Speaking of progress, the construction industry in the state of Victoria is experiencing an exciting phase of growth and innovation in 2024. With infrastructure projects booming and demand for quality construction services on the rise, we find ourselves in a position of great opportunity. Our ability to adapt to changing trends, embrace new technologies, and deliver outstanding results has positioned us as a leader in the industry,

CASELLO UPDATE

2024 has started as expected – with a bang!! With many projects underway and the recent commencement of Footscray Hospital Carpentry & Cladding, 670 Chapel Street Reclad and others, it is all hands on deck as our project delivery teams work hard to complete our scope of work.The estimating team is also busy pricing new work, including more residential and office towers. There is a solid pipeline of new train stations to price, along with other reclad projects, Melton Hospital, and regional projects, particularly in Geelong.

NEW & UPCOMING WORK

670 Chapel Street, South Yarra.

Alpha 14 | $6,250,000 | Re-Cladding

We are relied upon by our clients for our expertise and wide range of specialised commercial construction services, with an incredible passion for the work we do.

It’s a pleasure to add 670 Chapel to our collection of current projects, with a 10-month programme commencing on-site in late March.

Works include removing all current ACP cladding and replacing it with a 3mm solid aluminium Mondoclad. We ensure all stakeholders understand the best-practice approach for bringing the site into total compliance for each project.

Frankston Hospital, Frankston.

LendLease | $11,200,000 | Carpentry

This is the largest ever health infrastructure investment in Melbourne’s south-east! Located on Hastings Road in Frankston, the Frankston Hospital Redevelopment Project will transform services at the hospital, delivering a new tower with 12 levels of clinical services and main entrance, 130 more beds, new spaces for mental health and oncology services and 15 new operating theatres. The Redevelopment will bring a bigger and better hospital with the capacity to treat approximately 35,000 more patient episodes each year – cutting wait times and reducing pressure on other Melbourne hospitals. Casello has been awarded multiple carpentry works for this project, including the supply and installation of door frames and doors, installation of all door hardware, sanitary hardware, Acrovyn rails and corner protection.

Parkdale Train Station, Parkdale.

Southern Program Alliance | $2,100,000 | Cladding

Located between Station Stewart Avenue and Como Parade will be the new Parkdale Station, which features an elevated rail bridge over Parkers Road.

Casello has been awarded carpentry and cladding packages, commencing in the coming weeks on site. The new station precinct is scheduled for completion by 2025 bringing improved safety, reducing congestion, and allowing for more frequent train activity. Preserving the authentic features of the current station holds significance for the community; therefore, the station structure will be repurposed and used within the upcoming precinct.

3 McNab Avenue, Footscary.

Roberts Co | $4,100,000 | Cladding (Bricksnap)

3 McNab Avenue, a new Build to Rent development in Footscray, is set to be completed in 2024. The development will offer 702 apartments across three buildings, located adjacent to Footscray train station and nearby to Footscray Market.

Casello are installing around 200 pre-clad, lightweight brick modules to the building’s façade, covering 1,904m². CMG Frames will design, engineer and fabricate the Truecore lightweight framing system including all connections/brackets required for install. Melbourne Masonry will cut and install all vapour barriers, brick rails, bricks and mortar to the completed lightweight framing offsite and then transport to site. The bricks will be supplied by Austral bricks, the brick system supplied by Empire Bricks, and the framing material supplied by Bluescope.

As we traverse through the early months of 2024, the residential building industry in Melbourne continues to witness dynamic shifts and exciting developments. From innovative construction techniques to evolving design trends there’s much for CasConstruct to explore. The residential real estate market in Melbourne remains resilient despite global economic fluctuations. With a growing population and steady demand for housing, CasConstruct is actively exploring new opportunities with developers in Melbourne. The integration of smart home technology and flexible living spaces continues to gain prominence, catering to the evolving lifestyle preferences of homeowners. Recent changes in building codes and compliance requirements emphasise the importance of safety and structural integrity in our construction projects. As we navigate the ever-changing landscape of the residential building industry in Melbourne, we remain steadfast in our commitment to excellence, innovation, and sustainability. Together, we can build a brighter future for our clients.

We welcome our General Manager, David Principessa, to the CasConstruct team. David is an executive general management professional and qualified builder with over 15 years of experience in general management roles and over 30 years of experience in the Residential Construction industry. David possesses key leadership capabilities, fostering team cohesion and driving accountability toward achieving business outcomes. He excels in coaching and mentoring individuals, empowering them to reach both their professional milestones and personal aspirations. David also demonstrates a comprehensive understanding across all facets of residential construction business operations, encompassing strategy development, branding, value engineering (constructability), contract documentation, margin management, and construction delivery.

Elements | 67 Townhomes

Elements continues to advance with the dismantling of scaffold for the initial stage scheduled for this month. Roofs have been successfully installed up to Stage 1, and efforts are underway to waterproof rooftop balconies to facilitate internal linings. Essential infrastructure such as civil drainage, sewer, and stormwater systems are fully operational, while gas and electricity installations are currently in progress. The remaining stages are approaching the completion of the frame and structural development.

Eumemmering Stage 4 and 5 | 28 Townhomes

Completion for Stage 4 is approaching, and the team has been diligently coordinating the handover process for the first 16 townhouses. Driveways, crossovers, and landscaping

have been successfully completed, with final interior touches underway. We eagerly anticipate handing these over to CasUrban and the purchasers. Additionally, progress on the final twelve townhouses in Stage 5 is advancing, with the lockup phase nearing completion. I am excited to witness the team’s dedication to delivering the final stage of Medina Park.

Rosanna | 6 Townhomes

Officially completed and handed over to purchasers, Rosanna is our latest development newly released to the market. The townhomes balance the simplicity of rectilinear forms and raw materials such as natural timbers and glass with elegant, detailed interiors. Externally, the architecture blends beautifully with the natural landscape, seamlessly integrating with the lush greenery that surrounds the homes. A special thank you to our team, trades and suppliers for your involvement with this project.

Templestowe Morang Avenue | A single residence

This beautiful architecturally designed home and three-storey single dwelling, located in the leafy suburb of Templestowe, has achieved the fixing stage, which is well underway, with completion due soon.

Perry Road Keysborough | 12 two-storey homes

We have successfully achieved another building permit for 2024, and construction has commenced, with groundworks now underway. Our upcoming development at Perry Road will feature twelve two-storey townhomes nestled in the southeastern suburbs of Victoria.

Jarma Road Heathmont | 5 Townhomes

Casconstruct was appointed as the takeover builder for five townhomes for CasUrban in February. Upon commencement, the townhomes were at the fit-off stage. Led by Patty, our team, in collaboration with Casurban, successfully managed the challenging task of taking over the project and completing it within five weeks. We extend a massive thanks to our dedicated staff and subcontractors for their hard work in delivering this project.

Kerferd Road Albert Park

As the basement nears completion, our focus shifts towards framing the two-level extension and seamlessly integrating it with the existing facade. After navigating through the complexities of the basement construction, it will be satisfying to witness tangible structural progress above ground.

CASURBAN NEWS

As we reflect on the first quarter of the new year, it’s remarkable how swiftly time has passed. Yet, amidst the hustle and bustle, we have accomplished significant milestones together.

I am thrilled to announce that the Rosanna project has been successfully completed. This project features six contemporary residences, and we are now in the exciting phase of selling down the last remaining unsold townhouses.This venture presented its fair share of challenges, but thanks to the dedication of our team, we have overcome them triumphantly. The completed built form seamlessly integrates with the surrounding landscape, offering a picturesque view from the treetops overlooking Rosanna.

In March, we celebrated the completion of 18 Jarma Road in Heathmont, a collection of five bespoke townhomes achieved in collaboration with CasConstruct. I extend my sincere gratitude to Sam Dalton and Patty Poore for their instrumental roles in ensuring the project’s success during a challenging transition period. The implementation of the marketing and sell-down phase has commenced seamlessly, with townhouse 4 sold prior to the scheduled auction.

Our 67 townhome project, Elements in Williamstown North, continues to progress steadily, with increasing sales enquiries as we approach the completion of Stage 1.

Furthermore, under the watchful eye of CasUrban’s Assistant Development Manager, Ilya Latch, Medina Park in Eumemmerring is nearing the completion of its penultimate stage this quarter, with the final stage to follow shortly after. This marks the culmination of nearly seven years of dedicated work, and it will be immensely rewarding to see the project completed and sold down by year’s end.

Finally, I’m thrilled to introduce Emma Carroll, our newest addition to the CasCorporation team as Group Marketing Manager. Emma joins us with a wealth of marketing expertise gained from her time at Savills Australia and New Zealand, as well as the Symal Group. We couldn’t be more excited to welcome her aboard and eagerly anticipate the valuable contributions she’ll make to the Cas group of companies.

MELBOURNE PROPERTY MARKET UPDATE: ADAM

The Melbourne housing market has not performed as strongly as some other capitals over the last year, but Melbourne’s property values are expected to gain ground as we move through 2024. Melbourne home values lifted slightly by 0.1% in February, bringing them up 4.0% over the last year. Melbourne’s property values have risen 11% since the onset of Covid. We are seeing early signs of a boost in confidence in both buyers and sellers and auction clearance rates have started the year strongly which is a positive sign for the future. Although the Melbourne housing market has not performed as strongly as some other capitals over the last year, this creates a window of opportunity for strategic property investors as Melbourne property values have significant upside potential. Although Melbourne’s property market underperformed in 2023, it has been one of the strongest and most consistent performers over the last four decades.

The Frankston Hospital Redevelopment Project will transform services at the hospital, delivering a new tower with 12 levels of clinical services and main entrance, 130 more beds, new spaces for mental health and oncology services and 15 new operating theatres.

Introducing 670 Chapel. It’s a pleasure to add 670 Chapel to our collection of current projects, with a 10-month programme commencing on-site in late March. Works include removing all current ACP cladding and replacing it with a 3mm solid aluminium Mondoclad.

CASURBAN | ELEMENTS UPDATE

A prominent feature of our development in Williamstown North, Elements displays a distinctive identity, offering residents a variety of exterior facade design options. This brickwork is featured throughout the townhomes, adding diverse textural elements and materials to the exterior.
