The Gap Road Level Crossing Custom Cladding Is Now Complete NEWSLETTER

Casello installed more than 1800 environmentally friendly glass-reinforced concrete panels along the new walking and cycling paths at Gap Road Station, Sunbury. This material is lighter than traditional concrete, uses less cement, no steel reinforcement, and produces fewer carbon dioxide emissions during manufacturing. The panels will form a textured feature wall, adding a splash of colour for those using the new road underpass. The new rail bridge features custom designed, perforated aluminium panels showcasing First Nation Indigenous artist, Teena Moffatt’s artwork.

Well, what a busy year 2022 has been, and each year that passes continues to get faster. One minute we are setting goals for the new year, and the next, we’re setting the table for Christmas. Most of you will be looking forward to a well-earned rest over Christmas, spending time with loved ones, and contemplating what the new year will bring.

The holidays are a special time, a time to connect with all that grounds us in purpose, and a time to welcome some peace into our lives. My wish is that you find ways

to share this time with the people you love and that you get a chance to feel a sense of joy and peace that the season offers us.

For all the Cas businesses, plans are well underway for 2023.

With Casello, we have forged closer and stronger relationships with many of our clients and this will continue to be our focus in 2023. Please remember that we hit our huge milestone early next year of 25 YEARS and 31 March 2023 is the date to be ‘saved’.

With CasUrban & CasRealestate, we are very keen to lock in another large development that will keep us busy for 2023. This will be our focus over the next few months.

With CasConstruct, we have plans in place to achieve and accomplish. 2023 is going to be the biggest jump in yearly revenue in the companies history. We’ve moved from hibernation to a well-oiled machine. Looking forward to great achievements ahead.

Once again, we approach the finish line of yet another successful year at Casello and look forward to 2023 and beyond!

We are ending the year with a full book of work which is absolutely fantastic. This year we have secured many landmark projects. The start dates of quite a few projects keep being pushed back but we know that the first 3 quarters of 2023 will be the busiest we’ve ever been, and we need to ensure we have adequate resources to deliver all the projects we have committed to. This security of work in the pipeline enables Casello to be more strategic in the type of projects we chase for late next year. Again, as I have noted in previous newsletters, se-

A Year Of Growth For Casello

Casello has seen a lot of growth this year, let’s say hello to some new faces.

We are proud to announce a few new appointments in our Casello Site Management Team. We believe that these promotions will not only benefit our practice but continue to further a strong network of client and stakeholder relationships.

With an increase of complex recladding projects at Casello, Chris Nittoli has transitioned to the position of Project Manager for all cladding and recladding projects. Some of Chris’ most significant jobs that are currently running include the Rylands of Hawthorn cladding rectification project, MyPlace Apartments, and 33 Mack-

enzie Street Apartments.

As for the new additions to the Site Management team, Mason Thomas and Daniel Terrill have both accepted the challenge.

Starting with Casello as an apprentice in 2012, Mason has grown with us throughout the years and will now be leading the Labour Hire sector of Casello. Mason will oversee all labour and material related activities, enabling Casello to provide a reliable, flexible and quality service to every job.

Daniel Terrill first started his career with Casello as an apprentice carpenter in

2010 and worked his way up to the position of Project Manager. Having been with Casello for over a decade, Dan has worked on a variety of jobs and has continued to expand his knowledge of all construction related fields. He is the newest addition to the Site Management team and will undoubtedly make an impact with all jobs he takes on board.

Seeing New Heights At Union Quarter Project

As expert leaders within the Cladding & Re-Cladding sectors, it’s no surprise that our team has been busy at Union Quarter in Spotswood installing 4,000m2 of cement sheet cladding!

With the cladding installation being a large portion of Casello’s work on this site, the team took a moment to share some smiles in front of the ExoTec CFC wall we recently built. Dominic and the team have also installed additional ExoTec cladding internally whilst following Casello’s diligent silica dust protocols!

Once complete, the mixed-use development will provide vital retail and accommodation to the suburb of Spotswood, becoming home to over 500 residents with a collection of one, two and three, bedroom apartments.

A great team powering through, led by Casello’s Project Manager Rob Panzarino and Leading Hand Kyle Ellis, we can’t wait to see the finished look!

Appointed As Head

It is with great pleasure that we share the news that Casello has been appointed as head contractor for a monumental reclad project on one of Melbourne’s most prestigious sites, Crown Metropol. We have recently been working on replacing over 4000m2 of Brushed Aluminium Composite Panels from HVG. They are a non-combustible acoustic insulation panel option made from volcanic rock. The team on site have been installing these panels with the help of multiple scissor lifts and abseilers along the driveway of the Crown Metropol building.

The recent award of several cladding, recladding and carpentry projects to Casello is a true testament to the work we have completed throughout the year. A very busy year with the construction industry booming, and no sign of slowing down, is promising to bring many more jobs to our team from now into the New Year.

Since the mid year edition of the quarterly CasCorporation Newsletter, it has been a very busy period for CasUrban working with CasConstruct to begin construction on many projects.

With a significant focus in 2022, seeing numerous projects coming to a successful conclusion, as well as many projects transitioning from the planning phase to the construction phase, CasUrban is now turning our sights to further strategic acquisitions to fill the pipeline. We look forward to many exciting announcements in this space in early 2023.

Finally, I would like to thank each and every team member of the CasUrban team for their hard work and dedication in 2022. I wish you all and your families a safe and Merry Christmas and a relaxing break to reset for the biggest year to date.

We have recently achieved the following milestones:

Elements

Our $90m development, Elements in Williamstown North, CasUrban’s most significant to date, is progressing well. Remediation of the highest risk activity is complete, and in grounds and slabs have commenced.

Stage 1 of 5 is due for settlement in early 2024.

Reynold St

We have successfully obtained Planning Approval for an additional two levels; Settled the land with our partner Housing Choices Australia; progressing detailed design to permit construction commencement in January 2023.

Medina Park

Stage 3 – successfully completed and settled all lots with CasConstruct replacing the insolvent builder. Stages 4 & 5 - Appointed the CasConstruct team to complete the 28 townhomes, and construction has commenced.

13 Middle Rd

All construction was successfully completed and all

townhomes were settled.

239 Rosanna

The sold lots have settled, and CasConstruct is now progressing with the construction of the six townhomes.

Edward St

The six stunningly designed townhomes by DKO are nearing completion by the end of February 2023.

Jarma Rd

Construction is progressing well on the five townhomes, with completion anticipated in mid-2023.

Dactyl Rd

With CasConstruct appointed as builder, construction is completed for the sub-division, and lots have settled. CasConstruct is now commencing construction of the townhomes, which is expected for completion in late 2023.

Tulip Grove

CasConstruct is progressing well with the construction of the 3 townhomes.

Whats New At The Elements Project In Williamstown North

It has been a productive few months at Elements in Williamstown North with a lot of progress on site. Inground services, civil works and all footings have been completed on Stage 1 of the development, with slab preparation now underway!

CasConstruct is now preparing the site for the slab pour, which will spark some

significant changes on site, with structural framing going up during the next stage.

It is an exciting time as we move into the New Year for the Elements project, as we will see more trades and construction on site and become closer to welcoming the first residents to their new homes at 240 Kororoit

Creek road in 2024. This is an exciting project that all of CasUrban have been dedicating their efforts to for the better part of 2022. We look forward to what 2023 has in stall for Elements.

CasUrban Wins Big In Hampton East!

In the last few months, CasUrban celebrated a major milestone with their One Reynolds Development in Hampton East. As part of Victoria’s Big Build, CasUrban has recently received approval from the Department of Environment, Land, Water and Planning (DELWP) for their latest collaborative development project, One Reynolds. An 8 level development comprising of 83 apartments in Hampton East for Housing Choices Australia.

This monumental result was achieved by engaging the local community and participating in extensive design & planning reviews & recommendations from the Office of the Victorian Government Architect, DELWP and Homes Victoria.

Getting this project off the ground running has been made possible by our highly skilled consultant team, including Planning & Property Partners, our architects, Rothelowman, who were an integral part in being able to achieve such successful planning approval permissions.

We are proud to be a part of this monumental project and are progressing with Rothelowman, Zero Carbon Futures and Chase Constructions to get the project started as basement works are set to commence at the beginning of 2023.

An Update From Adam McWatters From CasRealestate

Unfortunately, housing values were down 0.8% across Melbourne in November, which was the ninth consecutive month on month decline. The good news was that this was the smallest monthly drop since July, and the rate of decline has been easing over the past three months. In November, the Median house price in Melbourne was $915,000. Since peaking in February, Melbourne housing values are down 7.1%, leaving the overall market just 2.8% higher than pre-covid levels. With interest rates likely to increase further, it is predicted that housing values will continue to trend lower in the short to medium term until inflation is under control and interest rates stabilise. Since the RBA began its cash rate hikes in May, we are now up 2.85% basis points from an all-time low of 0.25%. However, we are yet to see a rise in distressed listings or forced sales due to the tight labour market, which has kept borrowers on track with their mortgage repayments. The RBA recently noted in August that the average Mortgage holder had enough in their offset or redraw accounts

for about 20 months of mortgage repayments. However, this trend could rapidly change if we see an increase in the cash rate, unemployment rate or a situation where borrowers start to see negative equity in their homes due to falling values.

The good news is that we are seeing an increase in net overseas migration quicker than expected. Although this has initially caused a big increase in rental demand, it should flow on and support the housing buying demand more broadly over the medium term. This should help incentivise investors to return to the market and become more active as they take advantage of strong rental conditions. Higher rents could also act as a natural incentive for renters to consider buying as the entry point for a home becomes more affordable. Currently, there are around five million people in Melbourne, and it is projected that Melbourne will soon overtake Sydney as Australia’s largest capital city.

Since the last update, it has been pleasing to see the construction completion and the purchaser handovers of 7 Middle Road Maribyrnong, 13 Middle Road Maribyrnong and Stage 3 Medina Park Eumemmerring. All purchasers are happy and have settled comfortably into their new homes. Selling ‘off the plan’ is challenging at the best of times, but it was very rewarding

working alongside the CasUrban team, knowing that what we sold precisely matched what the renders and marketing collateral reflected. We now look forward to selling out the remaining 28 townhomes in Stages 4 & 5 at Medina Park Eumemmerring and the latest acquisition, ‘Elements’, a total of 67 townhomes in Williamstown North. Both developments are currently under construction, and hopefully, sales will pick up when the market conditions improve next year. An Update From Daniel And The CasConstruct Team

There is no doubt 2022 has been an exciting year for us at CasConstruct. With the organisation experiencing strong growth, we say hello to our new headquarters in Port Melbourne and welcome ten new faces to the CasConstruct team.

With the new office buzzing from all the activity, progress across all of our sites has been positive and we have been able to hit the ground running with the commencement of six new projects while successfully completing our take over job at Stage 3 of Eumemmerring.

Elements

Elements, a significant development in the entire Williamstown North precint. We’re excited to have commenced this monstrous job and would like to give thanks to the amazing efforts made by our entire project team and the team at CasUrban. With the Stage 1 slabs to be poured and stage

2 undergrounds set to be complete by Christmas, we are well underway and moving with strong momentum into 2023.

Tulip

It has been full steam ahead at Tulip Grove, with the project moving at a great pace. With slabs poured, structural steel in place and framing in construction, the project is on track to have roofs installed by Christmas.

A Deep Dive Into The Social Events Of The Year, 2022

The year of 2022 saw a lot of growth, movement and development for all of the Cas Companies. We were a part of and supported many Women in Construction events and have become members of these supportive communities.

In November, the Casello team attended a lovely afternoon with John Holland at their Inaugural Trade Partner Female Networking Event. Hosted by the Victorian Women in Building Committee, it was fantastic to see so many women in construction and hear all of their motivating journeys and stories in the industry. We hope to see the room filled with even more women in construction next year, both in our team and industry wide.

ons our internal and supporting industry efforts to increase the number of women within our incredible industry. We’re inspired and excited to see this community grow over the coming years and are privileged to be at the forefront of this movement.

Head Contractors At Rylands Of Hawthorn

This year Casello was appointed as Managing Head Contractor on the Rylands of Hawthorn cladding rectification project with Arcadia Group. The project team presented works overview to the entire residential population and stakeholders at Rylands of Hawthorn, detailing the construction set to occur over the duration of the project.

Rylands of Hawthorn is a retirement village and community offering independent living in the heart of Hawthorn, with over 80 apartments.

Casello presented a works overview, prototypes, project plans, site mobilisation, and a timeline for the expected duration of works. Together with Arcadia Group, Casello will restore the cladding around the perimeter of the building, removing 2500m2s of combustible materials from the building facade.

Whilst works are underway, the residents will continue to occupy their homes, making this a live site for the duration of construction. As you can imagine, the safety of our staff, contractors, and all residents is of utmost importance, which is why Casello is a perfect fit for the job!

A shout out to the entire project team led by Sam, Chris and Fergus for an incredible job well done.
