IT’S STRAWBERRY TIME

Jimmy Kearns examines the first of the ripening strawberries this week at Kearns Fruit Farm Curraghgraigue, Enniscorthy. Pickers will arrive to start harvesting the crop next week.

fter a winter of hurricanes, flooding, snow storms and blizzards when many parts of Co. Wexford took a battering and the agriculture and soft fruit sectors were particularly badly affected there was good news this week as the first strawberries of the new season began to emerge on Kearns Fruit Farm in Ballindaggin. Despite the dreadful weather of recent weeks the early crop at Kearns’ is just one week behind schedule, although the main crop, due to ripen later in the Spring, will be about two weeks behind time. This week as Jimmy Kearns examined the first evidence of ripening fruit among the 80,000 plants in his heated tunnel he

reflected on what has been a difficult winter for everyone in the industry and he was relieved that his operation, which is carried on over thirty five acres in a variety of different tunnel types, emerged from the weather virtually unscathed. A combination of woodchip and gas is used to power the heated the tunnel with the temperature gradually increased from the time the plans are sowed at Christmas to the 18c that they enjoy today. This is where the first of the 2018 crop will start to be picked next week. This year the bulk of Jimmy’s crop is the Centenary variety for the first time and he believes this will enable him to deliver a more attractive berry to

CAMROSS STAGES AWE INSPIRING PASSION PLAY

C

amross Hall is the venue for an awe inspiring theatrical representation of the final days of Christ’s Life during this Holy Week. Based on the Oberammergau script and adapted for stage performances, this huge cast of amateur actors and a talented choir from Camross and several areas of the diocese isl bringing to life this magnificent story. Under the stage direction of Michael Stafford and musical direction of Vicky Barron and Anita Cullen, these accomplished directors havel transformed the previously staged shows in 2000, 2006 & 2012 and have been portraying the story before a diverse audience in Camross Hall since Sunday March 25th with the final two shows to be staged on Good Friday March 30th and Easter Sunday April 1st.

With cast members as young as 11 to over 80 years old the production open to a fantastic reception on Sunday night. Originally a millennium community project the Passion Play was produced in Camross in 2000 and following its huge success it was decided to stage it again in 2006, 2012 and now in 2018. 2000 saw the show reviewed on RTE’s ‘Ear to the Ground’. In 2008 it also featured on RTE with a Good Friday performance from St. Aidan’s Cathedral in Enniscorthy and in 2012 found its way to the world famous National Opera House in Wexford. In 2010, 55 of the cast travelled to Oberammergau to see it performed there. Some of the faces may have changed, but many of the original cast are still performing, including Margaret Crosbie, who recently attended the Gaiety The-

atre, where over 50 women who had played the part of John B Keane’s “Sive” were celebrated. This creation brings together a large community from Taghmon parish and beyond. From the first night of rehearsals of cast and choir a wonderful sense of community has engulfed the operation, fantastic friendships are formed, and a great sense of comradery is nurtured. This becomes apparent to the audience who become enthralled in the performances and they in turn play an important role also. In this age of technology and speed, Camross Passion Play invites all to sit down, take a minute and enjoy the experience. It truly is a community project, uniting the community, enriching the community and showcasing community spirit.

COUNCILLORS PICTURE WHAT PRICE CLEARING THE SNOW! FAILS TO PRIORITISE D ‘THE POTHOLE’ id you hear the story about the contractor working for the council in Gorey who found himself in the position of earning some pocket money for clearing a housing estate, but when the job was excellently completed felt that the quality of the service was worth twice the amount agreed with some local tenants. A locally trusted veteran associated with contacts to council was clearing the snow on the Carnew Road when some residents from Grattan Court asked if he could oblige them by clearing the estate and making life easier for the residents. A sum of €500 was somehow mysteriously verbally agreed, and all parties ap-

B

y any standards the March meeting of Gorey Municipal District Council was a tame affair, but you could literally hear a pin drop, when during a brief discussion on road conditions, Cllr Malcolm Byrne enquired of Executive Engineer Neville Shaw if submissions for potholes to be repaired with councillors’ picture on it would receive priority? Mr Shaw was diplomatic in his reply and acknowledged that road conditions are looked at on merit and attended to accordingly. He added that he gets pictures of road damage all the time and he would evaluate the work needed by them all. Cllr Byrne was making obvious reference to Cllr Fionntán Ó Súilleabháin’s picture with potholes in the background that appeared on social media and in local newspapers after the Gorey district Sinn Féin recently raised the matter of ‘potholes’ at a meeting of Wexford County Council. Cllr Ó Súillebháin had courted extra publicity after he called for extra funding for the county’s roads and had the backing of Director of Services for Roads, Eamonn Hore, that Wexford was ranked ‘second worst’ in the NOAC (National Oversight and Audit Committee) Jan-

uary survey, and the scribes were all over the story. Cllr Ó Súilleabháin did everything except attire himself in a diving suit and wearing a snorkel as the camera clicked, and coincidentally, on the same day in Dáil Éireann, Sinn Fein was slating An Taoiseach, Leo Varadkar, TD, about his Communications Unit and Leo replied “my communications style is different. Some people don’t

like it”, a comment that could equally apply to Cllr Ó Súilleabháin! Mr Shaw told the meeting that many roads need to be done following recent damage, and he would be seeking extra funding for the Gorey area, but he added that the roads programme opened early this year and he is confident that it will be completed on time before the end of the year.

WHOSE HOUSE IS IT?

A

round 800 names are on the housing list in the North Wexford region and this worrying tally has been a constant concern amongst the members of Gorey Municipal District Council and the matter stoked an intense debate at last Tuesday’s monthly meeting. Cllr Malcolm Byrne questioned the progress of housing allocations and he wondered if the councillors’ input was being allowed adequate consideration. “Are families on the housing list being given priority in the allocation system,” he asked. Cllr Byrne insisted that he knows of families who are waiting seven, eight, nine and ten years plus, on the housing list and he needed to know if they were a priority for the houses that are coming on

stream? Michael McCabe from the Housing Department was playing hard ball with the growing frustrated members. “It is a priority scheme and that hasn’t changed,” he stated. Cathaoirleach Cllr Joe Sullivan added that he knew of families that were eleven years on the housing list. “It is a priority list. Not a waiting list,” concluded Mr McCabe. Other members also expressed concerns over the housing situation in the area. A council report on the Refugee Resettlement Programme indicated that the Gorey programme commenced last Monday with the arrival of six families. The WWETB is commencing the Language and Orientation Programme for

Gorey in the week commencing on Monday, April 9th at the Further Education and Training Centre, The Avenue, Gorey.

peared comfortable with the agreement, however, when the work was done the contractor demanded €1,000 – twice the amount agreed! The residents are naturally displeased at what they regard as a breach of contract and are refusing to pay up. The matter came to local

media attention through correspondence sent to Gorey Municipal District Council, which was not discussed at the monthly meeting, or may have been discussed ‘in committee’, so what happens next? Sometimes community spirit comes at a price.

New foot bridge is a tall order A s the footpath from Gorey to Courtown creeps nearer to completion, but is still a fair distance away from completion, council members were given an appetiser for a new footbridge bridge at Ballinatray, at the monthly meeting held in the Civic Centre, Gorey, last Tuesday. The question under serious consideration is two-fold; what type of bridge is preferred and how much is the council prepared to spend in a modern structure? Cllr Malcolm Byrne believes that there is a need “to come up with something completely unique and different,” but he won very little support for a suggestion that they run a competition to come up with a design. Cllr Fionntán Ó Suilleabháin supported “a public input in the consultation process”, and Cllr Mary Farrell said the people of Courtown need to be involved in local matters and should be consulted. Cllr Pip Breen indicated that what Courtown needs is “something that is practical, easily maintained, and safe, and it will be a huge tourist attraction for the area.” Executive Engineer Neville Shaw asked that a design be agreed, “the cost could be €150,000 upwards, the sky is the limit in terms of the budget and the size of the structure,” he felt that the completion of 1700 metres of the footpath should be achievable soon. The new foot bridge will

complement architectural history. A work relief scheme organised by Lord Courtown in 1846 for the benefit of the starving poor consisted of drainage and the construction of a road southwards from Ballymoney crossroads to join Gorey and Courtown Harbour road. In 1847, the present threearch bridge at Ballinatray, once known as the Courtown Viaduct and at the time, the highest stone bridge in the country, and Lord Courtown’s diaries record that “the old arch had been re-

moved and the stones used to make a fence at the new lodge (nearby and known as Spencer’s Lodge). Incidentally, Ballinatray Bridge, crossing the Ounavarragh River, was a 19th century civil engineering feat designed by James Barry Farrell, (18101893), who was the County Surveyor, and his other similarly amazing works by him can be admired at Carrigmannon, (1844), near Killurin, and Corbally Bridge (1854) on the Enniscorthy to Oulart Road.

AT LAST IT’S GOOD NEWS ON THE HOUSING FRONT

After a number of years of bad news on the housing front with growing waiting list for social houses the plans and actions put in place by the government and Wexford Co. Council are beginning to pay dividends with a number of major positive announcements on the housing front during the month of March.

T

he Council’s Social Housing Programme received a major boost following the news that the Department of Housing, Planning and Local Government had approved the purchase by the Council of 57 houses in two social housing turnkey projects. The Council will purchase 35 units at Ard Uisce, Whiterock, Wexford Town at a total cost of €8,030,000. The houses are part of a larger scheme which recently commenced construction and the units are expected to be completed in 2018 and 2019. The purchase by the Council of a further 22 units at Gleann an Ghairdin, Ballytegan Road, Gorey at a cost of €5,225,000 has also been approved and these units are also

expected to be delivered over the next two years. And contracts have been signed by the Council for a ten house development on a brownfield site in the centre of Wexford town. The project is at slippery green and includes three blocks of houses with five two bedroom units and five three bedroom houses to be constructed. There has been a warm welcome for the development but at a meeting of the Co. Council two councillors, Malcolm Byrne and Joe Sullivan, questioned the amount of money being spent on the turnkey projects with Cllr. Byrne questioning if they were value for money and Cllr. O’Sullivan suggesting that the standard of the houses wase higher than what hard pressed

working families could afford if purchasing their own homes Senior Housing Officer Padraig O’Gorman said the Departments’ approval to the turnkey projects is the result of a complex negotiation process that commenced in 2017. “In order to fastrack our delivery of social housing, Wexford County Council is seeking to secure turnkey housing developments in a number of locations throughout the county” said Mr O’Gorman. “I am very pleased that we have received approval to these projects in particular, as the houses will be located in the two urban areas in the county where we have the strongest demand for social housing. I want to congratulate and to thank all my colleagues on the Housing Team for their

hard work on these projects and on other social housing initiatives that are also starting to bear dividends”. Mr O’Gorman said that the

Council continues to engage with builders who wish to develop housing schemes in areas with a social housing demand, and he is hopeful of securing

approval to further turnkey social housing projects in a number of towns and villages in the coming months.

Community spirit restored by snow T he snow fell in earnest and those who had never seen snow and were disappointed by their wish it would arrive for Christmas, had their desires answered, but not in such a volume that after a few days they would wish it would be another few decades before any revisit of the magic white stuff. It was the largest snowfall in modern times, and while it brought inconvenience and some problems with power and water supplies, the fact is we got away relatively lightly. What if a long term big freeze had set in immediately? It doesn’t bear thinking about. But did we learn anything about the weather emergency? It brought home the fact that community spirit is thriving in times of crisis and we still retain the capacity to care for each other. Something we may have be-

It was humbling to see people walk to the shop for a loaf of bread and call on their neighbours before they set out to enquire if they wanted for food. Small armies of caring bodies armed with shovels were busy clearing the driveways and the footpaths, not just their own, but supporting everybody in

need in the neighbourhood. The citizens of Enniscorthy have traditionally been recognised for their friendliness and love of their own town and its people, and perhaps, in a more affluent society such traits of character may not have been so obvious, but certainly Storm Emma and the Beast from the East have restored a sense of charity and community spirit.

Bid to save successful Wolfe Tone Project

A

summit involving all key stake holders is to be held in an effort to come up with a plan to save the services provided by one of the most successful community development projects in Wexford town. The Wolfe Tone Project has for years been hailed as an example for communities everywhere as a result of its huge success in helping to building a dynamic community in an area which in the past had been beset by considerable social problems.

news

Mar. 29th, 2018

Now the project is on the verge of closure with an after-school club and other children’s facilities already putting parents on notice that they will have to find an alternative. Sinn Fein councillor Tom Forde highlighted the problem at a meeting of the Wexford Borough District Council and called on the Council to do its best to provide secure funding for the group going forward. And he also called for a meeting of all stakeholders to see how the future could best be secured.

Director of Service Tony Larkin confirmed that such a meeting had been arranged and he indicated that the Council would provide short term support for the project. However, all stakeholders needed to be involved in ensuring that the Development Group was put on a sound financial footing into the future. Cllrs Davy Hynes and Tony Walsh also highlighted the great work which the Community Project had undertaken over the years helping the local community to transform itself.

COUNCILLORS GET AN EXTRA €6,000 EACH TO SPEND

M

embers of the Wexford Borough District Council are to get an extra €6,000 each to spend as they wish as part of the new financial allocation to the District. This is on top of a discretionary roads allocation which the councillors receive each year.

District Manager, Angie Laffan, delivered the good news to councillors at a meeting of the Council. It will be a welcome boost for members coming as it does just over a year out from the next Co. Council elections. On the suggestion of Cllr. George Lawlor it was decided to divide the €60,000 equally

between the ten members. Ms Laffan said no spending guidelines were provided with the money and each councillor could make their own individual decision. Mayor Jim Moore told Councillor Anthony Walsh that pooling of money would be allowed if they had a shared project they wanted to fund.

MINISTER’S ‘GAGGING ORDER’ ON COUNCILLORS

H

ousing Minister Eoghan Murphy’s decision to instruct councillors to have no public discussion of planning applications at any of their public meetings as the applications passed through the system has been slammed as a ‘gagging order’ on local

councillors by Labour’s George Lawlor. And Fianna Fail’s Lisa McDonald suggested that the Minister did not have the power to issue such an instruction. ‘He is stepping outside his remit’, she told a meeting of the Wexford Borough District Council.

But Director of Services Tony Larkin said the circular would have no effect at all in Co. Wexford because it was a long standing tradition that ‘live’ planning applications were not discussed by public representatives at Council meetings.

Mystery of how Council allocates houses

N

ewbie Wexford Co. Councillor, Anthony Walsh, breathed a sigh of relief when he discovered at a meeting of the Wexford Borough District Council that most councillors, even those who have served for some time, did not have a clue as to the priorities used by the Council’s hous-

ing Department when it came to allocating houses. Cllr. Ger Carthy called for a detailed presentation from the Housing Department outlining in detail the factors taken into consideration when it came to deciding which people from the list secured housing. He was supported by other

councillors when he said no one seemed to know what was decisive when it came to making the decisions. Cllr. Anthony Walsh said he was ‘glad established councillors are having the same difficulties understanding the housing list as I have’

NO PUBLIC COMMENTS ON BARNTOWN TRAVELLER HOUSES

N

o public comments were received in relation to a proposal to build a three unit housing development to house members of an extended traveller family at Ballyhine in Barntown when the proposals went on public display for two months last year, the Co. Council’s Head of Housing, Padraig O’Gorman, told members of Wexford Borough District

Council. The matter will now come before the Borough District and full Council meetings over the next two months for final approval. However, despite the fact that there were no public submissions on the matter the plan will not get a completely clear passage through the Council with Fianna Fail councillor, Tony Dempsey, indicating

that he would be raising concerns he had previously aired in relation to the issue when it came before the Council for approval. He said he was concerned about the balance of residents in the area and repeated a warning that there was a need to ensure they did not create ghettos as a result of housing policy.

A Memorial Garden in memory of ICA founder Anita Lett was officially opened in Bree on Sunday. Pictured cutting the tape was Deirdre Connery, Federation President,.Esther Cahill, Regional President, .Anita McNamara Grandaughter of Anita Lett, ,Breda Cahill, Bree President, .Caroline Moran, Access Officer Wexford Co. Council and Mayor Jim Moore.

SEARCHING FOR POT-HOLES W exford councillors were given three days to go in search of the worst pot-holed roads in their areas so that they can be included in a submission to the government for funding as part of the storm Emma clean –up and repair work.

Rural councillors were told to prioritise the worst roads in their areas and submit them to engineer Lar Lett to have them included on the list. Cllr. Ger Carthy said rural councillors had a job of work to do to ensure that all the problem roads were identified.

Mayor Jim Moore reminded his colleagues that they had just four days to ensure that they worst roads were highlighted. Cllr. Davy Hynes told a meeting of the Borough District Council that there were problems in the town as well and they should not be omitted.

REDMOND CEREMONY RE-ARRANGED

O

ne of the casualties of storm Emma was the weekend of celebrations to mark the 100th anniversary of the death of John Redmond. The entire programme

which had to be abandoned at the beginning of March has now been rearranged and will take place around the weekend of Sunday 15th. April when the formal Civic Ceremony of

Commemoration and Wreath Laying, led by Mayor Jim Moore and members of the Borough District Council, will take place at St. John’s cemetery in John Street.

MEET LEO, GER’S NEW BEST FRIEND

W

hen Taoiseach Leo Varadkar visited Wexford at the height of the Storm Emma clean up his aim was to show a bit of solidarity with those involved in the massive effort to get the county moving again. It took the national broadcaster a few days to discover that Co. Wexford had been one of the areas worst affected by the storm but as soon as the scale of the difficulties in the county emerged Leo dashed to Wexford to visit the Co. Council Headquarters and Ambulance Centre where everything was being co-ordinated. But most politicians, including Labour leader Brendan Howlin, who complained bitterly afterwards, knew nothing of the visit until it was all over. However, Independent councillor Ger Carthy was pictured by the Taoiseach’s side on a number of occasions during his visit. Ger is a paramedic and was heavily involved in the emergency services’ effort in the wake of the storm and was at K&K A5 A5 Flyer.qxp_Layout Flyer.qxp_Layout 27/11/2017 10:09 Page Page K&K 11 27/11/2017 10:09 11

the centre of operations when the Taoiseach called. However, that co-incidence didn’t stop some of his colleagues wondering how the Independent from Our Lady’s island could end up centre stage while they were still snowed in at home. Mischievously the Fine Gael Chairman of the Co. Council, John Hegarty, said Cllr. Carthy, who in the past has been closely linked to Fianna Fail, took the opportunity to hand his FG application form to Leo. And Carthy himself has done nothing to sooth the annoyance of some of his colleagues using a meeting of the Wexford Municipal District to praise Leo for making the effort to visit the county and saying his mere presence gave those involved in the effort a lift and a sense that their work were being recognised. Micheal Martin will need to bring some very expensive chocolates when he next calls on Cllr. Carthy.

Kathleen’s feet are firmly on the ground

T

he key role of a Co. Councillor is to represent the concerns of local people. Often these concerns are not headline grabbing but they are very important to those affected. At times some councillors tend to see themselves more as mini-TDs than local representatives and a lot of time at council meetings is taken up with debates on issues over which the Council has no control. However, every so often a motion is presented which demonstrates the essence of what good local representation is all about, dealing with the real concerns and problems of people on the ground. Kathleen Codd Nolan, the Fine Gael councillor in the Enniscorthy Municipal District, brought forward such a motion at the March meeting of the Council. Kathleen had experience during the recent severe weather of a grieving family who wanted assistance clearing a road by their home to allow the funeral cortege stop at the residence of the deceased family member. Despite making represen-

tations to officials to have the matter dealt with Kathleen ran into a bit of a brick wall because the existing protocols for road clearing do not include any reference to this type of issue. Now Kathleen has moved to have the Roads Policy changed so that in the event of severe weather conditions any road where there is a bereavement will be included for gritting and salting. As Kathleen told her colleagues it’s a very sensitive issue and one which should be addressed.

Parades 2018 The day Wexford put its best foot forward, at home and away

S

t. Patrick’s Day is a lot of different things to a lot of different people. For Irish people abroad it is an occasion to publicly demonstrate their sense of Irishness, for the Irish State is a unique opportunity to promote the country on the world stage, for some at home it is an opportunity to drink themselves senseless, for Leo Varadkar it is a chance to practice his stand-up comic skills and for local clubs and organisations it is an occasion to showcase the great work they do away from the spotlight the other three hundred and sixty four days of the year. The St. Patrick’s Day Parades across Co. Wexford provide all sorts of clubs and organisations with an opportunity to celebrate their activities and achievements. Their achievements can range from the winning of trophies at local national or even international level to the simple achievement of providing healthy activity for the county’s young people. Each year it is amazing to see the huge number of clubs and organisations who line up in the parade providing a sense of the scale of what is going on at local and voluntary level across the county. On at least one day each year it very publically gives the lie to the notion that there is nothing for young people to do in the county. Here we salute the hard work of those involved in all these clubs and organisation and also the great effort that goes in to the organising of the St. Patrick’s Day parades which are a wonderful spectacle. We recognise too the proud Wexford people in London who once again played a big part in their local parade.

€10m funding brings hope to Wexford’s disadvantaged

A

n ambitious countywide project to tackle poverty, social exclusion and long-term unemployment in County Wexford reached a major milestone this week when the 2018 – 2022 SICAP contract was signed between Wexford County Council, Wexford Local Community Development Committee (LCDC) and Wexford Local Development at County Hall, Wexford. The Social Inclusion and Community Activation Programme (SICAP) which has a total fund of almost €10 million, will see public sector

agencies work in partnership with disadvantaged individuals and community organisations to strengthen communities and improve people’s lives through targeted and innovative, locally led approaches. Target groups include children and families from disadvantaged areas, lone parents, new communities (including refugees and asylum seekers) and people living in disadvantaged communities. Speaking at the contract signing Councillor Kathleen Codd-Nolan, Chairperson of Wexford LCDC, said she looked

forward to the commencement of SICAP 2018 – 2022, saying that the SICAP programme has the capacity to effect significant change in those communities that are most disadvantaged in Co Wexford. Michael Wall Chairperson of WLD commented that WLD will bring its wealth of experience of working in the community to bear in building on the success of the previous SICAP programme and is looking forward to working with the LCDC in supporting disadvantaged communities in County Wexford.

Flights to return at Waterford Airport

F

lights from Waterford Airport are expected to be restored later this year following the successful sorting of licencing issues for an airline that had been due to introduce services at the facility last year. However, the airport will

continue to struggle until a runway extension costing in the region of €10m is provided. At the moment the runway is not long enough to facilitate jets and it is very difficult to make a service provided by the smaller planes viable, Co. Council Chief Executive, Tom

Enright, who is a director of the airport, told members of the Council at their March meeting. Mr Enright said the big issue for the airport was an extension to the runway and efforts to secure funding for this continued.

By-Pass roads will be restored

M

inor roads which have been used by construction traffic during the building of the Enniscorthy bypass will be restored to their for-

mer standards when the by-pass is complete. Money held by the Co. Council from the construction company will be used to carry out the work, the Council

Head of Roads, Eamonn Hore told Cllr. Willie Kavanagh who raised concerns about the state of these minor routes at the March meeting of the Council.

TROUBLEMAKERS TO GET THE BOOT FROM COUNCIL HOUSES

W

exford Co. Council is set to tackle the problem of anti-social behaviour among their tenants head on and will move to evict persistent offenders as a last resort. That was the pledge from the Head of Housing, Padraig O’Gorman when he presented a comprehensive new plan on anti-social behaviour to councillors at their March meeting. And he also revealed that under current legislation people who made complaints about a problem in their area did not have to sign their name to a complaint to have it investigated. This was welcomed by Cllr.

George Lawlor who said people were reluctant to be identified in these cases because they were often in fear of the offenders. Cllr. Robbie Ireton said the new policy was long overdue. In most cases when offenders were reported they got into line once the Council’s staff went out and read the riot act to them. However, there were a small number who continued to cause problems and they needed to be tackled. Cllr. Davy Hynes said the mis-use of drugs and drink was a major cause of anti-social behaviour. Cllr. Paddy Kavanagh said some of the problems were

caused by people who were not actually tenants but who came in from outside to join those who were causing major problems in some estates, particularly at weekends. The biggest problems with anti-social behaviour were in Enniscorthy and a part of New Ross, he told colleagues. Cllr. Larry O’Brien said the problem could be avoided if officials listened to the views of local councillors in advance of house lettings. Councillors on the ground had all the local knowledge but they were ignored and the problems they warned of then became a reality.

ADVERTORIAL ADVERTORIAL When is the right time to talk to MORTGAGES a mortgage advisor – and why Time, time, time. We never have enough of it, it seems. So many of us put things on the back burner and make the old ‘Ah, I’ll get around to it tomorrow’ excuse.

MORTGAGES

Getting the timing right is especially important when it comes to your mortgage. It’s one of the most expensive purchases you’ll ever make, and with such a long timeline involved, it can be tough to know where to even begin. You might feel like you’re being pulled in every direction, thinking, ‘Do I need to save my deposit first? Oh, actually, maybe I should start house hunting?’ Surprisingly, not many Irish buyers will think of meeting with a mortgage advisor straight off the bat. But it’s a sure-fire way to learn about the mortgage process and it’ll help you visualise your home buying timeline, from budgeting to house hunting. So, in a nutshell – it’s always the right time to speak to a mortgage advisor! But just in case you’re not convinced, we’ve outlined all the ways a mortgage advisor will guide you at the different stages of the process.

Gabriela Gurdak QFA, Mortgage Master Pat Dunphy QFA EBS Wexford Tel: 053 9143516 Branch Manager EBS Wexford Gabriela Gurdak QFA, Tel:053 9143516 Mortgage Master EBS Wexford Tel: 053 9143516

STAGE 1. I’VE JUST STARTED THINKING ABOUT BUYING A HOME Why would a mortgage advisor want to meet me when I’m not ready to buy? This is a common worry for first time buyers – especially if their finances are a little messy and they think talking to a mortgage advisor will have a permanent knock-on effect on their future application. If it’s really early days and you’re just toying with the idea of buying a home, don’t feel intimidated by the idea of meeting with an advisor. Some buyers worry (unnecessarily) that they’ll be wasting the advisor’s time, or that they’ll ask silly questions. In fact, this is prime time for a mortgage chat and a cup of tea (well, it’s always prime time for tea). And there’s no such thing as a silly mortgage question, by the way. So how exactly will your mortgage advisor help you at this stage? They will be able to shed some light on the following questions: Am I ready to mortgage? From the offset, your mortgage advisor will put you on the right track to getting your own home. They will answer any initial questions or worries, like ‘Can I afford to buy a home?’ or ‘How can I get mortgage ready?’ And if you’re not ready to apply at that moment, no worries – they will give you all the advice you need to prepare for your future application. Good to know. How much can I borrow? Every situation is unique – so your mortgage advisor will look at your finances and will bring you up to speed with the Central Bank rules. They’ll give you an idea of how much you can borrow for your first or second home. Psst – before you meet them for a chat, you can use our handy affordability calculator or repayment calculator to get a rough idea of your future mortgage loan amount and any future repayments. How much deposit will I need? The Central Bank rules will again come into play here – though it’s different if you’re a first time or next time buyer. Your mortgage advisor will look at your finances and house price range and give you a clear picture of how much you need to put in the kitty.

STAGE 2. I HAVE STARTED TO SAVE MY DEPOSIT Fair play! So at this stage of the journey, your mortgage advisor will be able to see your amazing saving skills. That means they will let you know whether or not you’re on the right track, if or when you’ll be ready to apply for Approval in Principle (which is the logical next step) and when you should start the house hunt. If you’re at this stage of the journey, your mortgage advisor will be ready and willing to give you info on the following questions: Will I be able to meet my future repayments? Being able to save is all well and good. But just as importantly, you should be able to prove that you have enough money left over each month to live a comfortable existence. So your mortgage advisor will look at your outgoings, incomings and your savings to determine whether or not you will be able to live within your means while also meeting your mortgage repayments.

A

Fianna Fail councillor’s effort to win Co. Council support for a bid to have future Property Tax charges based on a household’s ability to pay ended in failure and strong criticism of his move at the March meeting of the Co. Council. New Ross councillor Michael Sheehan had proposed that the Council call for any review or changes in the calculation or administration of the Local Property Tax by the Minister to reflect ‘a household’s ability to pay’.
