A Word From Mark Cassar

Dear Team,

I am thrilled to report that our company has hit the ground running this year, and we are busier than ever before. In fact, busy is an understatement! All the Cas businesses are performing exceptionally well and are on track to achieve record numbers on all fronts.

I would like to provide a brief update on our recent advances.

We have amalgamated the CasUrban and CasRealestate teams under the one banner of CasUrban. CasRealestate has successfully sold its rent roll and will now focus solely on off-the-plan sales within CasUrban. This change will allow us to focus on delivering outstanding service under one unified brand.

We have also expanded our team at CasConstruct with a few additional faces to help manage our increased workflow effectively.

Furthermore, I am delighted to announce that Casello has reached a significant milestone of 25 years on 26 February 2023. This is a fantastic achievement, and I would like to extend my congratulations to all of our team members who have contributed to our success over the years.

Looking to the future, we have every reason to feel confident that Casello will continue to go from strength to strength. We are blessed with a fine group of people dedicated to delivering exemplary quality and personal service to our clients. With our track record and demonstrated ability to meet targets, we are well-positioned to maintain our place as a leader in Commercial Carpentry, Façade Cladding, and Labour Hire.

Finally, I would like to extend a warm welcome to those who have recently joined our team and express my gratitude to everyone for your continued support. Wishing you and your loved ones a Happy Easter.

The March Update From Vince Monitto

Casello continued to have a stellar year in 2022, with many landmark projects in progress and some achieving successful completion.

The measure of our success, is always in the form of client feedback and client desire to give Casello repeat business.

I continue to be proud that Casello never needs

to ‘knock on doors’ to try to tender the next project. We constantly receive new tenders, and often with great opportunities for our business.

The fact that we always deliver our projects to client requirements and beyond expectations makes us a very sought after Subcontractor.

Casello is leading the way with regard to Recladding projects (replacing combustible cladding), new Cladding projects and Carpentry projects.

Pre covid, Victoria was welcoming 150,000 permanent migrants annually. This number resulted in the CBD and outer suburb apartment mega tower boom, which was great for our Carpentry and Cladding business. During covid, construction of new apartment towers has almost stopped, with very few new projects getting off the ground. In 2023 we are expecting 200,000 permanent migrants to Victoria, and this should continue each year which will be the catalyst to trigger demand for new apartments being constructed. In the meantime, government infrastructure work

with regard to level crossing removals and Metro Tunnel has provided Casello with great opportunities. The government is also investing heavily in social housing and hospital projects. 2023 is shaping up to be a very busy year, and we look to employ a further thirty to fifty site based Carpenters and Cladders.

Importantly, our growth has always been organic and calculated, with a sound business plan in place. We have the appropriate financial structures and office administration support to ensure we can employ more people and take on the biggest projects available.

I sincerely thank our dedicated office team and site employees, for making our organisation a stand-

out leader in our industry. We look forward to celebrating our twenty five year milestone, a huge achievement for Casello.

24 Tulip Grove

The CasConstruct team has been powering through on site at Tulip Grove. All framing, roof trusses, and the installation of the windows is now complete, with the next phase of construction on site being brick work.

An Update From Sam Dalton

We hit the ground running in 2023 with all six projects buzzing with activity. Exciting opportunities are on the horizon, and it's not just the site teams that have been busy. In the office, the team is working hard to secure a six-office tenancy in Armstrong Creek, a waterfront dwelling at Safety Beach, and a childcare centre.

It has been a productive summer onsite with stage two concrete slabs completed and inground plumbing in up to stage four. With structural steel and framing to commence in early March for the first two stages, we are excited to see a huge visual change on-site.

The site team, led by Tony and Tim, has been busy with completed concrete slabs and structural steel and framing underway.

Tulip grove continues to move forward at a great pace with first-level bricks, rough-in by service trades, and second-level timber

A CasUrban Update From Ben Kavanagh

Current Developments and New Team Members.

It’s been such an exciting and uplifting start to the year being able to add three new starters to the team who are already leaving a mark.

In no particular order the new team members are:

Jacob Hunter who has relocated from Brisbane where he worked for Stockland and joined us as a Senior Development Manager. Jacob will lead the delivery of both the Elements & Reynold St.

Sheena Kelly has joined us after a 20 year stint with the Deague Group where she developed a wealth of knowledge as the Group Marketing Manager working across multiple brands. Having started a couple of weeks ago Sheena is quickly coming up to speed and working on plans for all of the CasCorporation brands. A key early focus will be the commencement of new websites across all brands.

It is a great pleasure to see a friendly face has returned in Rob McClure, re-joining us as a Senior Project Specialist to drive Sales on Elements of Williamstown North.

The year has generally commenced with a flurry of activity and it is incredible to consider we are in March and nearing Easter already. I foresee a very exciting remainder of the year ahead

in delivering a number of projects that have been on our books for some time and look forward to celebrating these milestones with our dedicated team.

Project Updates:

Edward St Is nearing completion with statement of compliance having been issued and settlements to occur in April. Dharen has done a fantastic

job in realising the vision of the triple level plus roof top terrace designed DKO town homes and street facing commercial space. I am certain the new owners will love their new dwellings in the heart of Brunswick.

Rosanna, Tulip, Dactyl Are all underway with construction with CasConstruct at the helm. The projects, like always have had their challenges and I am very proud of the way that Ilya and the CasConstruct team have worked through them.

Medina Park

The final stage of ‘Keystone’ construction is progressing well once again with CasConstruct, completion will be in 2024.

Jarma Road

Construction is progressing well with the appointed builder and will be delivered early in the second half of the year.

this year has seen the construction by CasConstruct transition from inground works to seeing the above ground structure start to take shape which we are very excited about and we anticipate to assist greatly in driving sales.

Property Prices and Housing Prices Trajectory

Melbourne dwelling values were only down 0.4% in February, taking its peak to trough decline to 9.6% since peaking in February 2022, leaving the overall market just 0.3% higher than pre- covid levels back in March 2020.

The current median house price in Melbourne is sitting around $900,000.

The trajectory of housing values remains intrinsically linked with the path of interest rates. The good news is that the cash rate may be approaching a ceiling as figures show that inflation has now reached its peak and hopefully continues to reign in. However, there is still a lot of uncertainty as to where and when interest rates will eventually land. As a result, we may see further declines in property values until interest rates stabilize, or if there is an easing in credit policy, such as a reduction to APRA’s serviceability buffer, which will help increase buyer confidence and demand. The good news is that this creates a window of opportunity to get into the property market or buy an investment property before the Melbourne market picks up again. The old adage, “it’s not about timing the market, but about time in the market,” has been proven true over the years.

Catch Up With CasCorporation

So far in 2023, we have seen a lot of growth, movement and development for all of the Cas Companies. We like to keep busy during the year, but we also like to attend and participate in various social shenanigans. In this section, we aim to keep our people and our network up to date on what’s been happening in the Cas family, both inside and outside of the workplace. Please take a look at what we have been up to so far in 2023, from the fun run to celebrating International Women’s Day, there has been a lot going on!

2023 Run For The Kids

On the 19th of March, our Casello superstars completed the 14.5km ‘Run For The Kids’ fun run, supporting the 2023 Royal Children’s Hospital Good Friday Appeal.

What a fantastic effort to everyone that joined, we are proud to have been a part of making a difference for such an important cause. Go team!

One for the Ladies! Celebrating International Women’s Day

On the 8th of March, we celebrated International Women’s Day with all the strong minded and powerful women that we are proud to be sharing this journey with at CasCorporation. Over a few drinks and some nibbles, we reflected on how far the industry has come with inclusivity and the appreciation for what women are capable of. We look forward to growing and nurturing our female team, both on site and in the office throughout the years to come.

As we celebrate the 25th anniversary of Casello, it’s important to reflect on its humble beginnings and the hard work that went into building it. Our founder, Mark, has a unique story that is worth sharing.

Mark’s journey began at the age of 14 when he started working part-time at a timber yard in Coburg, Victoria, while successfully continuing his education at a secondary school. During his four years of working experience, he developed a variety of skills such as machining timbers, making lattice, managing timber stock and serving customers. His commitment, resilience and willingness to work after school hours allowed him to gain valuable knowledge from a very young age.

In 1989, at the age of 17, Mark began his Carpentry/ Joinery apprenticeship at a Joinery Factory in Heidelberg. He further enhanced his skill set in such areas as

construction of ‘made to order’ doors/windows. During his apprenticeship, Mark completed a short course in Business Management in order to gain new skills applicable to a small business owner & operator. This has advanced his ability to grow and develop further, now offering his client base such services as manufacturing and installation of Pergolas/Decking/Picket fences and other relevant carpentry work.

After completing his apprenticeship, Mark has dedicated two years to working for a reputable Builder as a contractor, while simultaneously continuing to grow his own venture. This allowed Mark to further expand his knowledge and experience while working on high-quality residential extensions/renovations and new homes.

In 1996, while contracting to Hopcraft Constructions, a small scale commercial

carpentry contractor, Mark began to hone his skills in commercial carpentry. In February 1998, when the time was right and an opportunity has presented itself for Mark to launch his own commercial carpentry company, Casello Constructions was born. First, as a partnership with his good friend to this day and a colleague at the time - Raffaele Aiello. And later, when the two partners have made a business decision to part ways in 2006– on Mark’s own, as the Sole Director and the visionaire, supported at the time by a team of 40 carpenters.

To this date, with support of his extensive team of highly skilled professionals, led by Casello’s General Manager – Vince Monitto, who joined the company in 2010 and, ever since, played an integral role in its progress and advancements, Mark has conquered new horizons, completing numerous successful residential,

commercial and industrial projects in a capacity of a Builder and/or Property Developer. Mark’s passion, dedication, and hard work have allowed Casello to thrive throughout its lifetime, hence today we are all proud to be celebrating its most impressive milestone yet – that being an immaculate track record of 25 years in business with a team of 250 employees.

So today, let us all stop for a minute and think of all the hard work, determination and perseverance that Mark has invested into building this company from the ground up. Mark’s story is a true testament to the rather simple fact - anything is achievable when there is hard work, honestly and loyalty to the people and the vision. Congratulations on this honourable achievement, Mark!

And as we look back on the past 25 years, we are proud of the growth and

success that Casello has achieved. Building on a reputation of quality and trust, Casello has grown to become the largest Commercial Carpentry, Cladding and Labour Hire business across all of Victoria. Our achievements are a testament to the hard work and dedication of our entire team, and we are grateful for the support of our clients and partners.

The past 25 years have been filled with lots of memories, amazing successes, and a great team of individuals who have all made everything we do possible. From humble beginnings as a young apprentice, Mark’s vision and hard work have transformed Casello into a leading player in the industry.
