SERVICES Construction of a brand-new restaurant space in the basement of a 1928, 3-story building in downtown Bend. The buildout included a waste collection and pump system requiring extensive excavation and rock removal. Venting for the restaurant hood, HVAC mechanical distribution and structural integrity were all challenges that were met and solved.

The former pool space was also converted to house a new 3,000 gallon fire protection tank. Challenges, in addition to the 1950 construction, included removal of asbestos roofing.

PROJECT SUMMARY
The retail building, located at 815 SE 3rd Street in Bend, was originally built as a restaurant and most recently housed the Family Christian Bookstore. Pacific Office Automation purchased the property with the intent of modernizing the space for their main showroom and Central Oregon headquarters.

CHALLENGE
The original structure, built as a restaurant in 1977, had very dated interior improvements, including plumbing, electrical fixtures and finishes, ceilings, wall finishes and exterior windows that were not insulated. After years of interior remodels, structural upgrades and improvements were needed to meet current codes for present day use. Plans for the remodeled space included ADA compliant restrooms, a break room, product demonstration area, sales area, warehouse, machine maintenance area and shipping and receiving.
APPROACH
Demolition was systematic to maintain a safe workplace and to address the many interior renovations that had occurred to the building since the 1970s. After an 80% demolition of the interior, including removal of the restaurant tile floor and 1980s ceilings, reconstruction was undertaken to include unique improvements designed specifically for national user Pacific Office Automation.
SOLUTION
During the process of creating functional work spaces, it was necessary to address a substandard roof structure. New footings, columns and steel beams to reinforce the roof were required and the existing sewer discharge needed to be moved. A 14" thick concrete slab was discovered adding significantly to the demolition process. Added features and fixtures included new plumbing for the required ADA bathrooms, replacement and additions to the electrical systems including subpanels and distribution as well as wall finishes, floor finishes and ceiling replacement.

BACKGROUND & EXPERIENCE
Steve began his construction and development career at the age of 16 in the family building business. He gained the hands-on knowledge necessary for current projects during his early working days in the field. In 1989, Steve started Spectrum Contracting in Temecula, California. He headed the development of the 50-acre San Marcos Industrial Park, adjacent to California State University, San Marcos. Throughout the build, he oversaw a seven person architectural staff and an eighty person construction and building crew. Steve’s firm also designed industrial and office buildings throughout north San Diego County. Before moving to Bend in 1992, Steve completed a 100,000 square foot building along with office improvements for Ace Van and Storage in San Diego.

Dale grew up in a family where construction was a large focus. His expertise in construction comes from his 40+ years in the field. Earlier in his career, Dale worked for W.H. Howell Construction as an estimator/purchasing agent during the construction of the San Marcos Industrial Park (SMIP) in California. SMIP is a 50-acre industrial park that was built from the ground up and included a rock plant to assist with the grading.
