The Victorian Government’s ambitious plan to construct the new Footscray Hospital is rapidly progressing, with a staggering ten tower cranes currently in operation on the site. In a significant development, Casello has been awarded a prestigious carpentry and cladding package for the project, commencing work on site alongside Multiplex. The magnitude of this undertaking presents an enormous responsibility for Casello, expertly led by Dan Tyrell and Mark Lauretta. The Casello team takes great pride in contributing to the construction of the new Footscray Hospital, recognizing the historical significance and lasting legacy that this healthcare facility will have.

Exciting progress has been made at Elements, Williamstown North, over the past few months. Significant milestones have been achieved, with the completion of all house slabs and ongoing work on second-story framing. Release three townhomes are now available for sale, providing prospective homeowners with a fantastic opportunity to secure their dream residence in this soughtafter neighbourhood. As we reach the halfway mark of the year, I am delighted to celebrate the remarkable growth and success we have achieved together. It is evident, from the progress made by Casello under Vince’s leadership, CasUrban’s outstanding performance led by Ben, and the impressive results of CasConstruct guided by Raffaele, that all our businesses are flourishing according to our well-laid plans.

Our collective efforts and dedication have propelled us towards the goals we have set for the year. It is a testament to the power of teamwork and collaboration that we have been able to achieve such remarkable outcomes. Each and every one of you has played an integral role in our shared success.

One of the key factors that have contributed to our achievements is the sense of unity and support within our team. We have fostered a work environment where looking out for each other is a priority, and this has made all the difference. The bonds we have formed and the spirit of camaraderie that flows through our companies have not only made our workplace a happy one but have also significantly enhanced our productivity and effectiveness.

THE �ASELLO UPDATE FROM VIN � E MONITTO

2023 is shaping up to be a very busy year. We had a great start, and the run to Christmas will be extremely busy.

The Casello team has continued to grow with the employment of two uni grads to work within the estimating and contract administration departments. Under solid management, they will prosper and develop their career within our great industry. With the ever growing requirements of social procurement, we have also employed an office administrator to assist the project teams. On site, we have also increased our Carpentry and Cladding workforce to be at around 200 men and women. This growth has always been and always will be sustained and organic. We continue to deliver on our project commitments via solid project teams and office support.

We continue to have many landmark projects in progress and some are achieving successful completion. Some of the completed projects include:

Being a Carpentry and Cladding Subcontractor and

Contractor enables Casello to take on many varying scopes of work as a subcontractor or head contractor. This year we decided to take on our first brick snap façade cladding project with Built at 480 Swan Street, Richmond. We have seen an urban trend with regard to architects utilising 20mm thick brick cladding as part of a building façade. This would traditionally be carried out by bricklaying contractors; however, with the requirement of lightweight sub framing and rail system, this compliments our capabilities. We will continue to price more brick snap projects. We are also continuing to tender packages with shower screens, robes and mirrors.

Most of our work has always been within regional and metro Melbourne; however we are now venturing into Adelaide and pricing the largest hotel, apartment and office project being built by Multiplex – Adelaide Central Markets.

Being in operation since 1998, we celebrated our 25 year anniversary in March. This was a magnificent evening, and it was great to have many clients and suppliers in attendance. To achieve 25 years is remarkable in our volatile industry. I have seen many subcontractors and builders disappear over my career, and to see Casello thriving is a very proud achievement.

In June, we took all our office staff for a team building event in Bendigo. We had the St Kilda football club legend, Nathan Burke as our guest speaker, and all staff received invaluable information and pointers from Nathan. These events are fantastic in getting all staff to interact and get to know each other on a different level outside the workplace.

There are many opportunities presenting themselves with upcoming projects. We expect to continue to have a solid pipeline of work heading towards 2024.

FOOTS�RAY HOSPITAL

SITE PROGRESSION AT RYLANDS OF HAWTHORN

Located at 349 Riversdale Road, The Rylands of Hawthorn stands as a distinguished retirement village and community center. As the Head Contractor entrusted with the project, Casello has been engaged to undertake the critical task of cladding rectification on the building’s facade.

With a meticulous approach, Casello has already made significant progress on-site. A staggering 2,000m² of combustible EPS cladding has been replaced with CSR Hebel and lightweight texture baseboard, ensuring enhanced safety and durability. Additionally, 250m² of ACP has been expertly swapped with 3mm solid aluminium vitradual, further elevating the quality and aesthetic appeal of the building.

Casello is also dedicated to rejuvenating and modernizing the facade of Rylands. To achieve this, an extensive exterior repaint is underway, breathing new vibrancy into all surfaces. Furthermore, a comprehensive longterm roof plant room upgrade service has been implemented, ensuring optimal functionality and longevity for this vital structure. Finally, in a bid to enhance both practicality and aesthetics, Casello plans to recommission 1,200m² of new balcony waterproofing and tiling, replacing the existing end-of-design life paving. The residents, staff, and visitors of Rylands can look forward to a revitalized and modernized space that reflects the legacy of Casello’s exceptional work.

THE �AS�ONSTRU�T UPDATE FROM SAM DALTON

As we hit the halfway point of 2023, CasConstruct has experienced a flurry of activity across all aspects of our operations.

We are thrilled to have welcomed six exceptional individuals to our team: Andrew, Paul, Jack, Dwight, Hassan and Harry. Their talents and expertise have already made a positive impact on our projects.

Regrettably, we must bid farewell to Jennifer Marshall, who, after four years as CasConstruct’s & CasUrban’s Design Manager embarks on the next phase of her life. We extend our heartfelt wishes for a fulfilling retirement.

At CasConstruct, we consider ourselves fortunate despite the persistent challenges of labour shortages and fluctuating timber and metal prices, there are encouraging signs of easing construction costs after two years of relentless increases. While the growth rate has slowed, the annual change remains 2.8 times higher than the pre-Covid five year average of 3.6%.

I take immense pride in the entire CasConstruct team for their adaptability, the establishment of strong relationships with subcontractors and suppliers, and their unwavering commitment to meeting our targets. Their resilience and hard work have been instrumental in overcoming obstacles and driving our success.

The site team, led by Paul, has been progressing well, with four of the five stages currently under construction.

We are pleased to see so much activity on site, especially with completion set from early 2024.

With framing and roofing both complete, the team are now focusing on all external cladding, rough ins and lockup ready for the installation of plaster.

Tulip

With the lockup stage and the installation of plaster complete, we are now transitioning to the finishing phases of the project. Thank you, Tim and team, for the great work! We look forward to completing these beautiful townhomes in late August.

This beautiful architecturally designed home, located in the leafy suburb of Templestowe, has the framing stage occurring on site. We look forward to watching this project evolve.

With construction well underway and the framing of all six townhouses now complete, we will begin to see some major progression on site. The roofs and windows have been installed, meaning the next phase of construction will include the rough in and bricklaying.

MELBOURNE PROPERTY UPDATE

Melbourne dwelling values posted a third consecutive monthly growth increase in May. Although it was only a lift of 0.9%, it is showing a stabilisation in prices following a 9.6% downturn since peaking in February 2022. The stabilisation in Melbourne property values has mainly been contributed to the low supply of available properties advertised on the market, which is 7% lower than the 5-year average. The trajectory of housing values remains intrinsically linked with the path of interest rates. The bad news is that a lot of mortgage holders that took out record low 2% fixed rate loans a year ago haven’t been affected by the continued interest rate hikes yet. However, this will soon change as their fixed rates near their expiry date. They will soon be hit with the new current loan mortgage rates, which will see their monthly repayments almost triple. This may lead to some “distressed” selling among homeowners who can no longer afford to keep their homes, leading to a greater supply of homes hitting the market. This, in turn, may lead to a softening of house prices towards the later quarter of 2023.

The good news is that there has been and will continue to be a larger than expected rise in overseas migration. Typically, net overseas migration flows directly and immediately into rental demand. However, a larger portion of migrants are likely to be fast tracking their purchasing decisions due to how tight rental markets are (vacancy rates at the 1% mark). At the same time, households have become smaller, amplifying the demand for housing.

�ASURBAN: BEN KAVANAGH

It has been a reinvigorating first half of the year as new team members have brought so much life to the team and as they settle into their new roles. I am delighted to report they are already leaving a significant mark. There have been some significant highlights in the first half of the year. To mention a few, we have seen Dharen successfully bring about the completion of our Edward Street joint Venture, delivering six DKO designed high end town homes and a commercial tenancy in the hip Brunswick locale. It is a fantastic effort to bring the project to a conclusion, the project presented numerous planning challenges and value management to ensure the project viability whilst delivering on the high-end promise. Congratulations, and thank you, Dharen, for all your hard work and persistence.

On site, Elements is progressing well with CasConstruct on the circa $40m build, given the complexity of the project with its four level town house design. It is anticipated that the first stage of homes will be ready for settlement in the new year.

Keystone, Medina Park Stages 4 and 5, with all marketing collateral finalised to exceptional standards and advertising having commenced, has led to the project having received positive enquiry and three sales in as many weeks, well done to all the sales and marketing team. Construction once more is progressing well with CasConstruct, with settlements due in the second quarter of 2024.

At Reynolds Street, after having a drawn out process with unreasonable appeal to our building permit we have resolved the matter and the project is anticipated to commence in the coming months with Chase Constructions.

On site at Tulip, Dactyl and Rosanna, despite troublesome neighbours at every turn, CasConstruct, under the watchful eye of Ilya Latch, have works progressing well on all three sites, with settlements due for Tulip in Aug/ Sept, Dactyl later in the year and with Rosanna anticipated to be completed in early 2024.

Morang Avenue is a large triple level single dwelling in Templestowe that CasUrban are project managing and CasConstruct are building for a connection to the business. With permits obtained early in the year, works are now rapidly progressing on site.

At Jarma Road, the construction of the five townhomes by WestUrban is progressing well, with construction anticipated to be completed in November.

With a number of projects coming to completion in the second half of the year, it will no doubt be very busy for the remainder of 2023. I would like to take the opportunity to thank each and every member of the CasUrban team for their continued hard work and dedication. I notice and appreciate all your efforts, and I know with certainty that Mark and Diana do as well. I look forward to working with you all to bring it home strong in the second half of the year.

TEAM BUILDING

In June, we held our annual staff retreat in Bendigo for our hardworking office staff. These days away from the office are imperative for learning, sharing ideas, and taking a step back to reset and recover. We were lucky enough to welcome Nathan Burke, the esteemed former AFL player and current AFLW Western Bulldogs coach to our team event. Nathan shared invaluable insights emphasising the importance of cultivating a positive and collaborative environment. His words resonated deeply with our team, igniting a collective dedication to continual improvement. A big thank you to the team for your commitment and participation in the retreat. We are looking forward to further team events later this year!
