Wembley Edge Property Ltd aims to bring forward proposals that will deliver exciting new uses, in line with the area’s vibrant character. As surrounding sites have been transformed to provide new homes and student rooms, the current waste uses on the site are no longer compatible with the new emerging character.

This consultation outlines the current stage of the proposals and seeks to gain your feedback.

The Site • The proposed site consists of two separate plots.

• The site to the south of Fifth Way is currently occupied by a waste management company.

• The site to the north of Fifth Way is undeveloped light industrial land with no existing permanent structures.

• The area surrounding the site has been transformed in recent years, creating vibrant new residential, mixed use and student-led developments that complement the changing identity of the district. The existing on-site waste operation has become increasingly out of keeping with the neighbouring developments.

Wembley Opportunity Area The site is located in the Wembley Opportunity Area, within the Wembley Park Growth Area where the site forms part of a wider allocation for residential-led mixed use development, including education and industrial uses. The site also falls within a designated Tall Building Zone where tall buildings are considered suitable.

Our Proposals

Located close to excellent transport links and local amenities, Wembley Edge will deliver high-quality student housing, vibrant new workspaces and a wide range of on-site facilities.

At the ground floor, new light industrial workspace will be created, providing opportunities for a variety of users from creative studios to innovation clusters.

Above the new workspaces, ‘arcade style’ layouts will provide a range of common spaces for residents to meet, socialise, study and unwind.

With student accommodation occupying the upper floors, Wembley Edge will be designed to compliment and enhance neighbouring developments.

NEW WORKSPACES Reproviding c.4,015 sqm modern light industrial workspace, supporting a wide range of occupiers from creative studios and local start-ups to innovation clusters.

NEW STUDENT HOUSING • 654 new high-quality student rooms • A proportion will be provided as affordable student accommodation • 10% of rooms will be designed as accessible rooms (suitable for people with mobility issues)

Arcade Concept Delivering a range of spaces and amenities for residents set along a bustling ‘arcade-style’ central corridor. Amenities will include breakout and study zones, communal cooking and dining areas, and spaces to relax and unwind.

Sustainability The proposals for Wembley Edge have being developed with sustainability at their heart.

• Net Zero Carbon, maximising on-site carbon reductions via energy efficient design, and green and renewable energy technologies.

Financial contributions will be made to the Councils Carbon Offset Fund to offset any remaining emissions.

• Working to the sustainability principles set out in the London Plan, , including air quality neutral, whole life carbon and circular economy principles • Car-free development, with the exception of three Blue Badge parking spaces, occasional delivery vehicles and the drop off / collection of student’s belongings on a termly basis • Implementation of Travel Plan to encourage sustainable travel behaviour amongst students and workers • Urban greening via considered landscaping scheme at ground and roof level
