For many of us, especially in the Latino community, it’s the most valuable asset we’ll ever own. In recent years, Latinos have made up a significant percentage of first-time homebuyers. But now that you’ve crossed the finish line, what comes next?
We often put all our energy into saving for the down payment, qualifying for the loan, and finally getting those keys in hand. What we aren’t always prepared for are the hidden expenses of owning a home. Maintenance, repairs, upgrades, and most importantly, Insurance!
A big mistake many new homeownwners make is choosing the cheapest insurance policy.
In 2023, Illinois fire departments responded to over 1.5 million incidents, including 17,439 structure fires, which tragically resulted in over $554 million in property damage. On top of that, 1 in every 60 insured homes files a claim for water or freezing damage each year. These aren't just statistics, they’re real situations.
The average water damage repair can cost $15,000 to $30,000, while fire damage repairs can quickly exceed hundreds of thousands of dollars. And with older plumbing systems, extreme weather, and accidents on the rise, these events are becoming more common.

The truth is, standard homeowners insurance policies don’t cover everything. Many important protections must be added as endorsements (also called riders). Here are a few coverages you probably didn’t know you needed:
1. Water Backup or Sewer Backup
Coverage
What it covers: Damage from water backing up through sewers, drains, or sump pump failures.
Why it matters: Especially in older homes or rainy areas, this is one of the most common and costly types of claims, and it's not covered under a basic policy.
2. Ordinance or Law (Code Upgrade)
Coverage
What it covers: Additional costs to bring your home up to current building codes during repairs.
Why it matters: If your home is older and not up to current code, you’ll be paying out of pocket unless you have this coverage.
3. Sump Pump Overflow Coverage
What it covers: Water damage caused by sump pump overflow or mechanical failure.
Why it matters: Heavy rains and broken sump pumps are a recipe for disaster, especially in basements.
4. Flood Insurance (Separate Policy)
What it covers: Rising water from storms, overflowing rivers, or melting snow.
Why it matters: Standard homeowners’ insurance does not cover flood damage. If you think you're not at risk, think again.
5. Mold or Pest Endorsements
What it covers: Some policies offer limited coverage for mold remediation or pest infestations.
Why it matters: Mold remediation can cost thousands and isn’t always covered under a basic policy.
6. Service Line Coverage
What it covers: Breaks in underground utility lines (like water, gas, or sewer) between the street and your home.
Why it matters: Most homeowners don’t realize they’re responsible for these lines, until they get hit with a $5,000+ repair bill.
So what should you do today?
Call your insurance agent. Ask them to walk you through your policy. Make sure you understand what’s covered, and what isn’t. Add the endorsements you need now, not when it’s too late.

My journey into the world of real estate began in the mid-2000s when my husband and I made our first investments. The Pathways to Cook County Summit was launched in August 2023, by the Office of the President, the Office of the Chief of Procurement Officer of Cook County, and the Office of Contract and Compliance of Cook County. This year, our partners also include the Bureau of Economic Development, the Bureau of Finance, the Bureau of Human Resources, and the Justice Advisory Council.

The inspiring journey of Lizbeth Menjivar is one that embodies resilience, determination, and a commitment to empowerment. Born and raised in California as the first in her family to be born in the United States, Lizbeth has navigated her path with an unwavering dedication to personal growth and community advocacy.
Growing up in a household led by her mother, a single parent of four, Lizbeth witnessed firsthand the power of resilience. Her mother's tireless efforts to provide for the family instilled in her a deep appreciation for hard work and sacrifice. This foundation became a guiding force in Lizbeth's life, motivating her to pursue higher education despite the challenges.
At the age of 20, Lizbeth found herself following in her mother's footsteps, becoming a single mother dedicated to providing for her child while pursuing her dreams. Balancing multiple jobs and her education, Lizbeth earned a bachelor’s degree in finance from the University of Phoenix. Her academic journey continued as she achieved a master’s degree in International Business with a concentration in Finance. Studying abroad in China presented its own set of challenges; unable to afford a babysitter, Lizbeth brought her daughter to class. The university recognized their shared journey, allowing her daughter to cross the graduation stage alongside her—a powerful testament to their shared sacrifices.
Career and Professional Accomplishments
Today, Lizbeth resides in Illinois with her husband and daughters, boasting over a decade of experience in the financial industry. As a Financial Consultant at Fidelity Investments, she assists clients in crafting comprehensive financial plans, drawing on her extensive qualifications. A Certified Financial Planner (CFP®) candidate, Lizbeth is also pursuing the Chartered Financial Consultant (ChFC®) designation, holding various licenses across 42 states.
Lizbeth's commitment to the financial planning profession extends beyond her role at Fidelity. As the President of the Financial Planning Association (FPA) of Illinois, she is the first Latina to hold this position in the state. Her leadership in FPA, a national organization dedicated to advancing the financial planning profession, is a testament to her dedication to fostering collaboration and advocating for her peers. Additionally, Lizbeth is a member and former board member of the Chicago Financial Women Association, where she champions opportunities for women in finance.
Lizbeth's career has been characterized by overcoming obstacles and breaking barriers in an industry where representation is limited. Women comprise only about 20% of financial advisors nationwide, with Latinas representing less than 2% of certified financial planners. Despite these statistics, Lizbeth's unique perspective and experiences have become her strengths, enabling her to connect with clients from diverse backgrounds.
Early in her career, Lizbeth faced imposter syndrome, questioning her place in a predominantly male industry. However, her resolve to pave the way for others has driven her to mentor and advocate for increased diversity in financial planning. Her efforts are rooted in the belief that representation matters and creates a richer, more inclusive environment for professionals and clients alike.
Lizbeth's passion for financial literacy extends beyond her professional endeavors. As President of FPA of Illinois, she spearheaded a mentorship program, pairing experienced financial professionals with aspiring planners. This initiative is making a tangible impact on young financial planners' careers, providing them with the support and guidance needed to succeed.
Her advocacy work also includes efforts to pass legislation providing financial education to high school students. This initiative aims to equip young people with the knowledge needed to make informed financial decisions, contributing to a financially literate society.

Para muchos in the Latinx community, self-care is a complicated tema—often viewed as flojera rather than a necessary act of well-being. Resting and recharging is frequently met with hard critiques that sound like this: “huevones que no hacen nada” or “ponganse las pilas.” We come from generaciones that did not have the privilege to rest. In a culture of endless grind from our padres and abuelitos with sacrifices made, the notion of slowing down can feel like a betrayal of deeply ingrained values. If you’re not exhausted or constantly echándole ganas, then what are you accomplishing in life?
At a young age we are taught that success is earned through trabajar duro and staying busy. We cultivate this mindset that our productivity equates to our self-worth which stems from phrases like “el que madruga, Dios lo ayuda.” Taking a break es un lujo that we can’t afford.
Conversations around mental health and self-care are gaining attention, but latinos still struggle with internalized culpa. Choosing to rest by sleeping in or taking a day off is accompanied by a daunting feeling of no estar haciendo suficiente. However, paying little to no attention to self-care doesn’t just lead us to burnout— it creates long-lasting physical and mental consecuencias. Studies have demonstrated that lack of rest, chronic stress, and overworking ourselves affect communities of color leading to increased rates of anxiety, depression, and medical illnesses. Yet, el miedo of being labeled “huevon/a” keeps us from prioritizing our well-being.
We have to recognize that self-care is an act of sustainability and not rejection of our raíces. Reclaiming self-care in the Latinx community significa redefinir what hardworking means. We need to establish a collective understanding that productivity should not be at the expense of our mental and physical health. Prioritizing our well-being is a necesidad and we shouldn’t have to apologize for it.

Latinas in Law Enforcement showcases the impactful narratives of two dedicated women, Michelle Velasquez and Esmeralda Samaniego, who have served this country for years, protecting its borders and upholding its laws with honor and commitment. Both women have forged remarkable careers in federal law enforcement and are now shining a light on fellow officers who, while proudly wearing the badge, have shattered barriers. As authors of **Latinas in Law Enforcement**, they present an inspiring anthology featuring the voices of 14 trailblazing women who openly share their personal and professional experiences in a demanding and often challenging field. Through these narratives, readers gain insight into the resilience required to thrive in a profession where Latinas are still underrepresented.
According to the latest Bureau of Justice Statistics (2020), Hispanic women made up around 3% of fulltime sworn officers in local police departments across the nation. In larger departments serving populations of over one million, Hispanic female representation increased to about 7%.
“I wanted people to understand that the women in this field carry a heavy load—balancing the demands of the job with challenges at home, including our spouses, children, communities, and even within the departments themselves,” shared Velasquez, who dedicated 16 years to federal law enforcement. “I aimed to highlight our mental health struggles alongside our resilience. We show up, serving with heart, strength, and determination. My hope is that this book will become part of the legacy we leave for ourselves and the next generation of women in blue.”
Samaniego, who devoted 22 years to safeguarding the nation’s borders and enforcing laws, joined this book project because “representation matters.”
“By sharing my story, I hope to motivate other women, particularly young Latinas, considering a career in law enforcement,” she stated. “If my journey can inspire just one person to believe in themselves and their purpose, then it’s worth it.”
These women’s experiences reflect the strength and determination needed to overcome obstacles, from dismantling stereotypes and confronting discrimination to balancing family responsibilities while fulfilling their duties. Each story offers a unique perspective, proving that the power of a Latina in uniform lies not only in the badge she wears but also in the boundaries she challenges and the courage she exhibits.
“We are not just officers—we are wives, mothers, sisters, and friends,” emphasized Velasquez. “Most importantly, we are members of the very communities we serve. Every day, ordinary women rise with extraordinary courage, ready to serve and often making personal sacrifices to protect this nation. We bring empathy, cultural understanding, and a foundation of trust that deepens our connection with those we protect.”
