A JOLLY GOOD, WINTRY TIME!

Snow flocked trees decorated with ice crystals, large snowflakes and glittery blue ornaments, surrounded by Winter animals, lanterns and wooden stumps, gave families a true-to-life Wintry experience when visiting Santa this past Holiday season.

Santa’s Wintry Wonderland came blustering through Cloverdale, where things kicked off with the Elf Express Trail. On November 16 and 17, hundreds of little ones gathered to

welcome Santa to Cloverdale. Little ones created enchanting snow globes, took part in a captivating story time reading of The Polar Express with our Train Conductor, danced along with the Holiday Express Elves, and sipped on tasty hot cocoa provided by Tim Hortons.

Those who were unable to obtain a ticket to the Elf Express Trail had plenty of fun at the complimentary Wintry Ornament Workshop station, where guests were invited to make festive ornaments and show their creativity with festive-themed colouring sheets.

From November 16 through December 24, families embraced the Holiday spirit by taking snapshots with Santa among the frosted pines in his Wintry Wonderland at Cloverdale.

• Shopping Centre Traffic increased by 11% (9,510 vs 8,566) on the event weekend, vs the weekend prior to the event.

• Website views increased by 123.7%, from October to November!

• Cloverdale was featured on the front cover and an inside page of Neighbur Etobicoke’s December Edition!

Monika Mann, Brand + Community Marketing Lead at Fairgrounds, reflects on their smashing first year at Cloverdale!

SERVING UP A MILESTONE

One year ago, we opened the doors to Fairgrounds Cloverdale with a vision: to create a third space where everyone could connect through play. What followed exceeded every expectation.

From day one, the Cloverdale community showed up, filling our courts with energy and an undeniable love for the game. Demand soared within our first year, and our courts were consistently booked —clear proof of how much Etobicoke needed a space like this.

First Year Highlights

• 25,000+ members have joined our community.

Expanding Our Community

Thanks to overwhelming demand, we opened five additional courts in December 2024 (less than a year after opening), making Cloverdale our largest indoor club yet. More than 80 per cent of players returned after their first visit, showing that Fairgrounds is more than a game — it’s a community hub.

Innovative Programming for All Players

This year, we launched new programs to bring even more people onto our courts:

• Singles Night - Connecting players of all ages and dating preferences looking to make romantic connections.

• Seniors Open Play - Dedicated morning sessions designed for players 55+ to stay active and build community in a low-pressure environment.

• Kids Clinics - Introducing the next generation to racket sports through fun, engaging lessons.

• Queer Pickleball Night - Partnering with the Queer Pickleball Association to create an inclusive, welcoming space for LGBTQ+ players.

Making an Impact

Giving back has been at the heart of Fairgrounds.

This year, we partnered with Rethink Breast Cancer and CAMH to host events that raised awareness and funds for meaningful causes. We also donated approximately 100 hours of free play to the community, ensuring that pickleball remains accessible to everyone.

Local Love

This year, we collaborated with:

• Sunrise Records, to host an 80s-Themed Friday Social, bringing Cloverdale Mall’s iconic music destination and open play pickleball together.

• The Official Cloverdale Santa, to host a Festive Friday Social—Santa’s Pickleball Workshop where kids could meet Santa, take photos, and even play with him on the court!

• RELISH The Foodie Event, to host an outdoor, free-to-play roll-out court for our joint communities, alongside local food trucks and live music.

What’s Next?

As we enter this next year, we’re doubling down on everything that makes Fairgrounds special —community, accessibility, and unforgettable play. Thank you for making this year one to remember. See you on the courts!

ON THE HORIZON

A message from Stefan Pal, General Manager, Retail East

I hope everyone had a wonderful Holiday season filled with relaxation and time with loved ones. As we settle into the new year, I want to express my gratitude for your hard work and dedication over the past year. It’s a pleasure to see how, together, we continue to make Cloverdale a thriving and welcoming destination for customers and tenants alike.

As we move into 2025, exciting opportunities await us. With the upcoming redevelopment and continued growth, we are committed to continually improving the Cloverdale experience. None of this would be possible without your contributions, and for that, we thank you.

Reminders for the New Year:

1. Post-Holiday Engagement: Keep up the momentum with customer engagement. Shoppers will still be coming in for post-holiday deals and to spend gift cards. Let's continue to provide excellent service and a welcoming atmosphere.

2. Winter Safety: Continue to practice safety on site by keeping walkways, back-of-house areas, and storefronts clear of debris.

3. Ongoing Communication: Reach out to our management team with any questions or feedback. We're here to support you.

4. Looking Ahead to Redevelopment: As we prepare for the exciting changes ahead, we want to ensure that we’re all aligned and ready to make the transition as smooth as possible. We’ll provide more updates on the redevelopment plans in the coming months, as more information becomes available. We’re excited to have you involved in this new chapter.

As we look to demonstrate our reinvestment into the property, our Annual Capital Services for 2025 will include:

• Mall Renovations & Upgrades: We’ll invest in the Centre's design and amenities, focusing on soft seating areas and public restroom facilities.

• Roofing, Parking & Accessibility Enhancements: We’ll improve roof areas, parking, and circulation around the property to enhance accessibility and convenience.

We encourage continued collaboration and communication between management and tenants. The success of this reinvestment relies on everyone’s collective effort, and we are committed to working alongside you, every step of the way.

As we move forward into 2025, I look forward to building on our successes and making Cloverdale an even better place for everyone. Thank you for your support and dedication. Here’s to an exciting and prosperous year ahead!

More than clean air we see spaces that help us thrive.

We See Community: Indoor Clean Air

Canadians spend up to 90% of their time indoors, making air quality essential to health, comfort, and productivity. That’s why QuadReal prioritizes cleaner, healthier spaces. Our Team carefully manages ventilation, filtration, and humidity to support your well-being every day.

Here are two simple ways to improve air quality at home:

• Reduce indoor pollutants. Look for unscented products and skip air fresheners.

• Choose eco-friendly cleaners. Look for Green Seal, ECOLOGO, or Safer Choice labels

'We See Community' promotes key sustainability themes in alignment with third-party certification progams and industry best practices. This initiative is designed to enhance sustainability awareness and action, while fostering a sense of community among our tenants. This is the first theme in the series, as part of our ongoing commitment to sustainability management.
