in place to integrate and act on the observed findings. If all new projects embed effective control systems right at the asset level, these can then be scaled upwards to the infrastructure systems which support community, master plan, and city scales.

The magnitude of development in Saudi Arabia is likely to have a significant impact on global supply chains, particularly those for primary construction materials like concrete, steel, aluminium, and glass. The production, transportation, and processing of these materials is carbon-intensive, but they are also significant contributors to construction waste.

According to the Ellen MacArthur Foundation, building construction and refurbishment alone account for 11 percent of total greenhouse gas emissions, owing primarily to material production and use. With an average of 15 percent of building materials being wasted, there is much opportunity for improvement in managing construction waste.

To measure the impact of emissions related to construction, we need to commit to looking at the whole lifecycle of carbon and conducting embodied carbon assessments on all projects.

Government and development organisations mandating these assessments will aid in their adoption in the region. As we gain a better understanding of embodied emissions, we can begin to incorporate carbon-based decision-making into the design

and development processes. Taking a whole lifecycle perspective, we can align carbon and cost impacts for different scenarios and use the results to inform business decisions about scale, structure, strategy, and approach.

The second benefit of this carbon measurement activity is that it will help kickstart the collection of data defining every aspect of our built environment. When we combine materials management and digitisation, we have ability to identify and create value from the materials embodied in our assets, which can inform opportunities for retrofit and refurbishment, as well as demonstrating end-of-life value.

To get to the point where climate-responsible design is the norm, we need to leverage the power of a greener supply chain and procurement models, and increase the visibility and transparency of sustainability requirements and expectations.

This can be accomplished by placing a greater emphasis on procurement processes and better engagement

with the supply chain. By integrating sustainability concepts into prequalification and selection processes, consultants and contractors can be filtered and selected in a transparent and efficient manner.

In the first instance, we should be increasing awareness of the significance and necessity of sustainability for the project and parties involved in its daily operations. Over time, increased stringency of requirements, whether based on type and methods of disclosure, experience, and technical comprehension, will shape the conversation between contractor and client.

Those contractors with the willingness to collaborate with the client on mid- to long-term decarbonisation initiatives should be rewarded. We don’t need to start at 100 percent compliance, but we do need to engage in dialogue with the supply chain and subject matter experts to determine where we are and where we need to go.

With the built environment being a key enabler of net-zero ambitions, we

must act soon and harness the power of procurement and proactive supply chain management. Taking a timely approach to sustainable procurement can help clients integrate sustainability into their programmes, projects, and established supply chains right from the outset.

All of the above contributes to the overall net-zero trajectory, bolstering the socioeconomic objective, and providing the potential for truly sustainable growth. With ambitious national agendas, as well as the UAE hosting COP28 this year, the region has a great chance to influence the future of the industry.

But getting there means measuring progress and monitoring impact through robust data collection, validation, and coordinated action. Moreover, sustainable procurement has the potential to foster the development of flourishing new economies centred on circularity, operational management, modern construction techniques, and digitalisation. That is an evergreen legacy worth pursuing.

A KINGDOM ON THE CUSP: HOW SAUDI ARABIA’S CONSTRUCTION SECTOR CAN LAY ITS FOUNDATION FOR THE FUTURE

ACCORDING TO A RECENT AMF REPORT,

the MENA construction sector in 2023 is worth US$187 billion – representing nearly 8.4% of the region’s GDP. It comes as no surprise that with a contribution of around US$45billion, it is the Saudi Arabian construction sector that contributes the lion’s share of this.

Landmark projects such as NEOM have earned the Kingdom its rightful spot in the limelight. And while the futurist approaches to city planning, sweeping socio-economic reform, and a seemingly insatiable appetite for innovation are what have made headlines, it is the critical areas of sustainability, conservation, waste management and more that will form the foundation upon which the Kingdom can build its vision for the future.

It is, therefore, worth exploring these themes and considering what lies ahead as the Kingdom cements its position as a global hub for construction innovation.

ENERGY EFFICIENCY

As a member of the Paris Agreement, Saudi Arabia has pledged to achieve net zero emission by 2060. Achieving this objective will require rapid and expansive diversification of energy sources, as well as a focus on enhancing the efficiency of energy use and reducing energy demand. Aware that construction activities and our urban built environments account for 39% of global greenhouse gas emissions, leaders in the Saudi construction industry have been advocating the use of energy-efficient technologies and design principles to significantly reduce the carbon footprint of buildings.

Currently, the focus of these efforts has largely been on greenfield projects. Designing for energy efficiency from the onset is of course the most effective approach, and these new developments will eventually raise the energy efficiency baseline for the entire building stock.

However, similar emphasis needs to be paid to existing buildings and infrastructure. Yes, energy in the Kingdom is presently cheap, but if the goals of Saudi Vision 2030 are to be met, then regulatory support and large-scale investment needs to be made in retrofitting. Fortunately, with new buildings pioneering advancements in energy efficiency, owners of existing developments will have the opportunity to easily identify and incorporate proven best practices.

SUSTAINABLE MATERIALS

The supply chain disruptions of recent years may have forced governments to build resilience by favouring near-shoring and on-shoring, but sustainability stands to benefit too. Using environmentally friendly and locally sourced materials can significantly reduce carbon emissions associated with transportation and promote sustainable growth in the region.

While the momentum of the Kingdom’s construction sector is truly impressive, it is equally vital for the construction sector stakeholders to

seek out opportunities to introduce or identify alternatives for the main culprits for high carbon emissions such as concrete, reinforced steel, and the fossil fuels used for operating heavy equipment. Critically important too is to think about the ‘whole of use’ for materials and choose those with the greatest potential for reuse and repurposing. This requires expertise that is only just being introduced to the country.

KAUST and other Saudi universities and their industrial partners, including AESG, are undertaking some promising programmes that are identifying low carbon and more sustainable options for construction materials. This is a very exciting area of applied research that also offers the Kingdom an opportunity to influence construction methods and practices globally.

WATER CONSERVATION

The fact that so many thriving cities – from Cairo to Quebec – are built around the banks of rivers is testament to the vital importance of water to human civilisation. Indeed, the waterenergy-food nexus is fundamental. >>>

BIODIVERSITY PRESERVATION

The growing popularity of the WELL Building Standard is recognition of intimate interplay between the design of buildings and the wellbeing of their occupants. Incorporating green spaces and promoting biodiversity within projects can enhance the quality of life for residents and contribute to the overall sustainability of the region. A number of the large development projects that we are working on in Saudi Arabia are

engaging with us to understand how they can incorporate elements such as green roofs, vertical gardens, and preserve natural habitats to help create thriving ecosystems within urban environments.

There is a tremendous opportunity for Saudi Arabia to adopt regenerative practices to improve urban biodiversity and ‘green’ its cities. There are also opportunities to further strengthen master planning and design codes to embed best practices for introduction or regeneration of biodiversity in urban and peri-urban development centres.

WASTE MANAGEMENT

Though incongruous with the impressive outcomes they produce, construction and real estate activities inescapably generate considerable amounts of waste. Whilst there are initiatives underway to improve waste management in the Kingdom’s urban centres, there is a tremendous amount of work yet to be done to reduce the volume of landfill waste. Best practices for waste management and construction waste minimisation need to be embedded into municipality management. We see the opportunity for PIF projects, in particular, to lead the way and share their learnings and approaches into the wider community. By implementing effective waste management strategies, such as recycling, reusing materials, and minimising construction waste, we can reduce environmental impact and even lower project costs.

A KINGDOM ON THE CUSP

Saudi Arabia’s construction sector is poised at a critical inflection point. Opportunity is rife and the world is taking notice. Through forward-focused initiatives and investment, the government has clearly sounded the call for world-class support from leading international companies, and organisations such as AESG have been quick to respond. The convergence of top talent, capital and unfettered ambition is sure to yield impressive results and set new benchmarks for other nations to aspire towards.

WITH THE BUILDINGS and construction sector reported accounting for around 37% of energy and process-related CO2 emissions and 34% of energy demand globally in 2021 (UN-Environment Program, 2022), its crucial role in addressing the Climate Crisis becomes undeniable, demanding urgent action. In response to this crisis, companies are rethinking traditional construction practices by embracing sustainable alternatives and advancing innovative technologies.

UNIMAC’S MISSION AND ACHIEVEMENTS IN SUSTAINABLE CONSTRUCTION

For UNIMAC, sustainability is about ensuring the long-term success of our projects, people, communities, and ecosystems by integrating environmental, social, economic, and governance factors into our decision-making. We consistently look to identify and act on sustainability-related opportunities and risks associated with our projects’ design, construction, and operation to achieve effective sustainability outcomes. In this regard, UNIMAC is upgrading its plant and machines to meet European regulations by acquiring the latest asphalt plant technology, which burns significantly less fuel than the conventional models used in the market. The benefits of using such technology are manifold. For one, it reduces the amount of extracted natural resources, directly contributing to the implementation of SDG goal 6, which advocates for sustainable management of water and sanitation. Secondly, it contributes to SDG goal 7, which champions affordable and clean energy access. The production of asphalt using recycled materials and non-fossil fuel energy contributes to reducing carbon emissions, improving air and water quality,

and helping achieve the 2030 SDG goal of clean, renewable energy.

Additionally, UNIMAC was the main contractor for the Formula 1 STC Saudi Arabian Grand Prix, a project that paved the way for impactful sustainability initiatives. During the construction phase of the circuit, UNIMAC became the first Saudi contractor to import machines with Tier 5 diesel engines and was the first company to utilize low-sulfur diesel in the Kingdom. This is a game-changer in the fight towards reducing emissions, especially from those associated with Sulfur-dioxide, as it ensures cleaner air and contributes to the achievement of SDG goal 3, which values good health and well-being. On that note, prior to the construction of the circuit and its adjacent infrastructure, the company also initiated and implemented a rehabilitation project for a lagoon located within the area. This project transformed the once-abandoned Lagoon, reviving its ecosystem and contributing to several SDG goals (3, 6, 9, 11, 13, 14, and 15), turning it into the jewel of the circuit.

Recently, UNIMAC introduced modified rubber asphalt (MRA) into its road pavement activities. This RAP technology integrates ground tire rubber made up of scrap tires into and integrates it into a mix for asphalt. Compared to traditional asphalt, rubber-modified asphalt demonstrates extended pavement life and reduces noise, CO2 emissions, rolling resistance, and fuel consumption. It is also considered cost-efficient over the life of the asphalt. This alternative solution to the traditional pavement of roadways is also one of the many action points UNIMAC is working on to advance sustainability in its practices.

CHALLENGES AND OPPORTUNITIES

Nevertheless, the construction industry faces numerous managerial, strategic, and operational challenges. With the growing focus on sustainability in new construction projects, environmental, social, and governance factors influence material and supply procurement decisions. Among the main challenges is the need for more understanding of the economic benefits associated with sustainable construction. This is especially true when acquiring sustainable materials and adopting energy-efficient technologies. However, despite the initial investment costs and financial resources, the value of such innovations and measures lies in their durability, efficiency, and long life span.

Additionally, adopting sustainability practices in construction requires proper consideration of construction projects’ life cycles. With this, issues related to data accuracy, data availability, or even reluctance from the suppliers to share proprietary information may arise. For instance, the main concern for UNIMAC is tracing Life Cycle Assessments/Analyses to calculate carbon emissions from suppliers. However, this drove the company to become more selective regarding procurementrelated decisions.

On the management front, adopting sustainable measures may require new methods and competencies, which necessitate the selection of an experienced construction team, training, effective communication, and collaboration between the groups. UNIMAC prides itself on its exceptional team of experts in the field. Driven by ambition

and passion, they continue to initiate, improve and excel in advancing new methods and technologies in sustainable construction.

CONCLUSION

In summary, upcoming mega projects in the region are challenging existing approaches to construction, design, and engineering by demanding rigorous sustainability criteria that prioritize environmental and social compliance, labor conditions, and effective governance. In this regard, UNIMAC aims to contribute to the advancement of sustainability in the MENA Region by investing in clean energy technology, sourcing most of its materials locally, boosting its local content rating, and considerably reducing its transportation-related carbon footprint. These long-term investments were among the first action points in UNIMAC’s mission toward reducing its overall CO2 emissions. PIONEERING RESPONSIBLE DEVELOPMENT: LESSONS FROM SAUDI ARABIA

AS WE JET OFF to exotic destinations and immerse ourselves in unfamiliar cultures, it is sometimes easy to forget that tourism is a major contributor to climate change. The tourism industry worldwide is responsible for about 8% of greenhouse gas emissions, and it plays a significant role in the degradation of natural environments.

Public pressure is growing on business leaders and governments to change this unhealthy status quo. It’s time for the development industry to re-think how it behaves, from planning and building destinations to operating and marketing them. Sustainability can no longer be an afterthought. It is now a must-have, scrutinized on the world stage and prioritized by over 90% of travellers, according to Expedia. Yet, sustainability alone is not enough. We need to embrace a new business model of responsible development – one that goes beyond just protecting natural habitats to enhance them, for the sake of future generations.

Red Sea Global, the company I work for, is developing two ultra-luxurious and regenerative tourism destinations in Saudi

Arabia called The Red Sea and Amaala. From our experience, I’d like to share three lessons with you that I think are relevant for anyone involved in construction.

GETTING IT RIGHT FROM THE START

Too often, developers begin projects without thoroughly understanding their environment and thus cause a negative impact on an area’s natural features and biodiversity.

My first lesson is that rigorous analysis of the landscape and natural setting is essential before work begins. Collaborating with academic institutions and scientists can help. The Red Sea is a good example. We began with 28,000 km2 of undeveloped land and an archipelago of more than 90 pristine islands, so we felt strongly that we needed to protect and enhance these environments.

Working closely with Saudi Arabia’s King Abdullah University of Science and Technology, we conducted a marine spatial planning simulation of a lagoon at the heart of the project site. The survey was the largest of its kind ever undertaken in the country, and it allowed us to fully comprehend our precious marine environment. The simulation’s findings fed into Red Sea Global’s pledge to deliver a 30% net conservation benefit to our area by 2040. The findings influenced our decision to develop just 22 of our 92 islands and to designate nine of them as special conservation zones. The survey results also led us to cap our annual number

or visitors to one million to protect our ecosystems from the stress of overtourism.

To be sure, some developers won’t have the option of building on just a fraction of their project site like we did. However, our experience highlights the importance of carefully considering a development’s environmental impact long before the first shovel breaks ground.

A research study about ocean conservation that we recently participated in found that 80% of successful projects depend on active human stewardship. We should all feel energized about taking action to improve ecosystems on land as well as at sea.

INNOVATE TO SUCCEED

A second lesson is that harnessing technology is essential for success. A

Boston Consulting Group study found that the key differentiator for top sustainability performers is “using digital capabilities and technologies…to unlock new solutions.”

Responsible development is no different. It requires organizations to embrace sustainable innovation across energy, manufacturing and materials. Partnering with pioneers in other areas, such as sustainable building materials, can expose organizations to new ideas and reveal new possibilities. We’re collaborating to investigate new solutions and technologies, from hydrogen powered seaplanes to carbonnegative concrete. We recently agreed to a pilot project for the manufacture, delivery and installation of 11,000 carbon-negative paving stones at our landscape nursery.

Companies can also benefit by reimagining how established processes, such as recycling, can improve a construction project. At The Red Sea, our waste disposal plants allow for us to recover recyclable materials, transfer them for further processing, or use them as fill material.

CHALLENGES INTO STRENGTHS

Our third lesson is that limitations or challenges can make us rethink conventional ways of doing things and ultimately produce an even better outcome.

As a greenfield developer in a remote location, we have had to install just about every piece of infrastructure ourselves. It has been a mammoth task compared with simply building hotels. But we have tried to turn this challenge into an opportunity to minimize disruptions to local ecosystems by manufacturing materials and components off-site whenever possible.

A good example is the stainless-steel over-water villas at one of our islands, Sheybarah. We had them built at a factory in the United Arab Emirates and shipped to us ready-made for installation. We needed only to install the finished villas, thus avoiding any potential upheaval for local habitats and wildlife from building the villas on site. So far, we’ve received and installed 33 of the 38 over-water villas planned there.

Sourcing the energy to power our destinations was another major challenge. We saw an opportunity to do something special and decided to go completely off the grid with the first phases of both The Red Sea and Amaala.

The Red Sea, which will welcome its first guests this year, will be the largest destination in the world powered exclusively and around the clock by renewable energy. We partnered with a consortium led by ACWA Power to design, build, operate, and transfer this renewables network. Our five solar farms, with more than 760,000 photo-

voltaic panels installed, are almost complete. We will also have the world’s biggest battery storage.

By deploying renewable energy on such a large scale, we have set ourselves up as a trailblazer of regenerative tourism.

A HOLISTIC APPROACH

Successful green construction programs tend to be those that take a

holistic approach. They analyze and evaluate every aspect of a development, from the materials used to the energy sources powering it.

By reframing the idea of sustainability and thinking about how we can improve and not just protect our natural environments, we can establish tourism as a global force for good in the battle against climate change.

HERE ARE SOME STRATEGIES that can be implemented to minimize water consumption:

2. Recycling greywater reduces the burden on freshwater resources and can significantly lower overall water consumption in construction projects.

3. Installing low-flow fixtures such as low-flow toilets, faucets, and showerheads can greatly reduce water usage in residential and commercial buildings; and by using these fixtures, significant amounts of water can be saved without compromising user comfort and hygiene.

4. Using Water-efficient Appliances

By implementing these water conservation measures in Saudi construction projects, substantial reductions in water consumption can be achieved. These strategies not only address water scarcity concerns but also contribute to environmental sustainability and cost savings in the long run.

Using sustainable materials in Saudi construction projects can have several benefits, including:

1. Environmental Impact: Sustainable materials are typically sourced, produced, and used in a manner that minimizes their impact on the environment. This can include using renewable resources, reducing carbon

often chosen for their durability and long lifespan. Using materials that are known to have a longer lifespan, such as recycled or engineered materials, can result in reduced maintenance, repair, and replacement costs over time.

By incorporating sustainable materials into construction projects in Saudi Arabia, the industry can contribute to the country’s sustainable development goals, reduce its ecological footprint, and create more resilient and environmentally friendly built environments.

LEED being the world’s most prominent ‘green’ building rating system, this project proved an opportunity for the Al Hashemiah Contracting Company (HATCO) to work towards constructing a future of sustainable coexistence, which aligns with the company’s vision and aspirations. The client and owner, SAHAYEB, partnering with EPC Contractor MIS (for efficient execution), Design & Supervision Consultant Edarat Group (for meticulous project oversight), and Main Contractor HATCO (for seamless construction), this collaborative effort emphasizes sustainable practices from inception to completion. Recognizing the significance of sustainable construction, the project integrates environmentally friendly measures to meet the stringent requirements set forth by

LEED Silver certification. By aligning with the client’s vision and engaging an expert contractor, the SAHAYEB Data Centers project is set to showcase a remarkable commitment to sustainable design and construction, while achieving the prestigious LEED Silver certification.

While energy consumption is the primary sustainabilityrelated focus in Data Centers, water conservation must not be overlooked. Given Saudi Arabia’s water scarcity, implementing water-conservation measures within the SAHAYEB Data Centers project is essential. Incorporating sustainable technologies like Geocell “soakaway pits,” rainwater will be responsibly dispensed back into the earth below, without having to waste excess material on building large rainwater drainage networks. Furthermore, employing low-flow fixtures — in locations like the restrooms and mop rooms — will help conserve water without compromising the facility’s

functionality and hygiene standards. Thus, working with such strategies will significantly reduce the project’s water footprint, both exteriorly & interiorly.

In terms of energy, achieving energy efficiency is a paramount objective in the construction of the SAHAYEB Data Centers. Since Data Centers consume substantial amounts of electricity, adopting energy-efficient technologies and design principles is crucial. The project will integrate renewable energy sources, such as solar power, to reduce reliance on non-renewable resources. Although, being efficient with regards to energy does not stop at the harnessing phase, but embracing advanced and accurate metering systems will allow building users to identify — hence act upon — opportunities for where energy could be further utilized in more efficient manners. This is fundamentally accomplished through the tracking of building-level and system-level energy consumption.

To minimize environmental impacts, efficient waste management strategies are imperative during the construction and operation phases of the SAHAYEB Data Centers project. The recycling and reuse of construction materials occurs with this project’s construction steel, formwork, and excavated earth. Moreo-

ver, partnering with waste management agencies for proper disposal and recycling, of further waste throughout the construction phase, is already underway. At least 75 percent of construction and demolition materials are expected to be diverted from landfills — and redirected towards recycling facilities — before HATCO’S handover and close out of this environmentallyfriendly project. By prioritizing such practices, the SAHAYEB Data Centers project can significantly lower its carbon footprint, and align itself with the waste management requirements set-out by LEED.

Incorporating sustainable materials in the construction of the SAHAYEB Data Centers is vital to meet the LEED Silver certification standards. Utilizing locally sourced construction materials reduces carbon emissions associated with transportation, and acts to support regional growth. When it comes to material selection, specifications to which the building’s curtain wall glass panels are designed and produced, as well as the way in which the building’s façade is contextually designed, helps prevent unwanted excess heat and light from entering and ‘polluting’ interior spaces. Additionally, utilizing energy-efficient insulating materials,

and eco-friendly paints, contribute to a ‘greener’ Data Center facility.

In parallel to all that has been discussed, engaging the project’s various stakeholders is fundamental to the success of sustainable initiatives in the SAHAYEB Data Centers project, on its ‘path’ towards achieving the LEED Silver certification. Building partnerships with local communities, suppliers, and employees is one way to foster a comprehensive approach towards continuous sustainability. Regular communication, workshops, and awareness campaigns can also be organized to inspire such momentum in the effort towards sustained sustainable practices, and the realization of their long-term benefits. For example, offering training programs for employees ensures that they are equipped with the necessary knowledge to implement sustainable practices throughout the project’s lifecycle; both before and after the completion of the construction phase. Collaborating with such stakeholders enables the SAHAYEB Data Centers project to cultivate a sustainabilityoriented culture, and contribute to the wider sustainable development of the construction sector in Saudi Arabia. This should ultimately align with the stakeholder engagement requirements of the LEED Silver certification.

In conclusion, the SAHAYEB Data Centers project in Saudi Arabia demonstrates a commitment to sustainability, as it embarks on the journey towards obtaining the LEED Silver certification. Henceforth, resource value can be maximized, while minimizing negative environmental impacts, so that both the economy and the environment can thrive. Through the integration of renewable energy, responsible water usage, efficient waste management, sustainable materials selection, and fostering stakeholder collaboration, the SAHAYEB Data Centers project serves as a pioneering example of sustainable construction in Saudi Arabia. Together, we can create an environmentally conscious future that meets the highest certification standards in sustainable design and construction, while aligning with the sustainable goals of Saudia Arabia’s vision 2030.

Construction sites are dynamic environments where multiple activities, materials, and equipment converge, creating a high potential for fire related incidents. The sites often involve flammable materials, such as insulation, paints, solvents, and fuel, which can easily ignite and spread flames rapidly. Additionally, electrical systems, welding equipment, and temporary

heating systems increase the likelihood of fire incidents. The vulnerability of these sites to fire outbreaks is one of the crucial reasons for focusing more on fire safety in construction projects. Without proper fire safety protocols, any negligence can quickly escalate into an escalating event, resulting in severe injuries, fatalities, and extensive property damage. Moreover, construction projects typically involve intricate structures, including scaffolding,

temporary partitions, and interconnected building systems. In the event of a fire, these complex arrangements can block escape routes, making evacuation challenging for workers. Proper fire safety planning ensures the availability of clearly marked exits, safe access to fire extinguishers, and comprehensive emergency response protocols to facilitate a swift and orderly evacuation.

The UAE has been rigorously enforcing these measures, the regulatory framework for fire safety in the country offers detailed guidelines covering essential areas such as fire detection and alarm systems, fire protection systems, and fire safety protocols during the construction phase. Dubai has also announced its intention to establish uniform fire safety testing protocols for building materials like cladding and cables. Dubai Civil Defence (DCD) has specified that suppliers and contractors must have their products evaluated at a laboratory certified by DCD before using them in construction activities. These

For instance, materials like fireresistant coatings, fire-rated doors and windows, fire-resistant insulation, and flame-retardant fabrics are designed to resist high temperatures, slow the spread of flames, and prevent the rapid collapse of structures during a fire. Advanced technologies, such as fire-resistant concrete additives and intumescent coatings, provide additional protection. By incorporating fire-resistant materials and technologies into construction projects, the potential for fire-related disasters is significantly reduced. These materials allow buying valuable time for occupants to evacuate, allow for effective fire suppression efforts, and help prevent the rapid spread of fire, ultimately saving lives and reducing property damage.

The height of the buildings, coupled with their complex design and large occupant capacity, necessitates robust fire safety measures to ensure the protection of occupants. State-of-the-art fire detection technologies, such as advanced smoke detectors, heat sensors, and flame detectors, should be strategically placed throughout the building to provide prompt alerts in the event of a fire. Evacuation plans and clearly marked areas for people to gather in case of emergency is also very crucial.

Collaboration between fire safety professionals and the construction industry is key to ensure the implementation of effective fire safety measures in building projects. Regular fire drills and training sessions should be conducted to familiarise occupants with evacuation procedures and ensure an organised and efficient response in the event of a fire. Tell us how Karcher has performed in 2023?

Despite the global challenges we are facing on several fronts, particularly economically and logistically, our business is growing, and we are working tirelessly to exceed our own expectations. Whenever we feel a product segment is degrowing, the diverse product portfolio of Karcher allows us to lean into different categories and capitalise on other opportunities.

How does Karcher view the Middle East market? What are some of the opportunities that the company has identified in the region?

The Middle East Region is incredibly diverse. Every country has its own unique dynamics and opportunities, and we try to approach each market with a strategy catered to its local needs. In terms of opportunities, we see a huge potential in the municipal cleaning equipment, as well as our vehicle wash division. Countries such as the UAE and Saudi Arabia are ripe with new projects in these product categories.

We also see a lot of potential in hot water high pressure cleaners, an underrated and incredibly beneficial technology which plenty of businesses in the construction and automotive industries are starting to utilise as an enhancement in their cleaning methods.

What are some of the latest cleaning robots developed by Karcher, and how do they differ from traditional cleaning equipment? Karcher is always investing in the research and development of new products. We have hundreds of new patents every year across

Could you elaborate on the advanced technologies incorporated into Karcher’s cleaning robots that enhance their efficiency and effectiveness?

Well, if we talk about the Kira, we’ve incorporated a multi-sensor system which takes advantage of LiDAR navigation to provide a 360° field of view of the environment being cleaned. This allows the robot to quickly identify, predict and avoid potential obstacles which might disrupt the daily cleaning process. The Kira also has a teach, repeat & fill-in process which means it can learn new, optimal cleaning routes.

What specific cleaning challenges or industries do Karcher’s cleaning robots and solutions cater to, and how do they address these unique requirements?

Karcher’s portfolio covers a wide range of industries, such as automotive, hospitality, healthcare, facility management and more. Our products are always created with the mentality of solving cleaning problems, no matter how complex they seem.

Can you provide examples of Karcher’s innovative cleaning solutions that have had a significant impact on environmental sustainability?

One of our most innovative solutions is our eco-efficiency mode, which exists across most of our product categories. This function allows the product to operate in a low power, low noise consumption to reduce any adverse impact on the environment.

Karcher is always looking for new collaborations. We recently partnered with Beeah, the regional powerhouse in sustainability and digitalization. First of all, congratulations on getting an award in the category “Education Initiative of the Year” for the second consecutive year! In your post-award video interview to CBNME you mentioned that your training strategy is part of the overall strategy of success in Facility Management industry. Could you elaborate more on this statement?

I strongly believe that training is one of the crucial elements of a strategic

competitive advantage for every industry. Learning that engages and changes human behavior is the fuel behind great teams. We all know we need solid training programs, but few organizations think of training as an organizational strategy. Often it is viewed as a tactical obligation. When we change our perspective and think of learning as a key component of strategic advantage, we begin to discover how to make our talent into a market differentiator nearly impossible to duplicate.

What are the success factors for a good training program?

Our attention should be directed towards four crucial aspects of the program. Firstly, let’s ask ourselves: does it effectively contribute to our business goals? We want the content to be engaging, up-to-date, and easily understandable, catering to the current needs of our audience. It’s crucial that the delivery method is top-notch, ensuring it reaches individuals precisely when they require it the most. And lastly, we must establish a robust strategy to sustain and apply the newly acquired skills or knowledge in the workplace. While it may sound simple, executing these aspects often proves to be quite challenging.

How do you make sure your target learners are actually interested to engage into the new training programs?

“We are too busy to learn!” Even if you are not an L&D professional, this phrase will definitely sound familiar to you. Promoting the value of continuous learning can yield remarkable results in terms of learner engagement and cultivating a learning-oriented mindset. When learners truly grasp the personal benefits that they can derive from learning and development opportunities, their enthusiasm and eagerness to participate increases significantly. Fortunately, there is a straightforward solution that can facilitate understanding of these advantages. Coming from a strong commercial background, I’m always emphasizing the importance of sales and marketing even when it comes to promoting our educational initiatives within the company. Integrating sales and marketing techniques into your learning strategy enables effective communication of the benefits of learning to your workforce. Once individuals can answer the fundamental question of “what’s in it for me?” they will eagerly seek out learning and development opportunities, actively pursuing knowledge and growth. Using marketing techniques allows you to elevate learner engagement to new heights, completely revolutionizing the learning culture within your organization. Gaining a profound

understanding of your audience forms the bedrock of your marketing efforts. In today’s fast-paced, constantly connected society, successful marketing of in-house learning products is more important than ever before. In the realm of learning and development, we excel at comprehending the needs of our learners. However, truly knowing your audience extends beyond understanding their workloads, learning styles, and preferences. It is about knowing what truly motivates them and asking critical questions such as why they chose to work for our organization. By grasping the mindset of your people, you can present learning solutions in a manner that captivates their interest and ignites their curiosity. The second step revolves around comprehending and developing your identity as a learning and development department. It is essential to consider how your department’s brand aligns with the overall organizational brand, its distinct personality, and its core values. While you may not have previously contemplated establishing a brand for your learning and development department, doing so can provide a tremendous influence on how learners engage with your offerings. Think of it this way: by cultivating a brand that resonates with your learners, you increase the likelihood of their active involvement in the solutions you provide.

Why did you decide to focus on language development this year and implement ACCIONA Learning English Achievement Program throughout various sectors of your operations in GCC?

We grow very fast as a company and as a solution at ACCIONA in Facility Management Industry. Our aim is to make sure we prepare a strong internal base of talents that are ready to take on the next step in the company hierarchy. As a learning and talent leader, I am personality responsible for the effectiveness of training programs that I develop and implement. There is a great portfolio of training programs that can help our talents to grow within organization. But, having in mind our diverse multinational audience, especially in blue collar category, sometimes the obstacle of program effectiveness and basic ability to put themselves forward to those training programs is a language barrier.

That is why I decided it is a great opportunity to flip the approach and instead of accepting the situation –change the situation with a holistic approach. By bridging the language gap, we focus on providing development and growth opportunities to more people within organization in a long run. We will make more programs accessible to a bigger audience. If let’s say, a housekeeping attendant, sees a growth opportunity within a current company to the next level as a team leader, then supervisor, then an operations manager –there is a smaller chance for the person to look for an opportunity elsewhere. And of course, looking at the whole picture from the perspective of two towers: talent acquisition and talent development – it

will help us to save on recruitment and onboarding costs. Success starts when we prioritize workforce development. It starts when we begin to look at offering educational assistance to those in need, when we begin to customize our training offerings to the workforce. It starts with removing the roadblocks our employees have in order to utilize our learning programs.

You are clearly an advocate of internal talent development. What is the role of Learning & Development in succession planning and why is it important to develop internal talents?

Organizations today need to anticipate future training needs and react faster than ever before.

Understanding the role of L&D in succession planning is kind of like when a manufacturing leader needs to decide whether to make a product themselves or buy it from someone else. Let’s say you’re the leader of a tech company, and you’re thinking about creating your own operating system, like Apple does for their computers. That’s the “make” option. It means you’ll use your own team and resources to develop the product, assuming you have the capability and resources for it. It also assumes that your version will be as good as or better than what’s already out there in the market. On the other hand, the “buy” option means you’ll find an existing product that meets your customers’ needs and incorporate it into your own product or solution. It’s like when you find a competing operating system that already exists and can be purchased and used right away. Of course, this is a simplified example, and there are many factors to consider in the decision-making process. But it helps illustrate how L&D fits into a company’s succession planning strategy compared to recruiting. If a company decides to “make” or develop successors internally, they need to make sure they can train and develop people who can perform as well as or even better than those available in the job market. The challenge for L&D is not only to develop successors based on the current requirements of the position but also to think about future market trends and develop successors with additional skills to keep up with the changing industry. That’s why it’s important for L&D to focus on strategic roles and be diligent in their efforts.

In summary, moving in the direction of recognizing the need to look inside out and not the other way around will, in the long run, give us a strong competitive advantage. Engaged and loyal personnel is what will make us at ACCIONA move forward in the industry.
