Each individual site’s amenities are itemized on an invoice breakdown supplied by the assessment office. Cherry Hill Living subsequently invoices each site-holder. You only pay property tax on your Park Model and amenities such as garages, decks, sheds and sunrooms, not on the land itself
Municipal Services

Typically, municipal taxes cover civil services such as road maintenance, sewer, water, snow clearing, and garbage removal services. At Cherry Hill Living, our dedicated maintenance crew handles snow clearing, garbage removal, common area, and road maintenance. These essential services are included in your site fees, ensuring a hassle-free living experience.
Site Fees aka Pad Fees
At Cherry Hill Living the site fees include utility services such as water, sewer, and electricity. In addition to water, sewer, and electricity, the site fees also include common area and road maintenance and garbage and snow removal. On the property these are services that Cherry Hill Living manages, as opposed to the municipality. The property tax for the land is paid by Cherry Hill. The site holder only pays property taxes on the buildings they own. That tax calculation is significantly less than if you own the land and the buildings.

A Park Model is manufactured in a factory. A Park Model home, in Canada, is subject to CSA Z241 standards.
4. How big are Park Models? Up to 1,076 square feet of indoor living space.
Cherry Hill Living Park Model home floor plans range between 1076 SF and 538 SF. Site improvements such as decks, sunrooms, garages, sheds, patios are welcome.
5. Why buy a Cherry Hill Living Park Model?
Based on the experience of our community members Park Model life in Manitoba is an affordable, smart and luxurious option when done right.
Cherry Hill Living Park Models are built in Canada, for Canada. Our manufacturing partner is Grandeur. Grandeur’s factory is in Winkler, Manitoba, Canada. Grandeur specializes in building homes for arctic conditions and have applied similar building science specifications to Cherry Hill Living Park Model Homes. These units are solid and well insulated.
Cherry Hill Living Park Model homes include the following standard options:

Note that all Park Model home packages sold at Cherry Hill Living are move-in-ready. In other words, they include delivery and setup:

Each site requires 2) 400 lb propane tanks.
Gas supplier delivers this fuel to your site.
You set up a personal account with the gas supplier and pay them directly. Initial tank delivery, connection and fill is coordinated by Cherry Hill Living. Subsequent fills are managed by the site holder.
Communications (WIFI/Satellite):
Numerous providers and connection options (including fibre) are available.

There is one fee for year-round Park Models at Cherry Hill Living. This fee is referred to as the site fee or pad fee. This fee includes the following essential services and utilities:

Once you have picked a floor plan and chosen your finishes, Cherry Hill Living provides a final estimate, specification sheet and payment schedule for your review.
Upon approval and receipt of deposit the manufacturing process, including delivery and set up, ranges from 3-8 months, depending on factory capacity at the time.
Note that Cherry Hill Living does not receive/install Park Model homes in winter when the ground is frozen (November - March).
11. What kind of ongoing maintenance is required in a Park Model?
Filter replacement - furnace
Filter cleaning - dryer exhaust
Flush - hot water tank
Adjust comfort controls - air exchange, humidity, heat trace

12. What am I responsible for on my site?
Lawn care - on your site (if applicable)

At Cherry Hill Living you do not own the land. The land is owned by Cherry Hill Living. You own the buildings and improvements on your site. You have an occupancy agreement with Cherry Hill Living.
This agreement is called the “Occupiers Licence Site Agreement” (OLSA). The OLSA outlines the respective rights and responsibilities of the landowner and the site holder.
14. Do I pay taxes?
Site holders pay property tax but only on the buildings and site improvements on their site.
Cherry Hill Living pays property tax on the land and common facilities.
15. Can I have guests?
Your guests are welcome at Cherry Hill Living.
We do not sell passes to use any of the facilities, so you are not required to register your guests. They do not have to wear identification tags to access resort amenities.
16. What happens when I leave my home, particularly in winter?
Park Model units are designed with low point drains in the plumbing system. This allows the water supply system to be depressurized when they are not occupied. Each site at Cherry Hill Living is equipped with a curb-stop valve. This allows us to turn the water supply off bellow the frost line during long periods of absence. Note that the units can stay heated all year round, even when unoccupied.
17. How do I sell my Park Model Home?
Cherry Hill Living actively promotes Park Model unit sales on our sites.
Units can be listed on MLS. Commissions may apply.
18. What happens to my occupancy agreement when I sell?
At closing your occupancy agreement with Cherry Hill Living is terminated.
Cherry Hill Living enters into a new agreement with the purchaser.
