25 YEARS OF CASELLO IN 2023

Centrally located in one of the most sought-after pockets of Richmond, 480 Swan Street is set to be the new headquarters for Australia Post, offering a high-end collaborative workplace environment. The 12-storey, 32,000sqm PCA A-Grade commercial and retail development will also provide 1,000sqm of new retail and services as well as pedestrian pathways between transportation, office, and lifestyle amenities. Working in collaboration with Built to design, engineer and certify the new facade of 480 Swan Street, Casello has successfully completed all light gauge steel framing supplied by CMG Frames and the lightweight brick system by Empire Bricks.

In recognition of our 25 years in business in 2023, we’ve quantified our achievements with some impressive statistics. Over the past quarter-century, Casello has successfully installed more than 300,000 doors, laid a remarkable 6,000,000 linear meters of skirting, and applied over 50,000 tubes of silicone since 1998. None of this would have been possible without our dedicated leaders, including General Manager Vince Monitto, Construction Manager Jon Dawson, and the entire Casello team. AN UPDATE FROM CASELLO 2023 has proven to be a very busy and rewarding year for the Casello team. We celebrated our successful 25 years in business, which was a huge milestone in Casello’s history, and have had an incredible year in terms of projects and completions, with an anticipated strong performance leading up to Christmas that has lived up to our expectations. Our consistent pipeline of work over the last twelve months has enabled us to add two more young recruits to the office team, supporting the teams/divisions. We are grateful that our on-site carpentry and cladding workforce has kept constant over the year, totalling around 200 male and female employees. With many landmark projects under our belt, we are proud to have worked on many more this year, with the following achieving successful completion: 1. Barwon PIE (Prison) Carpentry - Built 2. Tarakan House Carpentry - Watpac 3. 480 Swan Street Brick Snap - Built 4. Greensborough Train Station - SPA Contributing to over 30 train station builds and level crossing removal projects, our pipeline of work involving the construction of new train stations remains solid until 2030, with the most recent station award of Croydon Train Station; works are scheduled to commence in mid 2024.

There is considerable government investment focused on social housing and private housing investments in the building to rent space. There is also a slow but sure comeback in high-rise residential towers that Casello is currently involved in tendering and negotiating. Our most recent project wins include: 1. Footscray Hospital Sanitary Hardware Multiplex - $5m 2. Croydon Train Station – SEPA 3. 670 Chapel Street Reclad As part of Casello’s 25-year celebrations in 2023, we branded all site PPE (clothing) and vehicles with our 25-year celebratory logo. It makes me very proud to be continuously congratulated by peers and colleagues within the industry who have shown their appreciation and congratulations on the effort it takes to maintain and grow a healthy and successful business.

LEADING INCLUSIVE EMPLOYMENT IN MELBOURNE Casello participated in Multiplex’s Inclusive Employment Exhibition dedicated to the ongoing Footscray Hospital project. The morning was marked by engaging discussions centered around the Aboriginal history associated with the project sites, as well as the social procurement initiatives and impacts spearheaded by Multiplex, Casello, and various other Victorian companies. Notably, Casello received recognition for their outstanding contributions to social procurement on the Footscray Hospital Project. NEARING COMPLETION IN HEIDELBERG WEST We are honoured to play a significant role in the Homes Victoria’s Big Housing Build initiative, specifically contributing to the Tarakan Street Social and Affordable Housing project located in West Heidelberg. This visionary project aims to address housing needs by incorporating a thoughtful mix of townhouses and apartments throughout the development, reflecting a commitment to creating a diverse and inclusive living environment. Our involvement in this transformative endeavour commenced in May 2023, and since then, the Casello team has been actively engaged in the meticulous completion of cladding works across the entirety of the project. Our focus on attention to detail and quality craftsmanship is evident in the installation of Sculptform aluminium batten cladding for both walls and ceilings. This contemporary and durable cladding choice not only ensures a modern aesthetic but also contributes to the overall structural integrity of the buildings. In addition to the aluminium cladding, we have implemented solid aluminium external wall and ceiling cladding, providing robust protection and insulation. The incorporation of timber spotted gum seat cladding introduces a warm and inviting element, adding a touch of natural beauty to the overall design. Furthermore, our team has skillfully integrated ceiling grids and framing components, showcasing our commitment to delivering a comprehensive and seamless construction solution. Our collaboration with BESIX Watpac, a key partner in this venture, has been characterized by synergy and efficient teamwork, resulting in a smooth and successful project progression. As we approach the final stages of development, we eagerly anticipate sharing a visual representation of our collective efforts through images of the completed project. THE �AS�ONSTRU�T UPDATE With a flurry of activity across the last twelve months, CasConstruct is nearing the end of its biggest year to date. We are thrilled to have welcomed three exceptional individuals to our team: Thomas Koenig, Ned Bokhazzi and Patty Poore. Their talents and expertise have already made a positive impact on our projects. Having completed three residential developments, continuing five more into the new year and securing three new projects in the coming months, we consider ourselves fortunate for these opportunities. I take immense pride in the entire CasConstruct team for their adaptability, strong relationships with subcontractors and suppliers, and unwavering commitment to meeting our targets. Their resilience and hard work have been instrumental in overcoming obstacles and driving our success. Great work, CasConstruct! Morang Avenue, Templestowe A single residence This beautiful architecturally designed home and three-storey single dwelling, located in the leafy suburb of Templestowe, has achieved lock up stage - we look forward to completing the fit-out in the new year.

CURRENT PROJECT UPDATES Elements, Williamstown North 67 Townhouses Elements continues to progress well, with all five stages currently under construction. Framing and Structure Steel has commenced on all homes, with facades in Stages 1-2 flying along. Much of the construction progress is currently concealed by scaffolding, however, in early 2024, the scaffold will commence being removed and all new homes will be unveiled.

CASURBAN NEWS As we wrap up another successful year, I want to express my deepest gratitude to each member of the incredible CasUrban team. Your dedication and hard work have truly set the bar high. This year has been a testament to the power of teamwork. Work life is never easy and is full of daily challenges. Together, we’ve achieved milestones and faced challenges head-on, emerging stronger and more united than ever with attitudes I am very proud of. Your unique skills and unwavering commitment have been the driving force behind our achievements. In the spirit of recognising exceptional accomplishments, I’m thrilled to acknowledge the stellar efforts of our team members who spearheaded various development projects this year. Your dedication to excellence has truly set a benchmark for all of us. Edward Street, located in the heart of Brunswick, included the delivery of 6 high-end, DKO-designed triple-level townhomes with roof terraces and city views. Dharen Nayer delivered it on behalf of CasUrban and our joint venture partner. This project features arguably the highest product delivered to date by CasUrban in the heart of trendy Brunswick. Tulip Grove, nestled in the leafy pocket of Cheltenham, included the delivery of a collection of residences relentlessly led by Ilya Latch in conjunction with CasConstruct. The site was complex to deliver as protected tea trees with vigilant residence associations surrounded it. However, Iyla raised the challenge of keeping all parties on side and delivering a timeless development nestled seamlessly amongst the trees.

MELBOURNE PROPERTY Dactyl Road, Moorabbin, located near Tulip Grove, was another successfully delivered development this year. Ilya’s craft was further employed in delivering four modern UPDATE FROM ADAM townhomes in Moorabbin, again in conjunction with CasConstruct. In bringing about the successful delivery of the project, Ilya’s attention to detail and, once again, ability to manage sensitive neighbours rose to the fore, and for those skills, we are very grateful to have him on the team.

Elements, Williamstown North, is our largest development to date and is led with passion and enthusiasm under the very astute eye of Jacob Hunter. Always focussed on achieving great outcomes for all involved, from lending a helping hand to our delivery partner, CasConstruct, to managing the relationships with our financiers and project partners, the example Jacob displays epitomises the values of CasUrban. Medina Park, Eumemmerring, has seen Ilya step into this project and not miss a beat. I am so genuinely proud of the team effort as I wholeheartedly believe it of the development team, marketing and sales team within CasUrban establishing a highly successful marketing strategy that they relentlessly refresh that has culminated in very strong sales in the closing months of the year on our final stage of this project. The marketing team, led by our very talented Sheena Kelly with the support of Phoebe Stefanidis, has brought so much value to the entirety of CasCorporation, and the more amazing part is that it is clear they are just getting warmed up. Some of their highlights include the refresh of the CasCorporation brands, invigorating a more modern, sophisticated feel, and re-launching our fantastic new websites we can all be proud of. Furthermore, they are steadily improving the quality of our social media presence and supporting the development team on first-class project marketing initiatives.

Melbourne dwelling values posted its ninth consecutive monthly growth in October with a 0.5% rise. Since bottoming out in January this year home values have risen by 4.5% adding approximately $35,000 to the median house price which currently stands around $938,000. However, overall Melbourne’s housing values remain entrenched with housing values approximately 3.7% off their record highs recorded in March/ April last year. The trajectory of housing values remains positive however it remains intrinsically linked to the path of interest rates and the volume of advertised stock coming onto the market. This Spring has seen a higher than average increase in advertised stock levels and is about 12% higher than last year’s levels. Australian borrowers also face the prospect of further interest rate hikes along with persistently high and rising inflation. The good news is that Melbourne continues to attract a large number of domestic and international immigrants which naturally leads to increased housing demand. This has helped offset the impacts of interest rate rises. Typically, net overseas migration flows directly and immediately into rental demand. However, a larger portion of migrants are likely to be fast tracking their purchasing decisions due to how tight rental market is and the continued increase in rents.

To the unsung heroes in the finance team Murray and Shikha , thank you for keeping the wheels in motion, as nothing happens without your efforts. In particular, I would like to recognise Murray for his dedication to the group and stepping up performance in the CFO roles across both CasConstruct and CasUrban. Your hard work and resilience in the trenches, always with a calm demeanour, have not gone unnoticed. As we step into the Christmas holiday season, I wish you all a well-deserved break filled with joy, laughter, and precious moments with your loved ones. May the warmth of the season rejuvenate your spirits for the new year’s dawning. As we bid farewell to 2023, let’s eagerly anticipate the opportunities and challenges the new year will bring. Jon is an experienced Construction Manager with an impressive 24-year tenure in the industry. His journey at Casello spans over 19 years. Commencing as a skilled tradesperson, he climbed the ladder to become a Leading Hand, Project Manager and now Construction Manager.

We feel privileged to be part of Homes Victoria’s Big Housing Build for the Tarakan Street Social and Affordable Housing project in West Heidelberg. Starting on this project in May 2023, Casello has been busy completing cladding works throughout the development.

We meticulously design the places we deliver for our residents, considering the specific needs and preferences of the target audience. We invest our time and effort in finding the perfect form and design that seamlessly aligns with both the residents and their surroundings.
