Cameron Knoll Home Owners Association Board Meeting Minutes Monday, 25 September 2017 4006 Duke Street Call To Order – 7:02 pm Approval of Minutes – Aug. minutes reviewed/approved. Annual Meeting Notice - reviewed/approved. Mailings will be sent to owners. If one is unable to attend, please give your proxy to a neighbor. Attendees - Elaine Curry (Rice Property Management Company Rep.), John O'Dowd, Robert Knapp, Matheus Stivaletti, Olin Thomas, Tom White. Resident’s Forum – None. Committee Reports: Welcome Committee: - John O'Dowd New resident info. requested from RPMC. Security Committee Report: No report. Website Committee Report: - John O’Dowd Incremental progress continues on HOA website. CK board voted to hire a paid web developer to complete work on the website with board involvement. The new improved website should be available for access/testing no later than the annual meeting. Treasurer's Report: - Olin Thomas Financial reports for Sept. were reviewed/discussed. There are no issues with financials. The annual estimated budget is being drafted for the Oct. annual meeting discussion/review/approval. It is likely a marginal rate increase of $5 a month will be required to meet the community obligations (operating & reserve funds) and projects for 2018. Landscaping Committee: - Robert Knapp/Olin Thomas Status of current and future enhancements to be discussed/reviewed at the annual meeting – Oct. 23rd – 7 pm. Architecture Review Board: New windows request for #34 Fendall were reviewed/approved/signed.


Old Business/New Business: Board has retained Engineering Study for wooden retaining wall issues and concerns. The study and report will be available for discussion/review at annual board meeting. Results and next steps to be determined by new board officers. Asphalt for five common area parking was successfully replaced (milled, repaved/sealed/repainted mid-Sept. Board discussed removal/cleaning of painted graffiti on CK sign and front wall and possible replacement based on its condition. Failing Verizon concrete retaining wall continues to be monitored and communications continue with Verizon Executive Session: A brief review of unpaid/outstanding resident dues was reviewed/discussed. The board and RPMC are carefully monitoring the status of accounts and will take appropriate actions as needed. Next Meeting: 7 pm - Mon. 23 Oct. 2017 at 5000 Polk Avenue, Alexandria (about 2 miles away from CK). Please NOTE: **ANNUAL MEETING Notice: Mon.
